The staff is very knowledgeable and courteous. The apartment has amazing views, great amenities and is very nice. we are extremely excited to have the 42nd floor open with more amenities. The pool will be open soon and there are several workout and exercise classes available.

We love 3Eleven. All the employees here have been so welcoming and so helpful during the move in process. My family and I truly feel at home! Our apartment is beautiful and the rest of the amenities are such a plus. Management answers maintenance and other issues very quickly. Wonderful location looking down the river, a block away from hudson yard mall and a subway station. I love building amenities and can't wait to see unopened amenities to open. Staffs are very kind. They don't seem to stop me from entering the building. Hopefully because they recognize my face and I live there?

3Eleven is an attractive building in theory, but many of the kinks and amenities have yet to be figured out. The Leasing agent assured that the dog run would be open upon move-in but it did not open until 6 weeks later. The construction of the dog run is not complete, it is covered by scaffolding by a neighboring building for the foreseeable future. The gym closes on various occasions with little notice and the amenity programming does not meet the expectations set by the leasing agent(s). The amenity fee itself is far too expensive for the breadth and availability.

Fantastic building with incredible amentities. Nothing in this building was done cheaply. Everything is detail oriented. The staff is great, everything is modern, views are fantastic. I love 3eleven and plan to rent this apartment for many years to come.

Great neighborhood. Upkeep of building is very clean. Neighbors are quiet however there is some construction noise during the day. Overall highly recommend as a wonderful place to live in Manhattan. Views are amazing. Amenities are a bonus.

Too many maintenance problems for a new building

The building looks amazing, it has wonderful common areas and amenities, and the staff is exceptional. Unfortunately the building itself has major flaws and this is the first time in my life I’ve had to make so many maintenance requests. The water temperature was too cold, the water pressure was non existent (now is a lot better but the fixture now has an ugly white tape around the head of the shower), and the A/C has been honestly a nightmare, it makes a terrible explosive noise when the cold air is stopping after functioning for a while, it had a very uneven temperature regulation between the room and the living, where the room was extremely hot at night despite setting an appropriate and ideal temperature for sleep, and this gave me many terrible sleep nights over weeks; also, the loud noise with the cold air became a new issue AFTER trying to repair the uneven temperature regulation. Now I have a TERRIBLE whistling coming from the windows. Like other requests that require me to reopen them, this one also required another team to come and fully fix the problem because the first was a partial fix. The noise is still there driving me insane every single day. I had to ask for a day since they told me that the windows technicians would be here on Monday, but they weren’t. Instead, they called on Tuesday, and since I couldn’t be here for a second day, the problem persists and I swear I’m losing my mind with this INCREDIBLY LOUD high pitch sound going almost all the time, because my apartment faces the river and the winds are so strong that they cause this problem and even worst: it sounds like it’s going to break the windows in my place, and it actually broke the entryway doors of the building on 11th avenue once. The quality / design of my unit has also been an issue: there’s no space under the sink for a trash can if you don’t want to have it visible; you can see there’s separations between the floors and the walls because it’s not even; there’s cracks already on the walls and this is a NEW building; there’s an extractor in the kitchen that doesn’t extract outside the apartment, it only vents up, so the hot air and smoke goes to the top cabinets, creating a sticky mess when searing and specially when cooking meats, plus it triggers the FIRE ALARM because it’s right next to the kitchen stoves. I avoid cooking things that can cause this problem, but why should I have to live so uncomfortable in this apartment while paying for what it costs? I had to stop searing food altogether. There’s no light in the bedroom, nor light opening in the ceiling to install one, and we are not allowed to do that type of changes. There’s only a single shelf at the top of the closets with a rail, and that’s it, you have to buy furniture if you want to actually USE the closet space. I’m truly terribly sorry to leave a review like this considering how much I value the staff, but I just find unacceptable the amount of maintenance problems on a building like this, and the nature of the problems has made the experience of living here a nightmare. For reference: I’ve been renting since I was 23 (10 years so far), and this is the first and only time ever I’ve had to deal with maintenance issues at all, and in this case is not only a few, it’s a few *too many*. My previous apartment was a 2 year lease contract that was renewed 3-4 times over the years and even through an owner change when it was sold to the current owners, so I was there for 6 years, living in a beautiful studio apartment in Buenos Aires, in a luxury building made by a renowned architect, and that studio was costing about 300 USD a month. It had NO issues whatsoever: the water temperature and pressure were incredible, the A/C functioned perfectly and evenly without making noises, the apartment had floor to ceiling windows with double or triple glass that completely isolated the noise from outside instead of causing a terrible whistling noise that won’t stop, and the single time the building had an issue with a filtration, it was fixed in one attempt, not multiple.

Great new building and very friendly staff. It's still brand new and they have some kinks to iron out. My biggest gripe is that over and above the ASTRONOMICAL monthly rent, you have to pay $150 per person PER MONTH just to use the amenities some of which are not even open or finished - The gym is big but average (I'm a trainer and have seen MANY gyms and this one is just ok) the outdoor pool will be nice in summer and the grills would be handy but as for the sprawling work spaces? I predict these will be sitting mostly unused because there is just SO MUCH of it. Oh and don't forget the single coffee machine in the amenity space that still requires you to pay for said coffee - even though you're already paying to be there in the first place. Talk about milking your tenants for every spare penny they have.

nice building with half-finished amenities. the general finish and front desk staff are nice but the intercom system is pretty annoying. Every time you have a food delivery they buzz you to get your permission to let them up - but the intercom system is at the apartment door which means you need to physically move yourself to the intercom to give the front desk permission to let the delivery people in (super annoying when you are working or doing something else).

It's a great building with beautiful views. Great experience so far. The amenities are really incredible. Having a washer and dryer in unit is a game changer. The gym has great equipment and machines and the lounge area is beautiful.
