The staff here is very professional and courteous. Could not ask for better! They are quick to answer and resolve issues and concerns but there are seldom any to request. I appreciate them friendliness of the security staff and porters because you can tell that they enjoy their jobs.

Quality service and excellent facilities, plus friendly and helpful staff make this an excellent building for living near Hudson Yards. This obvious standout amenity in the pool deck during the summer, featuring an unobstructed view of the river and sunset.

Has been amazing till now. The staff is friendly, the amenities are great and the area is fantastic. People that live in the building are nice and it feels like a community. You meet people at the amenities, especially at the pool or the root terrace

Living hudson yards is so convenient. My building itself has made my daily life so more simple and convenient.I rarely leave my block everything i need it's in hudson yards .. my life style became less stressful

I was having trouble locking my balcony door it just wouldn't lock for me and the staff was so patient with me and showing me how to lock it correctly they didn't leave until the knee I was confident in locking my balcony door thank you so much to the maintenance staff I really do appreciate the patience you had with me

Great apartment to live in. Love the amenities! We got it through a lottery. My kids love this place too. Summer is awesome when the pool is opened. Love that each apartment has a washer and dryer included.

Thus far it has been nice and welcoming. If a problem arises it is handled promptly. The professionalism across the entire staff is refreshing as far as NYC apartment buildings go. I would happily renew this time next year

Horrible management

The building has the worst management ever. Avoid at all your cost. We moved out of here after one year of lease. First of all, they close the common areas for their private events and you don't get access to it even if you pay $150 pp. When you tell them to notify the residents beforehand, they get pretty aggressive and rude. Moving in and out of here was a nightmare because the management is so unresponsive, and they are pretty rude. If you want your issues to be resolved, you can go to another luxury building. One of the three elevators are always down. The isolation is horrible, you hear people fighting and dogs barking all the time. Lastly, the building is not safe. They let all the delivery people up without checking with or asking you. There were many incidences where people called the police. Don't let amenities attract you, until the entitled management changes, the place is a nightmare. The rents are crazy high and you don't get what you paid for. We are so glad that we moved out of this place and move to a real luxury building with responsible management.

Ive lived down here in HY Hudson Yards over 4 years at first didnt think i would like it after being in hell's kitchen over 15 years but previously live @15HY but love 311 apt with the spacious apartments-great amenities- work out gym

311 is a great place to live. It's a newer property and still working through some of the kinks. The staff is great! The proximity to the Highline is great. I feel very safe here and would recommend to anyone new to NYC.

Great location with good amenities. It would be better if the dog run was cleaned on a daily or weekly basis (sanitized). The pool area could be quieter - there are too many young professionals getting loud. The roof deck is beautiful, but people are often breaking the rules and are loud, smoking, and bringing their dogs. The gym is convenient, but I would prefer peloton or other equipment that is better maintained.

Not worth it

Some friendly staff but that’s all. Terribly managed and nearly all residents agree. Most amenities are closed for more than half the year and during the prime summer months they charge over and above for extras. Can’t really.. “Work. Live. Play” in peace as their motto says.
