PLEASE READ THIS BEFORE MOVING IN. How this place is this high ranked as an apartment is beyond me and several neighbors. This place does not even deserve a star. I say this because of countless reasons. 1. POOR MANAGEMENT. The leasing office is absolutely the poorest ran, worst managed, and preposterous group of people. Even the start of the application phase before moving in was not timely, not professional, nor done correctly numerous times. We had issues with correspondence, with someone getting back to us within 48 hours (or even 4 days) and sent our leasing agreement wrong multiple times before we were even able to sign the correct document. We figured, okay maybe this is just one person in the office, and we will not have to deal with them after the process so not to worry. - we were wrong. 2. SIGNING LEASE. When we moved in, our apartment was barely ready. (We also requested a walk through before moving our belongings in and was not granted- MAKE SURE TO SEE YOUR SPECIFIC APARTMENT BUILDING AND PLACE BEFORE MOVING IN AND SIGNING LEASE.) We walked in, the floors were dirty, the walls had holes in them, pet claw marks on all the doors, the bathroom was disgusting (Dirt, dust, and mud everywhere), windows didn't work properly, holes and slashes through our bathroom tub, and the list goes on and on. Our closet doors came off the first time we even opened them. We spent an entire day just cleaning the place up before putting our belongings in the apartment- sad since this place should be following Pennsylvania Health codes due to being in the middle of a pandemic. 3. DRUGS. The apartment building smells consistently like marijuana. Literally all day and all night. We understand its legal blah blah blah. But when we complained the office said nothing. They insisted that people can do whatever they want. We are not people to be around any substance or have ever lived in an apartment building where this is allowed. We understand that smoking is allowed in these buildings, but marijuana? I cannot even have my nieces or nephew over because there are drugs consistently in and out of these apartments. 4. MAINTENANCE COMES IN WITHOUT TELLING US. We have had requested maintenance and for the office to let us know when entering the apartment, and never received a call when they were coming. We do have a dog and is extremely territorial where someone could possibly get hurt. We never got a call. We came home one day with our door WIDE OPEN to a man bent over in our bathtub. So our door unsafely was left open, we weren't notified when a stranger was entering our apartment (which we both work from home and we have all our expensive work gear here), and he left the door wide open and not even aware we were entering our own apartment. Thankfully, we had our dog with us this time. 5. ANIMAL ABUSE ALLOWED, CRUELTY, AND FECES- EVERYWHERE. We have complained several times to management that people do not clean after their dogs and not a single thing has been done. We cannot even walk our poor small dog due to all the feces everywhere in the grass. I had family over to help with some car issues and they could not believe how gross even the GRASS is here. I felt so embarrassed for a car mechanic to see the place I live, that is how awful the outside was at the time. We have reached out to the management about a constant dog crying, barking, and being neglected and was sent an email stating there was anything they could do, they wouldn't check in on the resident, the noise complaint, or even contact the humane society. They even signed the email with a smiley face after explaining they "simply don't deal with these "issues". So not only did they do nothing, they were happy about the situation by signing with a smile. When speaking to other residents, they have complained, and nothing has been done about the situation. Fortunately, we contacted local help, police, and others to help with the situation and still they must go through the apartment management which feels powerless since they would not do anything to begin with. We have our tv on level 100 just to be able to watch tv so we don't hear the poor puppy crying and being abused. 6. TRASH IS EVERYWHERE. DUMPSTER IS CONSTANTLY OVERFLOWING. The first thing you will see outside every morning is the trash, litter, and dumpsters not safely used. Residents throw trash everywhere. There is trash in the grass, in the walkways, and even at the dog park. People are throwing trash outside their vehicles and leaving it. Absolutely nothing has been done. The only thing we have seen happen from the management here are signs on the doors not to prop the doors open or you will be charged (the only issues we really did not have). 7. IF YOU HAVE KIDS OR LIKE TO WALK- MOST RESIDENTS GO THROUGH STOP SIGNS AND SPEED. Almost daily walking our dog we see people run all the stop signs in the community. We also almost get hit. People go way over the speed limit and is not safe to walk at night, which is disappointing due to being in a pandemic. 8. BLACK MOLD. There is black mold in the laundry rooms going up the walls. We have tried several dryers in our building and none of them work properly. 9. MAINTAINENCE/CONSTRUCTION TEAM ARE UNPROFESSIONAL. We have caught the team smoking in apartments they are working on, cussing, screaming, saying ignorant expressions, and smoking marijuana either in their apartment on the properly or in their white van. Nothing has been done about this and management blamed the company they hired them from but when we asked the team where they worked- they were hired strictly with The Flats at Fox Hills. 10. PHYSICAL FIGHTS RIGHT OUTSIDE. WE HAVE SEVERAL VIDEOS! We have recorded a fist fight (at least 20 people involved) right outside our window. 7 cops vehicles showed up, people were scurrying everywhere, and we could not even take our dog for a walk that evening because we were scared. Management was notified but nothing was ever said, and we do not know how the victims were. PLEASE CONSIDER ELSEWHERE TO RESIDE. We wish we would have known these issues before wasting our money here. We have found ourselves leaving our own home just to get away. Thankfully, we are no longer here and moved out about a week ago, and we literally couldn't wait to leave. Pay the extra and live elsewhere for the peace of mind and safety of yourself and your family and friends.

I was a but skeptical moving here from the online reviews and some of the communication issues with moving in, so far it's been a good experience. We've had a few move in issues we're waiting to be resolved, it seems it takes a while for Maintenance to respond to the request. The outside of the building and hallways can get a little messy, we've just began picking up trash and things as we see them to keep the community we live in nice. No one wants to invite guest over and they have to walk past trash to get to your door. Other then that, the place is nice, neighbors are very friendly, the floor we live on is extremely quiet - and calm.

Great so far, I really don't have any. Complaints other than the fact that this is the second time maintenance came into my home without a mask on. I'd recommend advising them to wear mask when they're entering someone's home!

I liked the location which is close to my work place. I liked the staff cooperation initially when I moved in. I was replied to most of my questions. The working condition of house are pretty convenient and satisfying. I liked the type of people in this building. Fitness center is provided which was my main concern. I had some issue during payment process but staf is cooperating with that too. Utilities were working when I moved in. Its a safe building.

Apartment itself isn't bad. The in wall AC unit works great, but our move in was pretty much a disaster. The shower didn't work, dishwasher had to be replaced and our bedroom door handle broke. All in the first 24 hours of living. Plus one of the machines used to purchase laundry cards was out of cards and as the tenant I was told it was my responsibility to call the company and deal with their automated customer service lines to get them to come out and refill the machine. I just couldn't believe that was the tenants responsibility. Apartment itself after the fixes is fine, but the move in kind of ruined it.

This was a first apartment for me and my boyfriend. It was the best place for us and our lifestyle, it's convenient to all our normal places we shop and eat etc. There were some minor cosmetic issues upon move in but nothing severely wrong. It was clean and nicely laid out

I am happy that I live here. It is relatively quiet and the neighbors are friendly. It took a while to get some of the maintenance completed but most of it has been completed. The maintenance men were very helpful, friendly and professional. The only problem I had was that sometime when they were scheduled to come, I wasn't notified that they could not get there that day finally had to call them to reschedule.

It was okay. A few problems moving in but the staff tried to accommodate me. Staff (especially Susan) are very friendly, helpful, and welcoming. The hall and laundry room could use some love. The building lobby and halls could be cleaned more often.

Just moved in but based off of what I've seen so far this community is tolerable. The downside is that there is trash everywhere, my bedrom door has a sizable crack in it, and my apartment was still being cleaned upon move in and was still dirty afterwards.

Do not move here! The buildings are infested with mice and roaches. There is always trach all over the property because the dumpers are not emptied enough so its just piled up in front of the buildings. The entire management staff is out on maternity leave and could care less about the upkeep of the place. They also lie and make promises they also make promises they never intend on keeping.

overall my experience at this community has been ok. Recent changes to the building have been frustrating. The cleaning service of the building needs to be daily due to pets allowed in the building. The community/apt complex is not very kid friendly as well. The washer/dryers need to be updated as well. Also, their are a lot of unfinished projects in the building as well.

The apartment is very nice! But building 3 smells like weed... Other than that, and the fact that I saw someone hit a car and drive away, I have nothing else bad to say. Clean apartment. Nice staff that tell you when your packages are here.

Susan was very patient and understanding throughout the entire process! She showed me several different apartments and accommodated my request for a apartment on the lower level. Even after moving in she can always be reached to help me with any questions I have! I feel safe living here and so far Im excited about the decision I made to move here.

The staff is really friendly and welcoming. The community here is also very friendly. The dog park, pool, and different amenities are great! I strongly suggest going on a tour of the different buildings so you can see what options are available and to see the state of the buildings. The price is pretty good for what you are getting.

Fox Hill Apartment is fine to live here but it will not be my forever home. Thank you have a great day. When I first moved in on January 15, 2019, I was excited until Susan brought me to my apartment building. I looked at the walks the very, very, very, very old and used, worn rugs. I was upset. I said to myself I just moved into an expensive city project. All of the windows in this Apartment complex need to be taken out and put newer energy-efficient windows in or taken the old ones out and recaulk them. Stink hugs run rapid because the windows are not sealed properly.
