Great

I moved to Vairo Village two months ago. I had great experience from start. The office staff is very nice. They are helpful with things that are apartment related, and other things, like setting up phone service, etc...The leasing agent was very helpful when I was looking for an apartment. Moving in was very easy. I had one minor maintenance problem that I noticed the day that I moved in, but maintenance was there within the hour to fix it. I have not had any problems since. My neighbor has been living here for three years. He said that there are new owners, and the complex has been much better since it got sold.

    enjoyed it

    I have enjoyed my residency (so far) at Heritage Oaks. I believe they were recently bought by new owners and it seems like they are putting a lot of effort into improving the apartments. The grounds still need a lot of work but overall I have been happy with everything (I have lived here since August). <br><br>If nothing else, the staff really tries hard to make sure that the tenants are satisfied. They went so far has hire professional movers on the big "move in day" to help residents move into their apartments. I took advantage of this service as I was a single female moving. <br><br>The complex still needs some work, but I have been very happy living here.<br>

      for people who want to torture themselves only

      The first day moving in Heritage Oaks was the first day I want to be out. <br><br>I was new when I looked around for an apartment in Spring 2003. I was told by the rental office that I was so lucky for their apartments would be completely rented out in other years at that time. They showed me their models and firmly rejected my request to take a look of the real apratment. I was stupid and naive enough to sign the lease. Then the nightmare started:<br><br>Heritage Oaks put all the move in into the same day so you had to wait in a mile long lines for registration. After hours of standing in the summer Sun, I eventually got to the counetr to check in. The woman with two big balck rings around eyes told me I was 20 minutes earlier than the move in time written in the lease. However, I still could check in if I was willing to sign a piece of paper confirming my early move in. She then told me the apartment was absolutly ready already and should be worry free. Without signing that paper, I had to go back to the bottom of the line and started over for the waiting. I then signed that paper and got my key.<br><br>Upon opening my apartment door, I encountered a strong stinky smell. I found that everything in the kitchen was greasy, sticky, and either yellowish, brownish, or blackish. The bathroom was stinky and bathtub had a thick black belt around. The window frames were full of all kinds of bugs in various sizes and all life cycles. At the edge of the front door, I saw big clusters of mushrooms growing in good shape. The odor in the apartment was so strong that I felt suffocated. At night, the outside light was so bad, you had to be very very careful in every step. The wall of the apartment was just a piece of thick paper, you can feel its move unpon touching it. I lived in the first floor and had to put down my window blinds down all the time or your daily life would be an open show to everyone passing by. The air conditioner sounded like a taking off jet flight roaring all the time and mixed with the orchestra of all kinds of bugs sounds out sides. I spent the next two full days that weekend to clean my apartment. You know what the woman in the rental office said the next Monday when I complained about the awful move in conditions? She said I chose to sign that early move in document, therefore, she could not do anything about it. She even smiled and danced in front of me with that paper in her hand! Later on, "there is nothing I can do about it" was a routine sentence I heard from that office.<br><br>I started to know the daily activities of my upstairs neighbour the next morning. In my sleep, I listened their getting up, morning excercises, walking from room to room, and stormy rain sounded shower. Close to my move out time, the moved in new neighbour liked to vaccum his carpet every night starting 11:30 pm. What is the worse, another neighbour on the opposite of the building had rock music on, which shaked the wall and my heart beat all the time.<br><br>The inside bottom of the toilet in my bathroom condensed and leaked a yellowish stinky stream of water all the time. The matainence personnel left a note telling me everything was fine after my trips to the rental office. Dealing with rental office was a real pain. There are an army of women there good in yelling, screaming, dirty look, and attitude. They could tell you to come back later because the office would only open 5 minutes later. <br><br>One day, I found a big garbage truck parked dirctly in front of my kitchen window with a electri cord plugged into my apartment power socket. Of course, my window was wide open and screen down in the mud. I called in next day and found out that a roof cleaning team hired by Heritage Oaks broke in my apartment and stealed my electrcity without bothering in leaving a note, let alone asking for my permission. <br><br>The move out experience with the office was terrible too for their creativity in finding "problems" in the inspection. They were going to charge you no matter what. But I felt much relieved after returning keys to the rental office.

        I like it here, but I was lucky!

        I enjoyed living at Heritage Oaks (which is now Vairo Village) but I have had friends who did not like the condition of thier apartment upon moving in. I was very lucky and moved into a spotless one bedroom that looked like it was recently remodeled. The applicances were new and I never had any major problems. When I did have a problem with my AC, maintenance fixed it immediately. The office staff were always nice and pleasant. I've been here for 2 years now and I'm glad I'm not living across the street at the "particle board complexes" of Nittany Crossing and The Pointe.<br><br>I'm not going to live here long term, and the apartment has served its purposes while going to school. It's not glamourous, but for 582/month including utilites, it's just right.

          DO NOT LIVE HERE!!!

          The management in this complex is terrible! I don't even know why they are still working there -- if you are that miserable LEAVE! I chose to live in this complex thinking it was the best for that price, but in my 2 years living there they just made life hard. You can do better, just look around -- Park Forest Apts were nice with great management for about the same price!

            LOVED IT!

            This was the best apartment I ever had. The manager is great. He works with you if you have any type of problem. Very Trusting guy. Also if anything was broke or needed fixed- they were there that day. <br><br>When i first moved in I didn't like the floor so I asked if I could cover it with those self stick tiles- he said no don't do that, I'll have them replace it next week. By the end of next week I had brand new kitchen flooring!!<br><br>Don't be shy to ask the manager anything! I highly recommend this apartment complex...that is if you can get in :)

              I don't have any complaints about this apartment. The manager is extremely nice and willing to work with his tenants. The rates are the best in town. They have an awesome pet policy, you only pay a 200 dollar deposit. Maintance is done as soon as you find a problem.

                You should probably go elsewhere

                I started our lease as a sublet for an aquaintance. The first morning after moving in, we were awoken by the train-esque noise of the shower from the people downstairs. The pipes in our 2 bedroom apartment connect with the downstairs, and the noise in our bedroom was unbearable when someone ran the shower or tub. Definitely not good for light sleepers.<br><br>There were also problems with noise coming from downstairs. The neighbors below us played music loudly, but even if it weren't we would still be able to hear it. OUR floors were very thin, sinking in spots, and squeaky, so I'm sure it was horrible to live below us from just us walking around.<br><br>We had a big problem with hot water. If the breaker wasn't popped on the hot water heater, the coil was malfunctioning. Basically we lived with almost no hot water for about 2 and a half months. Every time we called for maintenance, they would promise to fix it and not show up again for days.<br><br>I didn't really have a problem with the office staff, but I can see how people could be upset by attitudes. <br><br>The rent was VERY cheap for the size, but the place is not well-maintained and our apartment was basically falling apart. I cannot recommend Heritage Oaks.

                  UMMM YEAH, Dont do it.....but maybe

                  I can honestly say that I have never lived in such a poorly maintained complex. The management, specifically the property manager, has no business being in this industry. The PM's father is the maintenance supervisor...and by supervisor I mean he supervises nothings as there is really no structured maintenance program. Clogged gutter, missing gutters, bad sidewalks, no snow removal, pittiful attempts to rake leaves and weed beds for landscaping are halmarks of this complex. Not once in the last three years has the pool been opened...something that I was paying for in my rent. The only bright light in this place is Melissa, one of the office workers. The daughter if the PM, she seems to break the mold of back woods, rude and uncaring behaviors that this place is known for.<br><br>One more bright note. The place has just come under new ownership. As I was packing up my apartment, there were professional landscapers working on the property, new signage and some symptoms of a caring influence. I hope the new owners have big pockets to invest in the property, it has been poorly kept for years but with much TLC, they will have a wonderful location. (oh and they should fire the entire office staff, except Melissa)

                      Very impressed

                      I lived at Vairo for almost a full year now. The place is nice for the money (it is very reasonable) and I renewed my lease for another year. They have done EXTENSIVE work on the complex over the past few weeks. They are building a new clubhouse with a gym (there are no gyms in state college) Also, they have started replacing the sidewalks and improve the lighting (there needed to be more light as it could get dark at night). The complex seems so different than Heritage Oaks (my friends said that Heritage Oaks was not great...). I think they have sold out of apartments for summer 2007 but I would def recommend this place for people looking mid year or for 2008!

                        I have been very satisfied here. I did have a few problems with my apartment but the maintenance staff was very helpful and took care of the problems. <br><br>The grounds are not great but for the value I think the place is good.

                          Please don't live here!

                          I lived at H.O. for a year. The most depressing one of my life. First of all, they won't allow you to see the unit that you will be moving into. That should have been a sign, but we thought that it sounded like a deal ($775 for 3bd2ba), so we went ahead.<br><br>Upon move-in, the entire place was a mess, with duct tape still on the walls, holes in doors, linoleum in pieces, and cracks in the ceiling. That should have seemed strange, but what could we do at that point?<br><br>The appliances (stove and fridge, no d/w) were very, very old. They barely worked, and we needed an oven thermo to make sure it was anywhere close to what we needed. The drawers in the fridge didn't pull out, and the bulb wouldn't work (yes, we changed it). The only cable jack in the apt was in the living room, so we had to run spliced cables all over the apt for the bedrooms and internet.<br><br>OVer the course of six months, the ceiling in the master bedroom collapsed THREE TIMES due to pipes bursting/leaking. The repair staff seemed sheepish to be fixing it over and over and over, but they had no incentive to do any better. I had items ruined, not to mention the inconvenience, but they never even apologized or made any offer of compensation (reduced rent, sympathetic smile, anything).<br><br>There was a small bridge and walkway to the apt that iced over in the winter, plus it was on a downgrade. Slipping was ensured, as they never salted. <br><br>Parking is okay for the residents, but guests are assured of being towed if they don't park in the guest parking lot, about a quarter mile away. Extremely inconvenient. The tow trucks are ruthless.<br><br>After the entire debacle, they then tried to charge us over $700 in cleaning and other charges, even though the apt was immaculate compared to when we had moved in. My sucker roommate paid the whole thing, just to be done with it all.

                            You can hear people talking in other apartments, the walls are paper thin. From what I saw, the the staff was only there for a pay check.

                              Not good, but liveable

                              I have lived here for 3 years (II); and I think I can offer some level<br>headed reviewing. <br><br>The parking is ok - we only get 2 spots for our 3 br and the price of the extra space is steep considering there are many extra spaces. There are definately not enough lights in the parking lots or on the paths b/w apts.<br><br>The apartments are old. I have a scary crack in my ceiling; I can see the studs in the walls; there are holes and bad<br>patch jobs on the walls; the brown carpet is nasty (but they are replacing this now I think); the appliances are old (but they are<br>replacing these too). However, I had my whole bathroom redone for free b/c of a big problem. Maintenance is not the nicest<br>bunch; but they respond quickly and get the job done.<br><br>The same people have worked at the office the whole time I've lived here. I definately have my preference of who to talk to but in general, if you are nice and not stupid you can get what you need without too much hassle. The office staff may not be that nice; but it's not THAT bad.<br><br>Noise is a problem if you live on the 1st floor. But overall, the people that live here tend to be grad students/families/quiet undergrads. I had one neighbor with a guitar; but recently I have had no problems at all.<br><br>The grounds are not well kept; there are a lot of problems with precipitation. The drainage off the paths is poor; so when it snows/rains and is cold it turns into a sheet<br>of ice which is not dealt with over weekends or in the afternoon.<br><br>This IS the cheapest place to live in State College if you want your own room. It may not be a palac; but you get a free bus pass, mostly free utilities (other than internet &<br>phone) for a good price. And as a note: if you don't torment the office staff; they won't tormet you.

                                This place is terrible. OLD appliances. OLD carpeting. POOR construction and an incredibly rude and unpleasant office staff to deal with. You can get much more for your money ANY OTHER PLACE THAN HERE. RUN AWAY!

                                    ANYONE can submit bogus comments on here to bring the ratings down! I'm not disagreeing with some of the comments, but at the same time why be anonymous if you feel strongly about an issue? I've lived at Heritage Oaks for two years and me and my roommates witnessed some very foul and immature actions by people visiting the office and not getting their own way. (Probably the same people with the negative comments on here) Come on, if you don't pay the rent of course there's going to be late fees. This website is for anonymous free bashing than being informative! Also, thank goodness I have great neighbors with positive attitudes.

                                      Heritage Oaks Sucks

                                      Management is bad. The lady who sits in the office is never courteous, should be kicked out immediately. <br>When we moved in the apartment was so dirty, with latches that never worked. There was a very warm welcome party of cockroaches and other (whatever kind) of bugs for us. There was noise all the time. Water quality was bad, I never used the tap water for drinking. Had to buy drinking water all the time. There was always ice in front of our apartment. No maintainance at all. There is no grass only weeds and algae growing. The apartments need to be renovated. Heritage oaks is in brief, "the slump of State College" and I will never recommend anyone to go there.

                                        Hillbillies for staff !!!!

                                        Apartments are cheapest around state college, lot of utilities included in rent but having said that i must say that agree with everything said about the staff.<br><br>Downright rude, quick to fine you for every little thing for no good reason, poor service and language suggests poor upbringing. Someone should send them back where they belong, the country, out of reach from civilization.<br><br>Also, certain things mentioned in the lease like the pool, laundry and tennis courts were non-existent

                                                What can I say? Everyone else is right, this place is terrible. The staff are miserable, the grounds are poorly kept, the walls are paper thin, and you'd have better luck getting your cat (which you aren't allowed to have) do your maintenance for you then wait for there's. They treated me horribly when I checked out, but it was worth it just to be able to leave and never go back there again.

                                                  I do not have time to repeat what everyone else saye but they are all correct. The latest positive report had to be written by someone from the staff. Nobody could possibly be happy with this dump.
