There has been a lot of shootings since I've been here especially lately but my rent keeps going up. I dont feel safe and I don't think it's fair to us residents. Please keep this area more safe and lower rent.

No cameras, Neighbors engage in illegal activities in commons areas & parking lot. Water is included but not the best quality for drinking. Don't like the rent increase during a pandemic. $50 daily late fee that could put renters in higher risk for financial burden of they were late on rent.

The apartment itself is fine and it's been decent living for the past year or so. However, the amount of trash and traffic in a week is wild. Add in the failure to provide promised pest control for months on end, maintenance requests not being followed up, and occasional domestic dispute for hours on end, you start to wonder how they justify rent increases just to put a speed bump in.

Brook Pines is a great community. The complex is aesthetically pleasing on the outside and the inside, the location is convenient, the rates fair, and everyone in the front office is friendly and helpful.

To be honest I hate it here. The walls are so thin I can literally hear the people in the other building . Bed bug issue and I'm being charged and I shouldn't be. I'm being charged for infestation of bed bugs when I don't have a infestation.

It wayyyyyy better, then when I used yo live here back in 2011-2012. The only problem I have is roach infestation. I wish they can do a mandatory Pest Control every 3 weeks, just to keep the roaches away.

Rude management unfinished maintenance I haven't had a ceiling in my hallway since November it is now February retaliatory actions towards residence. Manager seems to be a racist. Discriminates against the elderly . It's too bad it's a nice place to live no one bothers you but it is truly a maintenance free community Brook pound does absolutely no maintenance. Now a manager will say she wasn't aware of this problem it was reported three times one maintenance employee even took pictures didn't you say contact me so we can talk about this time to talk is over

It's been ok, so far. I feel the amount for rent exceeds the quality of the apartment, and complex; but then again isn't that everywhere? When it comes down to it( besides police in and out every other day) really opens up your eyes to reality. There is no way this apartment is in ANYWAY comparable to its predetermined value. Other than that, it shields me from the harsh elements of Mother Nature.

I am enjoying living in my apartment. The staff is very helpful and do a very good job. Maintenance does a great job keeping up with the grounds and have replied promptly to repair requests. Thank you!!

The community has improved. More Security appearance which is a good thing. I kind of wish that they had 3 bedrooms available. I will hope that the rent wont be so high that it will almost impossible to stay.

The apartment units need to be upgraded. A lot things need to be fixed. The kitchens should be remodeled. The balcony needs to be painted. Some units should include a washer and dryer. Lastly, please clean the units good before a tenant moves in because mine smelled like all cigarettes.

Shady business practices and terrible service at Brook Pines Apartments, owned by Edward Rose and Sons. When you fill out an application to view and express interest in an apartment there is a non-refundable holding fee of $400, and you are automatically on the hook for the place, regardless of whether after viewing the place, you wish to move forward. To cancel, there is a $100 cancellation fee plus any rent due now that they have "assigned" you the apartment even BEFORE you have filled out any rental agreement. You have to pay the cancellation fee in order for them to make the apartment open on the market again, but you are still on the hook for rent until someone chooses the apartment you applied for. Again, you still haven't filled out a rental agreement just the application. This should be illegal! I could not afford the $500 going to waste, especially since I still may have been on the hook for rent even if I cancelled. So I moved into the dirty, infested place. If you do decide to move in, they will NOT fix maintenance issues in a timely manner. Case and point, maintenance came to fix something that the previous renter sent in a request for 9 months prior. Not my maintenance request, an old resident's, and they still haven't fixed any issue I requested months ago. Who does that? Then they come in your apartment without your permission for a 9 month old maintenance request that you did not put in! With no mask on and no tools, asking you about something you didn't request. Run, don't walk from this place!

We stay to ourselves and haven't had any problems with the other residents. The maintenance is hit and miss, sometimes they fix things right away and the right way-sometimes they don't. The front office staff is pleasant, the property manager is rude and that's if she can be bothered to speak to you at all. Law enforcement rides through regularly, but whenever there's a problem it's typically in the buildings in front of the office-also the same buildings that the property manager lives in. The laundry rooms are always in need of repair, the foyers are always littered with debris and there is definitely no enforcement of the pet policy. But you get what you pay for. Rent is right in line with the care given to the property.

Brook Pines is a very friendly community from the staff to the residents. Those that stop you to talk genuinely care to respond with a meaningful answer. Staff has helped any questions I have and residents have helped me learn the local area! The only thing that I would change is the trash that you can find lying around. However it's usually picked up by Wednesday!

This place is a bad experience. Pore maitience, disrespectful roaches will not recommend this place to no reevaluate your team ther is nothing here to pleas the tenants no play area for children & the pool is rarely open.

It's alright, it can bee kind of loud, the plumbing isn't really great, but I do really love my apartment. It's nice and cozy. Maintenance is pretty quick to respond to issues as they arise too. But as my first apartment it's pretty good.

It started okay just okay. I have dealt with roach nonstop since I moved in here and they have just gotten worse and worse. As soon as I can move I will. Also when I moved in it was because the apartment complex came up in a low income apartment search. My original rent was $520 a month. My rent has been increased every year since and no one improvement has been done to the complex! To be honest it has steadily changed for the worse. Trash pick up with the dumpster used to be on time now trash is all over the ground because slow pick up. Maintenance people just walking on their phones. Roaches are out of hand in my building. Oh and there has been two or three shootings in the complex! There no safe place for children to play even though there are multiple families living here.

It's ok for temporary living the apartment ate too small for the price and if you love to swim the pool is barely open I been here a year and only got a chance to swim once. It never open on the weekend for people who work this the week.

The people in the office don't care, slow response. Maintenance people are rude and steal. Apt unit was not clean, paint spray everywhere, sub par at best. Rent is too high for condition of apartment.

Been peetty happy. I just have a problem with people not stoppong at the stop signs. I hate having someone behind me. Because alot of people think you're not suppose to stop. Also i have a handicap parkjng space. There are people that think they can oark in it. In the past the mailman and one of your maintance guys has parked in it. Also i live in building 10. The enx if the parking lot at the dumpster there is parking lights out. It is very dark.

I have been trying to get the mold in my apartment and the reason for this mold since the day I moved in. All they do is try to cover it up. You can't just paint over mold , you need to find the source and make sure you you take care of it from the inside out! There is a problem with maintenance, however, it is because maintenance can only do what management allows them to do. Maintenance knows what to do, if allowed. Also there is not enough maintenance to handle this huge complex, so once again, the dissatisfying problem remains with management. Overall I am totally dissatisfied with the fact that never is a work order completed

I just moved in and so far I am pleased with the Staff. Asia that works in the leasing office has blown me away with her ability and willingness to help resolve issues. Because of Asia I am satisfied and loving the Brook Pines Experience. Thanks Asia

the staff is efficient and adequate. easy access to the road, mall chopping center, school, parks and recreations. I have friendly neighbor. big parking lot. Good sanitation every week. Sometimes quiet.

I guess things could be worse but I don't really feel like they take the appropriate actions for certain things. For example there is a guy who was sleeping at my door at one point. Since then I've complained about him at my door smoking which I don't do and loitering on the steps watching me as I walk in. I've told them how uncomfortable he makes me and so have others. He continues to do the same thing.
