It has been pretty good. No real complaints except for loud, pot smoking neighbors. They took precautions during the pandemic which was positive. They hold raffles occasionally and, prior to pandemic, they held events in the community house.

At first when I moved in people where very welcoming but shorty after my opinion changed I haven't had my apartment sprayed for insects I had to pay for outside company and I still see insects coming from air vent things are constantly breaking and as soon as they get fixed they break the next day

Just staying till I get a house. They worry more about appearance when you come in and club house than the inside of the apartment and have nerve to go up on rent with basic cheap cabinets and all with the smell of marijuana when you walk in the common area of your resident not worth the money if I didn't have to stay I wouldn't on god

Decent living thats plenty cheaper than most nearby apartments & communities. Not top tier as far as amenities and designs go, but you get the space you need and overall quiet. No break-ins, gunshots, or anything like that. Has about 12 apts per building, with parking to fit pretty much everyone (and some guests) at once. Maintenance has a good crew & is responsive. Leasing staff are a bit young, but mature for the most part and actually do their jobs, so its okay. Pest control comes a few times per season, but cleanliness is really between you and your neighbors. Washers/dryers outdated, but in good working condition and less than $2 each. Tenants are a good mix of black & white, with a sprinkle of some 'other'. Most folks mind their business. Theres kids here, but you mostly see them in passing - not really out playing, because theres no playground space. But there is a pool thats clean. My advice is to just keep a cordial relationship with the folks in your building, and then you're all set. Feels more like a home environment that way. Im about 6 years in and plan to stay longer. Rent started at low 4hundred for me, and now im almost 6hundred. I moved in during a leasing special.

The community has changed for the better however dont recommend if you want washer and dryer connection in the apartment. There are washer and dryers in every building but dont trust because they aren't clean daily. There is no playground or gym.Prices are steady going up and we aren't offered any physical accommodations beside a swimming pool that barely stays open. The monthly activities are a plus but more is needed if the prices will continue to increase. Every year I renew it goes up.

I love where I live not only is it quite but it is safe. They love the kids. They provide a safe environment for them to come together and have a great time as children. Coming from Miami to here was the best thing I could have done. The rent is affordable

Living here has its ups and downs. I've experienced quite nights and some nights absolute chaos. Most issues stems from residents blasting loud music at times when other people are trying to sleep. I have also experienced random people in visitor parking who would sleep or participate in illegal activities in the very front of the complex where there isn't enough street light. My van license plate was removed by an unknown party in the visitor parking. Overall my experience have been very mixed.

Yes, I have been very pleased with my home here! Very quite neighborhood; very polite, cordial, and respectful neighbors; and maintenance always responding in a timely manner; all office employees are very helpful and friendly; make me feel very at home!! Thank you!!

The first year, I had no issue with billing, nor feeling welcomed or safe. The second year, however, things changed. There were times when (due to covid) I occurred a late fee, but was able to pay the $685. The fees kept coming even though I was able to pay the required amount, but couldn't at the time pay the late fees associated with the account. No one, and I mean no one showed any compassion nor mercy whatsoever. This place is an awful place to stay. The fees multiplier is ridiculous, and I will not renew because of this reason.

community is good. But you sometimes find people loitering and smoking on the porch and that's a let off. I guess the biggest plus for this community is that the maintenance is very fast and quick even on weekends. The office staff are very cordial as well.

Ok in some areas. They do their best to maintain areas, cleanliness of parking lots, common walk-ways, grounds, etc. They do their best to ensure timely maintenance of rental units. They need to improve on lighting at night of parking lots. Presently it is unsubstandard.

It took awhile for me to get in contact with them,but I'm glad I finally did. The staff is very nice. I recently put in a few maintenance orders about my door and bath tub. The door has been fixed but the tub hasn't been fixed or seen. It has mold and water damage behind the tile?? I would love for this to get fixed.

If I hadn't been pressed to get a new apartment I would have never stayed at Brook Pines. The first time I came to the leasing office the customer service was horrendous. There wasn't any courtesy given to me at all. I had never been to the property before and the staff treated me as if I was bothering them.

Pleasant community. It's always been calm and quiet in my experience. I've had quick maintenance repairs and great staff attitudes for the most part. Only qualm is not directly related to Brook Pines now. The past residents may have contributed to delivery services not wanting to deliver here after certain hours or at all.

The complex is relatively quiet which is nice. The building is old which is easy to see from the wrapped wood in the cabinets and wall molding coming up. The carpet is fresh and but somethings could use updating. No other issues so far.

Moved in 12/11/2020. I didn't view the apartment ahead of time but saw model. Submitted sheet about move in conditions which included broken outside window(still there. Not problematic, just notating), bathtub missing drain and still is after previous requests and was told the piece would be put in, but nothing in a few weeks, refrigerator light missing but I just finally bought my own. Current conditions are tolerable except bedroom extremely drafty so room is freezing at night. Spoke to electric company to find out why my bill is so high and they told me it may be due to the refrigerator pulling more energy plus being so drafty even with heat on 73-77 it's pulling more to try to heat up at futile attempts. I plug in a heater which of course pulls more electricity. Asking to look into venting as black soot or hopefully not mold is appearing on walls, doors and surfaces. Staff is EXCELLENT & polite!!! I only wished I knew this apt was on the corner as it's difficult to work from home with traffic noise so loud outside. Besides that I can't complain besides a hit and run with my car. That's an issue about the neighbors more than the apartments themselves and I've since put up cameras. Overall the place is well kept and again the staff is very friendly and helpful! So that says a lot & makes up for a lot!! I've recommended this complex to others as well! Keep up the good work!!

WARNING DO NOT APPLY!!!! Where do I start!! The apartment is dang near falling apart but I asked for maintenance once and never asked again because he was extremely rude. I specifically ask for them to let me know when they were coming and he told me he did not have to tell me anything because he has a key to my house. Then he proceeded to walk around my apartment building for a week watching my every move. I made a complaint but nothing was done about it. The ladies in the office is extremely rude. Especially the one that’s living in the apartment complex as well; we literally cursed each other out. They say their pet friendly but complain about every pet that you try to get working within their rules. Got a fee for an emotional support pet!!! My whole apartment building has a pet but I got a violation for poop on the lawn when I have evidence that it wasn’t my pet. Also, cars speed around the cars nearly about to hit you. One of the residents caught COVID and nothing was said or done about it. The up stairs neighbors are loud, always stomping and beating on the walls, can hear when they have sex, and they stay slamming their doors. I WOULDN’T RECOMMEND ANYONE TO LIVE HERE.

Work orders are being marked complete when they haven't came to fix the problem. There aren't any street lights by the actual apartment. I don't feel safe leaving and coming home at night with my son.

They have strict rules about things that shouldn't matter. Maintenance requests take forever for them to even show up. Employees in office can have attitudes and are barely any help. Building is always receiving complaints from "other residents" or staff

Nice and clean property as well as a friendly staff! Work requests are completed in a timely manner and office staff answers any and all questions that I have. Overall, Brook Pines is a great place for me and my family to reside and we couldn't be happier. Thank you!
