I have been living here for almost 3 years and I enjoy the place and the response to maintenance: immediate. Also the attention of the agents in the manager office has been prompt and courteous especially Jennifer and Destin.

Mi nombre es Sheyla Martin vivo en el Apto 16107, tengo muy buena opinion de la Sra Jennifer A. es muy responsable con su trabajo, brindando siempre un buen servicio cada vez que se solicita, al igual que de todo el personal de Mantenimiento en especial del Sr Pedro. Son personas muy atentas, excelentes!! Pero hay muvho que decir de la basura , creo que esta es la parte mas critica del condominio, a pesar de ser muy caro el servicio muchas veces no la pasan a recoger y es demasiada la peste y la suciedad en los pasillos, ojala este problema se arregle ya que afecta muchisimo la imagen de la compania.

I've only been a tenant here for a couple months but so far I love it. I've had a couple maintenance request, Osiel was the staff member assigned to complete the assignments on my unit. He has done a great job completing the issues. Last week he couldn't complete a job because some parts had to be ordered. He followed up with in a very timely manner and got the job done. This is the type of customer service that keeps people happy!

I've been living here for almost a year already and I have to say this is one of the most beautiful apartment complex I've lived at. It's very well keeped and the staff is always friendly. I would highly recommend it All the staff members are hard working and very dedicated to the property and there tenants I really appreciate that .

Awesome place to live at. Really enjoy the calmness here at Stone Park. Pedro in maintenance is amazing quite honestly. Definitely my favorite one there. Whenever I have a problem with my AC or kitchen appliances, he's always there and fixes them right away. Can't complain at all! Thanks so much!

I was a resident from 2015 to 2017. When the complex was owned by BroadStone, I loved living at the Houston Location. However, the new management with Advenir is horrible. I fill out every survey I receive expressing my concerns and I have NEVER been contacted by an Advenir employee. I have also tried e-mailing them, filling out inquiries on their website, and calling the leasing office, but their employees are impossible to get ahold of. I was told someone would walk my apartment unit with me before i signed out when my lease was up, but when I went to the office for my check out, I was informed that the manager who does walk throughs wasn't available. (Even though I called ahead to make sure this didn't happen). I was then charged $245 for cleaning fees even though I paid a security deposit AND I made sure my apartment was clean before left. There are many other things I disliked about Advenir including: Office staff never gave consistent information. One office employee would give you one answer and the next day you come in you would get completely different information Gate is broken at least 3 days a week, so it is open for anyone to come in Pools do not get cleaned regularly (I had to submit work orders for them to finally get cleaned) Office staff doesn't return phone calls when you leave a voicemail Pools were not 24/7 even though they advertise them as such Gym would be closed for random "construction" but then it would look the same after the "construction" The Phase 2 clubhouse was never open You get charged an outrageous fee to pay online Maintenance requests would show as "completed" on their ticketing website system even when they were never completed. Summary: DO NOT MOVE IN HERE unless another company runs this place.

I haven't been here long but i had some issues and the ppl at the office were really nice ever since the start, since my walk thru the property from one of the girls (ejay) to the contract of my light and cable she was awesome, hooked me up with the agents and every time id needed anything that the old rentals messed up like the stove and the washer machine they got too it the same day (pedro) as i put inn the complaints. I like it here so far its been a good experience, i would totally recommend it to anyone, and just hit up that girl ejay she will make your prosses easy and will totaly help you find what you and your family are looking forward to call home :)

It has been TERRIBLE staying here! DO NOT MOVE IN!! The community IS NOT GATED, because the gates never work. I witnessed a truck on bricks this morning....WTF!?! Anyone comes in, there is always trash all over the hallways and the walk to your apartment stinks. Don't even think about calling the office to complain because NOTHING will be done. They are so worried about moving people when they should be worried about the residents that are currently here.

Advenir recently bought the complex from broadstone. Ever since the buyout the complex has declined steadily. Entrance gates have been left open all the time, light pole is laying g on the ground at one pool and the other has been neon green for over a month and a half! They have also recently instituted manditory vallet trash for an additional charge of course. They don't even pick up all the trash. Noise regulations are no longer enforced and it is not uncommon to hear load parties at all times of the weekend from both neighbors and the pool areas. I have been a resident for quite a while and new management think they are high and mighty, jacking up rent $200 and not willing to negotiate. There are better places just to the north off the beltway. On the plus side they just built a children's play yard and and a small dog park... which is superfluous because gene greens massive dog park is right around the corner.

Funny how the management only responds to the ONE positive review that was written anonymously. What a joke. DO NOT MOVE HERE. Staff is rude and unconcerned with any issues you have. They NEVER answer the phone. I call back to back 6x because I'm at the gate (the one day out of the month it actually works) and it will not open with my clicker or with the code they told me to punch in. Walk inside, no one says be right with you or even acknowledges your existence. Phone steadily ringing off the hook while I'm waiting inside and not one person will pick it up to say can you please hold or call back. And that happens every day, not just that one instance. Put in Maintenence requests (in person and over the phone so it can't be blamed on me filing it over the computer wrong) get emails days later saying the jobs been completed when no ones stepped foot inside my apartment. Trash valet that we had no choice or warning we would be paying for drops trash in hallways and it stays there for weeks. No one sprays off the concrete or picks it up. EVERY SINGLE office employee is extremely rude besides the new girl, which I've only spoken to once, and Justin. Apartment was filthy when we moved in....no one cleaned before repainting, just painted over dirt and hair. Had to clean fridge, pantry, drawers, cabinets, scrub the bathrooms before unpacking anything. Pool area is always disgusting, hallways are worse. You would think since so many people are paying over 1000$ in rent every month they could afford to pressure wash the hallways once in a blue moon. Always have questionable charges on my bill that vary every month. One month I'll have a 3$ charge for some unknown reason, the next it will be 7$ for some different unknown reason. You can't pay your rent even a day early online or the day of most of the time! If you want to pay with an actual credit card there's a 32$ fee! That's right 32 m fn dollars on top of the outrageous amount of rent they charge to live in a filthy environment with no one that cares to help fix problems in your apartment that they are responsible for. Staff member was cleaning the apartment above us....sweeps out everything off the balcony on to our balcony then pours bleach or/and another cleaning product off the balcony and it sprays all over ours....didn't check if anyone was under him, my child could've been on the porch. I could go on and on. Warning, don't read 2 good reviews and decide to take your chances, you will regret it.

I am a former resident, moved out in April. Didn't have any problems with the establishment when I first moved in (when it was called Stonebrook) then towards the end of my lease they changed management and renamed Advenir. I was setup on a monthly auto draft for my rent but for some reason the new management canceled the auto draft without telling me then called me 3 weeks later saying I owed $240 in late fees. I moved out in the first week of April this year and paid a prorated rent for that week. I signed move out papers in the office and the manager told me everything was settled. Today I got a call from a collector saying I still owe for that last week. Still haven't got my deposit back yet either. Needless to say very unhappy. I'm raising a stink here because they won't pick up their phones or return emails. If this matter gets resolved in a timely fashion might consider rating the complex higher but right now they suck really hard.

DO NOT MOVE HERE! Advenir staff is extremely rude and unwilling to help you with any issues you have on/with their property! The neighborhood is far from the best and you can expect your car and/or apartment to get broken in to! They'll leave your car sitting on bricks or you Windows busted out! Despite paying at least $1,000 a month for rent the company is too cheap to hire security for the night. Instead they'll just suggest that you be sure that you have insurance on everything! When you walk into the office don't expect staff to be ready to greet you (unless you're there to sign a lease). It's hard to sleep at night because of loud neighbors and dogs barking 24/7. Be careful where you walk they're is dog poop everywhere and no they don't pick it up and neither does the owners of the animals. If you care anything about your safety or your valuables or even if you want to be treated with respect from the staff you pay for...DO NOT MOVE HERE! The property appears to be nice but after living here for a year I cannot wait to move out! I'd rather pay the extra fees to break my lease to live somewhere where I am comfortable and not in fear of my valuables being taken!

Pros: Upkeep is good, building/amenity quality is reasonable, convenient location with grocery, laundry and chain fast food close by, pet friendly Cons: Staff - BAD, Noise: BAD (its on the Beltway 8 feeder road), Current Rent: High for the place. Pools are often crowded with noisy groups, neighborhood is very middle/working class. 2 common complaints by other reviewers: Safety: I have lived here for 3 years, without any incident. But gates hardly work - they are always wide open and tailgating is super easy. This is Houston! and not an upscale neighborhood. So take precautions. But I have not seen any incident happening, never seen cars on bricks, burglary or robbery, gunshots, etc. as is reported by some other reviews. Walls have ears: Yes, but isn't that typical of all apartments in the country? The sounds are mostly negligible. when you pay $1000 for a 2 bed room apt with so many amenities, then you should not expect million dollar quality. The apts are standard quality with good amenities (indoor washer dryer, crown moldings, security alarm, etc.) It is quite livable if location and budget suits you. But avoid the staff by being prompt in every way, take care of your apt and use common sense safety. It is quite nice here.

THIS PLACE IS A NIGHTMARE. DO NOT MOVE HERE. I moved in officially with my boyfriend 6 months ago, before that though I probably spent weeks at a time at his place before going back to my apartment in Katy (just to check on it). So let's just say I've been at this apartment for 12 months. What motivated me to write this review is that our car was broken into and our possessions were taken. It's crappy because we are literally about to move out in just a couple of days. I feel violated. Before the break in let me just describe to you my experience here. There have been several other vehicle and apartment break ins, we get emails and letters about them every month. They steal people's tyres off their cars and then leave the cars on bricks! They even steal cars! The gates to the property are a joke, they break down every week and won't get fixed for months! The walls/floors are so thin you can hear EVERYTHING. From barking dogs to crying babies, music, people using the bathroom or doing laundry basically everything! I'm pretty sure people hear us having sex! Gross I know. Another personal experience was our neighbors right above us would run/stump hard on their floors/our ceiling and it would go for days. This happened to us every month! Almost like they were doing it on purpose. We complained twice but management did NOTHING. Not to mention, the location of the apartment complex is quite ------ and moving from Katy, I get scared whenever I'm not with my partner. You probably wouldn't feel safe either. Save yourself the time and stress! Good luck!

Apt is very nice but walls are paper thin. Not the place to live if you need plenty of sleep or like quiet. The grounds are kept very neat it's just a lot of inconsiderate tenants that live there and don't respect the property. As far as safety they can do better but the area is on the decline. There is no point in calling the office staff for complaints of noise or etc. Just call the sheriff. The only one that seems to care in the office is Crystal. The property manager is extremely rude. The maintenance guys are the bright spot of this complex. They do a great job of getting things fixed quickly. The location is very convinient but I probably wouldn't recommend it.

As far as safety I have not had any issues. I have observed lude behavior in the parking lot of the 4 building, there is always trash and the neighbors are noisy and rude. The only office staff that I've had an issue with is Marie, she is very rude and unwilling to help. The apartment is nice, but overpriced, if you file a noise complaint don't expect a resolution, you do better calling the Sheriff. Residents let their dogs stay out on the patio to bark day and night, calling after hours security is a joke. Overall the location is good, the apartments could use a better way to maintain noise levels and residents hanging out in the parking lot. If you like noise and dogs barking, this is the spot for you. Don't move in building 4.

Renters Beware!! since new ownership this complex makes many promises that they cannot keep. They list their amenities stating there is a pool and a grill area, but tenants are not able to use it. For the last 4 months they have been "repairing," but this is not the case. The pool was resurfaced 3 months ago. We are all paying for extra amenities that we cannot use. Also, if you have a pet or small children these are not the apartments for you. The paint on the balconies is peeling terribly. People have complained because the risk to the children and pets, but nothing has been done. Management is awful and will not help current residents with any issues. They keep raising rent and not fixing anything. Just check out how many empty apartments there are here. It was not this way when it was the Retreat.

so sad to see these nice apartments go down just for unprofessional staff when I came in to view the first time everything looked good but once we were signing contract all these extra fees came up something Marie never informed us of all we got were apologies from assistant manager for Marie not explaining us all fees they give you an inventory sheet and till now we still have things pending manager is never in office to speak to tenants and you call office and phones are always on service. I really hate were I moved to and thinking of breaking my lease I am not a happy tenant and would not recommend

My fianc came to tour this property since we are looking for a place to live. He went there Wednesday (3/5/14) around 1pm saw an apartment, really liked it. Well when he left the property he noticed he didn't have his cell phone.. So he went back to the apartment and told the lady that showed him the unit that he thinks he had dropped his cell phone in the unit she had showed him and if she wouldn't mind taking him back so he could go look. She took him back to the same unit, he looked around on the floors and didn't see it. So he started opening drawers and cabinets.. He found his cell phone turned OFF in the bathroom cabinet!!! The leasing agent had went back to the unit after my fianc left, tuned off his phone and hid it!! This is absolutely unacceptable and unprofessional!! What kind of people do you have working for your complex?! Needless to say, we will NOT ever be renting here and we will also tell our family and friends not to move here either! Hopefully the word will get around about this complex!!

Its really nice but overpriced for the area. Lots of crime, I heard gunshots one night, saw trucks and cars on bricks and got letters in the mail about cars missing and people breaking in. Nothing ever happened to me but you just never know. Gates are always broken. People park under cover parking when don't pay for it and never get in trouble.

Are the apartments nice indoors and outdoors? Yes. Are they safe? Nope Do not move to these apartments or Alta Crossing, there is too much robberies going on in both apartments. Things NEVER get fix quickly, they take 1 or 2 weeks (if you keep calling them to remind them). The gates are most of the time broken and anyone can come in. The staff is okay, I just can't stand one in particular because she seems like she hates working with people or answering their questions. The apartments are pricey considering the lack of security!! If you can pay the rent here you should go check summerwood's apartment!! Those have security and feel 100 times safer!
