    We are happy living here. The grounds are always clean. The maintenance team is excellent. It's feels safe here. Fairly quiet and calm. Office staff is friendly and helpful. Plenty of parking. Pool area is clean.

      It was good until start of 2026, then believe new manager took over, since then phantom charges on my account, they tried to charge me 100$ for a package i had picked up months ago, they've tried to charge for trash numerous times, multiple erroneous emails regarding noise levels sent to whole community instead of targeted individuals. Feel as if the new manager is in a bit over her head.

When notices are sent to the community, they are intended as general reminders of lease policies and community guidelines. These communications are not directed at any specific individual unless a unit number is provided or a verified concern has been reported. When we do receive specific information, we address those matters directly with the resident involved. Regarding the policies, please note that the community guidelines and lease terms have remained consistent, and these procedures have been in place for more than the 4 years I've managed the community. Our goal in sending reminders is simply to help maintain a comfortable and respectful living environment for all residents.           The staff is incredibly friendly and attentive, both the front desk team and the maintenance staff. The community is very peaceful, and the facilities are always kept clean and tidy. Highly recommended in every way.

                My experience living here with staff and maintenance has been so amazing. I truly appreciate everything they do however, the renewal price is one of my least favorites seems very high when it comes high for renewal, especially with a lot of things still remaining the same no real upgrades Internet I’ve had multiple issues with as I do work from home and it’s a lot of the time very very poor. You can’t tend to be a bit noisy from neighbors but overall, it’s been a great experience living here.

                    Having lived in this complex for a time and watched many persons exit and new staff arrive, there is no notification to the community of the change and inconsistent maintenance of the full property with cleanliness and beautification.

                      I love it here, quiet, safe very convenient to everything I'm interested in and I 10 or 99 is close. Nice park I can walk to for exercise and playground for my grandson with a nice pool. Mail and package service is easy and since I work from home it is important to have a fast and worry free internet service. Checks all my boxes and I love the Katy small town feel.

                          I wouldn’t recommend anyone to live here. I’ve had my car towed due to office staff not updating my car in their system. I’ve dealt with constant issues in my apartment. And the last straw was having mold in the AC vents and it took 2 weeks for maintenance to get with me. They do less than the bare minimum to help.

                              Living at The Cape at Grand Harbor has been a wonderful experience. The community is peaceful, well-maintained, and has a very welcoming atmosphere. The amenities are always clean and in great condition, and you can tell the staff works hard to keep everything in top shape. The location is excellent—close to shops, restaurants, schools, and with easy access to major roads in Katy and Houston. The area feels safe and has a family-friendly environment that truly makes you feel at home. What I appreciate the most is the management and maintenance team; they are always helpful, responsive, and attentive. You can really feel a sense of community and quality of life here. I highly recommend The Cape at Grand Harbor to anyone looking for a comfortable, well-located, and positive place to live in Katy.

                                Could be better, Honestly if the cost of getting out of a lease wasn't so expensive we would be moving. Gates are always broken, front desk office doesn't always follow through with follow ups on concerns, and I know its just apart of "apartment living" but neighbor noise is excessively loud and parking is horrible.

                                    We are very satisfied in general. We would like the pool will be cleaner than it is. Usually, you can see dirt at the bottom of the pool. In the pool, there are no restrooms, so you have to use the restrooms in the leasing office with a key fob when the leasing office is closed.

                                      The dumpsters are not emptied enough causing a tremendous amount of bugs. Additionally, the pest control company is not very good, thereby forcing me to implement my own regimen; including the exterior of my unit.

                                          Great community overall and friendly staff! I love the location of the complex as it close to a beautiful park with a walking trail and lake. It is very close to many restaurants and stores for convenience. A great daycare (Kiddie Academy of Grand Harbor) is located just one street over. The complex is pet friendly and the pool is great.

                                            Unfortunately, the apartment I moved into was not a replica of what was shown during the tour or in the images. It gave the impression of something much more updated and well-maintained. What I received was not that. When I arrived, the unit was not move-in ready. It was dirty, smelled unpleasant, and had several broken or non-functional items. I’ve brought my concerns to the front desk; she acknowledged the issues. I did receive an apology for what happen and due to being short-staffed. It’s unfortunate that I ended up in this condition, as I understand other units are not like this. I hope this can be addressed so future residents have a better experience then I did.

                                                I have absolutely no complaints! The staff are kind and always willing to help. The property is nice and I LOVE having my own garage and private entrance. I love how inexpensive it is to live here and that the majority of my utilities (minus electric) are included or a short addition to rent!
