Travis and Linda are awesome! Maintenance team goes above and beyond. This team is always helpful and very responsive whether it be options for lease renewals or the rare service request, they always exceed expectations!

    My husband and I went in today to check out an apartment at Waterford Ranch. the lady refused to show us anything and instead said we could check them out online. I will never go back to someplace that can't take the time to get off their cell phone to show me an apartment. Nice looking community but very bad service. If you can't help me when I come to see you what would you do for me if Iived there?! I felt like my husband and I were not good enough for you! You missed out!

      Always feel safe and it is a very clean and friendly community. The staff is always so attentive of their residents. Work orders get processed right away and they work around your schedule if you do have a pet.

        Office staff is rude, they don't know what they are doing.. They always use the excuse that their computers are 'down'. Every single time I'm in their.. They are 'down' Convienant right? Apartments are getting to be dated and not cleaned at all. The grounds are always saturated with dog feces and they allow aggressive breeds. I wouldn't recommend this company to anyone.

The office staff always strives to deliver excellent customer service to each one of our residents. The pool does get closed when it needs to be treated. We can't always control when that needs to happen unfortunately. We just want to keep the pool safe and clean for everyone. The front gate may sometimes need adjustments and we are at the mercy of our vendors to get here to adjust. We do try to schedule any maintenance needing done as soon as we possibly can. We do try to keep our grounds looking lovely, but it can be hard to keep up with all of the pets that owners are not cleaning up after. We also try to keep the doggie stations full of bags. Any work orders put in should not be taking any longer than a day or two to complete unless something needs to be ordered. That could take a bit longer. We do appreciate your feedback and we will do our best to serve our residents however we can. If there is anything we can do for you please feel free to contact the office.

          I moved here from Houston and have had no bad experiences thus far. Office staff was extremely helpful making my 8 hour move convenient and stress free. Our apartment is decent sized for a 2 bedroom and I have no complaints about it. I love the valet trash service. I have noticed that there is a lot of dog feces due to the doggie stations lacking refills of waste bags. Overall I love being a resident here!

              I moved to Waterford Ranch from uptown Dallas. I felt the most 'at home' here and the staff were very helpful and easy to work with. I've signed two lease renewals here and both were less than the previous renewal amount. This is likely in direct relation to the oil and gas industry being in a downturn. The staff are always more than helpful, repairs are made on time and the grounds are always well maintained. It's mostly quite here, other than neighbors who like to let their doors slam but I notice it more as I work from home. Overall: this is a great place to live, close to the gym / grocery store and has all the amenities that you need.

                Apartments are decent (granted you pay a small fortune in rent) and overall the complex leaves you alone. However, the management office is a pain to deal with. Anytime you need something done, you have to visit them in person at least 4 times for something to get done. The pool closes randomly, they keep the clubhouse bathroom locked when the office is not open, the front gate sometimes stays open for days on end, there is dog poop everywhere because some poop stations dont get restocked with baggies, and the sprinklers turn on and water the cars more than the grass. Also, any maintenance that's not an emergency takes over 2 weeks to complete.

                    The bad first: When I first moved in, the people (and large dog) living directly above me were very loud and it sounded like there was a pile driver going off 24/7. Also, their dog would urinate on their balcony and the owners would just throw water on it, subsequently pushing more dog urine onto my balcony. I notified management, but the people above me didn't not stop. Not until notifying management a second time did those sickos to stop. They are long gone now, so that's good. Furthermore, pet owners around the grounds seem to have a really hard time picking up after their furry friends. So naturally of course, people don't appear to know how to deal with their own trash. I had a new neighbor who would leave 5 or 6 bags of trash outside so the trashman would pick them up. Not only is that disgusting, it's against the rules. It doesn't help the fact that when the winds get bad here, they get really bad. Also, like one tenant mentioned earlier, there are unattended children wandering the grounds at all hours of the day. I understand that parents can't always be around their children all the time, but often times I've noticed children without the presence of an adult for several hours at a time. As another individual mention in an earlier post, I too have noticed large groups of foul-mouthed and careless non-residents enter the pool and stay until late at night. Not all is bad at Waterford Ranch, however. I just wish there was a way for management to weed out the undesirables. So the good: For the most part, for me at least, the place is low-key and quiet. I love that it is out of the way in terms of heavy traffic and congestion, but not too far from shopping and restaurants. Grounds staff do a pretty good job of picking up trash and dog dookie, as well. While the grass can many times be in rough condition (I think mostly due to the area's climate), staff does well in terms of making things look as nice as possible. Currently, my neighbors tend to remain quiet and courteous of others, and I love it. Overall, I think that Waterford is a decent and nice place to live. The staff does a great job up-keeping the place and it's very peaceful most of the time. Just keep out the people who spoil the nice things for the rest of us, and I won't mind renewing for another lease.

                      We moved here in late spring. We love the layout of our apartment and our pets love the balcony. The staff is super friendly and maintenance is very quick to resolve any issues. Alot of other places boast that they are gated communities, but Waterford Ranch really is. It makes me feel much safer knowing the entry is monitored. And the location is great! You're only 5-7 minutes from shopping and restaurants, but there is very little traffic noise. The only complaint we have is that the grass is in poor condition, there are large dirt patches on the grounds. That could just be because it's Midland, because the groundskeepers are here every week mowing and trimming bushes. Overall, the best value in Midland!

                        My family has been here for about two months now, and we love it! This place is family friendly and very dog friendly. My kids and I often take our pooch out for a morning walk to the dog park, we feel very safe walking around the complex. There has been quite a bit of trash in the mornings but I blame that on wind and messy people. The maintenance crew usually has whatever trash picked up by the afternoon. We love the size of the apartment, coming from living in houses only this was a pleasant surprise

                          We have lived in several different apartments since we've been here in Midland, over just the past 3 years, and this property is by far the best out of all of them! The staff is friendly and the maintenance comes right away to fix any problems. We love that this place is secluded and in a nice neighborhood. There are a lot of conveniences close by as well! Never an issue here. Very happy overall with this community!

                                I moved to Waterford Ranch about a year ago and enjoyed the quiet environment. Since the drop in oil prices unsavory residents have moved in. The new residents in my building are very loud at all hours of the day and night; it's so bad that I don't even want to be at home on the weekends because of the noise level. The new residents leave their trash out during the weekend and sometimes don't even bother to put it in a real trash bag which allows the wind to scatter the trash in the breeze way and parking lot. I've even had to pick up people's trash from my own patio area which is completely unacceptable. The residents don't pick up after their pets either. If you walk on the grass better watch your step. There are unattended children that wonder the grounds at all hours, and there are several places in the fence that have been weakened by rust and someone has pulled the bars apart to allow for entry into the property without accessing a gate. I cannot wait until my lease is up and I can move!

                                  I have lived here almost a year and a half. I got my lease during the oil boom and now that everything is dying down they refuse to lower my rent. Everyone elses rent has been pratically cut in half and im still paying outragious money here. I barely scrape by now. I have 3 more months then im gone.

                                    I am a current resident here and it is AWFUL. Up until 3 months or so, when oil decreased, this was a desirable building to live in and we enjoyed the quiet feel of the working professional environment. In the past couple of months, several families with small children have moved in and are very loud throughout the day. Our neighbors have a small dog that they leave locked outside on their porch for hours at a time while it barks incessantly. It is terrible. As well, since the pool has become a busy place to be during the summer months, I'm beginning to notice several families come that don't live at this complex. They bring several children with them at a time and sit and cuss loudly while their children run around. Many times I've seen small children at the pool by themselves running around, jumping off of the landscape structures and I'm terrified one of them will be hurt. Though I'm not a snobby person by nature, I am extremely horrified at the new residents that have moved to this apartment since the drop in housing prices.

                                      I lived here 3.5 years. Overall: Staff is nice, neighborhood safe and convenient, neighbors are, for the most part, not too noisy, pool is nice, and we got our full deposit back. Waterford needs to improve the trash service, parking situation, and equipment in the workout room. Maintenance is good and the amenities are more up to date than many Midland apartments.

                                        Wow! My husband's company put us here because it was one of Midland's "Best" ..., What a joke. It is over priced to begin with and the office employees are unfriendly and rude . They have " valet trash pick up" it is supposed to be every night Sun-Thursday. I think in the month we have been here they have actually picked up maybe 6 times. In the meantime all the smelly trash just sits out in the Hallway and leaks all over the walkways. When I mentioned it to an employees - they actually replied " yes , we know " ... And I was told that it is not THEIR job to take care of it. It must not be their job either to have the dog poo taken care of as it is EVERYWHERE! You can't even go fir a walk to the mailbox without stepping in it. The ultimate last straw was when they posted a sign on their front door during the ice storm stating " there is rock salt by the door - take some if you want to salt your own walkway. " Excuse me - people pay thousands of dollars to live here and you can't make our sidewalks safe to walk on? To top it off - there was nothing there. Just an EMPTY bucket!

                                          We've lived @ Waterford Ranch for 10 months, they are over priced and the people they have rented to are so rude, the floors are paper thin, and we had an on going problem with the upstairs people stomping, hitting our wall, [outside the stair case] when we had a meeting at the office with them "after" numerous complaints we had urine put @ our door, trash bag full of trash set @ our entry, "dog PEE pads" with dog ---- put in the bed of our truck. Nothing was EVER done about it!!!!!!!!!!!!!! To top things off we let a guy put his stuff in our garage after his apartment burned, the staff let him in our garage without contacting us while we were @ work. The front gate stays tore up, sometimes you can't even get in!!!!!!!!!!!! The Office tells you what you to hear. These apartments are "over" priced and if your looking for a good place to live "THIS IS NOT IT!" You step in dog ---- all over the property!!!!!!!!!!!!!!!!!! We have been here since March 2014 lease is up 3/2015!!!!!!!!!!!!!!!! With rent and 3 "Paid" parking spaces and Paid Garage we pay almost $2000. a month

                                            Waterford Ranch Apartments 3200 Bromley Place Midland, TX 79705 This gated property/community is a top tier complex; providing full amenities, beautiful accommodations/features within their units and a dedicated maintenance staff servicing the grounds and any related apartment needs. Property management are professional, courteous and responsive. *Ashlie, with the management team, is a dedicated, friendly and professional advocate for her residents and is a great resource, information point for potential residents/inquiries. I'm a combat veteran, having served 8+ yrs with the 82nd AD and 75th RR. My standards and execution of duty are fundamental and principally significant for me. The management team are a solid group, with Ashlie and Kim leading the way. I highly recommend this property when considering, planning your next move.

                                              I have lived here less than a yea and it's been a great experience. It's in a great area in Midland, so no complaints there. The staff (Ashlie) has been amazing since day one of inquiring about the place. She has helped us from the beginning of getting the apartment all the way up until our last day of moving out of the apartment. She made herself available to us at any time or any day of the week even after hours. The apartment itself was a cozy place and decent place to live. Never really had any issues with anything in the apartment. The office always had fun activities going on even for kids especially during holidays. The pool is very nice and relaxing. They are always finding new things to do around the apartment complex to make it better. It's a little pricy, but everywhere in the Midland area is pricey. It's worth it because it's close to everything, but far out enough to not hear a lot of traffic. I have enjoyed my stay here at Waterford Ranch

                                                Over priced "luxury apartments" $1969.00 for a 3bed small apartment. These apartments are poorly put together. The walls are thin, the floor are hollow and the kitchen appliances are cheap. We can't even boil water with out setting off the smoke alarm. We have had several things break just because they were installed improperly. All the sinks have this awful smell of sewer reaping from them. Theres not enough parking. Unless you rent a small garage for $100 or a carport spot for $35 another way to charge you for something. Theres a trash fee of $100 if you leave a bag outside of THE ONE receptacle for 300 apartments, even if it doesn't work or is full. The Midland News has been out here because of the mountain of garbage that piled over a week of time. Google it! The management takes no responsibility for anything. The current manager Stephanie has no people skills. She a story teller and makes things up. I think she needs a drug test. There are maybe 2 office people that are very good in what they do. The so called BUSINESS CENTER never works. The security gate sometimes works. Don't even try to contact corporate. The lady Rene Z. doesn't care regardless of the situation. There is NO WHERE for the kids to play. The grounds have NO grass and full of stickers. The only reason why we moved here is because there was no apartments available at The Palms. Don't let the photos fool you. The only nice thing is the pool here, even though it is small compared to the ratio of tenants. So happy to get out of this place! Best way to start The New Year!

                                                  My family currently lives at Waterford Ranch, formerly Vantage of Midland, and cannot wait to move out. The apartments are less than 2 years old and our unit has already had to have the fridge replaced, the stove top repaired, we had mold in the laundry room the week we moved in, the dishwasher is falling out because it was never installed correctly. The apartments are so shoddily built that when the wind blows (which is always) we have dirt seeping in from the outside. The neighbors above leave their dog out all day and allows it poop and pee off the balcony. They then just sweep it off into the bushes in front of our patio. We've complained to management a few times and nothing is ever done. The rent on our unit has gone up over $500/month from our previous lease. The trash compactor is broken on a regular basis. The local news came out here to show that the trash was over flowing into the street. They will also fine you for leaving your trash outside the compactor even when it's broken. Ashley and Ian in the office told my husband that he should have moved trash in the compactor around in order to free up the blocked trash because that's what the staff had to do. They expect you to store trash in your house until they have a trash pickup. So basically you are supposed to walk your trash to the compactor, wade through the furniture, flies, filth, boxes, etc only to find the compactor is broken and then haul all your trash back to your apartment and then take it back out later. Or you can try and fix the machine yourself. They failed to give notice that they would be doing work on our apartment. They showed up at 6:30 pm while I was making dinner to paint the door. No biggie, however they expected me to leave the door wide open while they do this. I'm a work from home mom and I had been out during the day when they did this in other apartments. They left the doors wide open after they finished painting and walked away while the tenants were gone. When I asked Ian in the office about this he said only 3 buildings actually received notices. He was unsure why only 3 of the 20 or so buildings received notices and offered to send us a notice after the fact. I cannot wait to be gone from here.
