My wife and I moved to this apartment complex in October of 2011. The apartment is small and a little over priced. That being said, I still give this place a good rating based on other apartment complexes I have seen in this craphole of a town. A few months ago, our fridge/freezer crapped out on us. We called to have it fixed. We had a brand new fridge in 4 days. No questions asked. The model they got for us was a very nice upgrade to what we had. The management, maintenance staff and other emplyees are extremeley nice and do their jobs well. This afternoon, our renewal notice arrived at our door and after the wife and I discussed it, we have decided to renew here despite the increase in rent. We would rather pay a little more based on the success we had here than take a chance on another apartment in this town.

    Great apartment complex for being in Midland

    First of all I am from Midland and have lived in other apartment complexes in the area. Vantage is by far the nicest I have seen, and I've looked at many other places. Everything is updated and new in the apartments, and all the people I have dealt with since I've moved in have been extremely helpful and nice. The landscaping isn't the best, but this is Midland. I can see how noise might be a problem, but my neighbors have all been great, and I live on the 1st floor... I would reccomend Vantage to anyone I know. I think people that rate it poorly either are not from the area, and are expecting extremly high quality, which unfortunately does not exist here, or just had noisy, bad neighbors. This is by far one of the nicer places to live if you have to be in an apartment.

      Terrible

      If you are looking for an apartment stay away from this place. It may seem new and nice, but trust me you are not getting what you pay for. I pay almost 1700 bucks a month of a 3 bedroom 2 bath apartment. You would think with that kind of money you would get the best. YOU DONT! Walls are paper thin so you can hear eveything and everyone. The apartment tells you all these rules when you first move in but trust me they dont follow them at all. There is apartments that house over 7 different adults in one apartment. They dont care about trash so you can go ahead and throw it where you please. Its all oil field trash that has taken over this place and you can believe me when I say they dont care one bit if they piss you off. Parents apparently have no problem with letting their kids go play in the street at 5 oclock when everyone is coming home or sitting on stairways screaming. Its pretty much trash that just lives here that companies pay for. Also, expect to hear the low lifes that live here rev their engines in the middle of the night and yell and throw stuff off balconies. RENTER BEWARE!! This place is 100% terrible!!!!

        Vantage of Midland has become Waterford Ranch, and no, it's not any better

        Save your money, don't live here. The walls and floors are paper thin. We pay upwards of $1400 for a "luxury" apt where children, dogs, and ill-behaved teenagers run free. There is a $50 fee for trash left outside of doors in the hallways, but no one cares. There is trash everywhere. The only compactor is at the far end of the facility. In the evenings the children and teenagers gather and throw rocks, yell and scream, and are completely unsupervised. Tenants leave pets on balconies all day to bark, so if you are looking for a quiet day at home, forget it. It's overpriced for a "non-luxury" apartment. You get faux wood floors, and newish appliances, but that's as far as my eye can see.

          Luxury my A**

          This places claims to be a luxury apartment complex, but I beg to differ. Moving to Midland, I had no idea how terrible the water was. I was appalled to find that these so called luxury apartments do not provide filtered RO (reverse osmosis) water. If I did want RO water I would have to pay someone to install a system and pay over 20 bucks a month or more just to have it in my kitchen sink. I wasn't going to live here for more than a year so I opted to lug water up to my third floor apartment for all the months I've lived here. Other apartment complexes such as the Lakes has filtered water for their residents. What is a pool or a tiny workout room if you don't have drinkable water available everyday? If want internet/phone/TV, you are required to use AT&T. The complex has a monopoly deal with them. AT&T has the WORST customer service. I tried to go without internet for the time I was here but gave in and had the worst time trying to get internet set up. In addition, I've had multiple, although minor, issues with my apartment. I've gone through their website for a work order as well as stopped in to talk to an employee and called the office for these various issues and they are NEVER taken care of. Each request slips through the cracks somehow and I have to ask multiple times to get anything done. Also, they can't seem to keep anyone working at the two front desks, whether they are fired or leave on their own, no one seems to stay for more than a few months. I will say all the people who've I've encountered are very nice at the front desk, very polite and for the most part helpful (unless trying to get a work order through). The trash compacter has been a continued problem since the reviews I read before I moved here. People are lazy or let their kids drop off the trash and for whatever reason the trash doesn't make it into the compacter (it is a bit high for a child to reach), so by the end of the weekend trash accumulates so much around the compacter area, it is nauseating. Otherwise, for the most part I've liked living here although it is overpriced for what you get. I live in a one bedroom apt and it is very quiet (people with kids live in the other buildings). A pet peeve of mine is the built in desk to the wall in my room-it has no drawers or shelves, not useful for my desk usage. The photos online at the Vantage website are touched up, there really aren't those big nice trees on the property, there are only tiny trees currently on the property (since it is a recent structure and the drought has done damage to almost all plants in Midland. Housing is at a shortage in Midland so its a bit hard to be picky about where you live unless you have all the time in the world to move. I do recommend others to live here. It could be much worse! This place was built a few years ago so appliances are still newish and in working order (the temperature gauge on the wall is also highly inaccurate, I set it at 90 when I've at work and it is 82 when i get home (I bought an indoor thermometer to gauge how inaccurate it is)). I paid for covered parking and for the half year I've lived here, twice I have come home to find a truck (2 different trucks on different occasions) in my spot.

            This is a great place to live. The manager, Veronica, is great and truly treats everyone as an individual, as well as with sincere concern and compassion. She insures that everyone has a safe beautiful environment to live in! The big yard complex is great for dogs and they even have doggie stations. The apartment complex stays in excellent condition and the maintenance staff is terrific as well. This is a very safe, gated, lit community. I witnessed Veronica speaking with several tenants and she handled each one with upmost respect and genuine concern. She is very professional and goes above and beyond to treat each individual there as if they are important and their needs are important! I would highly recommmend this apartment complex to anyone in the Midland area! The maintenance staff keeps all apartments in working order and the complex is very quiet and clean. They do not cinch money when updating apartments as others move out and in. I looked at every apartment in the Midland area and it is truly in the top 3. Way to go Veronica and staff!!!!

              the place is beautiful and has great amenities and the staff has been exceptional...they have done everything in there power to make our stay here as comfottable as possible...i think people will just complain about nething...people make mistakes its how u handle them and correct them that matters and vantage at midland has been great at handling ne problem that has arrised...i would recommend this place to ne one interested

                Good and Bad

                My husband and I have lived at The Vantage for 9 months in a two-bedroom apartment. I will relay the bad and the good...When we first moved in it seemed to be a nice quiet building. About 2 months into living at the apartment a group of younger adults (19 23) moved in directly across from us. They partied many nights till 4AM. My husband works in construction and would leave early in the morning to get to work and they would be out on the stairs partying instead of using their balcony. Cigarette butts and beer bottles were left throughout the breezeway and stairs. They also had a dog that they kept on their porch 24 hours a day. They did not clean up the dogs mess and the wind on hot days would bring the worst smell through the breezeway. The apartment sent out a memo that dog feces could not be left on the porches and that they would be enforcing a fine by a certain date. The date came and went and the poor dog still did not have a clean porch. I thought of calling animal control on the tenants, but did not. There have also literally been 7 or more new renters in our building within then 9 months of living here. I have heard two domestic disturbances and have seen one disturbance between two men (two weeks ago)...all in my building. Within the first few months of living here someone dropped a glass bottle of ketchup or spaghetti sauce on the stairs. I informed management 3 times over one month. They finally cleaned it up on the 4th complaint where I told them I was worried that little kids might cut themselves on the glass. Upon moving in we noticed a loud, high-pitched beeping coming from the fire alarm closet. My husband is in construction and knew that this meant a part needed to be replaced for the sprinklers to work properly. We informed management and were told that a part had been ordered. One month later we reported the issue again and were told that it had just been ordered. Two more months go by and finally the fire alarm closet was fixed. This was a big hazard for the tenants. The dumpster is a huge issue. There is only one in the complex and it seems to be broken or full most of the times I have dropped off our trash. We are lucky because we have a truck and can haul our trash to the dumpster, but I do wonder about other tenants on the opposite side of the apartment who have cars. It must be quite an inconvenience. The door to the restroom near the pool needs to be fixed. It is a push code door and has evidently been manhandled, because the only way to get in it is to slam your hip into the door while punching in the code. I've personally never been able to do it, but a little girl showed me when I was trying to open the door. I'm sure this is only making the situation worse for the door. Our friend lives in a one bedroom apartment and he has not experienced any of the issues that we have. He has had the same quiet tenants for the past 2 years. I do wonder if we were placed in a lower-income building. We had to move in by a certain date and wanted to be on the top floor. I would recommend a one bedroom, but not a two-bedroom in our building. Now for the good - I feel that overall our apartment is very nice and modern especially compared to what is available in Midland. The apartment was immaculately clean when we moved in. The appliances and design are nice and worked properly. I have always been able to find a parking spot - sometimes up front and sometimes 30 yards away. The staff that I have mainly worked with has in general been very understanding and friendly. Management does throw monthly parties for the tenants and I have been to most of them. I do understand that management has changed since we have lived here and I do not fault them for the past issues we have had here. This is apartment living and you cannot control how other tenants maintain their property and act; however if a memo is sent out saying what is allowed and not allowed and that fines will be enforced...enforce them. Otherwise they are empty threats.

                  Vantage of Midland Apartments

                  Vantage at Midland Apartments are one of the best we have found here in Midland, TX. After searching for around town and not getting very good service from others we came here and received a warm, friendly welcome from the staff. They gave us a informative and usefule tour and explained everything that we asked or needed to know. The beautiful gated community was in great condition and kid friendly and safe environment. The apartments are beautiful,spaciouse and well kept. The staff in the offices were very nice and helpful to. I would highly recommend that new people moving into the area come and check out these extravigant living quarters that they have to offer.

                    The apartments are nice and the staff is great. In order to keep a family enviroment, these apartments have decided to make the pool area alcohol free. Know that this will be enforced, if this is a deciding factor for you.

                        Knowing ( husband and three kids) our family would only live in Midland for a short time, we chose not to move into a home. We were very pleased how homey the apartments look, which many other properties do not. I choose not to take the easy way out and blame our property managment, or our maintenance men for SOME areas of unsatisfaction. Im very confident in saying that all the workers in our office and within the community have strived to do the best work possible, that is within their ability. However, being such a large property, there just isn't enough man power. MORE STAFFING, which corporate should see to it that there is enough staffing to provide all the needs for their residents. We have had minor fixes, although do need to be done by maintenance, that have been on a work order for months. They are working so hard to keep up with the big issues ( broken pipes from the freeze,broken air conditioners, etc.) that what is considered minor issues are over looked. I believe we only have 3 men working in maintenance, which is very bluntly not enough. The swimming pool went months looking like a pond covered in moss. It of course has yet become real swimming weather, but really disappointing to walk out of apartment and have to look at it. We recently had two maintenance men leave, so it was understandable that during the transition some things might get undone. But, two left and only one hired, how can we be mad that some things don't get completed. The math just doesn't add up, and being honest I believe it's because corporate is not willing to come to office level to please its residents, and is instead willing to let our local property management take the heat. Second complaint is again for corporate level. I choose to say this carefully, because when we moved here, we moved in knowing there was not a play area for the children. Maybe I should say request instead of a complaint. Some families better than others, do try to keep there children occupied in the grassy areas that are actually more than enough room for the kids to run and play safely. However, the residents who do not have children do seem to be bothered by this. Seeing that Vantage is a community open to families, it would be nice for not only those who have children, but for those who do not, to have a play area put in. Many apartments even the older ones, have tennis and basketball courts. If you choose to only look for things to complain about, you will always find something, regardless of where you live. Despite the understaffing of maintenance, our over all experience has been good. The office staff is extremely friendly and are great with the kids. They have really strived hard to make the community child friendly. If a friend of mine had been looking for an apartment, I would be very comfortable recommending Vantage, but would have to be up-front of the slow to fix maintenance problems. Something very important, is the apartments are VERY clean and appliances new, and in great working condition. Thumbs up for this, especially after looking at other apartments that have appliances that are dirty and out of date.

                          Hell NO!

                          Don't do it! If u just take a quick look at the apartment you r ready to move in but once you live here it's a total different story. Little bad --- kids running around everywhere, I can hear my neighbor snoring at night the walls are so thin. You have to get direct TV, no other company provides to this complex. Direct TV sucks. It takes 2 weeks for maintenance to come fix anything. ------ --- people live here, I'm starting to think these are low income apartments with all the trash that lives here. Parking is horrible! You have to have a covered parking spot that you will pay $35.00 a month for just to make sure you don't walk a mile to get home. Half the time someone is parked in my spot. My water bill is $100 every month. We pay vantage for our water. I'm in a 2 bedroom. Doesn't make much sense when there are only 2 people living here. This is by far the worst apartment complex I've ever lived in and I have had my fair share of renting.

                            Love It!

                            I recently moved in to this complex and I am very happy here. The apartment is very nice and worth the little bit extra money than the older apartments in midland. The staff is great! The girl that leased to me made me feel like she really wanted me to live here and even though I asked alot of questions, she answered all of them and never made me feel like a bother. I haven't had to call for any repairs in my apartment, but I think the maintenance workers must be good because my apartment was great when I moved in, and they rushed to get it ready for me to move in soon. I did have a problem with a neighbor and when I went in to speak to the manager, she was very nice and went out of her way to talk to me and make me feel better about the situation and what had happened and she made me feel like she really cared that I was upset. She took care of the problem with the neighbor very quickly and the neighbor moved and I think it is because she made him move because of what happened. I have lived in several apartments and never seen a manager take care of a problem that fast! The only problem is the parking. There is not very much parking at night and they don't have enough covered spots for every building so I could not get one that is close to my apartment and I have to walk across the parking lot. I think it is because they are full, but its frustrating to walk far at night when your a single woman. That is my only complaint. Its a great place to live!!

                              Best Apt In Town

                              my mother and I moved in a couple weeks ago. And we love it. There were two minor repairs needed and they got on it right away. Veronica is a gem and does everything humanly possible to make you comfortable. I have meet people from other complexes and they may pay a little less but they live in ancient apartments with cruddy everything.

                                Remarkable

                                My family and I recently moved into Vantage at Midland and we ve had the most remarkable experiences with management and staff. We had to move from our previous home abruptly due to a mold infestation that was making our new born son and 5 year old daughter severely ill. After being mandated by my children s pediatrician to move I did a quick Google search and I fortunately I was able to find Vantage online. Thank goodness! I called and was invited to visit that day and once I arrived I knew immediately that was the place my family and I were supposed to be. Besides the apartments alone being immaculate and the grounds being well manicured and secure the ladies in the office where nothing less than extraordinary. They where immediately friendly from the first moment and went above and beyond to help us get a new, safe, clean home for our family. They got the ball rolling quickly and helped us thru any obstacles we encountered. Veronica, Treika and Sandy where not only understanding & sensitive but committed & determined to help us in any way possible. We feel not only thankful, but feel indebted to them. These ladies have been a true blessing to us. I most certainly recommend Vantage at Midland to whomever may be looking for a new place to live. It s quiet and the neighbors are friendly. The dynamic of the property is warm and inviting. I feel safe and secure not only because it s a gated community, but because it is very well lit at night. There seems to be plenty of parking and so bringing groceries doesn't have to be such a strenuous workout for a mom of two! I'm confident in our move and thrilled that we made the right decision.

                                  looking better

                                  I have been a resident at Vantage at Midland for about a year now. While I agree with some of the things that have been posted, there is a new manager in the office and things seem to be slowly improving. In the past when I have had to go into the office, the staff seemed incompetent and it was chaos in the office. When I had to go into the office last week, it was a much calmer atmosphere and the new manager came out to meet me. She was very friendly and appeared to really care about my concerns. The grounds and pool area have been much cleaner in last couple of weeks. I have decided to renew my lease because of the change in management.

                                    It looks nice from the outside... but dont' waste your money here!

                                    I have lived here around 5 months now and my lease is up in thirty days!! Finally i'm ready to get out of here I have a one bedroom apt. and living right above me is a family of three. It sounds like a herd of elephants everytime they walk. The walls are paper thin you can hear everything through these walls. There letting low income people rent here and thats probably why there are three people living above me and in a one bedroom apt. The parking is a joke I have three cars so I did the right thing and bought a garage and a carport so I would just have one car to park and everyone who doesn't have a job I guess just leave there vehicles right out front. So all us hard working people have to park at another complex. They have only one dumpster and its a joke it's always a mess over there. You might as well take it some where else to dump it instead of leaving it and having someone dig through it and find your info. Every time I go to the front office there is always some new person there that doesn't know jack!! You have been warned these reviews are here to help you! Don't make the same mistake take your hard earned money else where!

                                      worst place ever

                                      Like many people on this site they have had my same experience w/ this complex - AWFUL. They will be SO nice and tell you everything you want to hear to get you to sign that lease and then after that it goes downhill, actually more like off a cliff. These apartments were built way too fast and not good quality at all. They look nice but that is about it, so many things are broken and the walls/ceilings are paper thin. You will hear every tip toe/stomp (in my case 10 people stomping above me) and the management will do NOTHING about it even though you have proof (including police reports) that the people are breaking their lease and have people living there that aren't listed on their lease. I had to call the police on my neighbors no less than 10 times. My point here is that if you have a problem - it's just too bad because the management will not do anything to resolve any problem you have - period. Julia is the worst thing about the complex, she is rude and unprofessional to say the least. Contrary to the so call "background checks" they claim they do on all tenanats - they will let anyone and everyone move in and I would venture to say that the majority of people that live there are not people you would want to be living near. The gates are broken half of the time and there were reports of people's cars being broken into as well as gas stolen from tennants cars in the parking lot. I moved out 2 months early and just paid for them even though I didn't live there because I couldn't stand to be there one more day. I offered to pay them for the months that remained in my lease and go ahead and do my walk through and give the keys back and they said that would be fine but that I would have to keep the electricity in my name. So they wanted to keep the electricity in my name while they use it to get the apartment ready, show the apartment and possibly go ahead and lease out my apartment? I think not - so I had to just turn the breakers off and keep my keys for an entire 60 days while it just sat there empty. Stupid on their part but not surprizing that they would pull something like that. Needless to say I'm am SO glad I'm out of that hell hole. If you are looking for a place to live, a carboard box in the ------ would be a better choice than this place.

                                        Look elsewhere...

                                        My lease is almost up and I'm glad of it. I'm seeing a lot of what others are saying here. I keep getting notices stuck to my door saying I owe something I hadn't paid. Each and every time I talk to the staff about it, they find it's a mistake or a fee I paid was applied to another apartment. I have a copy of a check where someone changed the apartment number I had written in the memo field after I gave it to the office. I can already see they're gearing up to keep my deposit. I've never dealt with a complex as unprofessional as this. And the noise between apartments is ridiculous. I thought my neighbor was crazy when he told me this but I've since heard it myself. You can hear every sound people make in the apartments around you, you can even hear when they flip a light switch. The material used in the apartment's construction is low grade at best. The locks have broken on my door twice just from locking or unlocking with the key. Maintenance has been very prompt to fix issues but there sure seems to be a lot of issues. My advice to anyone looking for a place to live, do not consider these. They are extremely over priced for what you get in return. Oh, and did I mention the paint is pealing off of the bathtub? Not the walls, the tub itself.

                                          THEY WILL SCREW YOU

                                          I just moved out of here and from day one JULIA (the manager) will tell you anything and everything you want to hear to get your check in her hand. I have never dealt with a more lying backstabing person in my life. I have lived in many rental properties in Midland as well as Austin and I have never had to deal with such rudeness. When you move in everything will start breaking and honestly the maintince guys were usually very prompt with my request but I was also friends with them. When you move out the will screw you over to no end. You can go ahead and kiss all of your deposit away even though you spend 3 hours cleaning I would have never cleaned if I knew they would end up doing this to me. I really should have known but I was like no let me just do the right thing and clean. I wish I would have never done that. If you are looking to move here DONT it is not worth is and you will regret it until you move out. I haven't lived there in a month and I am still dealing with these people its crazy stupid how they will do anything for you to get them to sign. Also it is low income and there are nothing but hood rats running around there now. Please keep looking if you are looking for an apartment.

                                            ATTENTION OWNERS!!!!

                                            BEWARE!! When I walk into this office I see random people that "work" here, running around like complete idiots. And when I ask to speak to the manager SHE IS NEVER THERE!! And on occasion if she is, I always have to wait for her to finish her cigarette or get off of her cell phone. She even pretended to make conversation with me and tried to be my friend on myspace. One time I had to wait for her to stop flirting with a guy dropping off an application, when she went into the office I overheard her say "where does he work". Seriously? You are fake and intolerable, not one of my neighbors can stand you. Not to mention when I looked around for another apartment ALL the other managers know who you are and not one had a nice thing to say!! Pathetic!! I have had ENOUGH of the unprofessional attitudes and lack of respect for their residents and guests. I know I am not the only one complaining about this. I have called their corporate office (United Apartment Group: 210-492-1570) and they seem to not care as well. I see moving trucks left and right. PEOPLE; pay attention to these reviews! We do not list them JUST BECAUSE! The only one's that do right are the maintenance staff, or at least used to! I travel, and have lived in many places. This will always be at the top of my list as NEVER AGAIN. While I still am in this ---- hole, I tell people on a daily basis not to live here, no matter how much you pay me for a referral! I am not asking for anything here, just warning you of the incompetence with the office staff. Not even these older apartments have such horrible reviews. Why hasn't the management company changed staff? Why do they insist on losing the mature people that can afford these prices? I cant park in my carport because some other person is ALWAYS parked there. And when I asked to have it removed they said I couldnt. The front gates dont work because "parts are on order", and the sorry excuse of a "workout" room..its either broken equipment or full due to lack of machines. The staff has changed SO much except the problem...JULIA! She parties right along with the rest of the residents. AND..I did some research, if you look on the main page (vantagecommunities.com) it tells you that they are a "U.S Workforce Affordable Housing Community" putting it oh so lightly that YES, they accept Low Income families and have Income restrictions. Weather or not they advertise I have 2 friends that moved in a BRAND NEW 2bed last year for under $800. When I was told it was over $1200. Just ask, they can't deny it or you can file a suit with HUD. I already have reported them. This place is a joke.

                                              I'm not even using this website anymore to find any apartment. I know that the office staff is the worst in Midland. I've tried to find someone to take over my lease here. I have a ONE bedroom TINY apartment and it's so expensive. The office staff nevers calls me back and they're all young girls who don't care about anyone here. The work out room is horrible, the treadmill never works, there is constant party at the pool and you can not have anything on your balcony. Well others can, but you sure can't. I'm tired of the party signs everywhere. Take that money that you spend on booz for your residents and fix the gate or the treadmill. They are in desperate need of new management. Maybe that would help the Aparments. BEWARE, DO NOT MOVE HERE...you will pay TOO much for what you get!!

                                                I have lived here for almost a year and plan on staying. The staff here has been very nice and helped me out when I receive alot of packages for my job. The maintenance staff are very friendly as well and take care of any issues I have had in my apartment.

                                                  I have been here at Vantage Apt. for 6 months and I run my bussiness from here. The staff up front help me out all the time with faxes and copying. They are always attentive towards customers and renters. I would definetly recommend Vantage to any one looking for an apartment. I enjoy the people and the staff here. They are all friendly. Julia,Heather,Kristin,and Aaron always go beyond the duties to help me and make sure I get my files for which I need. there was a time when I needed a fax and they stayed open just for me for an extra 5 minutes
