I just moved here over a month ago. So far my bike and patio furniture has been stolen. My bike was chained to the stairs and i do live on the first floor. On the weekends, the kids LOVE to play in the middle of the street. EVERYONE has a gosh dang dog! Cleaning up after their dog...good luck! I regret moving out here, even though location and price is nice.

These people r absolutely shady and filled with lies!! they will do anything to get u to move in so they get paid!! they r gross apartments full of bed bugs & spiders.... They go around and solicit to other apartment complexes after hours and send flyers in the mail.... They are very unprofessional... if you are $3 short on rent they will try and avict you! After you sign the lease to move in & actually do move in and they get paid for it they will try EVERYTHING in their power to kick you out. This apartment complex is maybe 50 percent occupied me & all ofy neighbors left the day our lease was up! They will make you get on your hands and knees and scrub ur apartment clean even paint it.... then on your move out statement they will still charge you for it all. They tried to tell me i o them $$ for new blinds b.c. mine were "chewed" up.... i got into a huge argument with them & finally made them come show me where they were messed up and they COULDNT!! They said oohh uumm sorry guess not... but hey since we already ordered your apartment new blinds could u still pay us for them.... lol really.... oohh and dont go talk to Jose.... or Rainy... they r a joke and Mallory is a B*****. full of lies DID YOU KNOW THAT 93% OF PROSPER POLICE CALLS R FROM THAT APARTMENT COMPLEX ALSO!!

If you have somewhere else to move to, meaning you can get a place elsewhere, I would recommend doing that. Rent seems inexpensive, but once you add the water bill to rent, you end up paying what you would elsewhere anyway. Staff are okay, just have alot of mishaps with the general ledger and counting money. If you don't watch your statement closely you could be paying extra unnecessary fees. And good luck with gates....front hardly works, and back one, well they open and close it on their schedule, although it would be very helpful to leave it open. Apartment itself very quiet; however can't wait until lease is up.

I checked this community out for a relative relocating from California. I was impressed with these and the Mansions next door. I thought that the rents were somewhat expensive, but you are paying for the area. My CFO lives in Prosper and it is a wealthy town with good schools. My brother and his wife are looking for great schools while they rent for the next few years and Prosper ISD is fantastic. If you have children and do not mind paying a premium to live in a safe area with a superb ISD,this community is a good fit. There also seemed to be alot of parking available for guests.The pools were nice as well. Overall a very kid friendly community.

Wouldn't recommend it.
We have lived here for almost 18 months and will not be resigning our lease. I'd like to share our experiences and perspective on being a resident here and you can decide if it's right for you. We were living at Alexan Parkway Apartments in Mckinney and decided to move here to save up some money. We were very shocked to find our electricity bill was higher here, even though the apartment is half the size of what we were previously in. We pay on average $140 dollars a month for electricity and around $80 dollars for water for our 635 square foot apartment! (We were in a 1200sq ft) Also, there is only one choice for power so don't expect options. Our unit seems to be very poorly insulated. Our laundry room and pantry are generally 20 degrees higher or lower than rest of our apartment in relation to outside temperature. The construction is rather average. The countertops, tile, fixtures, carpet, and hardware are all mediocre. I expected more. Our kitchen sink is shallow and doesn't even have a vegetable sprayer. Insulation is non-existent. We can hear our neighbors anytime they are in their closet or bathroom. Parking is adequate but speeding is a serious problem. Had constant issues with the hallway lighting outside our door not working. The pool is small but generally kept up pretty well. The path around the pond is nice to have. I see groundskeepers out all the time trying to keep up with picking up trash and dog poop that people are too lazy to pick up themselves. I can't say I have any complaints with office management. Any issues we had were resolved. We were interested in a larger unit after we had our baby and they were unwilling to put us in a larger unit unless we signed an entirely new lease. I would say our biggest complaint with this Apartment complex are the people. I can count on two hands how many times I had to answer the door in the middle of the night with my gun because of drunk people kicking on the wrong door. It's not uncommon for the police to show up a couple times a week at night to our building or a surrounding building. Last week, I came home from work in the morning to find Constables serving a warrant in our building. Another neighbor used the parking lot as a junkyard, storing vehicles that did not run, had flat tires, and leaked fluids all over the ground. This went on for the better part of a year before I complained to management. Balconies are generally used as storage around here. We regret moving here. These shouldn't be issues for the price paid and the area. We had higher expectations for living in Prosper.

This is a great place to live! The management team is top notch and is always willing to help! My move in was easy and painless and everytime I have had a service request it was done in a timely manner. If you are looking for a peaceful place to live right outside the city, move here!

The Estates of Prosper Apartments, Prosper, Tx
I would not reccommend this place to anyone. Management really only cates about getting their money. If you have issues, they will listen, but will NOT do anything to correct the problem. Do you enjoy the ------ living? If so, this is the place. Do you enjoy seeing children playing in the parking lots? Riding bikes, scooters, and skateboards with no regard for traffic or residents? Do you enjoy seeing the police on a DAILY basis in your community because the management cannot correct issues, and the police can basically do nothing due to the place being private property? Do you enjoy damage to your car because resident could care less how they park, or if they damage your car with dings and such? Do you enjoy shoddy repairs when call is placed? Do you enjoy inconsiderate neighbors? Do you enjoy SKY HIGH water bills? If so, this is the place for you.

Nice complex
I moved here due to my work location at Raytheon in Mc Kinney. The apartments are nice inside and the complex felt secure.There is a zero tolerance policy for crime in this area.That was part of the reason I chose this complex over a few in Mc Kinney.Once rents raise high enough simple issues like loud music and parking lot speeding will subside.Most adults who do that wont want to spend the extra $$.Once these start in the $800 range everyone will be better off....

DO NOT LIVE HERE
This is not a good place to live and when my lease was up I got OUT! They have a serious bug problem! The apartments are not bad to look at but its noisy and the walls let any sounds at all through. The gym was gross. There was always food and chips everywhere. They are just rude every time that you go in the office. The assistant manager is the worst of all of them while the manager is a complete air head and has no idea whats going on most of the time. She argues with the residents about anything and is wrong most of the time. I was referred by my friend and there was a $1000.00 referral check they give you and then after I moved in they called my friend a liar and said they had no idea who I was! They tried to say I had a bunch of noise complaints against me but I was working all the time and NEVER there. The maintenance people came in whenever they felt like it and didn't even have a work order.

Horrible horrible horrible
I signed an 24 month lease and in the lease was a special to recieve a $700 check if you signed immediately. I have yet to this day seen that check. I have emailed and called numerous and numerous times and no one can answer my question on where the check is. They office avoids this issue. One of the workers was honest with me and told me that I should have recieved that check within 4 weeks of move in. I guess I have to take them to court when I fulfill my lease. The apartments did a scheduled walk thru to replace the air filters for the air conditioning and they forgot to lock our apartment back. Our apartment sat unlocked all day until we got home. The water bill started out at $50 dollars a month which was not to bad but now it is nearly $75 every month. They charge the full price for trash for 3 months and then they took away over 3 dumpsters so the trash overflows out of the existing dumpsters and we didnt see a price decrease for them removing the 3 dumpsters. I can also hear the fat girl upstairs. Everything that she does and everywhere that she walks you can hear. It is horrible. These apartments will be just like living in the hood in about 6 months. It looks as if the apartments have started accepting section 8. I called an asked the office but they say that they can't discuse that information. When I first moved in when these were new it was a good place to live. I promise you they look nice but there are some ------ people that have moved in. They did background checks on me before I moved in and I have no record so I was cleared to move in but what is happening is they are letting a person move in with a clean record and then after they are cleared the trucks start showing up with all of the thugs and ------ peoples stuff. There are numerous kids that skateboard and ride their bikes through your breezeway at ALL times. I wonder where these childrens parents are at. Other than all of this the price of the apartment is great but they do make some of it up thru the water bill. If you can live with all of this than good luck. I hope you own a gun.

Base on my experience I would say HELL NO don't move to Estates of Prosper
Been a resident since summer 2009, my lease expires in couple of months and can't wait already searching for my next apartment to call home. Unfortunately for me I moved in when they was still constructing so there was no ratings or reviews available for Estates of Prosper at that point in time. I moved here from out of state so didn t know much about the area was just trying to stay close to my job. Anyways, due to the special they was offering at the time, I signed a 24months lease agreement I don't know what I was thinking signing a 2yrs lease. I can't advice anyone to move here or not to move here all I can do is just leave my comments and hopefully it would help in your decision making. Oh yeah I m not leaving this comment cos I m bitter about a particular situation because I never had any issues when it comes to paying rent, I pay on-time and never been late. I actually thought about breaking my lease last year but the cost involve made me hold out. I didn t want to get myself trapped into a situation I m paying rent in 2 different places Pros It s cheap, I don t know about now I signed a 2yr lease so am still paying my specials from when I signed my lease Maintenance turn-around is pretty ok I think Really trying to think of more Pros but can t really come up with any ..hmmmmm interesting Cons Noise Issue: Kids skate boarding from building to building till odd hours of the night; I wonder where their parents are. Mold Issue Living room and guest room stayed cold during winter season Bathroom fan is so annoying: When I first move in their use to be a different switch for the bathroom fan and light, but they came in and changed it, so now you've no choice to listen to that annoying bathroom fan. Parking could be an issue if you come home late night Bad Insulation: I pretty much always wake up whenever my neighbor alarm goes off. I can hear word for word what they watching on TV. Cold air comes in through the door during winter season causing my heat to go out and my electricity skyrocketed. Since they lease to everyone mama and papa now I can t really say I feel safe here anymore The carpeting is very cheap (it shed all the time) Cricket issue during the summer time: The noise is so annoying, and still trying to figure out how they get into the house and hide in all places (closet, pantry etc) Water bill is ridiculous My neighbor dog bark all night long everyday Cars speeding in parking lots Someone actually yelled obscene language to my wife in the parking lot because she didn t stop for him to drive-by, last time I check I thought cars suppose to stop for pedestrian to pass by. Maybe I m old school Good Luck future resident of Estates of Prosper can t wait for my lease to be over. I would be giving them a 90days notice even though I m only required to give them 60days notice Lmao

BEWARE!!! WRONGFUL EVICTIONS ARE WHAT COULD HAPPEN HERE!
I am writing this review to explain to each person who looks at this website before making a leasing decision, about what happened to me and my family. We decided to move to the Austin area and found a beautiful apartment down near Austin. We lived there until January 22nd. We took possession of the apartment in Austin on the 23rd of January. We were just notified that they filed an eviction on us and we dont even live there anymore. Usually when you think of an eviction its usually towards people who havent paid rent and wont leave the premises. Well needless to say we didnt even live there. They knew we didnt live there and still filed on my family and I. Luckly they have agreed to dismiss the eviction BUT... That has yet to happen!!! Beware if you are leaving that place. They will try and Screw you anyway that they can. I am so fortunate to get out of the Estates of Prosper. Sure wont miss those 100.00 Dollar water bills, and the Jet plane engines they have in the bathrooms. Or appliances that have shorts in them and only work when they want too. On the up side they did have beautiful floor plans and very well insulated floorplans as well. Our electric bill was only around 150.00 per month in a 1200 Sq Ft apartment. BEWARE OF THE OFFICE STAFF!

lots of pros and lots of cons
pros: office girls are nice when i got laid off, they let me transfer from a 3 bed to a 2 bed in a couple of weeks so my rent was cheeper lots of parking quiet my neighbors are nice didnt charge pet fees for my cat cons: work orders take a long time to get done sometimes lots of kids water bills expensive fan in bathroom is noisy kids skateboard in parking lots people dont pick up after their dogs direct path sucks, but i switched to uverse hope this helps someone make a decision. ive lived here for a year and a half. i will most likely renew my lease. i like it for the most part, except for the kids and the water bills

I RATHER HAVE A NIGHTMARE ON ELM STREET THAN HAVE ONE HERE!
I CANT WAIT FOR MY LEASE TO BE UP! SOMEONE NEEDS TO CALL THE NEWS ON THIS COMPLEX BECUASE THE COPS ARE BEING PAID OFF TO IGNORE THAT TEENAGERS ARE DOING BLOW AND ALL OTHER DRUGS AND ACTIVITIES IN BUILDING 5! THIS IS WHAT YOU CALL A "PRETTY' ------. THE STAFF DOESNT SEEM TO CARE ABOUT THE TENANTS. ALL THEY SEEEM TO CARE ABOUT IS CHARGING CRAZY FRIVOLOIUS CHARGES THAT GO AGAINST THE LEASE. THE FRONT STAFF LEASING GIRLS ARE ABOUT AS HELPFUL AS POOP....OH YEAH, WEAR SHOES AT ALL TIMES. DOG POOP HAS BECOME ONE OF THEIR AMENITIES FROM THE LOOKS OF IT. THE MAINTENANCE MEN ARE SLEEPING WITH TENANTS.....EVERYONE AND THEIR MOTHER IS ALLOWED TO LEASE HERE. I DIDNT REALIZE THAT SECOND CHANCE LEASING MEANT COME ONE COME ALL....EVEN IF YOU MURDERED, RAPED, DID DRUGS, SOLD DRUGS...WHATEVER! THE CHILDDREN ARE ALWAYS RUNNING AROUND UN ATTENDED...ALL HOURS OF THE NIGHT..IF THE COPS WERE ACTUALLY ON TASK THEY WOULD FOLLOW STATE CURFEW LAWS. THE GATES NEVER WORK OR THE GATE REMOTES..BUT REST ASSURED YOU WILL BE PAYING $40.00 FOR IT. I THINK THE ONLY WAY OUT OF THIS LEASE IS TO GET KILLED BECUASE A WOMAN CRYING FOR HELP GETTING BEATEN DOESNT REALLY SEEM TO MATTER TO THEM. VANESSA IS A LIAR, RAINEE IS CLUELESS, ASHLEY IS VIOLATING SO MANY RULES AND KATIE IS ABOUT AS SHARP AS A MARBLE. BE PREPARED TO BUY AT LEAST 4 VACUMS BECAUSE THE CARPETS TEND TO DESTROY THEM AND EVENTUALLY THE CARPET WONT BE THERE. SO DONT USE A GOOD VACUM. THE HOME OWNERS BEHIND THIS PROPERTY NEED TO BE INFORMED OF ALL THE BS THAT GOES ON HERE BECAUSE IT WILL DECREASE THE VALUE OF THEIR HOMES ONCE THEY KNOW WHATS REALLY GOING ON. WESTERN RIM HAS BEEN RATED "F" SO THAT GOES TO SHOW THAT THEY COULD CARE LESS ABOUT PEOPLE...JUST MONEY. SAFETY, SATISFACTION ETC...IS NOT AN OPTION HERE. Best I found
I just moved in to my apartment here earlier this week. To be honest, I saw some nicer apartments when I was looking around at different places. I looked at the Retreat, Verde Panther Creek, Alta Cobb Hill, the Mansions of Prosper, and Greenhaven. I liked the floorplans at a couple of other places much better and liked the ammenities better, but I loved the staff in the office. They were more helpful and kind than any other place I looked. I was having a hard time separating from my husband, but the girls in the office calmed me down and made me feel really secure. There is a courtesy officer on property and it is gated, so I feel safe. There are lots of other kids here so my children made friends quickly. They can even walk to school since it is right across the street. There are some bugs in my apartment, and I've seen better parking lots.. but overall I think I made a good decision for my family.

Do NOT rent here!!!
Believe me when I say there is nothing good about renting at this dump. The two good reviews on this website are from people that work here. I have heard nothing but bad reviews from the residents here and have heard more than once about suing the property management, Western Rim. They let ANYONE move in here. The police are here several times a day. There are very loud and unruly kids everywhere until 10 or 11:00 every night. The girls at the office are a joke. They are very rude and not helpful with anything. They blame everything on "corporate" and will not give you the phone number for them. I looked it up on the internet and when I called they said I needed to speak with an operations manager and they were not taking phone calls. Do yourself a favor and Google Western Rim before you sign a lease here. I wish I would have. The apartments are built very poorly, even the maintenance guys will tell you that (when they bother to show up at all). The fans in the bathroom, that you have to have on, really do remind me of a jet engine. We also have one in our kitchen that runs all of the time, that we pay for and can't shut off. When we moved in we were told that our water bill would be around $40 a month. It is OVER $90 every month. Yes, almost $100 water bill for a 2 bedroom apartment. When we complained they blamed it on town of Prosper and told us to go to a town meeting if we didn't like it. PLEASE don't be suckered into renting at this place by the incentives they offer. They have to offer them so high for a reason. No one stays here very long. I have lived here 7 months and have been here longer than anyone in my building. That should tell you something. The community is nice on the outside, but once you move in it is awful. I am looking for a way to get out of my lease, I hope a find one soon.

BEWARE!!!!! YOU DONT WANT TO RENT HERE!!!!
When we moved in we were told that things get fixed really fast there. Well that is not the case at all. We have put in numerous work orders in for the same things, and are told that we just dont know how to use them. Also they have alot of kids that are in the parking lots playing. This place is poop infested every where you turn. The management doesnt care about anything, and lie constantly about when things will be taken care of. I wouldnt waste your time renting from this place. After all it is the newest western rim section 8 property. They will rent to anyone! As soon as my lease is up, I WILL BE MOVING OUT!!!!!

Do your research..I wouldn't recommend
Where do I start...an employee named Ashley (not the girl working there now) really jazzed this place up and made it seem like 'the' place to live. Let me start with the positives becasue the list is short: 1) Rent is not outrageous..but when the incentive we received wears off I'm sure it will be. 2) Refer to number 1. Ok so now for the downside of living at "Estates" of Prosper... 1) How dare they call this place luxury. If this really is luxury, then I'd hate to see what 'normal' is to them. The carpeting is cheap (fibers clogged my vacuum for weeks after I moved in..and I have a Kirby). The countertops in the kitchen aren't level. 2) The crickets are terrible in my apartment. I find dead and live crickets everywhere. I guess it's better than spiders or roaches but the only animals I'd like to have in my apartment is my pet. 3) The noise level is very annoying. The neighbors play their music at all hours of the morning and night on any given day of the week. People slam their doors and causes loud noises (and not just a few times a day..they're running in and out ALL day and night). The kids are constantly screaming, cursing and loitering in your parking space...and their parents don't seem to care. Also, the grounds maintainance rev up their lawn mowers and weed whackers at the crack of dawn every Monday, so don't plan on sleeping in. 4) Inconsiderate residents. On several occasions our cars have been dinged by other doors..the worst one on our brand new car which not only chipped the paint but dented the door as well. When we complained to the management, they said they weren't responsible and told us to contact the non-emergency police. When the "police officer" showed up, he said there was nothing he could do b/c it was a civil matter. This officer had a nasty attitude and seemed to have no consideration for our property..as long as it wasn't his, right? 5) Management is TERRIBLE. Let's start with Rainee..the 'grounds manager'. She's too busy training people because of the outrageous turnover in their office that she has no time to take care of issues. She will try to blame it on you in some way and makes it seem like it's a burden to assist you. Vanessa..she's the worst one and very rude. I've heard her tell the other resident with me that he was blowing the situation out of proportion and laughed when he made a complaint. Ashley is only good for pointing where to drop off your rent check. She'll take down your number and promise to call you after reseaching an issue and will never call. The only person that shows any sort of empathy or concern for your problems is Katie. And good luck trying to escalate your problem to upper management, which is Western Rim Property Services. They will never return your call because all you'll get is a voicemail. They've been sued several times for misrepresenting their contracts..you can google it. 6) Pet owners put their disobedient dogs on their balconies to let them bark at all hours of the night. They also leave their dog's feces all over the grass and sidewalks. 7) The water bills are ridiculous. My electricity bill hasn't been too bad but give it time. I'm sure the day will come. For TV and internet, you have no choice but to go with DirecTv and DirecPath because we're too far from civilization to get anything else. Internet is always going out and we were told by a rep at DirecPath it would take 2 weeks..yes, 14 days for someone to come out and fix it. We were told by management we could keep our AT&T U-verse which was a lie. Cell phones don't get good service at all and we had to switch carriers, which wasn't much better. We were told cells get great service..another lie. Get used to empty promises if you rent here. 8) Speaking of lies..we were told our apartment was 'brand new', meaning never lived in. Upon moving in, we found rust stains in the bath tub, blackened food in the oven, scratches on the patio door obviously from someone's dog AND mail to our address in the previous renters name. Not just a few brochures..but tons of what looked like bills and personal mail. 9) Security..or the lack there of. The 'gated' community is missing an entire section of gate..so strangers are welcome. The gate is always undergoing some sort of maintainance and either doesn't open or is never closed. 10) The fans in the bathrooms are wired to the lights and are extremely loud. A few other reviewers said the fans sound like jet engines..I'd love to say that's an exaggeration but it really is true. 11) We receive several notices (at least once a month) that maintainance has to access our apartment for one reason or another. They have walked in without knocking while we were watching TV. It feels like there's absolutely no privacy. The maintainance team will never call or knock before barging into your home, which has almost got them tackled by my husband. It's scary when you're not expecting someone and people enter your home unannounced. 12) The clubhouse is unaccesible to residents. You can't have birthday parties or any sort of get together because there's only room of the employees offices, a tiny business center and a coffee maker. The gym is very tiny. There's an elliptical, 2 treadmills and a few dumbells. The picture on the website makes it look big because one wall is a huge mirror. To wrap things up..I'd give this place a 5 out of 10. For every good thing I can say about this place, there's 2 bad things to say to replace it..but it could be a lot worse (ie gangs, drugs, crime, etc). Visually, the complex is nice but management and service can make it seem ugly. Please be sure to read reviews before you consider moving here. Also make sure to reseach not only the apartments themselves, but the company managing them (which goes for any apartment complex). I said earlier Estates of Prosper is managed by Western Rim Property Services. You can look up all their complaints, lawsuits, etc. We came from Auberry at Twin Creeks located in Allen and our only complaint there was loud noises from the kids upstairs. Coming here makes me realize I really had it good at Auberry and I plan to move back as soon as my lease is up.

Oh no..
We moved in May 24th 2010. We were basically lied to about EVERYTHING. The water bills are upwards of 70 dollars a month. Prosper doesn't own the water pipes so Frisco is cleaning the water and charging the apartments which in turn are passing the charges down to us. The front girls are annoying and look like they should be working in the mall. Vanessa lies a lot. You pay 40 dollars for a gate opener and it never works. Kids everywhere (was told that despite the schools, not many kids live here). The poor maintenance men work at the Mansions also, so don't expect things to get fixed fast. Bugs EVERYWHERE! Loud construction at 8AM and mowing Monday mornings. Random cops all the time. The "gym" is really tiny. The pool is nasty, small and boring. Other than the bad things - I love our unit. The rent is pretty reasonable. Could use some more storage because there is NONE! I like the area and the maintenance men. Neighbors are fine, little loud but nice.

Let me count the ways I hate this place
Lets begin: 1. When we first moved in our apt. was infested with crickets, that continued unabated for one month. I complained to the staff, but they just said it was happening to them also. 2. Mold in the apt. They placed industrial, jet engine exhaust fans in each bathroom and they cannot be turned off. Everytime you go into the bathroom and turn on the light the fan also comes on and you have no choice about it. They also installed another, but quieter, fan in the kitchen. 3. Lots of kids. I mean, lots. This place is between a middle school and an elementary school, so that means lots of kids. I realize that should have been a tip-off, but I just didn't think about it when I toured the place. 4. An earlier post mentioned "maurading teens", that would be pretty accurate. You can't even park without almost hitting some kid. They are freaking everywhere, all the time. 5. Noisy, mostly because of the kids, but also because of all the racket from ------may-care, rude, tactless, low class scruff fleeing from south Dallas. Yes, urban sprawl has come all the way up to Prosper. 6. Direct-TV and DirecPath have some bribe with the owners, and that was all we could get when we moved in. Now I hear there are other options. However, we had to sign a contract with Dtv. Service has gone out on tv at least three times, and the internet has gone out at least five times. The internet episodes lasted at least three days each time, and when I called for a tech to fix the problem they could only schedule a visit three or more days out. One time I was actually given a date 7, that's right, seven days from the time I called. 7. Cell phones don't work in the apts. You have to go out into the parking lot to make any calls, incoming or outgoing. 8. Water bill is $60 per month! 9. My electricity bill in January was $242, so it's not the cooling bills you have to worry about. 10. Pet deposit, pet fee, plus pet rent. 11. Lawn maintenance shows up at 8 am on the dot on Mondays and wakes all of hell and creation. 12. Apts. are in the middle of the twilight zone, 15 minutes driving for anything, unless you like Wal-Mart. 13. Idiot neighbors put out their dogs on their balconies late at night. Of course, then they bark into the parking lot. This is at midnight or later, and it's more than just one person doing it. 14. Workout "parlor". Don't count on a nice place to work out. 15. Pool is infested with children during the day (during the summer). Just imagine all the pee you could swim in! 16. Maintenance people just walk right in. I had one guy come in while I was watching tv, and he didn't even knock. 17. Overall a very loud place. Strange noises at all hours of the night emanate from our building. There is a loud banging that occurs intermittently and maintenance and staff just look at me as if I'm stoned. Also, neighbors again. Since there are so many kids and teenagers, and trashy people, they don't care to take notice of the fact that other people live here. Some of us actually work from home and need some quiet to work and pay for this wonderful place. Some pluses are: the apt we have is actually quite big: 1200 square feet. Big kitchen and huge pantry. Parking is always available, just don't hit any of the street urchins playing football or smoking joints. Staff has always been nice and helpful. Response time on maintenance issues is ok. Rent is very reasonable but this should have been a flag as to the kind of social element that would be allowed to live here.

Problems! Dogs go for my kid!
MOLD! SHADY PEOPLE! BROKEN FRONT GATE and unsafe areas! Nobody restrains their animals and a dog went after my son. I can't wait to move. Becareful if you have children. And have fun dealing with Venessa in the front office...

Love it!
I have read some of the other posts here, I can honestly say that my experience has been a very positive one. When we moved in, we were supposed to have a washer and dryer, the delivery was delayed and when they washer arrived from Whirpool it had a crack in the tub but that being said the staff with very forthcoming with what was taking place. They gave us a credit for the inconvenience and have since had Whirpool deliver a brand new set that has no issues. I live in building 6, I have no complaints with my neighbors, I dont see allot of poo on the grounds, matter of fact I brag to allot of freinds about how great the grounds are. I have also been recommending the community to family, freinds and people who I can not assist in their search for a new home. Yes, I am also in Property Management but not for Estates or even Western Rim. I work for a competitor and I chose to live here. That should say allot right there in itself, I was shopping a sister property of Estates and fell in love with the staff and the whole concept of living at a Western Rim property. I was so impressed that we came to look at the newest addition to there family and loved what I saw here at Estates that we leased on the spot. I have worked 7 lease ups in my career and I can honestly tell you that all new construction communities have their issues when they first open. If you have an issue come up, go talk to the Manager, I am sure any issues you have will be resolved. I love my new apartment and could not be happier!

So-So
Pros- Very affordable Spacious Quiet Community I hardly see my neighbors Plenty of Parking Extremely nice staff Nice walking trails Cons- The walls and ceilings are paper thin The utilities are way more than they said Constant problems with the gate Maintenance entering my unit without notice (and removing a light switch) The carpet is the worse thing that I have EVER seen, every time I vacuum it get clogged with carpet shedding Construction leaves everything laying around The garden tub will not fill even half way up with hot water. There is a lot of shotty work though. My original apartment was seized by the city a few days before I was to move in and there were not any more apartments available by the lake like I had wanted so I had to relocate without viewing it first. Don't get me wrong I love my apartments and I understand apartment living but the maintenance man entering without my knowledge is a MAJOR no no. Other wise, the staff has been GREAT. Every person in the office has been super nice. When I reported that the construction left stuff out it was taken care of immediately. I just think they need to work out the kinks.
