I am very pleased with my new apartment at Orion and Prosper. Staff and maintenance are excellent to work with and neighbors are very friendly. I feel very safe and secure. Love the pond with the beautiful Fountain and the ducks are a perfect touch. I would highly recommend this property above all others that I have lived at.

Since the Orion team took over this property it is great. Wonderful staff and grounds. Only down side is no one seems to be able to pick-up their dog's poop. Really disgusting and nasty. Other than that the grounds are beautiful and the apartments are well designed for me.

I just moved in on the 2nd of november so far i like our new place nice people and overall nice area hope it keeps going well for the 13 months we will be staying at this complex.Theres a middle school right across the street hopefully tho there will be more restarunts, banks, gas stations around in the near future.

I just moved in so I cant say how long repair take. I can tell you that the lady in the office Heidi, is the best leasing agent I have ever had. She went out of her way to get me an apartment quickly and make sure it was ready on time. I cannot express how professional she is. I would highly recommend her to help you with your move in here. Its really very quiet, clean and convenient. I had a fried who actually lived here for a couple of years and he said it was the best place he ever lived. That made me feel really good about moving here. Please ask for HEIDI!

I've been here for over a year and these apartments have gone to hell. They changed management in the office twice, and the people at first was horrible and now they have a better crew that acknowledges customers that come into the office. However, the things that are so bad right now is people playing music all times of the night along with smoking of illegal drugs that you can smell when you come into your apartment. These things have been addressed twice with management alone with other near by neighbors that have the same complaints. The parking is crazy they allow people to post up their company stuff in the parking lot with trailers and more trailers all over the grounds even in covered parking spots. You pay for assigned parking spots yet people always park in them and the towing company says only the office can call, but yet office is closed after 7 PM so people park wherever they like on your dime.

Nice place and great staff. Friendly and professional and seem to always be willing to help. I looked at many different places around Mckinney and the price here was better than most and they are continuing to make the place look nicer every day. Also a very convienent location.

This place is a real joke. The new management company is horrible. They do not fix anything. The garbage is digusting and always on the floor and all over the place. The entrance gate has been broken for a while and they arent doing anything to fix it. They charging evetyone $40 for a remote but no point since it cannot be used. Prosper police are always here. All my neighbors along with myself are moving. The town of Prosper is also upset with the reputation this complex is giving to the town of Prosper. I would not recommend this place to anyone.

Not a bad place to live. The apartments are really nice and clean! The gym is virtually useless and could definitely be updated. The pool is nice. The grounds are always nice and clean. Overall not a bad experience. I would recommend to a friend.

When the management changed, I was on the side of "this is horrible, and the new management sucks", but in the past few weeks there have been a lot of positive changes, and hopefully more positive changes will continue to occur. I've looked at previous reviews, and have noticed that safety seems to be the key issue. While there are several buildings that have flood lights/landing lights out, the property is working to resolve the issues. In talking with the regional VP, they are planning to repaint the buildings and part of what is going into the repainting will be the replacement of the fixtures. Currently, they are testing several different types of landing lights/flood lights on various buildings to see what works the best. So, the lighting issue is being/will be resolved hopefully in the upcoming months as they renovate the outside of the buildings. *fingers crossed* In terms of the crime that happens...let's face it, crime happens everywhere. Has the management team been as responsive as we all would've liked, nope, they haven't. However, I have noticed that since residents have expressed their concerns there have been increased patrols from both Prosper PD and the County. My guess is that management has been working with Prosper to help curb the issues that have been going on. If increased patrols means more safety, I'm all for it! Another concern that I have seen posted is the aesthetics of the property. I agree, there is no reason in the world for trash to be piled up outside of the dumpsters nor is there any reason in the world for residents to be taking it upon themselves to clean up/stock the doggie bins. In the case of the dumpsters, I have watched residents dump their trash on the ground in front of the dumpster even after noticing that the dumpster was empty. You can't really fault the complex for residents being too lazy to take care of their own trash. However, I would think that management would get after the company that comes to empty the dumpsters to take care of the trash when the dumpsters are overflowing from the weekends or to take the trash bags that are lines up. To me, that's on the company and management should get after them to do their jobs. I do fault management/maintenance for not taking care of the doggie stations and hope that issue will get resolved sooner rather than later. Final concern that I have seen is issues with the office staff. I will be the first to admit that the office staff has been lacking in how they treat their residents since the takeover happened. However, it's starting to change and the changes are noticeable. The past few times I have been in the office, the leasing agent has been the sweetest, most helpful person the office has had in terms of leasing agents. The property manager is no longer with the property, and she was a part of the problem in terms of how residents were treated. Hopefully, they'll get someone in that will turn the reputation of the property and staff around. The assistant manager, to me, is the biggest problem that the office has in terms of how she treats the residents. Be forewarned that she is very immature and likes the power that she has of being a manager. In the past, she has revealed confidential information about residents to other residents, revealed confidential information about police matters to other residents, and has demonstrated that she will not treat you properly. I believe in rehabbing problem employees, and hope that through training this employee can be rehabbed. If not, then I hope that upper management will realize that she's more of a liability than an asset and will make proper changes. The office could be better staffed in terms of having more people in during peak hours/days. Again, hopefully, the management team will realize this and will start monitoring trends in traffic/calls/emails and will staff accordingly. Overall, the property still has a long way to go in terms of proving themselves to the residents, but they are starting that process and so far, it has been positive. I hope that the property will continue to change for the better and all of this negativity can be put in the past.

It was great at move in, very nice staff and nice area. Since new management has taken over, neighbors are mean and poorly placed, the community is poorly cared for and staff is unresponsive to issues. They don't seem to care about you or your problem unless you don't work and can be in the office all the time. Rent has gone up a lot and it will be hard to renew the lease because we already pay over 1k for a one bedroom apartment. It is not reasonable. In the past couple of months there have been swarms of cops and gun shots heard but no true information on what happened communicated by staff so we know if we could be in danger. I really just don't like the management takeover and how they are handling things. Things were perfect before.

This apartment complex has been a home since it was bought out by Orion. They are under staffed. Maintenance is worse, and rent is too expensive.Neighbors are usually messy and loud. Lots of smokers I will not be renewing my lease with with them.

This place is filthy, dangerous, rude, and generally mis-managed. You can pay exorbitant amounts of money to live here and have your stuff stolen, get beaten, be vandalized, and smell drugs all the time. The dumpsters are never emptied, and requests/issues are never resolved, and there seems to be no maximum on the amount of occupants allowed in a unit. There are one bedrooms with 4-8 people in them.

I don't even know where to begin in this review. Let's start with safety...in the past six months, there has been a drug related shooting, a domestic disturbance in which a lady was arrested for drugs and had her child taken by CPS, a domestic disturbance in which someone was stabbed (the girl that stabbed her BF was also wanted in Bexat County for felony burglary charges, thanks management for doing a check on her!), ongoing drug problems, stolen vehicles, and now a person posing as a pizza guy trying to get into apartments. Like I said, all of this has happened in the past 3-6 months. Management has been made aware of the issues, but they refuse to do anything. Moving on to management. Orion Residential took over this property at the end of May. They have yet to be able to keep a full office staff because agents leave or get fired. The managers are a joke and treat you like you're just money to them instead of a person. Good luck getting anything maintenance wise done. One of the managers, Ashley, doesn't know how to keep her mouth shut and offers confidential information on residents to anyone that will listen. The other manager, Zephi, will talk over you and bully you until you see things her way. It's just a joke in how this new management company does things. Save yourself the trouble and rent elsewhere. Yes, the property is nice, but it's not worth the headache you'll have with the staff nor is it worth compromising your safety to live here.

The main issue I have is that the rent cost is too high for these sub-standard apartments. Rent increased after my 1st year,but they did not offer any upgrading or painting. The entry/security gate never worked, but charged $40.00 for a key.

****FOR THE RECORD***** ORION MGMT JUST TOOK OVER 06.01.16 - so the positive reviews PRIOR to that was of the previous mgmt that is no longer there. Choose wisely.

------! Hate living here! This place is a joke. Trashy people live here & it is dirty! The place could be managed a lot better! The lake has trash in it, no willingness to assist with neighbors. Hate it here!

The new staff is horrendous. They dont follow through. The trash is too accumulated and they hired new management that is worse than the old management. These apts have got really unkempt. Do not move here!

Worst complex I have ever lived in. I've never known "luxury living" to include drive by shootings, break-ins, and drug bust. The management team is worthless and their lack of commitment to their job has made the property a breeding ground for criminal activity. Do your research! Check police reports for aggravated assault on April 5, 2016 and June 2016.

Wonderful staff, beautiful apartment homes, great neighbors wht else could you want in a community. I have had no issues whatsoever with my unit, and if i should need anything at all, its done quickly and professionally. i couldnt be happier

I have lived here about 3 years and I love it! The leasing staff is amazing and extremly helpful. The grounds are always maintained very nice. I was so excited when I found out hardwood floors and stainless steal appliances came standard. Mallory has always gone above and beyond her job specs while dealing with me. Simon, Miranda and, Carla are cool too. Everyone employed here is wonderful.

I Love this Community. They really go out of their way to make sure that the residents are very comfortable and that we feel safe in our community. Its always a pleasure to come home after a long drive from Dallas, when I enter my apartment I feel a sense of peace and tranquility!!! I fell like AHHHHH IM HOME!!!I like the distance because it means just anyone will not come to my apartment. I am a very private person so I do not like people just popping up to my door. I also feel extremely safe with the visual presence of the Prosper Police car driving through the community ever so often. We are 3 minutes from Walmart, taco Bueno and the ER. everything you need is at your fingertips, but you must have a car because there is no public transportation. but all in all this is a great community. The office staff are very friendly and personable, its just a very loving community.

The maintenance and correction of problems has been exceptional. The only problem we have experienced is that many tenants with dogs do not clean up after them even when there are bags available throughout the complex. Hopefully this can change with some sort of enforcement.

Pleased with customer service received. I like ability to request maintenance orders online. Apartment was very clean and freshly painted. I appreciate the nice fixtures and floors for easy upkeep. We were especially pleased to get a parking spot just outside our apt. door. We are very satisfied with our apartment.

I love the apartment layout, appliances and hardwood floors. The amenities that were discussed while leasing are not available. They do not have a business center, or media room. There is only one way in an out of the complex because the back gate is kept locked, which leads to very heavy traffic in the mornings, since it is directly across from a middle school.
