I honestly and truly cannot post enough good things about the Estates of Prosper and two of the staff members, -------------------. These two women have gone above and beyond the call to address issues that my fiance and I have had which are very minor - typical noise complaints, etc. I promise, we have had no major issues. When our lease was coming up, we had decided that as much as we hated to do it, we were going to move to Lewisville as it is the mid point between both of our jobs. When we turned our notice in, ------- was very quick to contact us to find out why we were wanting to leave. We discussed the reasoning and as a result of -------'s tenacity we decided to renew the lease for another year. ------- was very good about getting us into a renovated apartment stress free and recommending other areas we could save money such as a different rental company for our washer/dryer. She has been so helpful and kind. This week we have begun moving into the new apartment and ------- has been great about ensuring that we have everything in order as well as working with us to address some minor issues with the new unit (garbage disposal doesn't work and there was something in the bathroom that my fiance caught) They have been more than willing to work with us as we have ATT and the rental company coming out and have been willing to take care of making sure these providers are able to enter while we are at work. I honestly have never been more happy with an apartment or the office staff. Don't let one person or one bad review deter you from looking at and leasing at this property. I would recommend this property to anyone.

    I have lived at the Estates of Prosper since July 2010 and have resigned our lease until June of 2014. The property is not only beautiful, clean and quiet, but very conveniently located with easy access to Hwy 380 and the North Dallas Tollway. The staff is EXCEPTIONAL, particularly property manager Mallory Knapp. Previous management was good but current management is the best I've ever worked with as a tenant. Maintenance is done in a timely manner and the maintenance staff is friendly, helpful and respectful. Neighbors are long-term and friendly making you feel less like you live in an apartment and more like you live in a "neighborhood". Overall, I highly recommend Estates of Property.

      Hi, I just wanted you to know that you have a couple of exceptional staffers at The Estates of Prosper. I have been renting here for over 2.5 years & recently my step daughter needed a place to live & I couldn't think of a better place to direct her other than to Mallory Knapp & Miranda Blevins. Their professional & sensational personalities made a 'scary' experience of HER FIRST PLACE ON HER OWN for Nicole (& me) fun & satisfying. They worked with us & made Nicole's dream come true. I know that you probably hear 'bad' things on this website, but you have a couple of truly good people (Mallory & Miranda) running your facility at The Estates of Prosper. Just thought you should know. Thanks for giving them a chance to succeed, for all of us us enjoy & a place we can proudly call our home.

          We have lived at The Grand Estates of Prosper for almost 7 years now and have loved every day here. The management team, here is very helpful and understanding, and Mallory the Property Manager is outstanding and one of the best property managers I have met. They just upgraded the apartments with new flooring, dishwasher, microwave and stove. Service requests are done quick and right the first time. We have 3 lakes that get all kinds of wildlife like Ducks, Egrets, turtles, catfish, bass, and more. Property is always kept clean and beautiful, and in three years I have been here as far as I know of no vandalism has happened. This is a safe, fun and over all quiet place to live

          I have lived at the Estates of Prosper since October 2011. I have never had any problems with the staff or other residents. The staff are all professional and they go out of their way to make sure their residents are comfortable. I love the walking trails. My granddaughter loves to feed the ducks! I've fished in the ponds and have been swimming in the beautiful pool. I have always felt safe here and I would highly recommend The Estates of Prosper! DLJ

            I absolutely Love Love my apartment community! The office staff is very personable and visible. The staff is constantly involved in the complex. The maintenance staff is quick to resolve any issues that happen. I would most definitely recommend my community to anyone.

                  *update* after a long two weeks the property manager finally got some issues taken care. Its funny it took my review to open their eyes. Because Carla won't do much. I still feel she needs to be removed. But Mallory fixed the problem within the property. Got the gym back in working order. Got the loose stair rails fixed. That caused me to fall and break my ankle. But Carla never mentioned about a incident report. :( wish I've known. The only thing that still lacks is the main gate it never works. When it did it only lasted for few days. One night the main gate decided not to work and no one could enter the property or leave. Which led the call to the fire department. Big no no for the property. Also the courtesy officer is non existent. You can call them leave several messages never call you back. Your better off calling the police. This is a good property to live in. They have updated their floor plans. Looks great. If your looking for a place I highly recommend to speak with Mallory she the only one I can trust. I just wish they would bring back Austin a leasing agent. He was the best out of all them. He would go extra mile. He even brought my new refrigerator himself! But like all the places you go to you always see the change in staff. The new staff members lack the knowledge of residents. I remember when I uses to go to the club house they know your name. Now its like who are you don't know if your a resident or new possible tenant. Its sad. I say it how it really is. So you can experience it your self. The good note the pool always clean, they do hold monthly events. Parking never a issue. They do have covered parking for a extra fee. The ponds and trail is nice way to walk away and relax.

                    I have lived at The Estates for 1 year and have had an excellent experience. The staff has always been attentive and handled every issue that came up in my apartment within 24 hrs. Parking is adequate and the community is well maintained. I would gladly recommend this community to anyone looking.

                      I have lived here for 5 months now and I enjoy every bit of it. The management and staff here are very friendly and are always willing to work with you and help out at anytime. Mallory and Austin are super nice and treat you like family.what other complex has a friendly staff like this one that you can stop by the office and hanging out and talking with the staff? EOP is a calm and quiet place away from the city life but not to far from the shops and stores you know and love.This is a great place to live and Im glad I chose the Estates Of Prosper!

                        I'm in the service industry for a brand of hotels that have extremely high expectations and results. It takes a lot to impress me from a service standpoint, considering I live it on a daily basis. From the minute I got here, the staff was outstanding. Austin was super nice and approachable. Mallory sealed the deal with her patience and appealing personality. The grounds are beautiful and well kept. Even as big as it is, it's peaceful and the vibe around here is great, with the other tenants being quiet and friendly. Keep up the good work!-Lauren V

                          I have lived here for about 8 months and I must say I am by far very impressed with the entire apartment complex. I have never felt more at home in all the places I have lived around north Texas. The apts are ALWAYS clean, ALWAYS fun to be around with events and mixers around the clubhouse. Very spacious parking always available, and I work late nights as well. Management is very diligent on responding to emails and the entire staff, even though some have changed are ALWAYS very nice. There isnt noise or disturbances just an absolutely great place to live. My lease is up in feb 2014 but there is no doubt i will be resigning. -Ray W.

                            I have been living here for about a year and I must say that I had a few bumps on my credit that were worked with. I love my apartment and the kid friendly atmosphere butttt! My only complaint are the high utility cost. I dont have a washer but my water is always over $50 but my spot is nice. I do feel they are trying to be less calloused nowadays to tenants. Again I have only been there 10 months but I am enjoying the brunches and dinners.

                              I have lived here for 2 years now. For the first year I loved it. Great location and apartment. However, it appears that their level of rental criteria has dropped. I'll just say it looks like they accept section 8 but I'm pretty sure they don't at this time. There is ample grassy designated areas for children to play, but where do children prefer to play here? The parking lot. Where are their parents? Not watching. The kid that darted behind my car as I was backing out of my spot sure was lucky! Was his parents around? Nope. I don't want to be that person that just complains so I will throw in some positives later. CONS: the unattended children who believe the parking lot is their playground (there's even a REAL playground here!!), neighbors who leave their trash outside their door for a good solid 2 weeks at least, management has gotten very sloppy as far as staying organized and taking care of issues that arise (I've had one simple issue-due to their unorganized office that they fail to fix... Just don't buy a parking spot for covered parking. For one, people who don't even pay will still park there and management does not tow. Big waste of money if you buy one! Just park in one like everyone else. The water bill is ridiculously high! At least $40-45 per month. And don't let them tell you it's because it's special water transported from Irving or some crap like that! I know two seperate people who own homes in Prosper and they don't pay too much more than what it is here. In 2 years I have never seen or been notified of pest control spraying... You'll come across a good share of spiders roaming your walls. Speaking of which, in two years I haven't had my air filter changed.... Maybe you have to request that? PROS: maintence request are handled promptly, easy request made through the office are taken care of (letting cable or Internet guy in) ohhh which brings me back to a con. The apartment has a contract with 'DirectPATH' not exactly the same as direct tv. And they are the only ones you can use for cable and Internet and they kinda suck. They usually have social gatherings for residents.. FREE FOOD! Although I have not attended any events I think it's a nice gesture to residents. The few neighbors I have talked to are super nice. "Free parking" is usually ample.

                                Quiet City, awesome school district, very nice apartments. With that being said, management is not great. They are very inconsistant and they do not take into consideration any issues that arise. Last year, one of the residents decided to get drunk and play car tag with several cars in different areas of the complex. I woke up to my Cadillac in another parking spot, TOTALED. Nothing was even done about it. In regards to the rent, it was reasonable until I lost my job. When I found another one, I was able to catch up. They were willing to work with me. Then I went on an unpaid maternity leave in which I fell behind, but was able to make the payment to keep a roof over my children's head. Then, the unthinkable happened. My car brakes went out and then 2 weeks later, my alternator went out. There goes my went for June! I explained my situation to them and advised that I'm getting rental assistance from a local organization and that I was getting paid that Friday I kmow the courts do not accept car repairs as a meaningful cause of paying rent, but I was getting rental assistance. So now my children snd I have been out of a home for a week. I have never been in this sitiation in my life so I'm trying to find out how to deal with it. I'm seeking Veterans Housing Assistance because my children are dependents of a Disabled Veteran. If anyone can assist me please respond. I know that this is a test and it is only Temporary. I want to thank the Estates of Prosper for this lesson. I know God got me and he will not let mess to continue to go on. Anyone that wants to rent here, please do research and ask a lot of questions about the contract. Make sure that your income is 3 times your rent because they will not check that. I do not want anyone in this situation I am in. If your are evicted, they will rush you out, leaving you with the inability to clean the apartment so they can charge you with all these fees that Banks do not even pay to maintain a home.

                                    I recommend The Estates of Prosper to anyone that is looking for an apartment. The Estates is a friendly place that you can call home. The staff is amazing as well as maintenance staff. This property has great amenties and awesome landscaping. I have never experience any bad complaints, also I just want to say that I will be renewing my lease again.

                                            My wife and I moved from a bad property to this one and have never been happier. Since we've lived here its been a quite and very nice place to live. The maintenance staff is quick to answer your work order and the office staff is very helpful. The floor plans are spacious and parking isn't a hassle.

                                              My wife and I have lived here for about a year and have never had any problems. The running trail and the pond are very nice and attractive. This is a great community, the grounds are very well kept, and the noise is minimal. The maintenance team is great and fast. The construction of the apartments themselves is also very good. You can tell they are well insulated due to the low noise levels and the speed at which they cool off during the summer. And last but not least the office staff is always very friendly and helpful. Oh and Ashley is awesome. I would definitely recommend this property.
