It hasn't been the best experience living here despite the high price and the maintenance are understaffed causing so many issues the unit has had, nothing gets serviced. I've been trying to upkeep everything. Staff is extremely nice however.

Poor, place was not move in ready I took pictures of all the damage emailed to three different people no one reached out to me about concerns also laundry room is a mess, pool was dirty. So far not impressed

Great and quick move in process, price was fair , location it's excellent. Apartment was clean ish , there was areas where cleaning definitely needed t be improved, the apartment has leaks and dryer vent clogged. Other than that it's great!

Unsafe, Uncomfortable and Unresponsive.
Villas at Bandera I regret to say that my experience at Villas at Bandera has been overwhelmingly disappointing, marked by consistent issues in communication, safety, and basic living standards. Here are some critical concerns that future tenants should be aware of: 1. Poor Communication and Unresponsive Management The office staff, including Josie, Estevan, and Heather, are notably unresponsive, particularly when it comes to maintenance requests. Repeated attempts to address unit issues are often ignored or met with indifferent or even dismissive attitudes. When communicating with the management team, one should not expect prompt or respectful responses. 2. Unit Issues & Amenities neglect Our experience with basic services has been subpar. The valet trash service frequently misses scheduled pickups, leaving trash to pile up. Additionally, the complex’s dog park has ongoing maintenance problems, including broken gates and overflowing, unstocked disposal stations, indicating a lack of care for the property’s amenities. While the pool is beautiful, it has been broken more often than not during my time here. With amenities being a significant part of why people choose a complex, it’s disappointing to see them neglected. 3. Security Concerns One of the most serious issues is the lack of security at the complex. On the very first day after moving in, my catalytic converter was stolen. Later, my new truck was vandalized, with the tires and wheels stolen, leaving it on blocks. The complex’s gates are unreliable, often remaining open and compromising the safety of residents and their property. 4. Pest Problems We are required to pay for pest control services, yet our unit has never been sprayed. As a result, we are now dealing with a roach infestation, which has made living conditions increasingly uncomfortable and unsanitary. 5. HVAC Issues The most frustrating part of our experience has been the handling of our air conditioning issue. Our AC stopped working in June, and after several failed attempts to fix it, we were informed in August that a new condenser was needed. The team, specifically Victor, told us he was instructed to “wait until it finally breaks,” which implies a cost-saving approach at the expense of residents’ comfort. It’s now November, and the AC has completely failed, despite months of management knowing a replacement was necessary. This delay has caused severe discomfort and is unacceptable, especially in a complex charging premium rates. In summary, Villas at Bandera has proven to be an unreliable, unsafe, and poorly managed property. I cannot recommend this complex to anyone, especially families, as the basic amenities and safety concerns are not being addressed. Living here has been stressful, costly, and deeply disappointing. Please consider alternative options if you value responsive management, safe surroundings, and a habitable living environment.

I enjoy leaving here Quite Community everything is quite and when you have a problem they take care of it right away and the office is very helpful. Freindly people trash area around trash bin clean landscaping always nice

There is no complaints on my end I love the apartment it's a lot closer to my job I'm happy that it has a gym and a laundry mat and a pool I've been looking for that for a long time and now I'm super happy now I ain't complaining at all God is good all the time

Office staff needs to provide more status information to residents. In the lack of communication, time goes by where the resident is ill informed on whether there is progress or care. Improve quick response and proactive communications

My stay here has been great. The apartment is nice and roomy. It is important to me to feel safe and secure and I feel that here. The office staff has been kind and attentive. I am very happy that I moved here as everything is so convenient to get to. I'm very happy!

I have enjoyed my years here a Villas at bandera. My apartment is just as an apartment should be with the upgrades that have been done. The property manager is an excellent person to deal with, willing to listen to any concerns you may have.

We have lived here a little more than 2 weeks now, it's takes a while for any work orders to be completed. On move in paperwork. It says in Texas, if temperatures are above 90 degrees outside and your ac is not cooling, this is an emergency work order, yet no one comes out until days later (even if you call the emergency line after hours) claiming they fixed the issue but have not. We've had to buy a portable ac because the unit we moved into doesn't have proper working air conditioning. Communication between apartment staff (office AND maintenance) is non existent. Also, swimming pool is disgusting, it's been down since before we moved in. So not only do we have a hot apartment, but we don't have other ways for us and our children to cool down.

We got a one bedroom. Perfect apartment for two people. Clean upon move in day and a nice community around. Clean areas around the property. Amenities are well kept. A good first appartment for anyone looking for a first time place!

Do not move into Villas at Bandera in San Antonio. It's way over priced and the office staff does not care about its resident's. Multiple buildings are unkept and falling apart. Multiple roaches found in the units. .

The community is decently quiet and hidden. The management staff is very nice and welcoming. My only issue is that we put in a maintenance request over a week ago for all the things that the previous tenants left broken and no one has come to fix anything!!

Everything's been great as far as the community and the staff however living conditions are TOUGH. During winter our heater wouldn't go above 62 degrees and now during summer the air conditioning won't go below 80. If you move in there buy your own portable ac/heater unit or else you'll suffer when it's not perfect outside. We can't open the bedroom window because after the months it took to get a new screen when we finally got one it was used with a hole in it and so a lizard got into the bedroom. The roaches weren't an issue up until recently and now we kill them on a daily basis and can't leave any food on the counter at all. Last week I found a roach in my bed. While the apartments are nice looking, the neighbors very friendly, and the staff who is pretty awesome . . . Because of the lack of fixing items and insects I can't recommend these apartments at the moment.

So far it has been a mixed bag but they certainly have lost credibility in my book. They are very slow to respond to maintenance calls and when they show up they do not complete all of the work. They also don't clean up when the are done. Most of the time it takes numerous attempts to fix the issue.

Some times insecurity and the apartment is very cold but in general is pleasant is nice the manager and personal are very very nice the mantenence is good the problem is too much people don't pick up the dogs pupils so the gardens are dirty

Management is bad and the staff tends to be incompetent at times. Have inconvenienced us numerous times on work that was gonna be done in apartment. Lots of broken promises. Grounds are not kept consistently.
