The experience here has not been a good one. There have been several maintenance issues and only a few of them get fixed. They mark the jobs is completed when they haven't been. When I have talked to them about the issues I was told they were short staffed.

      It has been a positive experience. Maintenance response is so quick. Neighbors are nice. It feels safe in the parking area pwith adequate lighting contributing to feeling safe as well. Great place to be.

        DO NOT MOVE HERE!! Everyone is moving out including myself. They add renters insurance fees to your rent when you already have renters insurance. Dumpsters are over loaded with trash onto the parking lot, maintenance is non existent, we are stores for vehicle tire thieves, drug deals during day and night, etc. You pay for pest control, but never provide service. You pay for water, yet we flood all the time. My apartment has flooded twice due to bad pipes and I paid for the water. My stove sparks and instead of replacing it, keep fixing it. In addition, my dishwasher has never worked though I have reported it several times. Do not move in and get stuck like some of us. Just NO!!!!

          You get what you pay for here. These are old apartments and it's clear that there has been no investment back into updating, renovating, or even for real fixing things that break. It's not up to code with handicapped parking. The parking situation is bad, unless you have a covered parking spot, good luck! The office staff except for Esteban are unprofessional in their interactions with residents. We never used any amenities as they are pathetic. The gate broke early on in my lease and this was actually a good thing because it was so old that they didn't have remotes for us new residents so we had to do a code every single time we went through them. They sold me a covered parking, then after nearly a year of parking there they sold it to someone else the tried to make me feel guilty for having him towed. I barely lasted through a 12 month lease and I'm so glad I've moved out!

              This has been a good home for me. As a night shift worker, I value the peaceful surroundings in the daytime when I am trying to get some sleep. Having good, friendly neighbors is a big plus, even though we only see one another for brief periods in the walkways and by the mailboxes. I feel safe here, and I feel that my housing needs are being met in many good ways.

                I needed my heater to be fixed along with a plumbing issue & the fan not working in the guest bathroom. Andrea submitted my work order request and the very next day Charles came over and fixed everything. I appreciate the quick response in completing my request ??.

                  From before i moved in the maintenance has been very poor. There is constanly trash all over the property and junk piled up around the dumpsters. Everytime I deal with the staff - new lease - new pet - new renters insurance the paperwork gets screwed up. One member of the staff does not seem to know what the other is doing.

                    I just moved i. DEC 26TH, but in order for that to happen, the office staff worked hard to make it happen!                         Some administration staff are very nice and helpful, but the lead staff, the ones that stay and don't quit are horrible and very unhelpful. Wish I'd have known this when I moved in. The lack of proper side walks and safe walking areas is also a real problem. The lack of handicap parking and constant flooding is an issue. Not one cares to fix and keep the property neat, the trash areas are always overloaded.

                          It is just alright. A place to lay your head at night that is affordable. But don't expect anything special. The maintenance team does quick fixes for maintenance request. My air conditioning has been leaking for 5 months. My mailbox has been broken for 5 months too and I have to go physically to the post office, and wait in line for usually an hour to get my mail. I moved here because it's gated and the gates are always open. It's not well lit at night. Bird poop everywhere that they never clean up. The dog park is small and dirty. But each night I have a place to lay my head, and for that I'm grateful. It's quiet and that's nice too. Apartment sizes are really good especially for the price. But don't expect luxurious, 5 star service because you won't get it.

                              My experience with Villas at Bandera has been less than tolerable. My upstairs neighbor leaves her dogs out all day and pushed their excrement's off of her porch and on to our porch. There has been mold issues ever since we moved in. The maintenance team has left messes after "fixing" busted pipes. Just last week we had another leak coming from the kitchen ceiling. I placed a bowl to catch the liquid and we had copper shavings and an oily residue left over in the bowl when I came home. We have never been offered another apartment in the whole 13 months we have been living here. We have had issues getting into contact with the office on multiple occasions. This apartment complex is the worst one I have ever given my money to. There is always trash outside my apartment. The dumpster is always over flowing with mattresses, furniture, and other stained and disgusting household items. We are charged for valet trash but I live right next to the dumpster. The gate to our apartment complex has been broken for at least 6 months now. I wouldn't be so negative if the office staff would have offered a better apartment or worked with us on rent but $1101.00 plus all the additional fees, seems a little pricey when trash is everywhere, poop is coming from upstairs, and leaks coming from the ceiling almost once a month. Do better. Seriously.

                                This could be a great community with a little more attention to the grounds. They let trash pile up by the dumpsters. The gates are constantly open. They still have not issued gate clickers or fitness center cards to us. They seem to WANT to be good so I am not sure what is holding them back on these issues.

                                  This quality and management of this apartment complex has severely declined. Maintenance is not managed and communication to residents is obviously not a priority?neither is the safety of the residents. I would not recommend these apartments.

                                    Terrible management, roach infestation, floors coming up, cabinets in bathroom and kitchen have heavy stench of roach infestation. I asked for a new apartment but management has completely ignored any such request. They believe tenants should be given a roach infested home and be happy. They breached contract when they lied about my apartment being ready, it wasn't cleaned properly or pest controlled.

                                      Villas at Bandera has been a decent place to live in. Quiet community with nice people, fairly priced apartments. We've had very few maintenance issues, but when we do they typically take long to be resolved. When moving in, the office staff was very kind and accommodating, but when dealing with maintenance issues they can be dismissive and rude. There is a trash problem- lots of garbage on and around the trash cans that do not get picked up very often. Overall a decent place to live,

                                        Do not brother to move here the management team will try to over charge you even when you pay the rent that was due on the portal. They also are rude and non effective on correcting problems. Never walk the property to see what needs to be done that the maintenance personal do not do like trash everywhere

                                          Don't move in here. There is dog poop and trash everywhere. All the amenities are false advertisement. The gym equipment looks like crap they found by a dumpster. The pool is tiny and weird shaped so it is easily crowded. The dog park is a complete mess. They put landscaping cloth down and it all got ripped up and is now exposed and just looks like crap. I have never seen anyone use that dog park. The parking is a mess. There is no assigned parking and it is not spaced out for all the buildings evenly. Some building only have a handful of spots so if there is anyone with an extra car at that building someone else is going to have to park 3 buildings down. I park 3 buildings down pretty often. My neighbor has 3 cars, and 2 permanently sit in front of our building and he is totally in the right to do that according to apartment policy of which there is none. The staff failed all expectations. The community managers misled me about my lease which forced me to move out earlier than I intended. I've been double charged for rent and then charged a late fee when I didn't pay the extra amount that they mistakenly added. An employee entered my apartment on one occasion without giving me prior notice and without any explanation as to why they did that. When I tried to complain about that event to management I was completely ignored. Management does not care about me or any of the residents. I have lived here for 15 months and they still don't know my name and believe me we have had some memorable interactions. I lived in a place once where the apartment manager knew my cats name which I had mentioned only once when I first moved in. The managers here are not qualified at all for their jobs. If you are looking for a place to live, then you are looking for a home. You deserve to live somewhere where you are valued and respected. This is not that place. Keep looking. This place needs change in management.

                                            STEER CLEAR. DO NOT MOVE HERE. TERRIBLE!!! Check Google Reviews for my thesis on my disastrous experience here. You get what you pay for. Not worth it. Management is incompetent, unorganized and unwilling to help anyone. Maintenance is a joke and community is bad too.
