the people around here are very nice and friendly i have 2 kids and the place is very nice to raise kids and i dont have any pets but i see all types of dogs big and small

This is absoulutely the worst run establishment ever! I attribute it to the Staff but blame it soley on the Property Manager who apparently never took any sort of customer service training in her life. She is rude and doesn't know how to talk to her residents. I strongly believe that she has forced her subordinates to lie or withhold information to perspective residents so that they will sign a lease here. The Property Manager's direct supervisor should also come under heat for hiring her. I was one of the poor fools that fell for the BS that they fed me during my initial property visit. It is not until after you sign a lease and are locked in that the truth about how Broadlands Apts is run is unveiled. Don't do it! Avoid this place at all costs. There are much nicer communities out there where you might have to pay a little bit more but you won't have to deal with ridiculous issues that my neighbors and I have had to deal with. P.S. I am posting this review anonymously because I can only imagine the sort of retailiation that I would have to deal with if I posted my actual email address. Sad, huh? But that is the way that this Property Manager works.

Have you noticed for every bad review someone immediately submits a "good" one. This property is beautiful and the apartments a very nice. However, the property manager is VERY rude and the rules of the lease discriminate against children. They are basically trying to run a retirement community with families mixed in. The actual lease rules violate fair housing discrimination laws and the manager will in no way try to work through the issue of the noise complaint. She will tell you to "control your kids or we will post a notice to vacate" after only one official complaint (about kids running through the apartment) I love the community and the apartment, but if you have a family I recommend finding a community that will be better understanding of your life. Also, construction started a few months ago and they just finished. We are charged a parking fee since they tow if you dont have a resident sticker or guest pass...yet they havent enforced towing in almost a year.

My experience with the facility has been great over my 20 months. Management has been responsive to any issues I've had. My only suggestion for improvement would be for an expanded fitness facility with more machines, but overall, I've been very pleased with everything thus far.

Horrible, most of the office staff is lazy.....seriously for almost 2,000 dollars a month you can find a much better place to stay. Only stayed a year bc I could not stand the construction and the parking. The pool Is like a bath tub. Singing the lease they never mentioned doing construction. I drove past the place yesterday and it is still going on. I expect management to be for the residents to get good reviews not make up all the 5 stars. Don't rent....thank me later

LOVE, LOVE, LOVE THIS COMMUNITY! The location is great in Broadlands! Maintanence is fantastic and are always so helpful! What i truly love is the fact that it's a smaller community as well as it's gated. The only thing i dislike is the amount of dogs i see and their owners not picking up after them.

A good friend of mine lives in one of the units here and I must say, it's a rather nice-looking complex. Although, I noticed myself a lot of sloppy neighbors not cleaning up after their dogs. In fact, one person so blatantly watched their dog poop and then just walked away without cleaning it up. Wow! I can speak of the overall look of the buildings and yes it's very appealing. It's also pretty quiet as well. This place is not for someone who likes a fast-paced lifestyle, it's soooo country and a bit secluded. No type of night-life near or around this place. I was considering renting out here as well. So this makes me a potential renter. I'm going to look around first and then revisit.

I love the maintenance tech we have they are great. Very quick to respond and I appreciate how the office staff follows up to make sure it the issues was taken care of. Past 3 years have flown by but the only issue I had is when they did consturtion this past month which was annoying. Since its over I have no major complains the place is nice and clean.

We spent a year here and I must say I am glad to be leaving after only one year. Our stay here was safe, but it was the management and staff that made it impossible to continue renting here. There are so many residents not picking up after their dogs, but the worst part is the management/staff does not enforce it or clean it up. It's super bad when you smell and see dog pee and crap as you try to take a walk- gross! The worst part is the extremely unfriendly staff, especially the property manger, Kathy. The is a true she ------ and yes, she does hate kids and have no bones about showing her dislike for them!

We love our place! The exterior construction was somewhat of a pain but the staff accommodated us nicely. The location of Broadlands is great! If you are looking for a place we recommend Broadlands based on its location and the fact it is a gated community where the gates actually work daily. Maintenance has gone above and beyond if we ever need anything. We have decided to buy a home now though and are sad to leave.

Unless you have money that you are willing to throw away, do NOT rent here. It is akin to most large apartment companies in the area in most of its leasing practices, so READ YOUR LEASE carefully and make sure to save ALL receipts of your payments to them. They will use every excuse to squeeze as much money out of every tenant as possible. I'd love to say at least one good thing about this apartment complex, but I can't think of much besides the fact that the maintenance staff is amazing. They are quick to respond, courteous, and efficient. I always had my issues fixed the same day I called, even if it was something small. But all-in-all, Broadlands Apartments is the worst place I have ever lived with the most predatory practices I have seen in any apartment complex. I hope that I can be an example and help others avoid the hardship and frustration that they have caused me. About 90 days before my lease end date, I received a call asking if I wanted to renew my lease. I indicated that I'd be leaving on my lease end date. While attempting to move out, I was told that I needed to give 60 days WRITTEN notice of when I'd be moving out, regardless of my lease end date. On further review of the lease, I found that it does have a clause stating this precisely (read your lease!). It was a small oversight on my behalf, and they completely took advantage of it. According to the lease, I am required to pay for 60 more days at a much higher month-to-month rate. In the same vein, when moving in, I paid first month's rent, last month's rent and my security deposit (which was equivalent to a month s rent). This turned out to be a little over $3000. When receiving the itemized list of expenses for my move-out, they indicated that I had only paid a bit over $2000 on my move-in date. I did not keep the receipt of the money order that I gave them on my move in date, so there is no way for me to prove that they have made an error. They are requiring that I pay the difference or they will call collections. So, be careful and save all of your receipts! Another incident occurred in the same week involving my parking space (which is directly in front of my apartment door). Someone had parked in my parking space. I tried to call the office but they were closed. I also tried to call the maintenance line but was routed to an office in South Carolina and told that they could not help me. I then called the towing company that has a contract with Broadlands and was told that the contract had expired and they could not help me either. This would all be fine if there was any guest parking available. But during this time, the apartment complex near ours was under construction, so they were told to park in our guest parking. I had no where to park for fear of being towed by someone else. I ended up parking on the side of the street with a note on my car indicating why I was there. Luckily, I was not towed. Upon calling them the next day, I was told that the parking space directly in front of my house is not actually mine. I would have to pay an extra $50 to reserve it. I was never told of this during my entire year of living in Broadlands Apartments; not even when signing the lease. I assumed it was my spot because the first two months I was there, there was a sign that said "Reserved." It fell down and I assumed it blew away. I was NEVER told that I did not have a parking space until it was too late. Broadlands Apartments will use every avenue to steal money right out of your pockets. Again, I cannot stress this enough: read your lease and understand exactly what you are getting yourself into.

The complex seemed clean and neat from the road, however I did notice a lot of dog poop on sidewalks and in the grass. Certain areas smelled of urine and poop badly. This complex is located in a area that is very safe from what I noticed when I visited. However, I was not excited about the parking. The guest parking seemed full- I dropped by another time and yet again, it was full. I'm not a current or past resident, just was a prospective resident.....and I will not rent here- I'm choosing Atley instead.

First, I would like to comment about the fake reviews that are appearing for this property. It isn't difficult to see that five positive yet vague reviews in as many days are probably fake. Especially when they are talking positively about the leasing staff and construction when the residents are actually getting frustrated. The biggest problem with Van Metre Broadlands Apartments at the moment is the amount of construction. They are currently ripping off the siding of the building along with the balconies. From 8am until 5pm all you can hear is constant pounding. I, along with several other residents, was given little to no notice of the extent of the construction. I haven't had access to my balcony or light from the balcony window for almost a month now. At the very least, the residents should have been offered a decrease in rent seeing as when we signed the lease we were paying for an apartment with a balcony, light from that balcony, and a quiet living situation for anyone that's at home during the day. Simple construction that lasts a few days at most is perfectly acceptable. This amount of invasive work that goes on for over a month should result in compensation for the residents. While the construction may be helping the buildings last longer, the lack of communication and respect from the leasing staff is very unprofessional. For this amount of construction, it would have been appropriate to give us notice a month in advance in order to be able to make plans accordingly. As for the parking situation, it wouldn't be a problem if the construction wasn't going on. As it is, a good chunk of the parking spaces are now reserved for construction workers who, during the day, often leave their equipment in places that block cars from leaving or are close enough to risk damage. What really needs to be updated are the insides of the apartments. The appliances are constantly breaking down and having issues. I've lived in several apartment complexes and this one has the oldest and flimsiest appliances I've seen. Be warned, the walls are very thin. I alway know where the person above me is in their apartment. Not only that, but if the people in the apartments next to me are speaking close to the walls, I can hear them. Sometimes I'm even able to make what they're saying. The leasing staff are usually nice enough in person. As with the construction issue, however, they to have a tendency to be unprofessional at times. The notes that they do send out to residents do nothing to instill confidence. The amount of grammar and spelling mistakes in most of their letters make me wonder how much attention they actually pay to such things. Simply editing notes before sending them could get rid of a lot of those issues. While this isn't really a serious problem, I would appreciate it if the leasing staff took the time to think about what they wanted to tell me before they sent out letters.

I have been an apartment resident for many years and have moved from property to property depending on my job location. I moved to Ashburn 2 years ago, so I don't remember my leasing agents name, and I'm not good with names, but everytime I call the office to ask a question or request maintenance done I get a good response. If they don't know something and have to ask the manager they always follow up with me. Since I have moved around frequently with the military I can say that this is one of the nicer apartment complexes I have stayed in and the atomsphere is not so 'military' centered. It is nice to come home to a place that is quite, backing to woods, and out of the 'city' but close enough to modern conviences. When I get to my next duty station I will be looking for something similiar to Broadlands, it has been a great place to live.

Satisfied resident since fall 2003. Management has always been super polite and prompt and easy to work with. Maintenance has always been very prompt. I appreciate the attention that Van Metre is giving to long term upkeep of the buildingswith the ongoing replacement of siding and stone overlays. -LJ

I've been impressed with most things at the apartment community. I think if they added more parking, this place would be a lot better. I cannot hold that against the staff though, they didn't build the place themselves. I like that the staff has been pretty much the same since I moved in. The apartments are kept up well (granite would be nice though). They throw the best parties of any community I've lived in, and that's important to me (love socializing with the neighbors). Not sure where my job is taking me next, but I plan to stay at Broadlands if I stay in Virginia.

This apartment complex was the first one I visited in my search, and my experience here was head-and-shoulders above what I had at other places. My leasing agent Kim was approachable, professional, and friendly in a way that made the process not stressful at all, although I usually find moving a source of high anxiety, and it was great to have reliability and warmth throughout. I'm glad to be living here.

I agree 100% with the reviewers who have caught on to the fake reviews. It is pretty sad when an apartment complex must resort to such tactics. And poorly written fake reviews, I might add. From the old, outdated appliances, thin walls, to the loud construction noise, I am truly disappointed with the quality of the apartment homes here. The construction is a major issue and I agree, but do not expect, that there should have been some rent decrease and absolute full disclosure prior to lease signing. For as much as we pay in rent, not to mention the mandatory cable you must factor in, I think there are other comparable apartments to choose from in the area. I wouldn't rely on these reviews whatsoever. Very fake. Won't be renewing our lease here.

I never thought I'd submit one of these ratings but we LOVE our place! The floorplans here are truly unique and we love our 2 bedroom apartment. The community is awesome! Broadlands Apartments is close to everything (although at first it didn't seem that way). After finding our way around Ashburn/Broadlands we realized it is a great location making it an easy commute to work as well as to the grocery store, mall, or even the movies. I love that the community is small, quite, and secluded. I would definitely recommend this place to friends.

We love our new apartment at Van Metre Broadlands. The staff has been very helpful with anything we needed during our move and getting us settled in. We enjoy the location, it's close to jogging paths, convienant for shopping, seconds away from the Dulles Toll Road as well as the pool and fitness center. Thanks again for everything!
