Positives: - The apartments were not the newest but it was still in good condition for its age. - laundry mini room (great for hiding all the dirty clothes) - walkin closet great for one person - business center (tip: sometimes the entrance to the gym/business center will not work in cold weather...you gotta try for a couple of minutes) - good size room and living room. Negatives: - I had a couple of maintenance problems. One related to heat which I had to keep calling maintenance for and never really got fixed over the span of two plus months. But we sucked it up since we knew we were moving out. - The property manager ----- really doesn't care about the residents. She is a real ----- once you move in. When my mail was getting lost because someone apparently had our mail key. Took weeks to find out and get her to change locks. Instead of trying to help she kept saying it's not her or Broadlands responsibility. (This was difficult bc your doing your best trying to figure out what is wrong and solve the problem but all you get is just deflection, attitude, and no help) - if you live on the bottom floor I could never keep the doors open because there were so many bugs and debris coming in. Ugh the first time I opened the door this long quick moving bug ran into the apartment and gave me nightmares the whole time I was there - people with garages will park on the public spots and there are very limited spots bc of that. I think every apartment has atleast two cars. - dumpster door lol - smells from upstairs willl leak to the bottom floor. Idk if it does this the other way around.

I have been a resident since October 2013 (9 months as of 07/21/2014). After moving from place to place and experiencing a variety of different apartment complexes and management styles, I have finally discovered a community that has not only exceeded my expectations, but has become a place that I am comfortable enough to call my home. But what makes Broadlands Apartments stand out compared to other communities? While the pricing is competitive, the neighborhood is beautiful, the community well-developed commercially, and the apartments are well-kept, it is the management and maintenance staff that truly allows this complex to shine. Led by Property Manager -----, the management is both courteous and responsive, doing everything they can to ensure resident happiness. From courtesy calls and emails, designated neighborhood captains, to planned events such as barbecues, wine tasting, Halloween parties, cupcake decorating and more, the staff goes above and beyond. The maintenance staff is both skilled and efficient with all of my tickets being answered and closed within 24 hours. Whether it's a clogged sink, malfunctioning AC, beeping smoke detector, or you simply need some shelves put up, you can expect maintenance to resolve your issues with unprecedented swiftness. My only complaint is that I'm not living in a house, but Broadlands Apartments has got me covered there as well. In fact, a portion of your rent is added to a pool that eventually accumulates to a sizable sum for assisting with a down-payment on a Van Metre home. It is clear to me that the business model for Van Metre is to win you over with kindness and a beautiful community and then further bribe you to purchase one of their homes, and you know what? I'm perfectly fine with that. But until I'm ready to take that big step, I'm more than content living in a community where the staff feel more like reliable friends than business associates.

I moved in about 6 months ago. This is my first apartment and I'm really happy. I haven't had a lot of time to meet with my neighbors, but I do enjoy speaking with people when I get a chance to go to the pool. As of right now, I will probably sign for another year when my lease is up.

I've lived at Broadlands Apartments for 6 years and absolutely love my apartment. I use to live in a one bedroom, but needed more space, so I moved to a 2 bedroom. The office staff was more than accommodating when the time came for me to move. What I love most about Broadlands is the abundance of green space that each apartment has. When I entertain guests, my family and friends are amazed at the luscious green space that surrounds my apartment and how serene it looks. I've noticed that some posters have complained about there not being enough parking. I've lived here for 6 years and have never had a problem with parking. As with any apartment, if you arrive after 10pm you�¢??re more than likely going to have to park a few spaces away from your apartment. Relative to being a safe apartment community, this has never been a problem for me. In conclusion, if there has ever been an issue with the apartment, the maintenance staff has always very prompt and courteous.

If you rent here you cannot use the garage for storage at all. You are obligated to park in the garage or if you use the open parking you will be towed. They don't have enough open parking but if you pay a fee they will reserve one for you. If you are a person that likes to have a bike you will have to store it in your small dinning room because it will not fit in your garage with your vehicle in it.

My family drove about 30 minutes to go check this apartment and we got the most horrible customer service treatment. So when we got there, there was nobody in the leasing office so we waited for about 10 minutes and finally a man came who was showing another family around the leasing office he didnt say a word to us nit even hi or I will be with you soon. But we decided to wait till he was done so we just gave ourselves a seat and waited patiently well about 10 minute another staff entered the leasing office I presumed that was the manager well she didnt say anything as well she just stared at us and left now thats what I call poor staffing and horrible customer service. In a nutshell do not live here they are rude and not profesional at all!

We moved here after selling our home and now waiting for our new home to be built. Anyone who has lived in a single family home for awhile knows moving into an apartment for any extended period of time can be an anxious/hesitant move.....thoughts of noise paramount. Well we've lived here now for seven months and so happy we chose this property. It's in a very nice location (residential community) where there are trails to run/walk, Harris Teeter close by as well as the Greenway. Most importantly, this property is very well maintained. Units are freshly painted, cleaned and carpet replaced with new move in!! The walls are not thin, never ever hear our neighbors. Neighbors very friendly..many have lived here for some time which is a reflection of how nice this community is. Prior to signing a lease here I visited another apartment complex down the street and it was night and day. Other property, the apartment shown the carpeting was horrific, exterior dirty and apartment smelled horribly. I've come to conclusion what makes this property stand apart is manager and maintenance crew...they take great pride and it shows!

Having to move back home from abroad, The Broadlands Apartment team managed everything flawlessly. They helped me setting up my utilities and giving me valuable information. The complex it self is beautiful, well constructed, beautifully yet practically designed. The units have all the amenities that a family needs plus more. There is a lot of closet space, the units are spacious and full natural light. The management is on top everything. From exterminators, landscaping, snow removal, cleaning all around the complex....everything is done! It is wonderful not to have to worry about the place you live. Then the management throws these great get togethers to encourage neighbors to socialize. Which was an added bonus because I knew no one in the area and these socials helped me make some great friends. The Broadlands Apartment people actually take care of you. It has been a wonderful experience living here and I look forward to renewing my lease!

I have just recently moved to Broadlands Apartments and so far it's been pretty good. It was very easy finding the actual apartment that I ended up renting. The leasing process was quick and the ladies in the office are very friendly and helpful. I love my apartments and got lucky because I have pretty cool neighbors. The place overall has been great. The location is the reason we moved to Broadlands and it's nice having everything close to us. I was a little nervous when it snowed because I was worried that I was going to have to wait for them to plow the complex, but I was very surprised when they had our complex done before the surrounding major roads got plowed. It has been great and I am deffinately considering staying for another year or longer.

I moved here about 2 months ago. I really like what I have seen so far. I have been told there are great parties for the residents and as someone new to this area, I am really looking forward to meeting my neighbors. The only thing I am having trouble with is parking. Hope that gets better.

VERY EXPENSIVE! Apartments are not luxury, old kitchens, no place to park, children playing in streets, very small living spaces. Many 'additional' monthly fees on top of rent; manditory cable fee, parking fee (if you want a parking space when you come home), water, gas, electric utilities, per pet monthly fee if you have them. They may look nice, but walls are paper thin, can hear my quiet neighbors flushing their toilets, dishwasher, conversations, etc. Property seems to be constantly under maintenance that is good and bad, prefer not to live in a construction zone. Staff is helpful, but rent increases every year and you end up paying a mortgage payment every month to rent a teeny tiny apartment!

This community is superb! I can't believe I'm already approaching the end of my lease-- i'm definitely renewing. The time had flown by and I have enjoyed most of it. There were a few inconviniences here and there but I do believe they were worth it in the end. At the end of last year there was a repaving project and it was really annoying for me but after it was all said and done the complex looked nicer. Some people say that this community is not child friendly but I've seen children riding around in the street and almost getting hit by cars! I think that the management is doing what it can to keep everyone safe. I really like the staff, they are always very helpful no matter what! They always call to make sure my service requests are done right and the maintenance people always do. It's a really nice place and I'm excited to enter my 2nd year here!

I lived here for a year and a half and I'm more than ready to move out! The staff is lazy and will not work with their tenants at all! They tell you one thing and do another. There's no organization in the office at all! The appliances are old and outdated and break frequently! When my drawer broke, I was told just to not put a lot of things in it, Which tells you how cheap everything is! I can hear everything above me and it's not because I have noisy neighbors. Parking is atrocious! There is none, but don't worry, you can always rent the spot in front of your house for $50.00 a month! If you don't, don't expect to find a spot after 7 pm. If you really wanted to live in this area, I would go to The Arbors at Broadlands! They are more fair and will bend for their perfect tenants. This is the respect I would want when I rent!

I love this place! Not only is the community beautiful but the staff, which feel more like family, are phenomenal! They keep the property well maintained, always communicate well with the residents and not to mention host the best events. From brunch, to wine tastings, to Halloween parties, never a dull moment living here! If you're looking for the down home community feel and family lifestyle in apartment living you've found it!

This is a beautiful complex, it is well maintained and well cared for. There are many long standing residents here -- I am entering my 6th year, and believe me you don't stay in a place that long if there are problems. Suffice to say, like any complex, there is noise, but I don't hear it in my unit. At the end of a long day my apartment is my sanctuary and I love coming home to it. The management team works hard to ensure that any issues that do arise are addressed, but it is not all on them- it also take the cooperation of the tenants to ensure that established rules are just not simply ignored. I have always found the management team to be respectful, eager to please, and willing to go the extra mile to ensure that questions and concerns are addressed. Being a tenant as long as I have, I have witnessed the manager and her team go way above and beyond. Thinking back to the winter storm and 36" of snow and the efforts on her part to get a path cleared throughout the complex long before any of the roads around us were even touched. She has always managed to find a way to accomodate a special need or circumstance and I have been so grateful on numerous occasions for those efforts. With years of history in this same business, I know that her job is more often thankless and less often appreciated. I, for one, do appreciate what it is that she and her team do on a daily basis to make this place a home.

Hello to all interested, here is my take on my experience thus far with Broadlands. It's not perfect, but what place ever is? We live in the Redwood town home and enjoy the space its afforded us. The kitchen is nice! Love the fireplace and the patio. The only real problem that comes to mind so far are the creaky floors...no big deal. They also just did roadwork which put a lot of stress on the residents, but it is what it is. It lasted a few days, nobody died. Towing was restricted up till now so you could park wherever (just not in front of someone's driveway, ok?). Parking as far as Harris Teeter is a bit of an exaggeration to be honest. It's improvement, and that's what matters right? The parking CAN be a competition of sorts if you don't find one in time, but you can reserve a guest space if you so desire to avoid that. I don't have one yet, but have managed a reasonable spot so far, even during the busy holiday season. Anyways, the best part about this place are the Resident Captains. Each area is designated a captain to care for you and your needs, and trust me, they do (from my experiences). Our captain, Kathleen, has been nothing short of amazing and I know other residents will agree. Broadlands is lucky to have her, because she looks at us, not as tenants, but as family in this community. She works tirelessly and has integrity. I never knew about this captain system, and never experienced one until Broadlands. It brings you peace of mind that you can't find elsewhere. Even if your captain is AWOL, you have Jackie and Tatiana for equal amounts of help as well. Maintenance has been prompt and efficient in resolving any issues we have had, are friendly and professional. No complaints thus far! Give them a try. Do a walk-in like we did. It's a solid place with great perks and wonderful people. A few wrinkles here and there, but they will iron them out if/when possible. We are here to stay for quite some time. -Mike

This complex, although it may appear nice from the outside, was not well built and is not well managed. There are constant noise problems caused by extremely thin walls, floors, and ceilings. Last year around this time there was construction that involved removing all the exteriors of the buildings and rebuilding them because they weren't built properly to begin with. That construction, which was inconvenient and loud, lasted a month or more for some buildings. We have now been told that there is going to be "parking lot rejuvenation" throughout the complex. Because of poor planning on Van Metre's part, at any given time over the next 2 weeks there will be 1/3 of the residents that are forced to park at the nearby Harris Teeter. Anyone leaving for work before 7am or getting home after 7pm will be forced to walk either half a mile down a road with no street lights, or 1 mile for the safer route. Not only that, but we are being told to try not to have guests over this time. That goes to show how much Van Metre cares about its residents that it is telling them to not have family or friends over for the week before and the week of Thanksgiving. This should have been much better planned out, including setting up the construction on much more convenient dates.

My family and I moved here about a year ago. We really like this place. It is beautiful, clean, and close to work and school. We had a very easy time with the leasing and moving in. We have had very minimal issues, and the few we did have were taken care of almost immediately. I like that i have yet to see a mouse or roach or something like in previous places i have lived at. I really think maintenance and the whole team do a great job with upkeep and the customer service. Our lease is up in a few most and we plan to renew like most of our neighbors. I would rate this place 5 stars!!!

I want to commend the staff for the great work that goes into making Broadlands a nice place to live. Having spend 28 years in the Air Force, I've lived in some nice and quite a few not-so-nice housing environments and Broadlands is one of the best. Playgrounds, special events, BBQ grills, etc., it is a very nice and family-friendly place. Keep up the great work as it is appreciated.

I have been living here for almost a year and will definitely be renewing my lease. I love the community, its location and ammenities. I love the fact that my apartment backs to trees with lots of privacy and I often see bunnies out and about while walking my dog. The office and maintenance staff are always very nice, professional and quick to respond. I have lived all over the northern Virginia area and Van Metre Broadlands is by far my favorite!

I love the most recent review...that guys has been gone for a month or two! LOL The management caters to the "elderly" residents and basically runs it like a retirement community. If you have children please look elsewhere, they discriminate. The apartments are beautiful, however they are very cheaply built. we live in a corner unit and there is no way to stop the summer heat from warming up your home...our electric bill was outrageous because the AC was running constantly. Also, parking costs are included in your rent and there are signs for enforced towing if you do not have a pass or if you have a garage pass and park in the lot BUT they have not enforced towing since all of the construction ended about a year ago. While the neighborhood is nice and the apartments are beautiful, you can most certainly find an equally beautiful apartment in this area and probably for a much better price. I advise families to find a more "child friendly" neighborhood as well.

Cool staff Young gentleman in the assistant manager's office is very helpful...lots of apartment complexes springing up but this is where I have resided for the past two years because they have very responsive and courteous management, helpful maintenance, very welcoming environment. It's like an oasis in a desert.

I've lived here for several years. The customer service is top notch. I've rarely had a maintenance request, but when I have, it has been resolved the same day. The community is clean, quiet and crime-free. Neighbors are friendly. The apartment suits my needs, and I love having my own garage.

I moved here a few months back for a job I took in Sterling. I definitely didn't want to live in Sterling, so Ashburn sounded like a good place. The apartment is nice, people are friendly, and I go to the events every once in a while. Looking at building a house or a condo soon, will consider Van Metre.
