I lived in an apartment In Fairfax Square for a little less than a year, and this was my first apartment out of college. My experience was good, but nothing I would boast anything super positive about. My roommates and I scheduled an appointment for a viewing, and after seeing a sample property, we figured it was a good fit and we signed a lease that day. Although my experience here was fine, if I could go back and tell myself the drawbacks of living in this community, I would have done more research and found another place. Positives for living in Fairfax Square: --You're pretty much equal distance from 66 and 495 --The neighborhood is clean, quiet, and safe --Every experience I had with a staff member was polite and professional --Staff gives plenty of notice for when they are going to do scheduled maintenance --Although we never complained or were complained about, we got multiple community newsletters (nothing outrageous) that detailed a tenant complaint about the neighborhood, so it was nice to hear that they listen to their residents' concerns. --Never any issues with appliances --Pool was nice Negatives: --Being that this was my first apartment, my roommates and I were naive in knowing how much a two bedroom, 1 bath apartment should cost, and these apartments are grossly overpriced. Sure, everything was clean, everything worked, but I ended up moving closer to DC in Alexandria in another property and I am much happier. This is not meant to brag and I'm only saying this for whoever is reading this to consider what you could really get for your money; in my apartment now, we have updated appliances, hardwood floors, more square footage, beautiful neighborhood, walking distance from bars, and paying literally $350 less than what we were paying at Fairfax Square for a 2 bedroom 1 bath. --After living there for a year, they raised the rent significantly, and as detailed in my previous point, makes it not worth it. We didn't plan to stay in the apartment afterwards, but if we were considering it, we would not have after knowing how much they were raising the rent. For a couple hundred dollars more, you could literally live in Mosaic with a WAY nicer apartment and nicer amenities. With Fairfax Square, you are essentially paying for a nicer apartment than what you are getting. --The traffic on Little River Turnpike/Main St (the main road right outside of the property) is literally the bane of my existence. Even when traffic is light, the traffic lights are poorly timed and will take you 15-20 minutes to go 2 miles (in either direction, towards 66 or 495). This may seem like an exaggeration, and I wish I was kidding. It's horrible, especially during rush hour. --Parking is definitely an issue. During the day, you can find a close parking spot, but if you get back to the property after 11PM, expect to walk 10 minutes after finding a spot. --Neighbors were friendly, but sometimes loud and some smoke cigarettes in their apartment (it's one thing to smoke on your porch, but it becomes a problem when even the bathroom will smell like an ashtray). I'm sure that this was pretty specific to my unit and should not be a reflection of this community as a whole, but it is a negative aspect that I didn't expect. --The area surrounding has plenty of grocery stores, but almost all of them are overpriced in comparison to other places in Fairfax (weirdly enough, the shoppers close by is more expensive than the Target in Fair Lakes). Obviously this isn't a fault of Fairfax Square, but the outside communities taxes. --I tried to go to the gym multiple times, but it was almost always filled with kids and I got too annoyed and left out of frustration that I couldn't work out in peace. There are a couple of gyms nearby driving distance to take advantage of. --Fairfax Square advertises that it's near a metro, but it's honestly a 15 minute drive. --If you plan on going out in DC and want to Uber, it's going to be $30-40 one way on a Friday or Saturday night. --Trash was pretty far away from my apartment specifically. If you are considering moving to this property, READ YOUR LEASE CAREFULLY. I was put in a situation where I needed to move out 3 months before my 13-month lease was over. My roommates and I were considering all of our options, and decided to not break the lease and move out while continuing to pay. In our lease, if you decide to break a contract, you need to pay 2 months rent upfront. If you or Fairfax Square do not find someone to fill the space before your lease is up, then you are rent responsible for the remaining months. So, if in that situation, we decided to break the lease and someone else did not occupy the space, we would have had to pay 5 months rent for breaking the lease (or just finish the lease). This is not a fault of Fairfax Square and was on the contract that we signed, but just consider that it is not easy getting out of a lease at this property (even if you need to move for a job, etc). Overall, living in Fairfax Square was nothing eventful and overpriced, but it was fine. Again, staff was accommodating and polite and the ground of the community were well-kept. A lot of the problems I had were mostly with the surrounding area or were things that we out of their control. I would only recommend moving to this property for convenience or if you REALLY love Fairfax; but other than that, you can find something better for your money (and closer to DC). If you are a GMU student looking to rent an apartment here, do more research. You can find something that will be closer and better for your money. For what I wanted out of this apartment, it didn't deliver for the price and I wouldn't necessarily recommend to friends unless it was their absolute last option and they needed to find something quick and stable.

The apartments here are very nice. Maintainance is very prompt. The apartments are honestly terribly overpriced, and the agents in the office are rather unhelpful. I'm sure they are just busy. But the cleaning and maintainance staff are great. The pool is only open a few weeks in the summer. That sucks.

I have just signed a lease at Fairfax Square Apartments after seeing many other properties in the area. The grounds are lovely, like a huge park, and beautifully kept. The location is superb, with everything you need (Trader Joe's!) within walking or short drive distance. The consultant who helped me, Jessie DeStefano, was wonderful - very professional, a fellow dog lover, and her detailed knowledge of the property and ability to honestly all my questions and address any concerns is what sealed the deal!

Generally, it is very good, but the safety problem from the trees cannot be solved still. I hope the apartment should request the government to solve the customer's safety problem from the trees, and be responsible to the customer's safety.

This is a very nice apartment complex. Nice staff and neighbors. The neighborhood has nearby shopping, nice pharmacy/drugstore, good schools, and the City government is very accessible. Farmers market is nearby.

The Leasing Office & Fairfax Square are great....BUT I have real difficulties concerns about Van Meters response to the entire complex not being ADA compliable. Because you "Grandfathered in" and supposedly are not responsible for accidents & falls that occur due to lack of railings along the steps in the complex. So I am not able to attend anything at the club house ....the pool, the work out room, special festivities, or even walk down to the mailbox. I cannot and will not recommend this to my friends & acquaintances who are selling their homes & looking for a place to live. It's even a risk for my friends who have had hip & knee surgeries to visit me.

A high school friend and I rented an apartment close to the job we both work at. We were 24 at the time, and we always had friends over. We were the only friends that had their own place without wives or kids so all the guys would hang out at our home. Everything was going fine we kept up with the rent if we were late we paid the late fees all that mess. We had a neighbor that wasn't fond of us. She would complain about noise in the day time, and tell the landlord how many people where hanging out at our house because she could she who comes in and out. A majority of our friends were ----- I grew up in a majority ----- high school so my friends were -----. I guess it frightened the lady because she would complain about 3 times a week. Everything from noise to the amount of guests we had. This one terrible night while I was out my home watching my brother and sister at my moms house while she went on a date night with her husband I received a call in the morning saying a friend of passed away due to an overdose at my apartment while I was away. He was celebrating his 21st birthday. He popped pills before he met with my roommate and started drinking at the house. Now this maintenance guy working there has some kind of mental disorder because he started walking over to us unsolicited saying I'm responsible for my friends death. Told the hold neighborhood I'm a drug dealer even tried to tell my employer. I'm in government saying something like that would ruin my career. They without any facts or evidence started spreading rumors, making us seem like the bad guys because a friend died in our house. His family blamed us it was hard enough then these guys start changing up on us. Started to use the racist lady nexts doors complaints to put us on impossible probation to follow. One more complaint no matter how small is case for eviction. The lady next door just had to throw one complaint at us it was over. It didn't take long we got the eviction notice. We decided not to pay the month then and use it to find a new spot. We were entitled to a month by law but they charged us anyway and if that wasn't enough they blackballed us around the area so we can't get a place to live anywhere anymore. I'm currently hiring an attorney to file charges. It would be an excellent place if the rent was cheaper or at least included utilities, and got rid of its ignorant and inappropriate staff and management.

I have lived here before and Fairfax Square is a decent community. It would not have been my first pick, however it was the most convenient option for me and others. The staff has been somewhat helpful, they are very slow when it comes to helping out a resident. We have been waiting for a week for a new lease to be made to add another roommate on, we paid the fees for this back last Saturday and still they have not created a new lease. We've followed up everyday, and everyday they tell us they will update us on the status, but the staff never updates us and gives us the same answer everytime we call.

Safe and friendly neighborhood. Walking distance to shopping mall and grocery stores. Good maintenance. Except for already expensive rent and too many pets around. People walking upstairs can create so much sound.

The community is close to 66 and 495, but there is traffic both ways. 20 mins to either thru traffic, 10 mins without. The area is growing, the taxes are high. You can walk to shopping and restaurants about .75 mile either direction. Also listed on the busline.

Overall good experience. The staff is helpful when there are issues. The only issues we've had are fairly minor - some bugs in the apartment (but we live on the bottom floor, so that is to be expected), other residents smoking in their apartments, and sound from the upstairs neighbor. Otherwise, it is a pretty good deal for the area! Great access to the CUE bus and Metro!

Excellent location with easy access to shopping and entertainment. Good public transportation and ample, safe parking spaces. Staff very responsive to inquiries and service requests. I would stay here for a much longer period if I could find a bigger townhouse within the community. I have a large family and three bedrooms are not enough.

This community is ideal for college students, very close to Mason and it's a good amount of space per apartment. As someone who is not a student anymore, I am happy to be moving out. There are apartments in the area that are about the same price but much better quality. I would also like to mention the parking is not ideal. Especially if you have a nicer car, as vehicles have been broken in to. I love their new dog park and the fact that Fairfax Square has minimal breed restrictions.

The staff at the leasing office are quite friendly. Additionally, the community has nice amenities including a large pool, lovely clubhouse (attached to the leasing office) and a small but nice dog park for the pets. The streets are also well lit at night, though parking could be much better.
