3/10. Maintenance is great, but there are internal problems. The windows are drafty. Just about every appliance has malfunctioned. Maintenance is quick to add a bandaid, but unless structural issues are addressed it is not a long-term solution. The price is very high. Parking is great.

The community is great. All the neighbors wave and are friendly. I always see someone making the rounds cleaning the grounds and the maintenance team is always on hand working around the community to improve the grounds. The front office is very friendly and usually available for any questions. Also there is usually a monthly community get together in the front office.

Website was easy to navigate, but wished they had room measurements on the floor plans and also wish there was photos of the actual unit not just computer generated photos. Community is great, in a great location for my kids and their schools. Neighbors in the community seem very friendly. I love how dog friendly the neighbours is! Maintenance is great. Landscaping and property is very well kept.

Since moving in earlier this year we noticed the carpet was not replaced before we moved in. There were minor stains and wear spots. We have had A/C issues three time within a year, and they always seem to happen after hours or during a weekend. Master bathroom shower had a leak, and dripped and drained right into the kitchen. Took close to a month for the ceiling to get fixed, and it is still kind of messed up from the repair. This place is overpriced for the quality of units and older amenities

Amazing. We love that there is a dog park and all of the dog stations. Maintenance is always on top of things when you have an issue it's resolved in 24 hours. The ladies in the leasing office are so kind and caring! Truly and amazing place to live.

***BEWARE***

**BEWARE** First, upon moving out we have been charged for carpet stains we noted upon move in and were told were “normal wear and tear" and that the carpet would be replaced after we moved out because it was within a year of its life expectancy (we lived there over two years.) Management said they don't care and despite admitting they have the discretionary power to remove these charges in good faith, have refused to do so and been incredibly rude and condescending. So, note that they will lie to you in order to steal from you on the way out, but that’s just the beginning of the nightmare that is this neighborhood and how’s its managed. Among the issues a prospective tenant should be aware of: —The back parking lot frequently features shady transactions in broad daylight (wouldn't recommend walking there alone at night), as well as people living in their cars. —The place is completely littered with dog poo. —Friends often complained about the smell of drugs from neighboring units, and you’ll see the police often responding to domestic issues. Oh and there was the time the FD came around to let us know about someone lighting cars on fire in the parking lot. Not what you expect for the highest rent in Manassas, right? But there’s more! The management’s response to these types of issues? Community wide emails reminding us of the policies! Register your vehicle, clean up your poop, etc. Did this stop anyone? Of course not. They send the emails to (I guess?) make people feel like something is being done, but nothing is ever actually done. So while we were quiet tenants who followed all community policies (including never even having a charcoal or gas grill which is a prohibition not enforced) and took good care of our property, we are being robbed for the carpet stains we didn’t even create while people disregard anything they wish. Moreover, while maintenance is very responsive to requests (head of maintenance is great), the only scheduled maintenance ever done on the interior of the property was a change of air filter. Pest control isn’t even regularly performed— you have to request it once there’s already pests. Suffice it to say, Barrington Park/Van Metre doesn't take care of their properties but they’ll make you pay for it on the way out. What else? Building fire alarms go off at all hours, little to no notice given for things that affect residents (like the outside of our doors being painted— no notice), and a parade of shady folks snooping around the neighborhood. This place is a disaster, expensive, and you will be lied to and stolen from by management. BEWARE. Find another place to live!

Overall the community was pleasant. There are individuals that reside within that you can't account for their actions, and they can make you re-think living there, however, overall it is a fairly quiet space. I've had 2 negative encounters that made me question the neighborhood as a whole and the level of safety provided by the management company- which is minimal.
