Maintenance service is really poor.Every year they increase rent ,but they never provide good service.Sometimes we need to wait more than 6-7months to get one single work done.Management are least bothered about our problem.

Leasing staff member Tyler is the worst and lies about servicing your apartment. My place was never cleaned or fixed between turning the unit from the last tenants. Tyler yelled at other tenants in front of me when I was in the office.

I recommend seeing the apartment before you move in. Understand its hard to get a answer when you call . Gym is really nice . Pool is basic . Overall ok apartment just wish the staff were on one accord.

I feel ok but the maintenance can be better. All Gym equipment doesnt work, unsure whether it will be taken care or not. Inspite of multiple follow ups still not maintenance for a month. This happened previously as well

Onboard efficient management in leasing office,have better responding maintenance staff. Maintain cleanliness by cleaning apartment play areas, dig shitts everywhere around each and every unit in community

The lay out of the apartments are beautiful and spacious. If maintenance and customer service was better the experience would be a lot better. I feel listening to a tenants need it is essential and when you feel attacked just for asking to get something fix at your apartment is not acceptable.

Now that we are moved in and once our appliance issues are solved, living here is quite nice. The people are nice and the neighborhood is quiet. Unless you are close to the freeway, which is loud, you wont hear much.

This has been a very bad experience from me from the very beginning with the office staff having very poor communication and maintenance being a nightmare. This community rates the worst of all my rentals. I have found that an apartment complex (aside from aesthetics inside and out) is only as good as the staff.

---- stolen all the time. Maintenance takes weeks to fix a 30min problem. Dog ---- everywhere. They come in the apartment when we aren't here. Have a sign that says the apartments are under surveillance but not in the spots that matter. Apartment was not even close to move in ready. If you pay rent a week before its due you don't see the extra $60 they charge you until about the day rent is due so you get a letter on your door saying you're behind in payment and a threat to go to collections. Just a hassle to live here honestly. Your post has to get approved by management before posting to the community bored so good luck posting any kind of complaint or concern. Morgan in the office and Dan the maintenance man are the only ones worth talking too, otherwise don't waste your breath

Very late response for work orders. Staff is not transperant in communication. It happened when I switched apartment also on the pricing. They do not share right information with us. You will be lucky if your work order is taken care in less than a month time.

Management: apart from working with Heather, pointless. Maintenance: delayed, incomplete, not helpful. Apartment: If you plan to lease here, consider the following: 1 - Do not sign the lease until you have physically walked through the actual apartment, NOT THE SHOW APT. 2 -Walk through your apt. with management, take pictures and get a maintenance list started immediately, especially since work orders take weeks. 3 - Get a copy (email/physical) of the submitted maintenance report and ensure the wording/description is accurate. Since move in I have face ongoing issues. It took six months to get a working dryer. It took a month before the bathtub was fixed. The cockroach infestation is ridiculous, plan to change out roach traps bi-weekly and to spray monthly; I've never had a roach problem until I moved here. Double check all of your outlets, a handful of mine did not have power, it wouldn't surprise me if there are electrical fires. Paper thin walls; I can frequently hear my neighbor(s) arguments. Not sure where the gunfire is coming from, but it happens. Fire alarms going off, can take hours before maintenance will come around to turn off the alarm. People don't clean up after their dogs. Trash is always overflowing from the trashcans. Found someone sleeping behind the trash bin, which speaks to security. Yes, you have to have a gate code, but wait long enough, you can follow someone coming in, once watched five cars get through the gate. Security is a joke. Harassing neighbors; recent issues with a neighbor accusing me of "scratching" their car...community parking with little kids dodging in and out, with bicycles and scooters, to clear way for traffic, might want to invest in a cover if you are worried about scratches and dings. Rent: Why management pushes you to set up reoccurring payments with direct link to your bank account. Around the 15th of each month they send a statement; with any other business, this would be what you are expected to pay on the 1st of each month. NOT TRUE WITH GREYSTAR APARTMENTS. The have a mysterious charge, which doesn't show up until the 1st of every month, so if you pay the amount due provided by the statement, expect late charges, which add up. Consider the statement more of a quote. Base Rent - $1,236.00 (Based off of your contract, may be different) Zero Deposit Waiver $29.00 Parking - $5.00 Allocated Water Service: Varies by month but expect $25 Allocated Sewer Service: Varies by month but expect $15 Trash Service: Varies by month but expect $8 Allocated Gas Service: Varies by month but expect $1 Common Area Electric: Varies by month but expect $5 Pest Control: Make sure you schedule a Monday appt. $2 Sales Tax: Varies by month but expect $35 Monthly Administrative Billing Fee $5 (Not sure why, they don't work) Over all, my experience has been one of the worst, I do not recommend this complex.

I have been living at Palm Court for 5yrs, I would not live anywhere else. It is very quit and the office staff is the best, I love that when I call up there does not matter who answers the phone, whether it is Heather, Morgan or Tyler, there all give you there full attention as if there is nothing else that has to be done. I love calling Palm Court Apartment Homes my forever home.

Place and environment are good. Our flat is very near by 101 highway. Every time getting huge vehicle noise. But we never mind and started feeling happy about amenities. Bad thing is maintenance and residents care is zero. We had an issues in our wash basin, water not drained and back feeding of dirt water into the flat. I raised a complaint 1 and half month before and did continuous calls, still no one respond from apartment side. Find below recent image. They never opened gym for last 2 months and no more confirmation for open date.. same kind of issue with water vending machine. Hardly it works very few days in a month..

My experience has been subpar in this community. It takes way too long for management to fix issues that are their fault. I had to wait almost 6 months to get my mailbox fixed. During this time I was essentially being ignored by management. Eventually when I threatened to not pay rent did they "find" an additional mailbox door. I had to wait 6 months without mail because they didn't want to look for 5 minutes in the storage closet. Another time I had to wait 3 weeks for maintenance to come and fix a broken sink. I was told multiple times that they would come on certain days and they missed 3 weeks worth of appointments. On a separate occasion I woke up with a maintenance man in my apartment due to my water heater leaking. I didn't wake up hearing him knocking, no I was woken up by him in my apartment. Typically you need a 2 day notice before entering my apartment (as required by the lease) but I woke up with this man in my apartment. Had I been a woman or more afraid of men in my apartment, I don't know how traumatizing to would have been. Overall not satisfied at all.

The bedrooms are small 10 x 10 and 10 x 11 in a 2 bed 1 bath. The living room area is restricted to 1 set up because of the small size and placement of windows and sliding door. The kitchen has a decent counter space. The bathroom is a nice size. Service requests are not handled in a timely manner anymore. I have outstanding service requests since early December. I spoke to the manager Heather who assured me that someone would be out to fix the issue within 2 days. That was back on 12/12. My neighbors have also had issues with their repairs being taken care of. The property is clean, landscaping wise, but pet owners tend to leave their dog waste on the ground. My apartment is close to the 101 where construction sounds have been going on for over a year. Not to mention the traffic that constantly flows through. The property offered to renew my lease at $1370 per month on a 12 month lease. I turned it down because the apartment has old carpet and hasn't been renovated in over 8 years. They are currently offering the apartment to new tenants for $1205 which is a slap in the face to a tenant who has always paid their rent on time, is low maintenance, and doesn't have any neighbor complaints. Overall, the community is quiet, the pool area is small, the gym is small, the apartments might have 9 ft ceilings but the rooms are all on the smaller size. You won't find dimensions on their floorplans to date. Maintenance doesn't come fix your issues as of late and management isn't following through with the expectations they set.

The staff and the maintenance team use COVID-19 as an excuse/protection to put off correcting complaints. The leasing team couldnt seem to use the fax machine explain good directions on how to pay the rent without getting a charge. Lied about the Upstairs sounds coming in the downstairs apartments. The apartment was not clean repaired and appliances were not upgraded before we moved in. The plumbing has been a nightmare We are sorry we did not view this apartment before moving in and signing the lease

It has been a really fun experience. I cant believe Im so lucky to live here. My neighbors are a joy, the apartment is an oasis, and the amenities cant be beat. In this moment, I am euphoric. I will stan this place forever

I took a tour from Morgan when I was initially checking the complex out, and she was very nice and helpful. Was pretty disappointed with the condition of my unit on move in day, but the office and maintenance (specifically Dan) has been good about getting things fixed in my unit.

I renewed my lease three times and each time the rent went up. My car was broken into TWICE The pool area is tiny The "fitness center" is a joke and despite being closed due to covid the lights were left on and we were charged for the lighting each month. I have a work order for a new faucet from five months ago that was never completed

I had very good experience living in palm court apartments, very quiet place and very safe, definitely recommended to friends, some issue with maintenance but overall it is ok, most of the neighbourhood from India and they are very friendly

If you want to live here forget about Maintainance, you got to fix things by your own. There will be emails saying lease termination and fines if there is a small mistake even though from there end, but there wont be response on service

I have been staying in Palm courts for more than 5 years now. While the community itself has been very peaceful and secure, the quality of service has deteriorated quite a bit from when i originally moved here. It takes multiple efforts to fix maintenance issues, sometimes the frontdesk people are very rude in addressing queries.

The apartments are not bad. Although I have had a couple of incidents where my car was hit while it was parked & wrongfully towed, the office manager & office assistant did help with taking care of the towing situation. Anytime I called the office I was always treated so nicely & given as much information as I can receive. Neighbors that I've had have been nice. I do not hear any disturbing noises that would cause me to have to call the office. The only sounds I really hear are the garbage trucks, maintenance, & children playing. The office does respond back within a reasonable time.

Got keys to move in. Was told cleaning people did not come clean our unit before in and was told our lease agent wiped some of our cabinets. Carpets were also dirty and was promised they would get cleaned. They didn't. Was offered a coupon discount for carpet cleaning. Dish washer hasn't worked since we moved in. Final maintenance visit was told they would replace. They haven't yet. Was told it was a upgraded unit but our bedrooms don't come with lights or fans. Was told to buy lamps after a long day/night of moving in. Washer stops spinning and it's been over 8 months on that too and no fix. Walls are paper thin and my oh my you can hear everything. Apartment complex has been giving incorrect ac filters that do not stay in place to filter air in our home. Poor indoor quality has forced me to buy $400 air purifier. The list goes on and on. Only positive about this apartment is the okay upkeep, amenities, and location convenience. That's all. I DO NOT recommend.
