We love living here at Palm Court Apartment Homes when we were looking for an apartment we must have viewed at least 30 of them none of them felt like home until we came here this. The office staff makes you feel like you're part of their family they greet you with a smile and they are always eager to help you with whatever it is even if you need just someone to talk to for a moment. When we have had a maintenance request they are at your apartment home to fix it that day or the next day. The grounds are kept nice and clean. And the crime level is extremely low, you are close to restaurants, grocery stores and shopping.

The management is friendly before you sign the lease, but once you sign it, it is hard to get her attention. She does pawn off stuff on the other personnel there. I am sure they take a lot of rap about the recent appearances of the complex. If you get an apartment around the office, the landscaping is very nice. The further you get away from it, the landscaping becomes sparse, dead, or overgrown. There are a lot of piles of dog droppings throughout the complex, even by the pool/gym area. The area I live is covered in dog poo and cigarette butts. Maintenance staff does the best they can, but management is wanting repairs to be the cheapest possible, so you may be inconvenienced for a while until they can come up with the cheapest way to make your repairs. The lighting in the covered parking is pretty dim as well. A lot of the lights are out. They do have extra charges included like your parking spot, pest control that doesn't come by, a few other ridiculous charges. If you're ever in the need for used mattresses, torn up couches, beat up tables, piled up stinking garbage on the ground near the dumpsters, you'll find it all right here. My rent was based on a 13 month lease at $905 a month, rent varies depending on how long you sign a lease.

I have only lived at palmcourt for 1 year everything was good staff was great yhen now staff is horrrible, they had different maintenance staff all the time i guess no one gets along with Shawn she is very rude and unproffessional. Shelby is awsome i hope she dont leave us because even the new leasing is rude!!! We liked the old employees Luis and Nivea are gone they are awsome can someone please bring them back!!!! I do not look forward to renewing my lease again in may!! People do not rent they also have high rents and poor service!

I have been staying at Palm Court almost for more than 2 years, so far i found this place is good, nice. only issue is parking, since this is small community so it quite understandable reserve & open parking space are according to the total unit. maintenance staff is quite responsible , i had maintenance emergency thrice and they responded promptly. Recently i was facing parking problem due to my neighbor's bad parking habit , i shared the same with office staff to look into the matter. Manager Shawn and other staff Shelby has taken care it in very dignified manner and they address other issues nicely too, I really appreciate them !!

Palm court has turned in to the worst place to live at now when i move in it was fine a littlw here and there issues but staff was ok now the staff is horrible besides Shelby, the old leasing girls were awsome aswell, maintenance crew is new and very slow it takes them weeks to get something done. Cant wait for my lease to end as many residents will be leaving palm court as soon as lease is over. And just to let you know we are getting resudent signatures to get the manager out she is very rude & unprofessional, our word is gonna be heard because corporate diesnt do anything either. All we ask for is professionalism, respect, kindness, and to be acknowledged as resident we pay alot of money for the poor service.

Been here a month now. So far my husband and I are enjoying the stay it's very quiet and a good place for family and pets. The one negative thing were hidden fees that surprised us not sure about that part.

Would not recommend this place to anyone. Everything. Took 6-8 months to have things fixed that were issues on move in and a few still not fixed. AC broke in middle of summer and management didn't believe me or fix in 110-120 degree weather until I filed complaint with Kingsley. AC also flooded apartment inside because was broke and took days to fix. Grounds are not kept, place needs to be sprayed for bugs constantly and asked repeatedly for all of these things plus much more and either ignored or delayed. Most all of staff is rude and non responsive. Have requested out of lease multiple times due to unsanitary and unfit living conditions, I could go on and on and have tons of emails to prove. Staff have entered without approval, communication is poor, and so much more. Considered calling housing authorities on multiple occasions due to above and more.

If you love big corporations with an attitude and a not friendly staff, this is the place for you. A review shouldn't have to be at least 200 words or more. This is just another way corporations like Greystar want control over the people that make them their money.

When my lease is finished I will not continue. The grounds are well kept and it's quiet, however, I received an uncountable amount of notices on my door regarding certain maintance problems and inspections that have caused an extreme inconvience. In the 10 months I have lived here, I received two notices for the water to be shut off for the day until 3pm and instead it was turned back on at 7pm. There is very limited parking and when they repaved the street we all were required to park outside of the complex and this was not completed by the promised finish date on the notice. They send out notices a couple days inadvance that they will be conducting inspections inside the apartment without your permission and they do that often. The stove in my unit stopped working and it took them 10 days to come to my unit and fix it. I would not recommend this complex to anyone.

At the time of lease signing I have my rental insurance but the policy number is with my husband and he is travelling from india. So I took Apartment policy. As mentioned I will change it any time and will add my rental insurance policy for next month. When I visited on July 31 to apartment office with my policy number. The staff lady told she need proof of insurance. As its Sunday, insurance companies are closed. So she told me bring it tomorrow. when I asked about the will I get charge for the August month for rental insurance from their side. She told If I pay rent before bringing the proof of insurance then Yes. On 1 August I gave her the proof of insurance and asked same question again. She told me she will going to call me on next day and tell whether it will be going to get adjust for this month or next month. She did not called, so When I called She is saying that it will not get adjusted. I have to pay them also and my insurance company also for rental policy for August month. I requested her can you please adjust it in next month. She said no. why she dint tell this on July 31 only. why she is telling now. If above is the case why she didn't took policy number on Sunday itself and if i fell to provide the instance proof she can charge me on next day?

l really like this community. it's safe, clean, quiet, and the staff are awesome. the pool is always crystal clear, and the gym is always clean. No significant complaints.

This is a great community. The area is clean. Staff is friendly. I spend a lot of time at the pool and it is never crowded. The complex is location very close to a lot of shopping. There bud easy access to the 101 and the 17. There does seem to be a communications break down between the staff and maintenance. I usually have to ask a few time to get the message groom the front office to the maintenance guys. When they do fix something irbid done well and there is no mess

Palm Couts is a fine place to live. The maintinence crew was a little slow to get my ceiling fan in place, but they did a good job fixing the floor when I asked them to. The reception staff is wonderful; they're very helpful and friendly. The neighborhood is generally pretty quiet; it's mostly people who work in tech. The apartment itself is a little old; in the classic apartments the appliances leave something to be desired, and my west facing walls get hot enough in the summer to make a temperature difference room to room. Otherwise, the apartment is well maintained. The carpets, walls, and doors are in good shape, there are no mysterious smells, and as far as pests go I've only seen the occasional ant or spider. Maintenance and reception are very helpful when it comes to these sorts of things if you're a little patient. I live very comfortably here. The parking is reasonable. Your car is close, but the spots can be hard to get into. Each apartment gets one covered spot. After that, you have to find a visitor parking spot. The location is nice. The buildings directly next to and around PalmCourts are businesses, and they're the sort of businesses that people only enter if they work there. We're right next to the on ramp for 101, which is convenient. Overall, I would say that this place is perfect for singles or young couples who are just setting out on their own. It's not glamorous, but it is comfortable. If you have a little patience you'll do just fine here. I can't speak for the comfort of families, although I haven't seen many kids around.

I have yo say i live living here i just renewed my lease for another year! Been living at Palm Court for 3 years now. My best experience ever i will recommend anyone to live here!! Give props to the office staff Nuvia the leasing agent is very curtious, respectful and professional. Theres one thing i would love if the prices where more cheaper! Other than that its a great place to live!!!

First off, we are unable to speak with a manager via phone. We have left over a dozen voice mails over the past 6 months trying to get a hold of the manager but the calls are screened by the assistant to the manager, Shelby. We are unable to visit the office in person due to the extreme amount of some sort of "air freshener" that is constantly being sprayed in the office. We have had multiple scratches and dents put in our "covered parking" spot from a car that is parked in an assigned spot and the assistant manager would not let us speak with the actual manager or help us notify or question the resident responsible. Also the pool and hot tub are hardly ever heated. Also the maintenance seems to be contracted out to non professionals working out of their pickup trucks. We have had constant pounding on the floor of the apartment above us for 3 days now starting at 8AM in the morning. We are counting down the days until our overpriced lease is up.

Good things: Nice floor plans Quiet community Few maintenance folks are really helpful Bad things Manager and STAFF The so called renovated apartments are as not as they claim definitely not worth a $200 more. Amenities not worth for the pay, you get way better and luxury for the same price elsewhere. Security, they say we are responsible for our security even if few junkies roam around knocking apartments during broad day light. Details Well, the reason for my move out was to move to a bigger apartment. However, I am glad that I am moving out because of a non courteous manager and staff. Lived here for 13 months, everything was fine upto 10 months, I have seen few staff earlier whoever really happy to help the residents and welcome smile in their conversation. The staff right now is horrible if I can be polite, they do not greet you, they do not offer you a seat least to bother about an attitude saying 'Why the hell are you here'. Our apartment had an issue with microwave, which took them a week to send a maintenance guy. I can give them a benefit that it was a holiday season, but 2 week post holidays not fixed yet. Like any other apartment its hard to find a nice staff always, but when I opted to move out after my lease expiry I was 5 days short of the 60 day notice. I have seen my previous apartment groups courteous enough to understand this and they would waive off this minor charge. But here, the moment they hear that we are moving out you are not treated well, like anyother apartment. I am certainly okay to pay the 5 day rent of $180, however I would expect at least a staff to talk with a right attitude. I have an apartment inspection coming in 2 weeks looking at this review I am sure they would find some repairs to grab my $200 deposit. I am glad I am moving out from here.

Palm court apartments are a great place to live in. The apartments are newly renovated and that was the tipping point for us to sign the lease. It is a good and quiet community. The leasing staff are helpful but the responsiveness of maintenance can be improved.

Im a current tenant and love the community. Ive had an amazing experience. definetly recommend its a bit pricy but worth it. maintenace are not to well but i hope they get better maintenace techs.

Good apartment to stay which is nearby freeways, secure and come in budget. Good place for Single & family people, pets friendly, the only drawback is no play area for children which some time difficult for children to spend all the time inside.

My apartment is nice and the pool is nice. The front office is understaffed and does not handle apartment problems/needs well. I would not choose to live here again because of this. Also, bed bugs.

It generally takes a lot for me to write such a strongly negative review, be it for an item I bought on Amazon, a service, or an apartment. Yet here I am. I lived at Palm Court for six months with no real issues. It was a short-term lease, just a temporary stay until I could find a house in the Phoenix area. The reason I've taken to Yelp is simply to lambast the management (be it Greystar as a whole, or the front office). For most of my stay, the monthly billing cycle was fairly straightforward. I'd receive a bill in the mail a few weeks before it was due. This total would have an itemized list of everything from monthly rent, to my share of utilities, as well as any applicable taxes and fees. I'd simply go online, pay the posted amount and be done. About four months in, they switched to a different system. I'd still get a bill in the mail but typically the correct amount would not show up online until the 1st of the month, at which point the month's rent and fees would be added. Not a big deal, I'd pay my rent online on the 1st, rather than pre-pay like I had. When I went to move out, they send you a similar bill (only this one didn't have any amounts listed). In fairness, there was fine print that said go to the office for the correct rent amount. I figured I'd wait until the 1st to see if it didn't appear correctly online as the previous couple of months had. On the 1st, it showed a balance of approximately $830 for what was to be one half month's rent, and was significantly higher than what I had been paying. I discussed it with the office the following day and got the corrected amount $334 and change. Apparently, you can't pay this amount online (like I had done for the previous five months), and you need to get a cashier's check. Well, unfortunately for me the banks are closed on Sunday so I went on Monday morning to get a cashier's check for the correct amount. I turned it in right around noon and received a call later in the day saying I owed $110 in late fees. I explained to the manger that because I couldn't pay online like I had done for the past 5 months and had to wait for a cashier's check, Monday was the earliest I could get the certified check. She simply kept working and didn't even give me the courtesy of looking me in the eye or listening fully. Basically, she just said tough luck. Ok, was this rent payment late. By definition, I suppose so, albeit by four hours. I can live with this. However, one could at least give me the courtesy of listening or at least pretending to pay attention to me rather than continuing to scribble along at some other stuff. Today however has brought a resurgence of negative feelings. I just received my security deposit less $123 (of $200). I have lived at five different apartments over the past seven or so years, listed below: The Village at Blacksburg (2 separate apartments) -- Blacksburg, VA Foxridge Apartments (2 separate apartments) -- Blacksburg, VA Bennet Hill Townhomes (1 townhouse) -- Blacksburg, VA A lot of these moves were simply related to finding better areas not inundated with crazy college kids, or simply moving to nicer locations. After each of these leases, I have received 100% of my security deposit back, generally around $1000. That's not 80%, 95% or even 99%. That's every single dollar back for leaving the place in better condition than I found it. Now, I'm getting 38.5% of my original deposit back. Per my contract, I'm supposed to receive an itemized list of deductions associated with this refund. They never mailed me one. I took pictures of the place before I left, and it looks just like it did when I moved in. I fully intend to get my itemized list or argue a breach of contract. It's unacceptable. Because this was a temporary move, and all my things are still in Virginia, I never even had furniture which could have damaged the rugs, or paintings to hang. I had a bed, and a folding chair. I never had any parties, because I barely know anyone and had nothing in my apartment to share. At this point, it's not even the money that frustrates me it's the principle of the situation. I'm not going to be taken advantage of by some property management company when my track record for the last 7 years has been immaculate. If you live here, just go into it expecting to get screwed at the end. I posted pictures, to let you be the judge of whether or not you see $123 worth of "lawful deductions".

The complex itself is good. Four managers in under three years. Main manager is helpful but getting past the assistant to talk to her is impossible. The "assistant" is rude, will not let you finish a sentence without interrupting. When we called for something after turning in our keys the greeting was, yes what do you want? Does not matter what was agreed to prior to the current people they will not abide. Get everything in writing or write it off. If you want deposits back you better, clean from ceiling down. Professionally clean carpets and submit proof by receipt and Paint. We were told after shampooing, oh it doesn't matter, we are ripping them out anyway. Why didn't they tell us that prior to hours of work? Treat like the plague. Unfortunately one person ruins the reputation of the complex. The place is nice and the neighbors wonderful, most are moving also.

Renovated house should be one with all brand new equipments. I was told it's a renovated house but when I moved I noticed evrything is old one only. and the rent am paying is also high. I don't think I can go for renewal as my rent would go high with out any value add.
