I had great service from my sales rep-Jeanine? From beginning to end the service was great, the time delays to get service took too long though. The maintenance staff rush, and don't seem prepared for their appointments and need parts in advance for better customer service or else what's the point of work orders. If they need to see the problem before ordering parts then make it a point to do so before the service date. Customer service equals retention, the service should not stop after the lease is signed!

I am truly enjoying living in this apartment community. My neighbors are extremely friendly, the grounds are maintained to a beautiful standard, and the staff has always been very helpful from the time of my first meeting onward. I would recommend Zinfandel Village to anyone.

A new coat of paint would be nice to see around the whole complex. My friend visited and asked if we have a lot of crime, because the faded old paint made the complex look like it was going down hill. I have two handi cap parking spaces infront of my door. I see the same girl-NOT handi cap park in one of the spaces repeatedly. I wont confront her, I'm afraid of nonsense being done to my car or apartment. Security patrol in the evening would be nice. Especially to tow vehicles illegally parked in handicap spaces, because there aren't uncovered parking spaces available at 2am on the weekends.

I am contemplating if I want to renew my lease in this community because I feel unsafe at times. when I see the security officer outside my unit I feel a lot more secure but they are not always around and that is when I don't feel safe in the neighborhood

Apartment was not as clean as it should be upon my move in. Needed to be swept for cob webs and several maintence request were completed on move in day. This should have been completed prior to move in. Move in expereince could have been better,

I have only lived here for little over a week. I don't have more than move in info. I also find it very offensive that I have to sit here and type in words in this box until I get to 200 characters for no apparent reason other than to fill space.. I do not have any useful info having only lived here for a couple of weeks.

DO NOT LIVE HERE!!!! I've lived in apartments and on a ship my whole life. This is by far the worst place I've ever been. My truck was broken into, my patio storage was broken into. $2500 worth of stuff stolen and all I got from the office is blank stares and shrugged shoulders and told crime is everywhere. The hot tubs never work, I've been here 18 month and am still waiting on a gym key after asking a dozen times. My last straw is the pack of stampeding buffalo that moved in above me. Noise complaints 3 times a week for 4 months and the office wont move them or even let ME move without charging me $750. Again just blank stares as they say yeah that's annoying but not excessive enough to wave any fees. Don't waste your time or money here. Amenities don't work. Stove only has 2 out of 4 working burners, oven doesn't close, washer sounds like its going take off the front end of an aircraft carrier. Windows leak when I rains. Alarms on the building scream for days on end before they shut them off. Maintenance is bubble gum and duct tape. Not to mention the police are here just about every night for just about everything you can think of. WORST PROPERTY IN RANCHO CORDOVA!!!

It was a decent complex at first...much better from the one we lived at prior. The apartment units are definitely not worth the price they charge and their way of charging w/s/g is unfair in my opinion though. Between rent and the 100 they charge for utilities I could have gotten a house for less. Things in the complex broke very easily. The fronts of the drawers in the kitchen would just fall off when you pulled the drawer open. About 40%-50% of the outlets in the unit would work and when requesting to have the rest fixed it was a pain and required multiple trips from maintenance. The staff usually needs several reminders as well when maintenance is needed. One time it took several weeks to finally get someone over. When i moved out of my unit, we had it cleaned very well. Spent hours with 4-5 friends cleaning ceiling to floor. I was sure we were gonna get our deposit back with the condition we had left it. When i got the refund it was actually a bill saying we owed money and it had a list of what we owed for. They noted the window screens were dirty! Excuse me? You mean the screen on the outside of the unit that is exposed to all the elements? They were very very nit-picky when it came to the move out inspection and not nearly as detailed with their notes on the move in inspections. If they were as detailed with the flaws of the unit at move in they would see that the way the apartment was left was in the same condition if not better. In the future I suggest taking video and pics of the way you leave your apartment so you can dispute it when they try to take all your deposit.

The staff at Zinfandel village has never failed to amaze me! They are nice, friendly and efficient service in the leasing office. I always get my services (requested) done in a timely manner and they go out of their way to follow up with me. I truly appreciate their hard work and dedication!

I lived here for about a year at first it was good and all. Nothing negative really stood out. It was comfortable for awhile. Then as time went on I started to see the problems inside the apartment. So here it goes. The goods, neighbors were relatively nice, staff were good people, pool area is meh and the surrounding was okay. The negatives, I love my patios, but the patio at this complex are old, walk on it barefoot and you will have a ton of splinters. It's spacious enough for 3-4 people that I admit. Out of all the outlets that were inside about 40% of them only work, its either top outlet works or nothing works. If you're a person who relies on your cell phone, good luck cause I would get no bars inside my own bedroom. I'm glad that the complex had washer and dryers, but after you use them, you would want to hand wash them. Washer did an adequate job, the dryer, dear god, it doesn't matter if you clean the lint filter, you get lint sticking onto your clothing every dry, it was driving me nuts. Security here was 1 out of 5 stars, the lights were dim at night, my roommates car was broken into and someone stole his motorcycle right out of the parking spots, no cameras, and no patrol at the time. When they did get the night patrol, I saw one of them on their cell phone. S/W/G, was about 80-100 bucks a month plus the base rent. Which was also bull because my roommates and I weren't even home that much of the day yet we get charged more than we actually used. Then at the end of all this when you want to move out they'll siphon as much as they can out of your security deposit. I didn't hate this place, it was just really frustrating to live in. For 1150 (probably like 1400 ) if you didn't get the "special move in" get a house instead of living here.

When I moved in there were a few problems inside the apartment. I'm still trying to get then ask stored out and I've been here 3 months. The small dirt area or side of my door was trashed with litter that nobody ever cleaned. It is a quite place. You pay rent and WSG. No grace period for rent. It's due on the first. No later.

I feel unsafe. A lot of fights I hear outside our place. The neighbors seem like they're involved in a gang. Maintenance NEVER fixed exterior lighting. Not a good place if you're living on your own. Also our reserved parking spot was continuously taken by others. Sometimes over night and there was nobody we can contact. It is not fair how horrible this place is. I got my car keyed because of putting a notice on a car parked in my spot. The people living in the apartments are too ------ and overall NOT A SAFE OR FRIENDLY environment

BEWARE!!! DO NOT MOVE HERE!!! They enter your apartment when your not there and spy in your things. They entered my place TWICE .without permission! They called me at work to be sure I wasn't home since I was moving--and damaged the blinds to affect my ability to get all my deposit! I have no kids and my dog could not reach that high. SCANDELOUS!!!

The office staff is very professional, the grounds are maintained ok (except half the exterior lighting is burned out), and everything works. The residents are quiet except for the children playing outside on the playground (to be expected) and the occasional resident being rowdy in the parking lot (to be expected of the surrounding community). However the apartment has old fixtures and appliances and I have concerns about thecompetency of the maintenance staff.

Overall the apartments are nice, however, there has been a spike in gang activity and drug usage that management has done nothing about. Maintenance, while they attempt to fix the problems, are not efficient and often it will take numerous work orders to get the simplest repairs taken care of. They have a 24 hour maintenance guarantee yet they never stick to it. The only reason why I have yet to move is because I'm locked into a one year lease.

It's a nice complex and the Leasing Office Staff is nice but the Maintenance Staff needs much improvement. It would be nice to see them work on the improvement of their Maintenance Staff. There are tenants who do not pick up after their children so there are a number of toys left in the walk ways and garbage to follow. Often times the parents are not paying attention to their children so they peer inside my open windows until I close them. I had my Aunt over to visit and we sat out on the patio cause it was a nice summer day and my Aunt was almost hit in the eye with a flying twig from the children playing just outside my patio, from once again the parents not paying attention to their kids.

I lived at Zinfandel Village for two years, while living there we had a rotting balcony and sidewall that was never fixed until the day we moved out, the first neighbors we had living above us were loud every morning starting at 3 am, when we brought this issue up to management nothing was ever done about it. When the upstairs neighbors moved out, they relocated a tenent above us that had two full grown pit bulls ( imagine how nice that was). The management only cares about filling the units at any cost, without consideration for existing tenants. When we were moving out we were told by the manager Erica that our place was immaculate, but we only got back $131 out of $500 from our deposit back. I would never move back to these apartments, we were continually lied to for two years about our balcony getting fixed, one of the things we were marked for was a dirty balcony, when we left it was being rebuilt because they had to tear the whole thing down because of all the mold and fungus, we were also charged for all sorts of cleaning fees that were just absurd, especially when we were told on our final walk through the place was immaculate.

Things are old and a lot of things break easily. In the past we've had to put work orders in multiple times before they actually came and fixed things. When the work orders are completed it seems like they just fix it as fast and easily as possible. Not necessarily the best.
