I have lived here for 2 years and I am moving out because I bought a house. The apartment manager treated me very nicely. I hav ereceived almost my hole deposit back.

    I went there today because I was looking for apartments in that area. I walked in and when I asked about a 1 bedroom, the lady said they didnt have one to show but she could give me a broshure. She didnt even offer to show me a different model. Strange. A lot of the decks were being redone and one even didnt have a floor on it...interesting. I went to another place on that street and the person there told me not to move into any of the apartments on that street becuase of the crime.

      Worst Experience Ever

      Can not think of one positive attribute of Zinfandel Village from the poor grounds, to the "part hasn't came in yet" maintenance crew, to the lack of upkeep for the pools and spas, to the lack of security, to the small parking spaces and lack there of, to the fact that we left our apartment in better condition than when we moved in yet they still took half our deposit, and finally not to the management staff (because it changed every few months) but to CTL Management "Get into a business that you Care about"

        Car theft

        Dont leave anything of value in your car. Dont have expensive wheels. After living here a month. My car was broken into and was stripped. The following month I caught someone trying to break into my car again!<br>The next month my neighbors escalade was robbed of all four wheels! Whatever you do, dont sign a 6 month lease.

          Great place to live.

          I haven't lived here but a few months. I fell in love with the trees and the fact that they have free tanning. The staff changed recently and they are all so very nice. So far I am happy to call this place home.

            Happy We're getting the heck outta here!!!!1

            Well, basically this place is awful to live at. We had to sign a year lease and after being here only 4 months, it is well worth the penalty of $3000 we have to pay to move out. THere is mold in every window sill, just from normal every day living, and cleaning. The walls and ceilings are made of cardboard because we can hear everything all around us. The fans in the bathroom don't work and they have come to fix them, which did nothing, they just wiggled them a little and said, they were fine. The girls in the office sit around gossiping all day and the poor maintenance guys are stratched too thin. THere are like 3 of them for 365 apartments......yeah, that is ridiculous! They also have to be on call, so they never get a break. Our bathroom door has been broken since we moved in and after living here for a week, they finally cam and tried to fix it by spraying it with WD40 and telling us that it is old and they can't order a new part because they would have to do more work and they can't even get the parts anymore! It just feels dirty. Also, the 2 sparkling pools they talk about in the ad....yeah, 1 of them had a sign for a while saying that it was "Hazardous to your health" and there are signs all over saying that "there are chemicals in the area known to cause cancer and birth defects". Doesn't that make you feel happy to be home?<br> Anyways....unless you are desperate for a place to live.......like we were, don't ever waste your time looking here!!!

              only been here a week...

              ...and this place sucks so bad.<br><br>Move in was okay. I was promised a $150 gift card to Target as an incentive to move in, as well as being entered in a drawing for some recliner. That hasn't come through. The day I moved in, the front door was still being worked on, the storage room door was shot to hell, the smoke detector didn't work, nor was it connected to the building network. The thing that has been bothering me the most is the refrigerator in my unit STILL DOES NOT WORK. I've been here over a week now. Everytime I call into the office, I speak with someone new. Something happened on the 3rd day I was here too. The water turned off. When it turned back on hours later, the water came out brown and I had to run the water for a while to get it clear again. My only other complaint is that the parking spaces are extremely tight.<br><br>This has been the worse place I've ever stayed at, and I've only been here for a week! Their management will definitely hear from me. If they don't do something, then perhaps a call to department of welfare or something.<br><br>Today is 02/01/05.<br>

                Take your money elsewhere!

                This complex was okay when I moved but has rapidly gone downhill since Nov '03. There have been many loud and obnoxious tenants who moved in. However, they may not be obnoxious if you find soothing the sounds of dirt bikes, drunks, foul language, and loud music. It is not uncommon to find beer cans and broken bottles lying around. Of course this was no surprise since I was frequently woken up by the drunks roaming around at 2 am. Dumpster divers are regulars. Management is slow to make repairs - often had to make several requests to fix something simple. Don't even ask how long it took to get our leaky roof fixed! The units are VERY cheaply constructed. Since the apartment did not have any insulation in the ceiling, the temperature of the apartment was 80 degrees all summer (with a/c running all day). My move-out experience did not improve my impression of this place. Management will use your deposit to offset their cost of fixing up the unit for the next unfortunate tenant. Be sure to take pictures of the unit before you move out! Save yourself the trouble and take your money and your business elsewhere! I wish I had.

                  If you believe that renters should be subordinate to their landlords, this is the place for you.

                  Basically, I've been living here for two weeks, and have had nothing but ridiculous aggrivation from a group of arrogant, ill-informed misfits. Part of the problem is that law school has actually taught me what my rights are and how to work the system. I'm currently at this site because I came across it trying to get the names and addresses of Zinfandel's agents so I know who to list on the criminal complaint forms that I'm submitting to the Rancho Cordova Police Department and the United States Postal Inspection Service.--that pretty much says it all.<br><br>If anyone in the Zinfandel Village has any grievances that are less than one year old and arise before May of 2005 (when I am moviing out) that they think may be legally actionable, post a notice in one of the community areas, and I will pursue it absolutely for free--- these people are just bullies who need to be squelched.

                    Worst management.

                    <br> <br>These Apartment management is very bad, do not expect anything from them. Only the first time you have signed the lease they will talk to you properly. <br>But if you request something once you are in, they will give bull ---- answers. Beware before you sign up the lease. <br>And come here only if you are not getting any apartment in that area. <br> <br> <br>

                      Very Over Priced Complex

                      <br> <br>The rent in this place is way to high. The pool next to my apartment was not working for a whole Sacramento HOT SUMMER. After a year it still not working. One of my neighbors was arrested for selling drugs. Garbage is always overflowing out of bins onto the ground. My neighbors upstairs let their dog poop and piss all over the balcony and I had to make three request to maintenance to remove the smell. They will write a ticket for parking in the handicap zone but will allow four guys to try to brake into my car at 4 O´ Clock in the morning. Management is arrogant!

                        An okay but over-priced complex

                        Zinfandel Village is at the edge of a large commercial sector along with three other large complexes. As a result, the complex tended to be fairly active during the day and rather quiet during the night. The complex management claimed that, because of this, the complex was filled mostly with young professionals and very few children, but that ended up being false: there were plenty of kids (not an excessive number) in the complex. <br> <br>Like much of Sacramento, the complex is loaded with trees, and it wasn´t uncommon to find one (or more) walkways blocked by fallen branches after a storm, but this wasn´t a major problem. The pools/spas were kept in great shape the first couple of years I lived there, but the maintenence on those areas really started to get lax the last year or two. <br> <br>Easily the biggest flaw in the complex´s layout is the woefully inadequate parking. If you´ve only got one car (and it´s not an SUV) then you can park it in your assigned (and quite narrow) covered spot and you´re fine. If you´ve got two or more cars then you´re up the creek, because the complex has about one-third of the number of uncovered/guest/free-for-all parking spots it needs. It was not uncommon for my roommate to beat me home and I would have to end up parking all the way across the complex or on the surface street, and would literally have a 5-10 minute walk to my apartment. There´s no loading zones ANYWHERE, you´re stuck with parking your moving van in a red zone, handicapped zone, or blocking cars in (and hoping you don´t get towed). To alleviate this parking mess the complex offers several dozen garages that ring the complex, but these are only big enough for one car OR storage space (not both) and they charge a hefty sum for them (over $100 per month extra, if I recall correctly). <br> <br>The apartments themselves are solid if not spectacular. The two bdrm and 1.3 bath (extra vanity with sink in master bdrm) units are reasonably spacious, with a delightfully large kitchen. MAJOR PLUS: each unit comes with a full-size washer and dryer, set up in an easy to access but out of the way nook next to the kitchen. I had a washing machine go out on me, but really didn´t have any major maintenence issues the entire time I lived there. The walls are relatively thin, but there didn´t seem to be too many "party animals" in the complex (if you end up getting one as a neighbor, though, you´re going to have noise problems). <br> <br>The mailbox areas are a mess: too many in each location (roughly 75-100 units in each mailbox "block"), and the trash can was ALWAYS overflowing with junk mail and litter. <br> <br>Management has the annoying tendency to jack up the rent every time you renew your lease. When I moved in the rent was only $725 (and the place was a deal), but I moved out a few years late once they had worked their way up to $900 (the complex isn´t THAT good). <br> <br>Bottom line: a fairly nice, somewhat overpriced, usually quiet complex that´s wedged between a commercial business district and a residential neighborhood that´s going downhill. I myself never had any problems with break-ins or strange people, but the complex is not gated. <br> <br>Recommended: Only if you make plenty of money and are willing to pay the prices.

                          HORRIBLE HORRIBLE HORRIBLE COMPLEX TO LIVE AT AND DEAL WITH!!!!!!!!!!!!!!!!

                          Where do I even begin with the problems with this complex and the manager! My boyfriend and I moved in with our friend into a 3 bedroom apartment in November 2002. The problems had started almost right away and continued even after my boyfriend and I moved out. Here is the long list of problems and reasons not to move into Zinfandel Village: <br> <br>1. We were told we would have new carpet and new linolium when we moved in. It took over a month befor they finally put in the new linolium. <br> <br>2. There was no door seal around our front door letting in the cold air and jacking our heating bill through the roof. We put in request after request, finally two and a half months later was the door seal replaced. <br> <br>3. My car was parked in front of my apartment door, which was also a fire line. I was parked for exactly 6 mintues to unload heavey books since I am a college student. I had my emergancy flashers on and everything, but when I get out of the door my car is gone. Towed, even though it was there for only 6 minutes and there was a car in the handicap stop for two days with no handicap sticker and another car right down the way marked to be towed that morning, but my car was the one to be towed. <br> <br>4. My boyfriend had his car parked in our assigned covered spot for a week with a flat tire because we could not afford to have it fixed till the next weekend when he got paid, but the apartments still towed it, even thought we had talked to the manager and told her we would be having it fixed only 3 days later, but no she had to be stubbern and refuse to work with us, just because it has been a week in the spot, but hellooooo people don´t always get paid everyweek, sometimes we have to wait two weeks. Talk about inpaitent B#^%* of a manger that wouldn´t call off the tow for 3 freaking days. <br> <br>5. They claim to have two sparkling pools and 3 hot tubs. Well only one pool was sparkling (sometimes nasty) and only one hot tub worked and that was only for a couple of months before the health department closed down the other pool and two hot tubs, and the hot tub that was open didn´t even work. You should have seen the other pool. It was a health issue since it was so nasty and dirty and algee growning in it and stuff. <br> <br>6. The ground were always dirty. Then when the landscapers would come out they would start at 7am when people are still sleeping and keep their blowers on till 9 at night, non stop noise. On top of that our neighnors would stand out on their patio at 2 in the morning and talk and scream and laugh and wake everyone up and the office did nothing. Our other neighbors would start playing his music at 1 in the morning waking everyone up and again the office did nothing! Also the office did nothing about the homeless people we keep seeing in the dumpsters every other night. It got to the point when it was dark it didn´t feel safe to even leave the apartment. Plus our roommates boyfriend had his car window smashed in and money stolen and again no action or concern or even care that it happened from management. <br> <br>7. We later had another friend move in and had him put on the lease. Then when my boyfriend and I wanted to move we asked what we needed to do to get off the lease. We were told that the other two roommates would have to qualify the credit check before we moved. So we informed the office we would be moving on May 31 that was alomst a month motice. When May 31 came all of us went into the office, the lady in the office stated to the four of us everything was fine and then handed us all the roommate release form to fill out. We filled it out and then moved, but later our friend received a notice that they did not qualify and had to put someone on that did quailfy, but didn´t they say it was fine when we signed the papers. They had new roommates move in and proceeded to try to add them to the lease. Even though the two original roommates from when we left had been there for over 6 months the people they wanted to add to the lease the manager refused stating their credit was not good enough. Then the apartments gave them a 60 days to add someone that qualified or move out. I went into the office to talk to them and I got the worst attitude ever. They also stated I was still on the lease, hellooooo if I was on the lease still, then there shouldn´t be a 60 day notice. Since they were unable to find someone that qualified under their strick credit guildline even though they had already been there 7-8 months they had to move. <br> <br>8. After everyone had moved one of the roommates, also one of our friends, had to leave her car behind since it would not start. She is a single mother of a 12 year old boy and works at ampm trying to make a living. It would take three weeks to save the money and get the car moved. She had a friend of ours who lived in another apartment check on it every morning and every night to see if it was tagged to be towed and that way she could talk to the manager and let her know. That car was her and her sisters which was the only thing they had left of their mothers after she died. It had special value to them. The night before she had our friend check on the car. It was still there, no tag or nothing. I went with her the next day to get the car. We got there at 11am with the part the car needed to start and so she could get her car back, but it was gone. We looked around the property to see the phone number to the tow company to get her car back, but there wasn´t one so we went to the office to ask for the number. She spoke with the manager and asked for the number for the tow company so she could get her car back. She also asked if there was a reason it was towed since she was picking up the car today. The manager, with her big shoulder pads and box blond hair got instent attitude with us. She stated the numbers were posted outside. She told her we looked and couldn´t find any. She then said quote "Well your car had no ------- right to be on my property in the first place." I had to keep my own strenght not to jump over the desk and choke the b^%#$ myself for attitude for no reason. Then after they exchanged words we finally got the number. I asked for her supervisers number and she refused to give that to me even though I was a resident previously and paid my rent on time every month. <br> <br>9. My boyfriend and I didn´t want our deposit back, but if we did were sure as hell weren´t going to be getting it. The total that was put in by myself, my boyfriend and the two roommates we had when we were living there was 400 dollars. Our other roommate also then put an additional 400 pet deposit for his four year old dog harley which was an angel and I know for a fact didn´t do any damage to that apartment and I was there the day they all moved out, but now CTL Management is saying that are only going to get 72 dollars back out of 800 dollars!!!! There was no no no possible way there could have been even more than 175 dollars worth of damage or repair and my boyfriend is maintanence man at our current apartments. <br> <br>I am still waiting to make sure CTL Management doesn´t put an eviction on my credit report because if they do trust me I will be in court battleing it out with them. Horrible, rude, unprofessional behavior of the office staff and manager, lazy work and ignored work orders from maintanence, and just a whole mess of problems and all this in less than a year time. Plus we´ve had two other friends that lived there in different apartments that have moved since because of the bull s%^* with the management and maintanence and we have another about to move next month. My advise don´t even go close to Zinfandel Village or any other property managered by CTL Management unless you want nothing but drama, wasted time, and aggravation!!! <br>
