Just a reminder... Current Tenant I am writing this review post conversation with management at Griffis Union Station due to the lack of tenant customer service and overall 'horrible' property management lead by their current manager! Let me begin with the parking garage. If you pay to park your car in their garage, get ready for multiple car break ins, theft, and homeless people exploring the parking garage all throughout the day & night even after multiple tenants complained about their cars being broken into. The lack of security for this complex is ridiculous and management could care less about your belongings i.e. bicycle and car. If you decide to lock your bike outside in their bike rack, prepare to see your bike's wheels disappear one by one as security at Griffins Union is basically nonexistent. Next, lets go to maintenance of the exterior of the complex. When you raise issues like dogs waste being on the stairs, elevator, and hallways, management will take weeks if not months to clean the area. And finally, if you are a current tenant looking to resign in the same unit, management will ensure to raise the price regardless of your good standing (timely payments, no complaints, ect) due to their "Pricing model". So prepare to pay more rent for the same exact unit if you plan to resign here and management clearly does not care about satisfying their current tenants. Once they sign you, you are trapped! The lack of understanding from management, especially during the pandemic (Covid 19) is extremely alarming and disappointing from a tenant's standpoint. Previous management was amazing and the most understanding apartment manager I know in Denver. She had this place up and running so efficiently, clean, and responsibly unlike the current manager. DO NOT SIGN HERE until management changes their ways and does not punish their current tenants with higher rental rates unless you sign long leasing terms. Once I see some actual changes around this apartment complex, I will remove this review ASAP!

Great place! Overall, very satisfied. Staff was great and attentive, super quiet, felt safe, and loved the location! Great parks and dining within walking distance. My apartment was on the ground floor with huge 13' vaulted ceilings and polished concrete floors. Felt more like a townhome than an apartment.

I had a great experience the last year at Griffis Union, which is why I wanted to renew for another year here. I was working with Tendo throughout that whole process and honestly it could not have gone any better. He was polite but urgent when he needed to be about deadlines and making sure that I was getting the best possible deal I could. Also I was communicating with my new roommate back on the east coast about everything while we signed the lease, so Tendo even gave me his number to give him a ring or text after hours if we had questions because we were communicating through different time zones. Overall I have nothing bad to say about the past year with Griffis and I am really looking forward to the next 8 months on my lease. And just to shout out Aidan who helped me move in originally and Tendo who helped make my move in to the new apartment as quick and seamless as possible!

Recently, I had an incident where someone smashed my pumpkin that was outside of my apartment door. I informed management and they not only found who it was within the hour, but graciously offered to buy me a new pumpkin. The next day one of the staff brought it right up to my apartment door. I'm very thankful in the short time that I've been part of this community that the management and staff here have not only been helpful, but very generous and kind. I would definitely recommend this apartment complex to anyone who is looking.

Moving from Griffis Belleview (which I LOVED) I had hoped for a great experience at this location, but was disappointed about the office staff, maintenance and overall safety and cleanliness of this building. The location of Apartment 1095 is backed up to a loading dock, where we were initially told was a low traffic area, quiet, and safe.Living in downtown Denver you of course should be aware of the homeless population, but having to wake up to homeless on your balcony and outside of your bedroom window (picture attached) every morning is unacceptable. My roommate and I had expressed concerns to office management, but felt unheard and not cared about and were simply told to call the Front Range security (who are great!) instead of finding another solution and moving us to an apartment that was more safe. This apartment is also next to a trash shoot which smells horrendous every day when you walk out of the door and the outside dumpster where you are frequently woken up to by homeless people dumpster diving at all hours of the night outside of your bedroom window. Beware of Apartment 1095! This apartment should truly be a model apartment and not rented to anyone.Next, I will address the maintenance, which I will put blame on the office management as the maintenance team themselves is fantastic. When putting in a request online or calling the office the delays and mistakes were ridiculous and unprofessional. My fan fell out of my ceiling and was hanging for three days from wires when I had to call the office to remind them that I put in an urgent request three days prior to get the answer from Paige of "Oh we are only taking urgent requests" and this felt like a pretty urgent request to me. We also asked for our light bulbs to be replaced overtop of our bar counter and put in a request for them to just drop us off the lightbulbs and we would do the rest due to COVID. They dropped off the wrong lightbulbs 3 separate times after communicating with them on the ones that were needed so we just went out to just purchase our own.Lastly, The miscommunications from the office management on move out was a complete oversight and incredibly inflexible. Understanding that you have a lease until a certain date of course, but when giving over a 90 day notice of move out and approaching Bri in the office to ask if we could put in an earlier date as our move out date, we were told "no" you have to put the last day as your lease end date. When asked for any flexibility as we were going to be out well ahead of this date, we were declined, only to find that on the final bill we were credited for moving out and turning our keys in early. Being miscommunicated with about this matter we could have received more money on a move out credit and the apartment could have been occupied earlier by other tenants. On top of that, during the final walk through we were told that everything looked great so we were surprised to find a $291 charge and owing money for a "dark spot" that was found on the carpet and that was not able to be removed in one of the rooms that we were unaware of and did not know existed and we had thoroughly deep cleaned the apartment.I feel like any one else who is interested in the apartment should also be aware of the multiple break ins to the garage and cars that took place while living at Griffis Union Station, the homeless population that sleeps outside of the leasing office and sets up their homes in the loading dock and uses the back dumpster as a place to do drugs and leave their used needles and I should also mention a tenant who lived in the building who had a homeless person sleeping in her apartment the day before she moved in that had broken into the building. Overall, the experience at this Griffis location was below satisfactory - the management team is inconsiderate, inflexible, and unprofessional.I understand that running a business there are certain things that are not able to be negotiated, but the inconsistency of this staff and multiple times that we felt unheard or them unwilling to be flexible at reasonable requests was baffling. Being in hospitality management and these being considered peoples home for the prices that are paid for rent, you should be going above and beyond to ensure safety, cleanliness and overall peace of mind and compassion, especially in times of economic hardship. If wanting to live in this area of Denver, I would highly recommend looking into AMLI and The Casey for reasonable prices and better management as I personally know several tenants who live in these buildings and have had great experiences with these apartments and if looking for an area that is less populated with homeless I would recommend Element 47 by Windsor.

Terrible. From day 1 we were given false information about our unit. Have had packages stolen, appliances break, black sludge and leaks from toilets above us coming out of the wall, broken trash chutes, elevators, stair treads that have a sign saying they'll be fixed soon up for months, insane levels of construction and train noise, an insensitive staff.

It's horrendous. Don't move here. Glitzy amenities draw you in. A terrible office team makes you wish that you hadn't. Fetch ruins shipments and timeliness - their resident terms and conditions are brutal.

Very friendly management! The maintenance staff fixes any issues in the apartment right away. Easy accessible to the downtown and walking distance to Coors field. Surrounded by many parks for walking. Safe and secure neighborhood

The location is really fun and the property is well-run. The property is clean and well-maintained. Management is very professional and is eager to help when something is needed. The staff in the leasing office is very welcoming and friendly. All maintenance issues that I have reported have been resolved in less than one half of a business day. Management has also made sure that during the COVID-19 response to take everything very seriously. They always wear masks, stand six feet away from everyone and the common areas are very clean to reduce chances of exposure. Maintenance at the property have made sure that all entrances into the building are safe and secure.

Griffis union station has been great so far. The location is ideal, walking distance from Coors Field, groceries, a park, etc. the building also feels very secure with a closed garage and hallways that can only be accessed with a key fob. The apartment features are high quality with a good amount of storage. The only complaint I have is that some outdoor areas have a strong dog urine smell when it gets hot. I love that the complex is so pet friendly but I think the walkways may need to be sprayed down/cleaned every so often. Overall we did our research before moving in and this complex is everything we expected and more.

This community offers a great price for the location, and a great selection of amenities. I've lived in 2 units here and the interiors on both are updated and modern. The leasing & community staff are all very friendly and helpful. Overall my experience here has been great and I would absolutely recommend Griffis Union Station to anyone looking to live downtown.

Griffis is doing everything it can to flex it's corporate muscles & squeeze as much money as possible from residents. Griffis made a few decent changes when it first bought the building a few years ago but since then it's done very little, in my opinion, to listen to residents issues. Obviously, things are not business as usual over the past few months with COVID. I completely understand how all of the shared spaces needed to be shut down and have had no problem with that. My issue (along with at least 200 other residents I've spoken with) is that they'll use the term amenities when talking about the gym, the pool, the business center, coffee machine in lobby etc. but since these have been shut down and residents are still paying an "amenity fee"; when asked about it Griffis says those are not considered an amenity, just something they include for living here. Well, if that's the case why is this listed on the Amenities page of their website- Outdoor Amenities Year-Round Resort Style Swimming Pool All Season Spa Off-Leash Dog Park Fire Pit Heated Outdoor Entertainment Lounge Grilling Area Multi-Level Parking Garage Easy Access to Public Transportation Bike Storage with Repair Bench Indoor Amenities Pet Wash Game Room 24-Hour Fitness Center Yoga Studio with Fitness on Demand Mac Stations with Complimentary Wi-Fi On-Site Maintenance and On-Site Management Pet Friendly (Breed Restrictions Apply) Complimentary Coffee and Tea Bar Additional Storage Available Business Center with Conference Room Dry Cleaning Drop Off Valet Package Delivery When asked why we're still paying an amenity charge it's been mentioned that it covers the electricity for the 24 hour lit hallways, building electricity (aka the heated pool/hot tub, the fitness center with lights on 24/7 but no one in it for months). This is all coming with every other place in the area I've looked into opening up their spaces this past week. When asked about the delay, Griffis then said they need to resurface the pool area and it will be closed for another 2 months through June & July. This is the first anyone's hearing about this and their response (after about 300 of us emailed corporate directly) was to have the manager take personal responsibility for it & apologize for not sharing the info like it was her decision which I just don't buy. My wife & I have lived in this building for 4 years because of the location convenience and being able to use a pool/gym year round but we will not be staying when our lease is up in September. For full disclosure if they had handled this any better the review would be 3 or 4 stars. I won't be able to get over the fact that they are trying to spin it to take advantage of residents financially and are taking no accountability. Just a big national organization that bought an apartment complex to try and make money & since a few angry residents in 1 of their many properties ultimately won't have an affect on their bottom line, it doesn't matter. Something else to keep in mind- Parking garage is included in that amenity fee. There has been a huge increase in car thefts from the garage over the past few months and minimal has been done about that. They've been saying for months they're going to put a fob access on the dog park area so outside residents can't use it for months but that hasn't happened. There are plenty of other apartment buildings within walking distance that will be a better use of your money. Giving credit where credit is due- love all the maintenance workers. They're all super nice & polite people that truly seem to care. Just wish the corporate entity would be similar but by definition that's too much to expect.

Do yourself a favor, and move anywhere else besides here. First off, the communication coming from management has been absolutely unprofessional. During Covid-19 they failed to keep up reviewing posts on our residents board; there were countless break-in and thefts occuring on our property that people wouldn't find out about until days later. Many of these thefts had people finding heroine needles in their cars, the cars demolished, their bikes stolen, and our storage units were trashed. There was no compensation/refund for not being able to use amenities during COVID (which they claim we dont pay for); we have new fees they failed to mention to us which actually go towards lighting the common areas and heating the pool, so therefore we are indeed paying for amenities. We were just told that all capital expenditures were now on hold till 2021, but they decided out of the blue they needed to resurface the pool. Due to poor planning on their end, we are unable to use this amenity till the end of July now; again, they claim we aren't paying for this but we are. Rent is already extremely insane, so if you think the amenities aren't part of that, well we can't seem to use them anyway! Used to love living here the first year, but management changed at the beginning of 2020 and that's when a ton of these issues began. Tamra has been little to no help as she is just regurgitating what corporate says to her without making any actual changes. All we are asking for is a discount on rent when we can't use what we are paying for, but clearly the Griffis team doesn't actually care about its community during a crisis. You'll start to see more and more of these negative reviews as residents here are very angry of the current matters and how they've been taken care of.

Overall happy with decision to live here. Nice amenities, parking, air conditioning, washer and dryer. Management is mostly responsive with minimal issues. Right downtown with a little bit of a neighborhood feel as well.

It has been overall very good. There are at times inconsistencies with security. I enjoy my neighbors, the dog friendliness, and community features. The keyless entry was an excellent installation. I do wonder when we will continue to create pet free landscaping in some areas. Again overall enjoy this place.

Great price for location and apt living. Near all the great DT places and easy access to get on and off highway. You don't have to worry about the DT traffic when you live here. Other places that were 3-4 blocks away were over 500 dollars more and thats not including the parking fee and water/utilities.

When I first moved in, it started off well. My first issue was the key fobs. I wasn't able to hire a dog walker to come in and walk my dog during the day because the fobs (aren't keys) and cost $75 each. The parking garage was frequently compromised and a lot of cars were broken into and had items stolen. Homeless people get into the building and steal packages on doorsteps and shoes that are left out to dry. Homeless people rifle through the dumpsters out back and pee in the alleyways where people walk their dogs near the parking garage. About 4 months into my lease, the leasing office stopped accepting UPS and FedEx packages. As a result, packages were being left in the common mail area to be stolen. In my 3rd month living there, a large dog jumped the fence at the dog park and attacked and bit my 13 lb. schnauzer, resulting in 2 bites. The management refused to give me the name of the tenant and dog owner, and the fence at the dog park at the time was not at the regulation standard 5 ft. It was the fault of the dog owner and Griffis. I never got compensation for damages (vet bills) but I did file a report with the city. Nothing happened. I left for two months because I was so traumatized. I am still afraid when I walk my dog and carry a taser now. The apartments in the back area are right next to the train tracks and it's loud ALL THE TIME. The train constantly goes by. No peace and quiet.

This has been a great community to live in. Everyone is very friendly and respectful of each other. I feel very safe in this community which is great for doing located downtown. The management is incredible and you can tell they care about their residents.

Don't advise living here. Made a choice on price and highly regret it. The community smells of dog pee and poo, any issues brought to management are thrown back at residents. You can't get packages delivered here.
