The price they charge for rent is not justified by anything besides the surrounding location; the building I lived in was substandard, the apartment seemed unclean and unpolished, and had a cockroach problem from day one. When I explained this to the office staff, the personnel were generally uncooperative--from the multiple times I had to ask for an exterminator. On numerous occasions multiple trips to the office were standard just to solve any problem or question I had. The heating was turned on too late in the winter, and the AC was turned on too late in the summer. For a few months the side door to the apartment was broken and was never fixed. After my lease I still had problems: I had to call the office just to tell them to take my phone number off their call box. I could go on and on. This is by far the worst apartment I've ever lived in. My advice: look further for a different apartment.

The company is in the middle of a sell, so the staff are hardly trying to save their jobs. They never answer the phones, they are unhelpful and often rude when you come in to the office, and they honestly don't care what the grounds look like. I pay pet rent and was told that goes towards keeping the grounds clean and bags stocked. Neither of these things have occurred the past two weeks and that's not uncommon. There are holes in the dog park and even though the dog that was originally doing it has moved out, they still have not been filled in. There is also an abundance of poop around the property which shows A) Staff doesn't care and B)tenants don't care. Maintenance is great...they are prompt and thorough on repairs and requests. There have been no updates in years yet the rent continues to climb. It is definitely overpriced for what you get. I love the balcony-definitely the best you get around the area. Utilities are SUPER high and it's split between the entire building. Expect to pay at least $100/month for a one-bedroom apartment each month. They spend as least amount of money as possible to fix things (I know...who wouldn't?) but unfortunately, that means you may be out of necessities for some time. Our building didn't have air conditioning for at least 4 weeks out of the summer and on the hottest days and I know two years ago another building was out of A/C for a month. The first time it broke down, they left notes on the doors offering box fans but when I went to get one, they said they were out and wouldn't be getting more. Overall, I'm disappointed by The Lodge. It has the potential to be a great place to live but when the owners/staff don't care about the place, it really shows in the overall picture.

COCKROACHES COCKROACHES COCKROACHES!!!! We moved in and at first everything looked great. Little did we know that the building had a cockroach infestation. Every week we had to have pest control out to spray the apartment, and the problem did not get better. We found more and more throughout the apartment. Please be careful when moving in. You only have 7 days to report any type of pest in your new apartment home, and after that you are in a sealed agreement that the property is in living condition. Have an exterminator come out and inspect if you have to or talk to the leasing office about it and ask them to have someone come look at your apartment and the building you live in. We were so happy to have found such an awesome space to live in, and its ended up a nightmare.

Overall I have enjoyed my time at this apartment home. I have been here for a little over a year and its really not as bad as everyone says. The maintenance does fix things in a timely matter and I haven't had very many problems with the complex itself EXCEPT for the rude, disrespectful, and heartless, lame excuse for a woman managing the place, ---------. By far the worst person I have ever encountered. I don't know what is so horrible in her life that makes her feel the need to be so evil and condescending when I'm pretty sure I pay her paycheck, and something is seriously wrong with her. ---- on the other hand is the sweetest woman ever and is so helpful. -------- used to work here and she was by far my favorite. I love living here because of these two. With every home there are going to be pros and cons and the only major con is ---------. I hope she gets fired for being so hateful.

The management here are very cold and unhelpful. They are worried about moving units, not the well-being or any type of community they are looking to build. Cockroach problem rampant throughout buildings. They require a fee to paint on move out which is roughly half your deposit, do not expect to get your deposit back. Management explained that utilities would be around 40 dollars a month. They have been running at a 100 dollars a month. Make sure to read the lease, many hidden fees relating to deposit and move in. I still live here and I will not be staying as they raised rent 100 dollars, furthermore, when they tell you you can do month to month when your lease ends, there is a fee tied to it, 100 on top of your monthly rent.

This is the absolute worst company I have ever done business with. We were forced to vacate our apartment and trash over $2,000 dollars worth of furniture due to a BED BUG INFESTATION. The office ladies are nice but have no power, it the general manager who is utterly the worst human being I've ever had the displeasure of encountering. We had to go over her head to get out of our lease after we were eaten by bed bugs. I still have scars. So after all of this they send us a bill for around 500 dollars with bogus charges that they seemed to grab figures from out of thin air. Read peoples reviews, and head the warning. DO NOT MOVE HERE for the love of god.

I tolerated the place for the year that I lived there. Generally overpriced for what you get. Maintenance with one exception was unfriendly and difficult to work with. The worst part was after I moved out I was charged an additional 225 Dollars on top of losing my 225 dollar deposit! They apparently charge a cleaning fee, painting fee, and my last utilities alone was 150! It was usually around 80. NOT WORTH THE PRICE!

I have to laugh as I read the reviews below because they are SO correct. I was also promised "laundry in unit." No. No laundry in unit. Not whatsoever. Each building has two washers and dryers in a small room for you all to share. That's three floors in my particular building. When I moved in, the fireplace was dirty, there were stains on the carpet, and clearly you could tell that it was a bangup quick move in job. The house smelled like paint from where they had painted over some badly patched holes in the wall and the tile in the bathroom was not correctly grouted. I'm already in fear of them blaming the soot-stained fireplace on me when I moved out (mind you I only had a very short lease, thank god). If you're in your bedroom and someone decides to take a shower, guess what, you're going to hear loud water tanks the whole entire time. The building is old. And the windows are insanely horrible for Colorado winters. Put your hand up to them and it will feel like they are wide open. The air conditioning unit in the summer was a joke. I asked for it to be fixed twice and they came and looked at it, agreed it was broken, and I never heard from them again. Also, they do inspections often and will not give you a time, just tell you it will be on a certain date, which I'm fairly certain is illegal. Be prepared to be barged in on at some random time. In short, you can find MUCH better apartments for the same price. I'm not kidding. I kicked myself in the shins for months after moving in here when I checked out other apartments. It's a shoddy complex. If you don't want to take my word for it, then please do yourself a favor and get a short lease. Oh, the one actually nice thing is they let you use their printer for free. Score. And Jill.I actually like Jill.

I rented an apartment here and it was the worst decision I ever made. The staff makes all kinds of promises and then have no memory. They lie! Their advertising is fraudulent. "Washer & Dryer in unit" BS! "Fireplaces" (that don't work), Appliances missing parts. The list goes on and on. I finally left but a word of advise. Ask questions and put EVERY answer in writing, if they won't agree with that go somewhere else. We all work to hard to be screwed by an uncaring, money grubbing landlord. The only thing I can say is "What comes around goes around" I hope the owner of this hole in the ground looses everything.

THIS PLACE IS A SCAM! DO NOT LIVE HERE! A tenant lived there for a couple months, they did not tell the tenant anything about a non working fireplace until their apartment filled with smoke and said It must be in one of the units that the fireplace is capped. The leasing agent should have told the tenant but she was new and did not know. This lapse in communication not only put the tenant in danger, but the 100 plus people living in the 5 story building. They explained that "oral conversations" do not hold up according to their lease, even though had a conversation about the fireplace on a tour about how great it was but "doesn't remember" while still refusing to answer any questions about forgetting to have the tenant sign a form acknowledging that the fireplace was not in working order. When the tenant asked to see the signed form an employee said that there was no such form in the tenants file and that the person on the tour was new and did not know the tenant MUST sign that form. The attorney for The Lodge at Aspen Grove replied to the Tenant explaining that the fireplace is not part of the lease, and that because the tenant did not test it within the first 48 hours of moving in, Which was in the middle of summer, the lodge at aspen was not responsible for the non working fireplace. Later the tenant was told it was capped and that the owners were not looking to fix anything. Nothing more has been done for the tenant. Their argument works for them but their same principles don't work for the tenant. These guys are nothing but a bunch of low life miserable human beings. The people that work there are incompetent and disrespectful, they are clearly not qualified to work with people and lack any sense of morality, compassion, understanding, accepting responsibility and many more characteristics you want in a landlord. I KNOW REVIEWS ARE USUALLY PEOPLE RANTING ABOUT BAD APARTMENTS, BUT PLEASE DO NOT MOVE INTO THE LODGE AT ASPEN GROVE, YOU WILL REGRET IT! ITS TOO EXPENSIVE TO LEAVE YOU WILL BE STUCK!

The worst place to live. The place is dirty and overpriced. Ask management to fix something it takes them forever. Somethings never got fixed after 3 months of asking and I gave up. Dogs barking and poop everywhere. Then when you move out you get hit with a bill. I left my place cleaned and with no absolutely no damage. Here is my bill: Opening balance $109?? What is this, what am I being charged here> Complete paint $150 Cleaning fee $80 Utilities $5.24 Carpet shampoo $50 Drip pans $20 Total $414.24 So after my $175 security deposit was applied I owe an additional $239.24 for leaving a clean apartment with no damage. In conclusion, if you want to live in a dirty, bug infested, dog poop filled apartment complex for a year and be charged additional funds no matter how clean you leave the apartment, then by all means live in this complex.

I've lived all over the United States for my job, and this was BY FAR the worst apartment complex I have ever lived in. The building smelled terrible and was in terrible condition. The lock on the front door to the building was left broken for more than a month, and anyone could walk right in. The police were a regular presence in the parking lot, and these was dog poop everywhere on the grass. I kept my apartment clean and in great condition, even spending money to refurbish some of the fixtures. But when I moved out, I was hit with over $200 in move-out charges, in addition to them taking my security deposit. Don't be fooled by the cheap rent. You will be much happier with you decision by paying $50-100 more to live someplace else, as opposed to living in squalor for a year, and then being hit with HUGE fees when you move out.

STAY AWAY!!! For the love of all things sacred DO NOT live here!!!!! I have two words to describe the management. CON ARTISTS. They don't give a flying (blank) about your well being. I had a deposit on a unit for 2 months and come move in day, guess what. They had rented it out to someone. Strike one. Once I got into a different unit the real problems started. At first walk through everything seemed normal but after the first hour or so being inside the unit it showed its ugly face. Infested with cockroaches and bed bugs, it was obvious that they took no interest into making the unit pest free prior to move in. In addition to the bugs, there were multiple problems with the lights, carpets, noise issues, and a pipe burst which caused the unit to flood with an inch of water all within a few weeks of moving in. Every time I brought the problems up to the management they would smile, act real nice, an apologize but they would not fix it. It was like pulling teeth to get them to do anything. Strike two. When I got fed up with it, I demanded they move me into a different apartment because what little they did to help did nothing and the apartment was still not up to par. So they offered me a different unit I could take but when I went to go look at it the whole outside was filled with trash and completely disgusting. I informed them that they needed to fix it before I even considered moving in. So after the weekend past I contacted them again about the unit and guess what. They rented it out to someone else again!!! STRIKE ------- THREE!!!! These people are the in all sense of the word, corrupt. Do not expect anything from them as all they care about is getting your money. The apartments are disgusting and the customer service is horrible. I say again. STAY AWAY if you want a chance at a descent living experience.

Other reviewers hit the nail on the head, no exaggerations! Here s my own experience. These apartments look nice in photos and even on the tours (the staff must have been very careful in showing us the right parts), but needless to say, the ominous signs and red flags appeared the first day we moved in when we were carrying things up the painfully tight staircases and musty elevator only to find someone had let their dog crap on the stairs and didn't even have the decency to clean it up. So, don't expect it from your neighbors outside either. On top of that, if you do have a pet, they will charge you a $250 pet fee, $250 pet deposit, and $25 per month for one animal. This is on top of the $250 apartment security deposit, which makes for $750 upfront, and $550 worth of pet fees that are not reimbursed. This all might be "okay" if you are the kind of person who takes good care of your place and typically receives all or most of their security deposits back. If this were the case, you would have a chance in getting $500 dollars back ($250 if no pet). Don't be optimistic at all about this. I've never received less than 90% of my security deposits back from the three apartments I've lived previously, but from the Lodge at Aspen Grove, I received no more than 20% of my deposit back even though I treated move out with the same care and attention that I do all places I've lived. If anything, I left the apartment in better condition than I received it. Upon move in, I had to put in at least 7 maintenance requests for repairs that definitely should have been caught and done before ever giving me the keys. Examples, my shower drain didn't work, the door to my balcony didn't even fit, with two inches of space at the bottom (enough to see clearly out to the balcony) and considerable space around the other edges for air to move in and out with the door completely shut, there was no closet rod in my closet, the kitchen floor had debris on it, the microwave vent was completely missing, the paneling under the sink was falling off due to extensive water damage which also caused the bottom of the sink cabinet to sink in and make storage difficult (and kind of gross), etc. Likewise, the windows are extremely outdated which the owner refuses to do anything about, and this makes them very drafty in the winter and loud when it s windy. So don t expect your heating bills to be anything but outrageous as much of it escapes through the drafty windows. The utilities bills were unpredictable and maintenance had to shut the water off at least once a month for repairs. Also regarding maintenance, I asked that they always call before arriving at my door and I also put down that they did not have permission to enter unless they called and I gave the go ahead. This is a common consideration most apartment complexes/landlords provide their tenants, and I like to take this route because as a single woman, or even living with one other female, I don t feel comfortable allowing unfamiliar men to enter my home unaccompanied or unannounced. That said, maintenance would often call, but if I wasn t there and couldn t answer my phone right then, they would enter my apartment anyway despite my requests, which aligned with the privacy policies that the complex claims to uphold. The only thing I can say is that maintenance was very friendly one guy in particular went out of his way to help upon noticing that we were having problems getting all of our furniture in due to the very narrow staircases and tight corners in the building. He definitely deserves to work somewhere better than this place. He and Jill at the front desk are the only staff members that I found to be consistently friendly and interested in helping their tenants. Further, many of the listed amenities at this apartment complex are subpar. The laundry facilities are expensive and the dryers don t work. You can put in your $1.50, but you ll come back to find that your clothes were actually just spun around in cold air the entire 60 minutes and are still considerably wet. If you live here, go to Cherry Plaza Laundry across Mississippi Ave. The owner is one of the nicest people I ve ever met, it s cheaper, AND your clothes get dry. The indoor pool must be completely made up because I never saw it open once. The tennis courts are overgrown and probably haven t been cared for in years. The security this place has is virtually non-existent. A security car drives through once every few hours between 9pm and 5am, which does nothing if something isn t actively happening. There are no cameras (not even fake ones to scare people off!) and there are no lights in the parking lots. Incidentally, I came out one morning to find that someone had stolen an entire WHEEL (not just the tire, but the whole thing) and the staff at the leasing office expressed minimal concern at best and did nothing to follow up with this incident. So, if you move here, go buy some locking lug nuts. I had to find out that those exist the hard way. Don t leave anything laying out in your car, because I would often see people walking around the parking lots, looking into all the cars. I ve never heard of anyone behaving this way who had good intentions. Finally, as previously mentioned, the large majority of my neighbors were inconsiderate, loud, dirty, or batsh*t crazy, which consequently brought the cops to the building nearly once a week. Most importantly though, I found out the hard way that the cleanliness of my neighbors is a bigger consideration when deciding to move in somewhere than I had previously thought, because I got BED BUGS. This was the nightmare of all nightmares and the response of the staff was with much less concern than I ever thought possible for an apartment building looking to avoid spreading or large infestations. Their response only further supported my suspicions that I had acquired them from a neighboring apartment, either through the vents or the carpets in the hallways would be my guess. I probably lost nearly $3,000 because of this as I had to throw so many things away (and of course buy new things), spent countless hours moving all my furniture every week and clearing out my apartment well enough to ensure pest control would even check things or spray, countless hours bagging and washing everything I own over and over again because pest control would only spray where they could see evidence of them (you can t see the eggs though) and lo-and-behold, a straggler would pop up once a week and the whole bagging and cleaning process would have to start all over again. Whoever they use for pest control does as poor of a job as they do. The management here is poor to the extent that tenants experience perpetual feelings of being robbed, neglected, mistreated, and undervalued. So, needless to say, I wouldn t have continued living at the Lodge at Aspen Grove if THEY paid ME, which I told them after they called a few times offering to eliminate the rent increase if I stayed. Don t pay the new $1095, don t pay the old $969, don t pay a dime to live here. Your car, a stable, the street all cost a lot less and would be a more comfortable place to live than the Lodge at Aspen Grove.

This place is the worst. If you like cockroach and beetle infestations, flooring that starts to come up in 3 months, a heater/AC unit from the 70's that leaves the place a million degrees all the time, a new person in the office every time you go in, OUTRAGEOUS late fees (beware of rent going up to "market price" if you're late), being nickeled and dimed at move-out, having all your financial indescretions taped face up on your door, the highest utilities you'll ever pay (never less than $100, most of which is "hot water."), an apartment that is painted almost shut at move-in, ONE drawer in the kitchen, LOUD NOISES (you can hear your neighbors peeing), doors that slam (if they fit in the door jam), keys that stick, a useless intercom system, dirty hallways, dramatic rent increases, stairwells that smell of urine, filthy laundry rooms, not a trace of your deposit to be seen at move-out, and an overall poorly built/poorly managed apartment complex, this is the place for you. Keep looking.

I dont even know where to begin with how disgusting this place is. We read all the reviews before we came here. Our bad. We needed a place in this area and it was moderately priced for the area. You dont even get what you pay for here. It is overpriced. The A/C did NOT WORK IN THE MASTER BEDROOM and only barely worked in my son's room. The inside of the elevators had vomit in them on several occasions. The carpet inside the buildings had hundreds and hundreds of old stains. When we moved in the entire apartment smelled like cat urine and feces. It took us several times of shampooing the carpets to get the smell out. Youre welcome LODGE for removing that for you. I found several bugs in the spare bathroom throughout the month that the LODGE allowed themselves to be our wonderful home. I have seen HOMELESS PEOPLE go into the far SOUTH building where the ONE BEDROOMS are at approximately 730 as I drove to work. For my own peace of mind I checked for myself one day and sure enough that door to the building was NOT SECURED. AMY is a terrible person who lied on us SEVERAL TIMES. Saying she would help us with an issue to which she LIED TO HER BOSS then LIED TO MYSELF AND MY HUSBAND to which got us evicted. When I confronted her she said "I am just doing my job." - I am currently in the Army and my husband is a vet. We had financial hardships BECAUSE of my job. Within TWO WEEKS they evicted us and told us to vacate the premises. THEN we move out (within a couple days - I am 7 months pregnant!) to which AMY LIED AGAIN about having my mail. THAT WAS A FEDERAL OFFENSE! We had to have the POST OFFICE come and give us our mail from the mailbox because AMY lied and said someone was living in our old apartment. WE SAW HER SHOWING IT TO SOMEONE THIS AFTERNOON AT 2PM WHEN WE CAME TO GET OUR MAIL. LIAR! Nothing worse than a liar. Do NOT live her. Do NOT trust these people. They will take ALL of your money, then send you the bill. ALONG with the court cost they feel they deserve. Just "doing their job" - lousy excuses for human beings. SLUM LORDS! DO NOT RENT HERE!!!

I'm not even trying to be this person but I have NEVER lived in a place so poorly ran. I live alone and my utilitiy bill is ridiculous! !! It just went up "7%" for no reason and I went up to ask why bc my bill with a one bedroom is already over $75. So you can only imagine what 7% does. I ask "Jill" who is rude and unprofessional, what was going on and she told me something COMPLETELY different than what she told my neighbor. This place is a scam. I had no AC april, may, june. And it's supposedly fixed. I SWEAT AT NIGHT. I can't stand this place. Everything is falling apart. There are plenty of buildings around this area getting refurbished and cost a little more but worth it. Bc your utility bill on top of the extra -------- they make you pay here all adds up to the same. This place needs to be taken over by blueline already. And btw Jill told me also, utilities go up when things break. EVERYTHING IN THIS BUILDING IS BREAKING. I have lived here for 8 months, so far our water pipes have broke several times. We were without water for several days, ac broke and they didn't fix it for 3 months, cabnets are falling off, washer/dryers keep breaking and more. Basically, YOU will be paying for this place. Can't stand them. I have never felt so disgusted with my living situation ever.

DO NOT I repeat DO NOT move into the Lodge at Aspen Grove. Please take heed. The location is nice but way overpriced for what you get. The management staff is terrible to work with. By terrible I mean, rude. During my 6 months they have gone through two different assistant managers. Utilities are never the same. Please believe me when I say you will have roaches no matter how clean you are and the spray they use does not work. The buildings are old and the insulations sucks. I kept a cold because of the never ending draft during the winter. I had to buy my own electric heater due to the ancient heating system which makes so much noise, you can't even sleep through it. Last but not least the water pressure. It makes a consistent noise that sounds like the pipes are about to bust. The water also switches from burning hot to cold in 2.5 seconds. These things may seem minor but when your paying over a $1000 to live somewhere there not. If these things are not enough to keep you away please consider the fee's you will receive when you leave. I lived in my apartment for 6months and the only damage was the holes in the wall from the TV Mount. I was charged over a $1000 in fee's. Please ask about the security deposit before you sign anything these are the most money hungry people I'v ever met. Isn't it standard to paint and shampoo carpet for the new tenant before they move in? Ooohhh no, not here. They charge for painting, touch up painting, shampooing, deodorizing and the list goes on. I actually attached the list so feel free to familiarize yourself with it. It will come back to haunt you.

The overall condition of the apartments are ok for an older place and are generally safe. What you have to watch out for is the massive turnover of personnel and a general i will get you every way i can monetary outlook of the management. I was intending to be a short term lessee and was quoted a higher monthly rate for that which i accepted. The original contract (which I have) and the final contract differed, in that the final contract was for a year. Shame on me for not checking. When shown the error, the company said a contract is a contract. They then charged the early termination fee of $1000 and another monthly break fee of $725 even though they were hurrying me to leave the apartment early so they could re rent it. Additionally, i was out of state and while they knew it was my car, the towing company kept threatening to tow it. I don't know, but believe they got a kickback if they did so. I only had my one space. I understand why this might be a legal matter, but why it involved the apartment company is something else. If you are desperate and can't find anywhere else to live, it is better than the streets. My advice is get the name and card of everyone you talk to, get everything in writing and trust nothing here.

DO NOT LIVE HERE!! I lived here for 10 months, from July 2012-May 2013. Overall, the apartment itself wasn't bad. Yes, it's old and the windows had no insulation, but it wasn't the worst place. HOWEVER, they will rip you off to no end. All they care about is money and will twist every part of your lease to benefit them and charge you fee after fee after fee. Also, the office staff is completely incompetent. They held onto my 60 notice to vacate for an extra 10 days and now are charging me an outrageous late fee, even though it was their fault. They take no blame, though, and will not budge an inch. I have tried to fight it, but to no avail. They have no consideration for their tenants. It's just a money making scheme and will gauge and milk you for everything. Again, do not rent from them!!

I wish there was a way to give them a worse rating. Prior to moving in I checked out reviews online, and they all seemed pretty terrible. I made the disastrous mistake of not taking heed. When I came to check out the apartments the staff was very friendly and accommodating. They seemed happy to help and had good answers when I inquired about the poor reviews. The grounds and the apartment itself appeared to be in pretty good condition, especially considering the price. DO NOT BE FOOLED. First, there are so many fees hidden within fees that I now understand why the rent is so cheap - they make all of their money charging for hidden costs that I have never encountered in any other rental environment. Second, it is extremely loud. All of the time. Yapping dogs, loud music in the parking lot, creaky ceilings and floors, extremely thin walls, constant revving engines. The walls are so thin I can literally have a conversation with my neighbor through them. Don't have TV? That's fine, because you will be able to hear your neighbor's. Any semblance of privacy is a thinly veiled illusion. Third, it is so far from clean that I cannot believe I was fooled by my initial impression. It is clear that no effort was made prior to my move-in to do a detailed cleaning. I found 2 spoons, some old crackers, wadded up trash, and what I can only assume was decayed food under the heater. The filters on the heater and A/C were so caked with dust and lint that I can only assume the previous tenant had to move out due to chronic bronchitis or asthma induced by breathing the air. There are no locks on any of the exterior doors of the unit that go to the patio, and the management will refuse to install locks. They will not even allow you to install your own. The windows are extremely poor quality, very thin, and are not insulated. They leak when it rains or snows. And be prepared to cover your windows with insulation in the winter, because they do not keep the heat in. Additionally, the shared utilities mean that even if you conserve energy you will pay at least $100 for gas [not including electric, trash, or hot water] at the minimum each month. The hot water is extremely dangerous. If I had young children I would be living in constant fear of them suffering burns when washing their hands. The temperature fluctuates constantly, and goes from cold to almost boiling without warning. Taking a shower requires at least an additional 10 minutes to account for leaping out and readjusting the temperature every time it switches from freezing to scalding and back again. I have received actual burns from the sudden fluctuations in temperature. I hate to say this, but the type of people that live there would make me concerned for the safety of children as well. I've witnessed two serious physical fights in the 8 months I have lived here, one of which was so serious that it required police intervention. There is constant screaming and slamming of doors. I don't understand the connection, but I have never lived in a more unstable environment in my life. The common areas (halls, stairways, laundry room) are disgusting. There is always some unpleasant odor, and the carpets are stained and old and I would prefer not to think about how disgusting they are. One of the dryers in my building has not worked in months, and there has been no attempt to fix it, despite my repeated calls and attempts to bring it to the management's attention. Additionally, the staff changed the terms of my lease without my consent, in direct contradiction to the signed, dated copy of the lease that I have. When I confronted them with this they asserted that their copy was the "valid" copy of the lease. The discrepancies are serious enough that I am likely going to have to file a lawsuit. It seems clear to me that the management is accustomed to dealing with tenants who do not understand their rights, and they are happy to take full advantage of that. When I made the decision to move in, I assumed that the management's excuse for the poor reviews made sense, that people were disgruntled about their deposits or similar, typical issues. The management here will take complete advantage of you if you are not constantly vigilant. I would not continue to live here any longer if they paid me to. This is by far the worst living situation I have ever been in, and I would strongly encourage you to run away as fast as you can and never look back.

I'll begin with the positives. Big balconies. Large grounds and at least one useful dog park. Plenty of parking. Central to everything. The place is livable if you need a place to stay for no more than a year. Negatives? Let's begin with the front office. You either pay rent by dropping off the check directly to an employee at the end or beginning of the day. Or online and pay an additional $30 on top of rent. They have no drop box of any sort. They removed the outside box because of theft. They removed the inside one because people were saying they paid by dropping it the box when they didn't. Generally the front office staff are pretty rude. Condescending and very INCOMPETENT. THREE TIMES I have had issues with payment. I was served a court order because the person who was supposed to take care of my paperwork went on vacation before doing so. They took care of it with no problem, just the idea that I had to take out time in my day to address it. Second time, I dropped off a check to that drop box (before they removed it). Was charged a late fee because they "lost it". It's my last month here and I was charged a late fee because the employee provided the wrong rent fee on a courtesy note. These things almost seem intentional on their part. Being that it is owned by AMC Management. I would not be surprised if this is a tactic to collect on late fees. Oh, and a $35 "service fee" on top of the $75 late fee. I attempted several times to contact the regional manager of this property to no avail. All in all, if you want to get ripped off they are first in their class. The maintenance guys are really nice though, but that's it. An embarrassment to bring people you know over. The units themselves are not very good at all. Only 4 wash/4 dryer units, so they are always in use. Elevators are always dirty or get tagged. ***MUST READ*** That reminds me, if you plan on moving in a full sized couch. Unless you are on the first floor, plan on hoisting it up by the balcony. I bought and had delivered couches and found out the hard way. As does every tenant who moves in. The elevator and stairway are too small for long items. I plan on giving away my big couch. The units are pretty old and is on a boiler system. Which means occasionally you get only cold water or no water at all. The heater is on through the beginning of summer. Then when the AC system FINALLY kicks on, they may not work all the time. The units waist A LOT of energy. The heaters are pretty powerful and LOUD but after 10 to 15 minutes off all the heat leaks out of the balcony door, bedroom windows and entrance. Same with cool air during the summer. You have to run it practically all day when you are home. Disturbances are a big issue. Walls are VERY thin. You can hear your neighbors talking sometimes. I have a neighbor now who is on section 8 housing. One time she was screaming for help for about 3 hours before my girlfriend and I called the 911. So if you are ever in distress and can't call for help you won't get it unless you share a wall with someone (and they are home). She almost burned down the building because they sealed the chimneys in some of the units and apparently she forgot. When I talked to one of the firemen he told me they often come to these apartments because of the terrible fireplaces. Some neighbors seem sketchy but that's not the apartments fault. There is a security vehicle that patrols sometimes but they are pretty unreliable when you need to put in a complaint. Lots of barking dogs. And people never pick up after those dogs. Someone dropped a dog poo bag right by the complex entrance door. Trash is an issue as far as groundskeeping goes. Utilities from the complex include trash, sewer, $5 "FOR PEST CONTROL", $5 "PROPERTY TAX" and heating of water. Which on average is about $60 plus whatever you pay for Xcel. In general, this place tries to milk every tenant for what they are worth. Which is why the section 8 lady is aloud to stay after the 2 times the fire department and police had to break down her door. Evacuated the building because she almost burned it down. And constantly harassing the next door neighbor with loud music and slamming of the door. The lady is definitely sick but should not come at the cost of hard working people who may want to once in a while come home to peace and quiet. The cost of the units themselves are not worth it. At least in comparison with apartments within a 5 mile radius. I'm paying close to $800 a month with utilities. My neighbor is paying over $700 for a studio! Unless you are coming from a bad place like Brittainia Heights, YOU CAN DO MUCH BETTER!!! Management is a nightmare to deal with. It takes a lot to get me angry and this place over the past 2 years has achieved such. This day topped it off. DO NOT RENT HERE! It is an owners market right now but don't let "THE LODGE" squeeze your pockets. My girlfriend and I found a 3 bedroom remodeled house, washer and dryer, a yard, and much closer to downtown. With nice landlords and a great view for $1150 a month. We are not rich but we make enough for a nice place to almost call our own. If you can spend the extra money for peace of mind. DO IT! They are not worth the stress! P.S. I planned on writing a somewhat negative review before but today but their incompetence reached new highs. If you pay rent on time expect to pay a late fee. It has happened to me TWICE! I can't emphasize this any more than I already have. DO NOT RENT HERE!

Not a good experience. Dogs barking constantly. Sounds like rats running throug the ceilings. Elevators smell like pee. Management office is very difficult to deal with. Hangs upon you when trying to reasn with them. Respsnse is " dont have to listen to you" Asked to speak to manager and still waiting for that phone call back.... Place looks nice but look harder. Rent raised significantly. Highly recommend you bypass the Lodge and keep looking. You will be happy you did in the long run.
