I rented for 4 months and not good, departments are nice but the people who administer/managers/maintenance it are bad. I do not think they're doing the right job. and there dont care cause they dont have a number to report bad service, Its wy that they do not care about anything at all. I hope someone doing something to report that people who supposedly say they work in administer/managers./maintenance. . The management is horrible! It's like by a bunch of that have no aidea about what they are doing. The units are full of cockroaches no matter how many times you. The air conditioner is extremely old, dirty, and broken. I have asked to have mine replaced many times and have had no response. The maintenance crew is lazy and incompetent. They have no idea what they are doing. I don't recommend this place to anyone!

These apartments are not that bad i used to live here i never seen a roach... the garbage did over flow often though. They do have security and washer and dryer in unit... It can get loud i would not recommend moving infront of the park or pool but i mean it was not so bad... I moved to park at chester feild and i feel like i am in hell lol but seriously if i could go back to lake kathy right now i would it is no where near as bad as the place i moved to smh

I had lived in Lake Kathy for 3 years, I must say those 3 years were the best 3 years, I yet have came across apartments like these. The maintenance is very helpful and get to their work orders fast, I have never had to wait nor call the office to figure out the problem. The office staff was extremely friendly and helped me with everything with no hesitation. The grounds are always picked up and well clean. The park is a good place to have your younger children to play at.

I have been a resident of Lake Kathy apartments since 20011 and since day one I must say Lake Kathy by far are the best apartments I have ever stayed in. I came from Arkansas to Florida straight here and do not see me relocating no time soon. The maintenance workers are extremely outstanding when it comes to doing their job, making sure the job is done well and also making sure the job is done as soon as possible! The best to sum it up in Brandon/Tampa Florida and that is all.

I have been a resident of Lake Kathy for 10 years. My time here has been good. The staff is GREAT. Anytime I have needed something fixed maintenance have always come in a timely manner to make sure my issue was taken care of. The grounds are well maintained and groomed. Great place to live all around!

I have been a resident of Lake Kathy Apartments since 2010. I have only positive things to say about Lake Kathy. This is a wonderful place to live. With three parks for your children to play and 2 pools makes it easy to spend quality time with your children. Safety is not a issue here because security is always available. I can't say enough about the Property Manager and staff. Everyone is knowledgeable, professional, and eager to help you in any way. Anytime I need help or have a question there was never a hesitation to answer it. You can find maintenance and the lawn service keeps the property looking nice all the time. I would recommend and suggest Lake Kathy Apartments to everyone.

If your considering moving to Lake Kathy's Apts. Please! Be aware of the inexperience Property Manger. (Keep all records) of rent,incidents,dates times,and who heard the property manger say whatever actions of your experience. -------------- that is. She is a pathological liar, known to be very deceptive. She will lie the smallest actions to say her soul. She's ignorant and she is incompetent of her work task. She have discussions with tenants about other tenants. She's in and out of the office all times of the night,and she is insecure that she will be caught in her dishonesty. Please! Request for your ledger to keep track of "all payments"made. If you see -------- on the property hours after the office is close. Record her, take pics of her and her car. And report whoever she is with. Make sure your numbers are correct at all times,or you will be so sorry! Don't exercise any argument with ignorance as she again is a pathological liar. Be aware of this child!

Okay I always try to be fair and I have posted good comments about Lake Kathy but sine they took time out to write this notification I decided to take time out to write about how ashamed they should be! They have tenants that are poor neighbors, ones that let their dogs go to the bathroom where ever and then those who are just rude and ignorant and I am not any of those! I try to help others, always pleasant and I'm a good tenant but today I got an eviction notice for $1 yes not a thousand, not a hundred but a 3 day notice because I owe a 1 and they wonder why there are so many unhappy people! Wow Shame On You!

ABSOLUTE WORST PLACE TO LIVE... WARNING WARNING DO NOT MOVE HERE. i have been here since feb 2014 and i will NOT be renweing my lease. lets talk about the office staff first... they are horrible and rude and they have this lady who is the office manager there name ------ she is very rude and does not care about anything that goes on with the community or the tenants you go to her with a problem and she brushes it off... and as the previous people said on here the parking is a damn scam... i have had my boyfriend car towed before because they covered up the parking spaces. one day they were there as visitors parking and the next day they were not and his car got towed and had to pay almost $300 to get it out. then when we went to the office they were like oh those were been covered up and they wouldnt do anything about it. then the pool was ALWAYS nasty with things floating in it that some of the neighborhood kids put inside of it and the mainteance people never did ANYTHING about it. also the mainteance people never did anything it was plenty of times i have seen them in the back parked under a tree sleep... Then the garbage dumpster OMG HORRIBLE. there is only 2 dumpsters in the whole community and when it fills up the residents just throw the trash on the steps and it piles up and it looks so nasty and horrible. Then inside the apratment they never really fix anything just try and like put it back together to hold for now. the walls are paper thin i stay on the 1st floor and above me is a family with 3 kids and their kids run back and forth ALL day long and all you hear is them running and when i complained to the office they told me that they cant do anything about it because until the hillsborough county law they cant do antyhing about the noise unless it is past 10pm which is dumb as heck. they took forever to fix my a/c when it went out and i told them when i first moved in that my washer would not pump out cold water and they did NOTHING about it at all. I can go on and on and on.... overall this place is a ---- ----!!!

This has to be one of staff worst apartment complexes in the Brandon area. I have been a tenant for 12 - months and I will definitely NOT be renewing my lease. The office staff is for the most part courteous. But the maintenance staff isn't, they either never show when there is a maintenance issue or show weeks later and do a crappy job. And the parking restrictions are ridiculous. If you have a guess visiting without a parking pass they will be towed without warning. And the slotted visitor spot are extremely limited and they have some that appear to be crossed out as a scam for the towing company to make money off the tenants. No is horrible I am on the north side and at all times of the day and night trains come blaring by with their horns. I think the office staff should warn the tenants of that before I spent the money to move - in I would of definitely reconsidered choosing this complex. There is a very bad animal and pest problem. Also the amenities on the north side of the complex have been closed and unavailable for use the entire length of my lease. I would never refer this complex to anyone. And you might want do some research and look around before choosing to live here.

Ok....first of all, why is it that the office seems so quick to hand out eviction notices when you are a good, quiet & pleasant family, making payments & less than a month behind ???? This is the first apartment I've lived in that is so strict about the rent. Even though they could care less about the children unattended at the pool all the time. The drugs, the security issues, the fights & all the riff raff living here. It's like living in the ------. My family & I barely go outside because you never know what you'll see. They have security cameras, but do they bother to look at them ? Not to mention how they just love to have cars towed away so quickly. They say they don't see any of the money charged when your vehicle gets towed away.....but I find that hard to believe. Especially considering how much they charge to get your car back !! Leave the peaceful tenants alone. If they are behind in their rent.....consider their individual circumstances !! Let's get rid of the troublesome families & make Lake Kathy a peaceful & fun place to live !!!!

The pros about this place: Very nice apartments. Office staff and maintenance are very nice and accommodating. Now for the Cons Many of the residents are just trashy and ------. Cars are broken into at least 3-4 times a week. Trash is left out by the dumpsters attracting animals and insects. Regardless of how clean you keep your apt you will still have pest problems. Ants and roaches are the worst there. Not all the outlets work, usually one plug per outlet work. Dont have visitors over past 11 pm with out a parking pass or their car will be towed without notice. Keep in mind this is low income housing and you will get what you pay for. Like I said the apartments are nice and reasonable as far as rent goes but I would definitely reconsider moving here and explore more options.

This coming October I will have lived at Lake Kathy for three years. I have never had anything but GREAT things to say about the office staff. I've read the most recent posts and almost cringe at what they are saying. Let's start with the office staff, shall we?? The office manager has been nothing but civil, fair and informative. Recently she called and said there was a balance on my account that my cable bill was over. I don't have cable and never ordered it. She said she would check into and called me back within TWENTY minutes and said it was a clerical error. I have had some issues in the past....she has listened and helped in more ways than one. The other staff is friendly and courteous as well. Maybe I don't start trouble, or maybe I don't go in and constantly complain and say things that would put a person on the other side of the desk in defense mode. Is Lake Kathy one of the best in Brandon, probably not...but I am ok with that. I am happy here. I am not rich. I am a single mom and feel that if there is any issues I have, the girls in the office are compassionate and caring and PROFESSIONAL. And as for the grounds staff....I have NEVER had any sort of problem. If it took a bit of time to come to my aide....well...let's use common sense....it is a BIG property. That is all. I do not plan to leave Lake Kathy while I live in Florida. And when I do leave...it will be because I move out of state. I hope this review helps....and for the record, I have had numerous people I have told to look into renting. And they wanted to, but there is a waiting list and they needed it ASAP and that friend also said the office manager was super sweet and was beyond willing to try and help.

Anyone considering moving into Lake Kathy should know that this is income-restricted housing. We chose it pretty blindly as we relocated from another state in a rush. For the price, it is convenient, close to my job. Location is nice. It is very close to any kind of shopping you could ever want to do, plus it's right off the highways so it is very accessible to anywhere you'd want to go. I will add that traffic can be very nasty in this area at certain times of day. When you apply, they'll act as though this is the most in-demand housing ever. Ex: "We only have 1 3 bed on the 2nd floor, 2 2 beds on 3rd floor, etc." It is a pretty busy complex, so I can believe it. They DO NOT TELL YOU ANY OF THE "FUN" THINGS about living here before you move in....and they will string you along even if you're approved. They don't like to give really direct answers to the tough questions. I'll get to the fun things in a minute. These are pretty nice apartments for the price. Unfortunately, some of the tenants aren't the best and they have caused damages to the interior/exterior of property. We have some smokers in our building and so, the hallways always reek and there are butts all over the stairs. I've seen people openly smoking weed downstairs, too. The rumor of the roaches in the other reviews is true. They do come and spray for them on a regular basis or any time you'd like. If you're a fairly clean person, you may spy a roach here and there. We haven't had too much of a problem. They are here, though. MY BIGGEST GRIPE with Lake Kathy is that YOU ARE NOT ALLOWED TO CHOOSE YOUR OWN INTERNET/CABLE SERVICES. There is only ONE provider, some crap service called Moonbeam. You pay extra money with your rent every month to get these services. I can't say anything about the cable because I don't get it. BUT. The INTERNET SUCKS. It is slow and I don't even understand HOW it is LEGAL for them to do this. It's unfair and it SUCKS. Had I known about the internet/cable situation, we probably would've chosen to move elsewhere. There are LOUD trains that come through on a fairly frequent basis due to there being a train track right next to complex. All hours. There IS onsite security; he drives/walks the complex in a car that looks like a police car. They're very nice guys and I really think they're an asset to the complex because..... There ARE some shady characters hanging around pretty often. I wish Lake Kathy screened people a little better than they do. Also, THEY MAKE A HABIT OF TOWING CARS that don't belong here. THEY DO NOT TELL YOU THIS WHEN YOU MOVE IN. Luckily, we had a neighbor who let us know that we needed a parking pass. If you have ANY SORT OF NIGHT VISITORS, I highly suggest a parking pass, because there are scouts and tow trucks in the complex every evening. I see them towing someone every day. The trash situation SUCKS. On the side of the complex we're on, there's one big dumpster/compactor area and it is NOT nearly sufficient for the amount of trash. Trash is often piled up all around the compactor. There are also trash "scavengers" - raccoons, possums, cats, etc.... and I think that makes a lot of the residents scared to even go near it. Mosquitoes can be bad because it is next to swamps. The apartments themselves are fairly nice. When we moved in, we noticed a couple crappy patch jobs and the carpet looked like it had been shampooed, but it probably should've been replaced instead. It's well insulated and we don't get too hot or cold. Not too many complaints on noise other than some of the ------ tenants causing ruckus and arguments in halls and the trains. Overall, for the price, it's not bad.

This is the absolute worst place I have ever lived at. The office staff are extremely rude. I have only been here for least than 2 months and have had 2 eviction notices on my door. And the last one was because I was short $9 and some change on my rent because of a cable bill. The could have easily called or put a note on the door but no they did the entire eviction process now I have attorney fees to pay as well. And to top it off out of all of the apartments they have its only maybe 10 visitors parking spaces. So they can tow people and make money that way....smh. When I first moved in the apartment clearly wasn't ready because the toilet seat cover was almost off...I didn't have any smoke alarms up and the one of the light fixtures fell down on me. Take it from me....do not move here even if it is a last resort like it was for me. I would rather pay for a room than to be here. Looking as we speak. I could go on but I want....just RUN.

I lived here for 1 year, and it was spectacular! Very very clean, and very helpful office staff. The pool area is awesome. You really are in the middle of all the action. I wish I could move the entire complex to the Peninsula so that I can live here again!

Absolutely DO NOT live here. You will move into an unclean, disastrous apartment. Closet doors won't be put back on, your door knobs will be missing, they don't have fire extinguishers in the breezeways, items left by the previous tenants will be left in the unit, the air handler will be clogged with dust, pieces of your carpet will be cut out and not replaced, it will smell like cat pee, you won't be able to hand up your clothes because the closet rod hasn't been fastened to the wall, chunks of your wall will be missing, the unit won't have been repainted, the toilet will be stained from the previous tenant, the garbage disposal will smell like someone vomited in it, and if you're lucky you'll get a bag of rice as a move in gift! I could go on and on but I'm kind of tired of dealing with this BS. The staff here doesn't give a crap about their residents. DO NOT MOVE HERE! If I could give NO stars I would!

I am a tenant at Lake Kathy I moved here in 2012! I relocated here from up North Philly to be direct and I chose here because it is Central to everything. If you have children your kids if older can walk up the streets to the movies, mall or to eat without you ever having to leave your place. How convientent! There's AMC, one of the biggest malls here walking distance and Red Lobster & Olive Garden with a host of other resturants in walking distance. The office staff may not always be the most pleasant but who is every day when dealing with people who can be rude or talk down to you believing that they can talk to you any way they want. Yes, the customer is always right but if you owe, well then what's the problem they are only doing their job they have others to answer too and they cannot let everyone not pay all their rent what business does that! Jen, Annabell, Amber and even Ashley have to deal with all kinds of people and attitudes and no one is going to be pleasant all the time. In a whole they are good people trying to do a job with hundreds of people with different personalities. ------ is a state of mind and this community is not in the hood it is in the Suburbs. You will meet people with a ------ mentality where ever there are people. You can take the person out of the ------ but you cannot remove the ------ from them if they have that mentality but I think it wrong to blame an entire community for some ignorant people! My neighbors are awesome. There is only one who I believe should not be here and they are on the 3rd floor while I am on the floor! I believe they are ------ for dumping trash behind our apartments but it is them not the whole community who I blame. The property looks awesome and as for the trash maintenance cannot be blamed for that. I walk around the trash whenever it is out there to find I can put my trash in. Its sad that people can be that disgusting because then it takes maintenance away from work they could be doing. Yes, this is a restricted income community and yes I am one of those who has section 8 with a Bachelor's Degree. I am a single parent and because I have Section 8 it doesn't mean I'm ------ or ignorant it means that my finances are not up to par for me to completely pay for all my living expenses now! My home is clean, I don't have a criminal record, I have nice things I'm just struggling right now! Everyone should not be class as ------ because they may have more bills like Student loans because you may not have any or have someone helping out. And Lake Kathy is a great place to live! Lake Kathy is Horrible

Lake Kathy is horrible. Let's start with walls that are so thin you hear people above you having sex in the middle of the afternoon when your children are home asking what is that noise,or having to turn the t.v. up loud to drown it out. Then there are the irresponsible dog owners who let their dogs crap right on the sidewalk, (or if your on the ground floor) in front of your window so you have the pleasure of smelling that mess when you open your window. They have one of the dumbest rules for parking I have heard yet. I told the it's called spontaneity, especially on the weekend. What if I had family just show up? I then have to worry about cars being towed. Sasha in the front office has the audacity to (try) and get smart with people who live here. Wrong attitude to have working at an apartment complex where residents have reasons to complain. I watched this place go from good to it's time to get the hell out!!!!!
