Office staff and Matienence Crew have treated me well.. Would like to see more of a presence of the security.. To many people hanging out late at night littering all over the place and blasting music until 3 am sometimes.. Never have I seen security come by break this up.. The abusive littering needs to be addressed and the people who live here and do it and allow their company to treat where they live like a garbage can need to be fined and or evicted or change will never happen

Close to highways, restaurants, and shopping centers; depending on which side of the community you live in, it can be quiet. Vistor parking is minimal; had rental vehicle towed from property because I had no sticker and there were no visitors spaces left.

We didn't like it when we moved in , the office staff was really rude and didn't care what you was saying to them, but the new office staff is awesome and is doing there best to make this a better place to live, making it look good, thank you lake kathy staff , your awesome ??

The apartments are not bad for the price. There's a lot of things that just need to be made sure are done PRIOR to tenants moving in. Other then that apartments are cozy warming and welcoming. It's not about the luxury of the apartment it's about how you keep up with it.

Ive lived here almost 9 years. One thing I can say that has been consistent since my move in is maintenance does fix the problems in a timely manner. Always prompt. No compaints other than the visitor parking. Other than that, Im a happy resident.

Good prices nice staff but the hall ways are dirty and there's roaches! Still have not heard from office about my roaches and all the problems I'm having in my apartment! The trash is nasty outside and the raccoons

I found this community back in 2016 and fell in love with it right away. The overview of the property is very peaceful. The staff is very friendly and provide excellent people skills always willing to help and assist in anyway they can. Lindsay Diller works in the office and always greets you with a smile and makes you feel like family. Besides that the team is great and since living there i never had any problems. Plus the up keep of the property from the gardening to the pool and even the playground for the children is always clean. Plus i also like that the staff of the property hold different events for the kids depending on the month. I highly recommend this property to friends and family.

Lake Kathy has always been good to me, always made me feel like a real resident, convenient to everything, and very homely here. I would recommend it to anyone. High class living for reasonable rates. This is my 2nd apartment here... that should tell you enough about how much I love this place.

The only complaint I have is with the towing. I moved in on a weekend and was never given my parking decal by the front office. The office was closed on Sunday and that evening the towing company towed my vehicle. The office refused to compensate for the money I had to pay when it was clearly their error.

The staff is very rude and the apartments are nice and peaceful but don't ask a question you just may get the attitude with it. I even tried to pay rent early and was told we don't take partial payment. The funny part is I wanted to pay full rent !!

My experience at this community starter all kind of Rocky but it wasn't with the staff it was with the neighbor but other than that I have had a great experience with this community they're always on time fixing anything that's going on with my apartment never had to call more than once they always came out and get the job right the first time it's a quiet neighborhood I love to just pull up and call this my home

I recently just moved, The apartment looks nice and the neighbors seem nice. I don't like that there's a train that goes by right next to the apartment. I like that the rooms have ceiling fans. And that I can bring in my own washer and dryer. I like that everything is near by and I live right next to the interstate.

End of Aug 2016 I had two men brake in my apartment at 3 am to try to rape me. I had gun pointed the other one had a knife. I escaped as soon as lights turned off. Cops didn't care about what happened to me but the apartments at least didn't charge me to brake my lease. If u have children or are a girl like me who lives alone don't move in here. Because even though the guys who broke in my apartment had masks and completely disguised I knew it was the two creeps who lived in my same building. But they couldn't get interrogated. Meaning you could get robbed or risk ur life by someone who lives in ur same building and no one will do anything. Top of that. My car got towed twice in my apartments. First time it did the lady in office never gave me a sticker or told me anything about having one. Second time it had the sticker but still got towed and when I got to towing place and looked inside my car the people from towing company had moved my sticker to back window though u could see the glue that it was in the front. Had to pay both times.

My wife and I have been living next door to a neighbor who claims to own a real service dog but it has been threatening my wife and me including my little pomeranian. We live in the Richman Properties of Lake Kathy Apartments in Brandon FL. We went to the leasing office and they told us that the next door neighbor had a picture of a different dog then the one that tried to attack us so they got away with it and told us we should move out if we feel threatened by the next door neighbors dog. We feel very angry and very upset that the people at the office don't care to protect their own tenants. When we first moved here we were told if we saw any dogs that are not supposed to live here that we ourselves have to turn the dogs in and that's very dangerous. The maintenance here won't do their job to keep dogs over 25 pounds off the property. The biggest worry I have is the children playing outside and if a pit bull gets loose a child could get mauled to death.

Staff are paid to write good reviews go on google for the real reviews. HIS PLACE DOES NOT EVEN DESERVE ONE STAR. Horrible, Horrible staff/management ... it takes maintenance weeks to fix issues. The bugs, the mold.. is unlivable. They come into your apartment unannounced, no warnings nothing. The new assistant manager is pathetic and useless. The manager is at the office until 3/4 a.m. daily doing who knows what but during the day she's never avail. They give important notices to the incompetent maintenance staff to deliver to your door and somehow it mysteriously vanishes and you never receive it. When you call to inquire about issues their main response is "I don't know." She literally told me, "maybe one of the bad kids around here takes things off doors I've seen it but we can't do anything about it." I saw a neighbor move out and they put an eviction on his door and several notices AFTER they knew he moved out. Totally unsafe, thugs hanging out constantly. The huge cockroaches are horrific and they move all of these nasty low income families with 10 kids per house and it is ridiculous! Trash is everywhere maintenance rides around on golf carts doing NOTHING. I don't remember the last time pest control came by. The crime rate has increased police are constantly called. The cable is HORRIBLE... dial up internet, what a joke! Staff goes on extended breaks doing who knows what. They are always complaining they are "short staffed" phone rings to voicemail more often than it should. 80% of residents do not work, it's sad when it's 11am on a weekday and parking is full. The parking is horrendous, they will tell you they're leaving you a parking pass and "forget" so you literally can not stay home that night because you WILL get towed even if it's their mistake. They give you this fictitious number for their corporate office, no one ever answers. Worst place ever literally, reviews are not lying................ R U N far A W A Y.

Great community. The grounds are maintained very clean. The maintenance issues are taken care of in a timely manner. The office and maintenance staff are very courteous and friendly. The only downside is the Internet speed. There are no options when it comes to choosing cable, telephone, and Internet services. The price for the services is very good but you pretty much get what you pay for.

The move in date was supposed to be the February the 8th . However they had to push it back to February the 15th. Which was fine , i understood. The apartment is spacious for the cost. But the carpets were not clean and there is a serious bug (ants and cockroaches) problem in these apartments that was noticeable the day of my move in.
