BEWARE!!!! GUEST WILL HAVE TO PAY $160 TOW FEE IF PARKED THERE AFTER 10PM!
BEWARE, If you have last minute company that was not pre-arranged on Sunday, which mean you will not have a guest parking pass for their car since the office is closed, your guest will have their car towed away. The Split second towing company does rounds between 12am and 6am looking for cars that are not on their list. The fee to get a towed car back is $160 dollars! I advice that everyone sign a petition stating that you disagree with this! No one should be made to feel like thy have to have permission to have guest after hours! p.s. I know this because I just paid $160 dollars to get my car back!!!!!!!!!!!!!!!!!!

Future Renters Beware!!!!!!!!!!!!!!
I am writing to inform all FUTURE renters of Lake Kathy....Lake Kathy has made their own rules in regards to parking...they do not tell you this at time of inquiring or signing of the lease. Here it goes, now you will have to report all your visitors to the office staff and recive a guest pass in order for their car to be on the premises. If for some reason you dont get a pass before 5;30, when the office closes you will not be having a guest.... after ten PM at night or your visitors cars will be towed!!!!!!!!!! Also you can not pick and choose the cable or internet you want.....YOU MUST TAKE THERES...AND TRUST ME YOU IT IS TERRIBLE! THE NEWS HAS BEEN CONTACTED IN REGARDS TO THIS ISSUE....ATTENTION ALL CURRENT RESIDENTS PLEASE CONTACT THE NEWS CHANNEL, THE MORE THE BETTER....

very happy i chose lake kathy
Prior to movin in i had read reviews on lake kathy and was at first concerned, but after moving in i just cant see what any of these people are talking about. I have had such a great experience with the office staff as well as the maintenance staff. Maintenance is knocking at your door the minute you hang up from putting in your work orders and the girls in the office are always nice and willing to help with whatever you need. Im happy with my decision to move into lake kathy.

Kinda Ok
I live in Lake Kathy and for the most part I love it, I love the size of my place and the price is awesome. The office staff are all horrible and have attitudes, but when there needs to be something done it is taken care of right away. The maintenance staff is amazing and they are almost knocking at ur door to fix the problem before you hang up the phone. There are a bunch of kids that run around but thats in any apt. I had a good experience in these apts and if it was not for my job location I would stay another year.

Great and comfortable living experience!
I actually chose Lake Kathy apartments over my original choice of woodberry woods. Lake Kathy has a much more better looking interior as well as exterior. The management was great with us and now that I've lived here for a few months I can say the management is still as great as they were when I moved in. They are always pleasant to talk to when I need help or have any questions. I was surprised how quick their response was when I put a work order in for my garbage disposal, an hour after I put it in the workers was knocking on my door. Their maintenance worker are very nice and pleasant with the tenants. Management keeps it quiet No hang outs which I like, I love it here me and my family are happy with our choice. ;) You won't be disappointed!

GREAT PLACE TO LIVE.
I would honestly have to say that Lake Kathy Apartments is the best place I have ever lived. The reason I say that is because the new staff in our office are just the sweetest and most helpfull people that Lake Kathy could have ever asked for. Also the maintance staff are awesome they get the job done on time and theres never a time when I have to wait to get anything thing fixed or replaced there on top of there job. Most importantly the buildings and apartments are all well kept so I would have to say I love living here at Lake Kathy. Great job to the office staff and maintnance workers GREAT JOB on keeping the apartments perfect. Keep up the great work.

Exceptional service
I recently moved to this community & I love it! I was suppose to move to a different community but was having issues with the staff & the apartment itself. When I visited Lake Kathy, I expressed my need to move as soon as possible, as I already had all my things packed & ready to go. I was very stressed about the previous community giving me issues & needed to get somewhere fast! The gentleman that helped me was very empathetic & eager to help me. He stayed in contact with me while the verifications were being processed, I never once felt like he had forgotten about me. Later in the week, he called about my approval & I was moving in the next day. I appreciate the exceptional service that I received there, the staff was really helpful to me in a very stessful time.

Nice Place to live in
I moved to Lake Kathy and I have no complaints at all I thought It was going to be crazy but I dont see people outside hanging out the halls are kept clean and I have no issues with maintance or office staff. I do recommend this complex and already have recommended to acouple of people that I know.

Still smiling
My family and I have lived in Lake Kathy for 3 years now and are very comfortable here. Its a big change coming from a house to an apartment but with the neighbors like mine, I got over it :) ...besides, Lake Kathy has a great program for first time home buyers and that just makes me appreciate the apartments management team so much more. They make me feel at ease here while I get ready to transition into a home. Maint crew are great..they are real people with real smiles and they get the job done! The office squad has had challenges but the new staff are so full of ambitioun and eager to make a difference and keep the tenants happy. All in all I miss living in a house but Lake Kathy has been my home...Thanks Lake Kathy !!! MS E. and Family.

Very Pleased Tenant!
I've lived here for two years and have no complaints. The staff is always available and helpful. Whenever I have a maintenance request it gets done immediately. The neighborhood is very quite and peaceful. I would recommend these apartments to everyone.

such a great place to live!!!
My lease is soon up and i will be renewing it!! the staff in the office are very helpful and always speak when they see you. i have never had a problem with Maintenance as soon as i called the office to report the problem the next day or the following day they made sure to send someone out. lets face it!! you do have kids that live in the apartments that can be loud at times but H.E.L.L.O!!! KIDS JUST WANT TO HAVE FUN.

Horrible! Go to Woodberry!
Me and my 2 roomates have been waiting for over a month now. Everyone in the office has no problem making broken promises, because everytime we come to check on our applications they tell us we'll be moving in "next day'. After packing our things up to move in, i became very frustrating very quickly because we thought next day, and the next day, when it just became a joke. I wouldnt reccomend anyone staying in these apartments and to go up the road to Woodberry.

very great place to live
I would recommend these apartments to anyone. im a newer resident ive been living there for about 5 months now and havent had a problem. the apartment buildings maintenance and grounds are very well kept. Neighboors and office staff are always friendly, kids get along well and theres lots for them to do, the playgrounds keep them happy. Im a frequent user of the pool and gym which are always clean and accessable. they also have a great community computer room and kids play area in the office/ club house there is also free wifi in clubhouse and pool deck area!!!! i was give a reccomendation to move in from friends that have been living there 6 yrs and im glad i did!!

i love it here
Ive been here for iver three yrs i love it..my kids love it...ever since the new manager took over and the new leasing personnal this place has become more beautiful...i send pictures to my family and they even love it its quite for the most part but i wont see myself leaving....my kids love the pkayground and they even have a pkayroom...the offce staff r amazing...for three yrs ive been here and i feel right at home iys my first apartment and for the price u cant beat that....im happy here and as long as my kids r happy i will continue to live here...the flowers the landscape...the ppl...the maintance crew....the management that is what makes living here amazing...im happy bc the staff here help the residents and they make sure they do the very best to make this a pkace to live thank u for all the wonderfull changes in making my place of luving better....BETZAIDA GONZALEZ...BIBI

Great place
I do love this apartment complex. The neighbors can be noisy, but lets face it, NO ONE can stop that from happening. I love the staff and the matinence, they're quick and always available. The staff is very knowledgeable and couteous. I love the fact that there are Critical Intervention Services patrolling the complex every day, it ensures safety and security, especially for a young single mother!

Not too bad
I moved into Lake Kathy Apartments about a year ago. I am pleased with the way everything has went this year. You do have loud children sometimes playing at night, but its not every single night as the other posts suggest. There are a lot of people who try to keep the community safe and watch out for one another. The rent is very reasonable and i think that most people who have criticized this community have forgotten to mention that. Overall, i would reccomend this place to anyone who is looking for a cheap, nice, comfortable apartment.

Run while you still can!!!
I will admit this place wasn't that bad when I moved in. NOW understand when I moved in my building was still pretty vacate according to the staff. The apartment was gorgeous (mine was brand new - I was the first tenant). When they started filling in the apartments...that is when the trouble started. First - they do not tell you that you can hear the train coming by loud and clear. Eventually you tune it out but I didn't appreciate that little piece of information being kept from me. Second - you can hear everything and I mean EVERYTHING through the walls. They have a sorry excuse for a security patrol service that comes by and handles outside matters but they never resolved my noisy neighbor problem. Now trust me it wasn't the run of the mill "radio was on softly or I could hear a conversation". No it was literally my inconsiderate neighbors trying to bust through my bedroom wall and the people next to them (so diagonally behind me)playing the radio SO LOUD that I could hear it in the front bedroom with the door shut. Then there is the pool. I don't care how big that sign is that says the pool hours - no one adheres to it. Late night dips were common, kids smoking "substances" in that top right corner closet to the playground was common, and of course kids that wanted to mess around and not be seen (btw we CAN see you) was common. I thought living on the third floor would cut down on the noise. If it did I feel sorry for the people on the first and second floor. The trash situation - I have never seen something so disgusting in my life. First off - they posted a sign telling people NOT to push the red button. Apparently intellect isn't a quality of most residents because the trash compact was constantly out of order (do to the button being pushed according to maintenance) and people would just pile their trash on the stairs and area leading up to the trash compactor. I caught maintenance cleaning up the mess one day and he was so frustrated I guess he decided he didn't care about being professional and shared his frustration with me. Apparently the rat and roach problem is terrible and it was because of the trash piling up. Theft is ridiculous! They stole the TVs from the laundry room and the fitness room! According to my neighbor people constantly had vehicle break-ins. Someone even had their motorcycle knocked over and trashed. I won't even go into the residents themselves but just understand hearing the door slam and screaming across the corridor became so common that just like the train - I learned to ignore it. I guess it is what you get for the price. I couldn't beat the $600-$700 I paid. I have a variation because my rent went up in the middle of my lease - not at the end like most places but right in the middle and was going to go up again before I said forget it and moved out.

this is ------ like the projects too many section 8 people they dont take care of their children they let them run in the streets in their diapers after dark they dont work they let the government pay their rent and they ----- all day to pay their bills this use to be a very nice place until it turned into low income so if you like drugs and want to get shot move here and i went to take my child to the playground one day and their was two teenagers having sex on the slide there are condoms floating in the pool there was also a big drawing of ----- on the wall in the playground. one day i went there to pay my rent and the door was locked then i saw two poeple in the office fooling around.

The MOST Unprofessional staff I have ever come across
Looked great when we moved in, staff even manipulated our income to fit withing federal guidelines (we were told not to report child support). That should have been the red flag. Over the two years we survived there, there have been CONSTANT drug deals on the floor above, little to no security, and dishonest office personnel.. One office worker even stole the flat screen tv from the lobby! Garbage has been a constant eyesore, it took almost an entire year to replace a missing section of fencing around the retention pond. They threaten to charge tenents five dollars for each cigarette butt located on your floor, whether or not it was yours. I told the office staff that neither myself or my children would EVER pick up some strangers cigarette butt- thats just plain disgusting, especially considering the element of newer tenents. Office staff almost totally incompetent, lost our lease in its entirety, then tried to blame it on us. Again, we had to file papers manipulatiing dates, incomes, and even forging my daughter's name to redo them. They refuse to return faxes, phone calls, and emails to provide references for our new home. Not to mention that they literally LOST our rent check, not once, but twice! And the office MANAGER has absolutely no problem throwing her office staff under the bus- she never takes the blame but insists that her staff "leaves a lot to be desired". I believe theirs is a learned behavior from their manager. Before getting sucked in here, check around, because for so called "government subsidised" housing, their rental prices far exceed others in the area, for example: a 1/1 at Lake Kathy lists for $602 - and that is including a "government cap", but places like Providence Park a 1/1 is only $535 and INCLUDES a washer/dryer- Lake KaAthy charges an additional $35.00 EACH per month no matter how long you live there. Also, Lake Kathy forces you to use their phone service, and their cable which is severly lacking for the prices they demand. And, oh yeah, you might want to check the crime statistics and police responses to the community, especially if you have kids.

This ---**Y H*LL Hole
I will not tell friends are family about this H*ll hole! Front office is so slow! Nothen gets done when u call & report a problem, they said they will call u back about the problem but they dont! Maintenance half do there job when he come to ur apartment he'll just tell u he fix it to make it sound good. There Bootlegged cable is ---**Y! You can"t get NO other cable company but theres, when something go wrong with the cable they don't want to get nobody out there to fix the problem cause they don't want to pay for it.

U DON'T WANT TO STAY HERE!!!
For these apartments to be so new they have a lot of maintenance issues. The washer and dryers are so ------- nasty I wouldn't wash my dog clothes in it. Since I moved here in March 09 I ve been putting in work order after work order and nothing still hasn't been fixed. The key system they use for you to get in and out the gym and laundry room is always down, I mean I m paying for amities i never has access to. Their response to that is it getting fixed. The pool is filthy. The cable sucks, it only allows you watch about 50 channels and they don't allow any other company to service cable and internet or phone and the internet is always not connecting properly. Lake Kathy is the nastiest place i ever stayed in. I would rather leave in Tampa Housing projects then to put up with their bull ----. Another thing about the maintenance when they do decide to come in they don t believe in leaving work orders....hum that s make me wonder....I told them mutha ----as in that office if any thing missing and i know what i have everybody up there is going to get there --- whooped. The manager is so ---- i can see why the complex is a disappointment.

Nice rooms, horrible neighbors..
This place looks so awesome from the outside. I'm renting the second bedroom from a girl who's lived here almost a year, so I didn't get a full tour or anything, but the room was nice and rent was cheap, so I was excited to move in for the summer. Like I said, the apartment is really nice for how cheap rent is. There's no light fixtures, but that's not a huge problem, the windows are big anyways. Everything inside is decent as far as I know. I can't complain about parking, although there are bushes at this corner that make me nervous because I can't see cars coming around it. That's my only complaint about that. I don't have much experience with maintenance, but they've come by like 3 times since I've been here and they seem nice and I think they've done their jobs right. My big complaint is this community. My neighbors play LOUD music at the oddest hours (9 am, 2 am, any hour really) with no respect for anyone around them. And they live two floors below me, I can't imagine what it's like living right next to them, and I don't know how they put up with it. The breezeway and stairs are constantly trashed with cigarettes and rotting food, and people leave their trash outside their door like if they leave it there long enough someone will take care of it for them. The neighbor accross from me has a door from the apartment sitting outside his front door, and it looks like someone took an aluminum bat to it (this is the second door like this that I have seen). These people here just don't care at all. Maybe it's my building, but this is absolutely the worst. People are so loud, the walls are thin, and no one seems to care that people may be sleeping at 1 AM. All I can say is I can't wait to get the hell out of here, which is in about 20 days or so.

They were very professional when showing us the place and have been almost upfront with every little thing regarding their rules. The only annoying information not told was the tv, phone, and internet propriety. There are numerous options out there and the rules they have force you to pay for poor cable service and internet that makes you think dial-up is back in style like bell bottoms. My vehicle was hit in the parking lot by a visitor and could only apprehend the perp after police and witnesses fingered him/her. Not less than a week later my neighbors vehicle was broken into. My girlfriend had to call the police on our neighbors as they started fighting and took it back into their own place where it sounded like he was murdering her. Cops have knocked on our door a couple times by mistake as other people called regarding various other issues. Local authorities are here everyday to every other day. I even heard about a woman who attempted to assault her b/f with her car and ran into the building putting a whole into the side of someone's apartment/corridor. I didn't believe it till I saw the whole and the crack running up the side of the wall. There are good people and bad people here. The good people you can't find cause they are too busy trying to avoid the bad ones. The only people that make a point to be known are outside at all ends of the night cause they are not on the lease so go outside to talk on the phone and sit in cars and talk outloud about how they hate white people. Sucks to be white walking by that car. Dishwasher leaked all over the floor the very first walk through. Was told they would take care of it. 6 months later and 3 conversations more still nothing has been done. Thankfully it's only flooded 2-3 times. Garbage compactor works great, but you can't get to it cause lazy residents can't put the trash in the compactor so they just place it on the ground. Sadly this is a daily occurance. Pets are allowed but only outside and as long as no one owns them. Preferrable stray cats and aggressive racoons, the large daytime type. Kids are good when given rules, unfortunately these don't know them and the parents aren't around to enforce any. First day moving in, I had to call the police because a group of youths were assaulting another. The good news is they were friends. Kids play in the street were it's safe as the playgrounds look like each have already been tested with car crashes to the fence line. The noise is insane from outside with trains coming every 15 - 30 minutes sometimes to a couple hours. Kids constantly yelling and screaming which give you the impression that none go to school. There must be a fire extinguisher recall as they pulled some and have never put them back. The hallways have are a mess, but I can't blame the staff this is obviously a lack of respect from the tenants who have a nack for not picking up after themselves. Their slogan is "It's a wonderful place to live at Lake Kathy," but really it's a wonderful place to look at. Within the first 2 months living here rates increased but is to be expected as this is a mandatory hike from the govt. as they say, just wish we were told so we would be prepared for the yearly hike that would occur. Section 8 could be worse, but worse is shot, raped, or robbed. I would prefer not to have to think of that. The apartment rating in just 6 months has gone from the 60's to the 30's and I'm not sure if that trend is going to change by the end of my lease
