Been living here 4 months the complex is quiet and we'll maintained. No issues with the staff , they are always prompt and helpful. Had an issue with my bathroom sink stopper that I had to make three requests in order to get fixed. And in the end I just stopped using the stopper, so I'm not actually sure if it got fixed properly or not.

There's no leniency on late rent even when I went to the office a month before my rent was due to ask if I can pay a few days late with out occurring a late fee. I always hear the gate open is close. It's very squeaky. I can always hear the people upstairs walking and people outside downstairs talking.

Great community! 2 minutes to the highway but not right off the main road so you feel more safe, gated, has community events, nice amendities, close to shopping & food, & I couldn't be more pleased! I definitely recommend!

Don't move here! The community is overpriced. The amenities are never in working condition. Apartments are not updated. Service requests completed with no actual work completed. Walls are paper thin, I can hear ALL my neighbors.

The apartment itself is not bad, outdated a little. The property itself is nice. The staff is friendly. Ask when looking at apartments to see where they are on the property. We are in a bad location on the property. Did not do a walk through with any staff members when we moved in. We just told them if there were any problems. We had roaches day we moved in. We do have roaches still they sent someone to spray but still have them. Will be getting someone over to spray again. The price on the apartment is pretty good for what you get. Just at the beginning of our lease, hope the rest of the lease goes well.

The staff is friendly and helpful. Community is quite and small! Neighbors are nice. Location is perfect! Close to the beach, downtown, Orange Park, etc. I wish there was a bigger fitness area, overall, I am happy living here.

I really like living here. The management staff & maintenance staff are very responsive and friendly. The units are quiet and I feel very safe. My only complaint is that yearly rent increases are going to force me to move. It seems like they don't value their long-term tenants who pay their rent on time. Other places I have lived give a rent incentive to renew your lease to show that they appreciate you as a long-term tenant.

Neighborhood is quiet, in prime location. The gates are down often and another dumpster would be great for our community. It's dog friendly and our neighbors have been very friendly and helpful, especially after Hurricane Irma!

Some minor issues but all maintenance related. The main gate to the property hasn't worked in months. It is an older community, I would recommend upgrading the units to reflect what other properties look like.

I love my apartment and the amenities. The only reason I'm looking forward to moving apartments is due to my upstairs neighbors who always yell and pound on my ceiling. Other than that everything is great.

Will not recommend this complex to anyone. Nothing has been fixed that was supposed to get fixed. The screen from when we moved in has not gotten fixed. The door has not been painted. Air Conditioner is still messed up. Drains in the tubs are not working right. Can constantly smell drug use in the community and nothing is done about it. The gates are always broke. The lightening at night is poor.

Great community! Moved in from a house, so there was a little change for us, but over all it's nice. Has plenty of parking, and in a great location. We have a 2 bedroom for 2 guys and there is plenty of room for the tow of us to live together

I wasn't impressed. Was supposed to be a gated community and the majority of the time I lived here, the gates never worked. Maintenace would "rig" things instead of fixing them, which led to more repairs.

Very nice I have not had any issues at this time I when I have called they were right there within minutes to help and was happy to help very nice people in your front office. We have talk with some of the people around us and they were very nice

overall happy office staff very nice and attentive to resident needs did have an issue with hookup of washer dryer but was resolved same day as reported ///there does seem to be alot of noise in the parkign lot in the evening on the weekends

We just moved in we really don't have any new experiences yet to include in this rating. So far so good common grounds and areas are very nice. We have no complaints as of right now. Very nice community.

The community is very nice people are very sweet the ladies in the leasing office are very attentive they keep the complex clean as possible its very family orientated out here no drama no crime its a safe quiet secured area and I would definitely recommend this apartment complex to anybody if there looking for somewhere beautiful and safe to live.

Overall, my experience here has been positive. The only negative impacts I have had are my rent went up $120 in 2016 which I thought was excessive and packages have been stolen from my front door. I use the apartment gym weekly and equipment (weights) have been stolen from there as well.

I've had nothing but problems here. The apartment was filthy when I moved in. I had to clean it myself, including the litter left behind by the pervious tenant's cat. Speaking of, the carpet wasn't changed out after the pervious tenant, leaving behind the damage from his cat, and the claw marks in the door frames weren't fixed. I'm also having a problem with mold in the air conditioning unit that they adamantly refuse to remedy. I've had to contact mt lawyer. In the end, I suspect I'll have to pay to fix it, and charge the apartment complex afterwards. I refuse to endorse this complex as safe to live in.

My apartment was not properly cleaned before I moved in, staff offered nothing, and as for the horrible cigarette smoke residue, I had to practically threaten to move out before it was resolved. It was to my complete satisfaction.

While not horrible, the value compared to the cost is not balanced. Electricity bills are high due to inefficient HVAC units and poor insulating windows. Amenities are standard across the area. Parking is a bit challenging around certain buildings

Thus far my experience has been positive. Good neighbors, accommodating staff and a well kept property. The amenities are really good--a beautiful pool and pool area, an exercise facility and well lighted property.

Community is clean and very quiet. The office staff is always going out of their way to make sure everything is taken care of if an issue should ever arise. Pleased to call this place home and look forward to staying there longer

the front office staff have been the best while staying here. They have always been very helpful and understanding to any concern for maintenance or taking call on the few disturbances I've had. I've enjoyed leasing here so far. Parking can be a hit or miss here but that says to me people rent here and stay. Few times where kids from other buildings have unintentionally been playing around and caused a scratch to my car but I blame the parent for allowing kid to be outside without supervision. On another good note. I'm very happy that I don't have any type of bugs so far,so a good thing!!!!! That alone makes it an excellent place to live!!

Noisy neighbor below drove through the parking lot last weekend at 4 a.m. screaming "F.U." at the top of his lungs and raving his loud engine on his vehicle. Have had to call in a work order for my bath tub 4 times, still not fixed. Refrigerator freezes eggs, veggies because the temp control is broken. Dog poop all over the grounds. Breezeways need regular sweeping and pressure washing. Trash compactor area steps are goopy.
