So far so good! I've been here almost a month and I am very pleased. The staff are very friendly and have a very quick response to requests. The complex is right off Interstate 295, but you cannot hear the traffic inside the apartment, nor the nearby construction. The gate was broken upon arrival and still in disrepair, but hopefully that will be amended soon. Overall, extremely satisfied

I'm very pleased with the apartment and the community. The office team was very helpful with paperwork and move in. The apartment had a few issues but the maintenance team was very helpful, courteous and very fast in completing all of the repairs.

The apts are well maintained and manicured. The tenants are drama free. No noise. Convenient to the expressway and shopping. I feel very safe on the premises. The staff if courteous and the maintenance crew is fast and competent. The only downsides are the gates rarely work and getting deliveries are difficult.

The rent is higher than it should be for what you get. You have to get pest control on a regular basis or you will have issues with bugs and roaches. The location is good and the office staff is nice and helpful.

I love this community. The amenities are excellent. The community is within short distance of many shopping areas, restaurants, and places of entertainment. Walgreens and fast food restaurants are within walking distance. The staff has changed over the years, but they have always been helpful, accommodating, and kind. I highly recommend TPC Mandarin.

Move-in was really smooth. The staff is so understanding and helpful. 2 weeks after move-in and I'm still finding things wrong though. First one burner was out when we first got here, then all of them stopped working. All of our light switches don't properly turn off so sometimes the lights will accidentally stay on all day.

We moved into TPC Mandarin in 2015 and we'll be moving out when our lease expires next year. As far as apartment living goes, it's okay. There are annoying problems here that you'll find at any apartment community, such as noisy neighbors and people's trash that isn't properly disposed of. To their credit, management does take action when you report it. But there are a few things I just can't take anymore. 1) Bugs. Palmetto bugs are an ongoing problem. They do send someone to treat the apartment, but the bugs just keep coming back. When I reported it in the beginning, the girl in the office (who is no longer there) said in not so many words that we just have to live with it because it's Florida. If that's the case, stop charging me a pest control fee every month! 2) Management needs to be vigilant about quality of life issues. A neighbor is storing toys and other items outside their apartment (I've seen it at other buildings when I take walks) and on two occasions, I have seen people doing car repairs in the parking lot. Both of these are unattractive and unacceptable behavior. You start letting this type of behavior slide and before you know it, everybody's doing it and the community is no longer a great place to live.

I pay too much for a one bedroom for just my small daugher and I, neighbors are noisy and walls are thin, staff is rude and unprofessional.. they act as if it is an incontinence for them to hear what you have to say. Advertise as a gated community yet our gates are open 24/7..

The office personnel and staff are very friendly and helpful. Maintenance is very friendly and knowledge in what they do. Always on time when they say their are coming to my apartment. I trust them. We have only been here for about 2 weeks but we love it. Its in a great location. The apartment has so much storage. The team in the front office is awesome. So far it is quiet amd I have no complaints. I recently requested the door to fixed on my closet. They fixed it right away and wven followed up with a call to make sure everything was ok. Great apartment!

Some of the kids keep trying to break into garages many people are scum throwing trash everywhere which I can't stand for the place they live and I pay the requested rent to live with them. I may leave because I pay higher rent to not be near dirty rude people and I still have to.

Over all decent. But stated before routine trash clean up needs to be done. People litter and it just sits there. Pool inspections need to be done also before open in the morning. No one wants to swim in a dirty pool.

Excellant so far at this time. we had a few areas that needed adjustment, and they were taken care of immediately after notifying the office for work orders. Repair or replacement of a few Items were taken care of immediately. Have found the maintanence people to be extremly helpful when we asked them a question.

This community has been ok. I love that it's close to grocery stores, shopping, work, and restaurants. When we first moved in we loved it. The staff was nice, maintenance crew was punctual, neighbors were ok.. after a year of living here we are ready to leave. The new office staff is friendly, but seem disinterested in apartment issues or solving them. Maintenance crew makes excuses for why things aren't working instead of really fixing it. The neighbors have been the biggest reason we are moving. They shovel out trash from their car into the parking lot. I've found pizza slices thrown on my car. There are teenage kids who wonder around drawing on dirty cars and sitting on them. If you are out walking your dog and someone else is doing the same, they act like you shouldn't be out and huff and puff while avoiding you. I'm a friendly person so living here has sucked. We've had 2 neighbors we've loved and they moved too. Paddock club is a nice place but the neighbors have ruined it.

The office service staff is correc, the gate sometimes dosen't work, the neighbors are noisy, the pool is not that clean!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! Sometimes the dogs are really dangerous, a couple of months ago, a dog place was assigned and that is a great thing :):):):)

I'll make this easy with pros and cons. We have lived here for 3 months and came to an agreement with the complex mutually ending our lease. I have geolocation tagged photos to back up my gripes. Pros: -Close to highway -Screened patio Cons: - Parking - Dog poop on walkways - maggot filled dog poop outside of our windows in grass - single pane windows - paper thin walls, hear everything - As of June 18th, there is throw up right under our window and on the building - AC has a hard time keeping at 75 when only 80 outside. Short cycles all night long causing bills to skyrocket. - The complex would rather end our lease than fix the dog waste problem. - Price. For $90 more a month, we got a nice town home in julington creek area.
