Amazing Place with Friendly and Professional Staff
A lot of the reviews on here are very old this place is currently (May 2012) FANTASTIC. I searched a lot of places in Mandarin but this apartment felt more like a house than an apartment. It has lovely white molding along the floors, upgraded faucets and sinks, and wooden floors in the kitchen and bathroom. The grounds are always clean, the maintenance staff is always timely and does the job, and the office staff are all completely friendly and professional. I have zero complaints about this apartment. After I moved here, a friend saw my apartment and moved into a near by unit. I know 2 multi-children families who have lived here in the past and also loved it. Overall, totally a great place to live.

Wonderful, quite, glad I'm here PERIOD
I'm a military guy that attends NAS Jax. My wife and I moved here despite the stupid comments that were negative about the place and I'm thankful we did!! It is quite, beautiful, well kept, AWESOME STAFF, great facilities and clean atmosphere. its always quiet at night. The security gate closes at night and opens in morning. This place its safe but crime knows no address. I'm hoping I can stay here as long as my orders last...one last thing...we like quiet people...be one too..contribute kindly.stop convenient to everything. 5 of 5!!!

Stay Away!
My husband and our two children lived in these apartments for 3 years. During that time, we were subjected to loud, drunken neighbors and had to call the police several times. One time the gy behind us threw his girlfriend into a a mirror and we had to hide her out in our apartment until the cops came. Another time, a woman fighting with her boyfriend ran her vehicle into another car which, in turn, hit my husband's. The complex said there was nothing they could do, the video cameras were set up in such a way that they only see cars coming in, not leaving. The downstairs neighbor passed out in his own urine on the sidewalk under our apartment. I had to wear ear plugs almost every night and am not a light sleeper. On top of all this, the gates were never locked, and the hot tub was rarely, if ever functional. After living here for 3 years, they kept our security deposit because the apartment wasn't "clean enough" when we left (even though they have a cleaning crew to come in after.) They also sent us a bill over $700 to replace a 5 year old carpet, which we were told they replace every 5 years anyway when we moved in. There was nothing but normal wear and tear. After we refused to pay, they sent us to a creditor. We are currently in dispute. Do yourself a favor and stay away.

Its ok so far, I guess
We moved here when I was pregnant with my son back in late 2007. We encountered a lot of noise from both upstairs and downstairs and I never thought I'd be one of those people who called the cops on people for making noise but I could hear every single world in the music they were blasting and all the laughs and yells coming from the apartment. I needed my sleep! I called so many times and then they moved out... the next tenants were the same way. Oh my gosh it was so annoying! Now we are probably the noise makers b/c my son is now a toddler and runs around the house but he is always in bed by 9:30pm at the LATEST so there is usually no noise ordinance issues there. Plus the lady downstairs likes to hear his footsteps, which is cute. As far as the management goes, they have always been nice to us and maintenance has always been nice and accommodating. They do tend to charge for the stupidest things though, like gym key, trailer parking, etc... Parking is HORRIBLE! We always have to park far and that is not exactly safe when you have a child to walk in a dimly lit parking lot by yourself. I heard about the wheels being stolen off the cars but I did not know about the car jacking. Figures. But the management did try to have some fun community activities during the summer. I won a giftcard at one of those events and I never win anything. Plus, they washed my car in the summer. They have always let me used their fax machine for free... even when I had like 30 faxes to do one day, lol! I am moving out next month b/c the rent is getting too high and our income has decreased. I will update on the move-out process with them.

Don't do it.
Keep looking. We didn't make it 4 months in this complex. Management has been fair with us and is allowing us to break our lease due to the situation but the complex is in desperate need of a makeover. The gates hardly ever work, the parking sucks and we had a serious roach problem. We had exterminators out 5 times in 3 months but the problem is something that either cannot be fixed or is bigger than anyone wants to admit. Again, the staff has been fair as has Mr. Evers but unless your standards are just above a single wide trailer on the westside just keep looking.

Overpriced Apartments, and Horrible Management/Ownership
If you're considering this apartment complex, keep looking. You can get more for your money somewhere else. Also, a word to the wise: steer clear of ANY comlex run by Mid-America Communities because the management and policies are all the same. The current manager for this property is worthless and a perfect reflection of the company she works for. They overcharge for their apartments, and will charge you extra every little chance they get. Late on your rent? How about a $100 penalty. Do you know what kind of interest that is? That's insane! How is that even legal? Need a key to the excercise room? Gotta pay for it. Need a letter for a bank loan reference to state you pay your bills there? That'll cost you $35. I could keep going. These people are vultures. My apartment went up drastically when my lease was up, which is why I moved. How is that even possible? With property values plummeting in the economy, it is now considerably cheaper to buy or rent a house. You would think they'd want to keep their prices competitive. Maybe they were overcharging due to the fact many people are losing their homes in foreclosures and now looking to rent? Again, vultures! Parking in this complex is the worst I've ever seen. It's like the company only cared about the quantity of apartments (more money right?) and sacrificed parking lot space when they designed the complex. If you go out at night, or work late or whatever you could find yourself driving around the entire complex looking for a place to park. It would not have surprised me one bit if I ever had to park off the property. I got a ticket from their wonderful courtesy officer for parking on a curb one night due to this. That's probably the only thing that worthless cop ever did while on that property. You'll never see him patrolling the parking lot at night. People's cars were having the rims and tires stolen from view of this guys apartment! Makes you feel good that that's where part of your rent money is going, for him to live there for free, and the office to say "yeah we have a courtesy officer" to prospective tenants doesn't it? How are the apartments? Well, if you don't mind walking up to the 3rd floor, I would definately recommend one of those units. The floors and walls are paper thin as others have mentioned. Unless you get lucky and have some old lady living upstairs from you on one of the lower floors, you are going to hate the noise you have to put up with. Think about it...if you rent a 2 or 3 bedroom apartment, there's a pretty good chance your neighbors are going to be a family with kids. Kids will run around at all hours, and you will hear every step. Daytime naps? Forget it! Studying? Forget it!

Honest Review from a Current Resident
Ive been reading over several apartment reviews and Ive yet to come across an apartment review with out some complaints, which leads me to believe that there is no PERFECT place to live. That being said, Ive lived here since May 2007 and I feel this is a good place to live. Do we have gate problems? Yes, but that because everytime they fix them, kids from the neighbor behind us or stupid drivers that tailgate, breaks them. No matter where you live, you will have to deal with inconsiderate neighbors. But whats important is that the girls in the office are great. They have always been accomodating. When I call the office for something, they never make me feel like Im a bother. The maintenace guys are fast, my requests have always been handled the same day or the next day. The floor plans are nice and big ... and its in a great location. My lease is up and unfortunately I will be moving, but its due to the economy and my finances ... not because of any problem here. The only negative thing i would say is ... we have a Courtesy Officer (JSO) here, but Ive never seen him do anything (no patrolling, no safety meetings, havnt introduced himself to the tenants) ... he's just here. I hope my opinion helps someone to make a choice. Thanks.

Not A Good Choice
This apartment complex is appealing at first because it is located in Mandarin, has good schools nearby, is gated and has a very well kept appearance. My family and I recently moved out and couldn t wait to escape this place of oppression. When we first moved in we immediately noticed that the gate worked only intermittingly and because of this a number of residents would often get locked out of the property late at night because mysteriously the gates began working again. Also, the kids were extremely undisciplined. They played baseball in the parking lot and my husband even caught a number of them sitting on his car. The fire alarms constantly went off and everyone unfortunately automatically assumed it was one of the kids. Although the baseball playing in the parking lot ended, other issues arose during our time at the complex. The parking was also a nightmare and sometimes we had to park extremely far from our building because of the work vans and trucks that were taking up additional spots. Notices were sent out, but were soon ignored. If you re looking for quiet, this is definitely not the place to live. The ceilings are paper thin without any type of insulation and if you have noisy neighbors, then you will be dreading your stay. We had neighbors above us and below us who had domestic disputes constantly. We would be awakened by loud arguments in the wee hours of the morning. Also, a woman I know was carjacked at gun point and had I not known her personally, I would not have been informed about this situation otherwise. We only received a notice to report suspicious persons. Lastly, we received a notice stating that tires were being taken off of certain cars (the kind that I happen to own) and I thought to myself that this probably wouldn t be an issue if the gates worked properly. Upon moving in, make sure you write down every imperfection that you see because an oversight could be costly later. Upon moving out make sure you clean very thoroughly because the charges are ridiculous. Although, I know that it was our fault for not giving the place the white glove test, I have never had my deposit taken and then owed additional money until moving out of this place. We were charged between ten to twenty five dollars for various things in the kitchen being left unclean. They even charged us ten dollars for two missing keys. They stated that they gave us a total of four apartment keys. This is the most ridiculous thing I have ever heard. Who gives out additional keys to residents? There was obviously some incompetence in the write up of the items issued. Please have a professional come in or plan well in advance for your cleaning to avoid our mishaps. We are so happy to be out of that place. Please don t make the same mistake we made by moving in. It is definitely not worth the money. On a side note, I really think the staff is out to get as close to the full payment of rent as possible if you re moving out at a pro-rated amount. The lady that I mentioned earlier who was carjacked requested to break her lease and it was obliged. Shortly thereafter, she was charged approximately the amount of her rent payment for a single damaged spot in her carpet. They were trying to charge her the full amount to replace the carpet that wasn t new when she moved in. She requested to see a billing statement which included the date of purchase and installation. I don t know what the end result was, but renter beware. I would like to state that the maintenance staff was great at fulfilling requests and the apartment itself was very nice. Otherwise, I would not recommend this place to anyone or at least stay away from the buildings around the playground and laundry areas.

Credit Trouble???
i tryed for this place online. i wanted to live here because we r moving from out of state and regardless of the crazy remarks i thought it was a nice place. sent my b/f to give the place a once over and i like the area elem school. well we payed the $10 online to see if our credit would pass and it came back no. i told the office people that our last two apartment will give us the plus pointes for rent on time and living as pretty as we came but they wanted nothing to do with it. we r also working on fixing our credit issuse because we move with the company and we didnt want problems. i cant believe that just because we had a few dents they wouldnt let us rent but im hearing about drunks in the apartments and wondering how great there credit is... i never lived in the apartments and im new to the area but this was truly not a vary good welcome.

Does the management really care about the noise orrdenance or cat bowls
I have lived here since 12/16/07 and I have neighbors directly behind me,and yes I will give the apartment # 1114. Every other week, sometimes more than once a week I have been woken up at the same time each time, @ 3:30 -5 am in the morining. I have asked them nicely several times to be quiet since my bedroom in directly behind the wall in the breezeway. The guy that lives there is a complete ------- and no regard for anyone but himself and his friggin beer and buddies. His buddies are loud as well. I have called the police several times and even contacted the office multiple times about the noise. All they did was put "a notice" on the door. The can't legally do anything yet until they actually see it for themselves...HELLO IT'S A 3:30 IN THE FRIGGING MORNING.!!! Yeah I'm purposely staying up wide awake and waiting for them to have one of there parties just so I can complain....NOT!! THE OFFICE WANTS A POLICE REPORT. They leave beer bottles in the bushes right outside my bedroom window and in the parkiing lot (I have pictures). I can stand a lot of noise..after all it is an apartment complex. I even have neighbors above me who have toddler that loves to run around the apartment..yes it can be bothersome at times....but come on he's not even 4. So I deal with it..my children were small once..so, so what..play I say. I called the office and they said you can either get a police report (which I seriously doubt they filled out on a noise disurbance, that's a waste of time for the lovely JSO) so I have to wait unil I am woken up AGAIN..CALL THE POLICE, WAIT FOR THE POLICE AND TELL THEM I NEED A POLICE REPORT AND WHY...BLAH BLAH BLAH!!! I'm sure if it was them....they'd respond the same way. It's no wonder the "-------'s Girlfriend moved out.!!! As for the management not doing anything about it...they'd rather ----- about a 2 cat bowls outside my door (the rules say nothing about cat bowl..wow 2 small cat bowls..that's a real fire hazard) I can see leaving your bicylce's or trash outside your door by come on cat bowls. there is a stray cat that was left that I occasionly feed. I will be calling the corporate office and I'm sure I'll get the same line of crap..."We have to have a police report".

Glenn Evers calls him self Area Manager and his # 904 363 2300 Hey Glenn I bet you love the sound of Area Manager....that sound good right.... I HOPE YOU GET FIRED ....What kind of crew are you running at Apt comm.... Worst Mangement I seen...ever sinse your new crew has taken over I been wanting to vomit on there face then move out...You must be thinking why....Most rudest Managers ever I seen and they write Nasty Letters to every resident...also rent goes up 3% every year when you advertise is lower in the Rent Apt Book...also 60 days advance notice of move out..when you know other APT put out 30 advance Move in Special.... Lets Tell what kind of problem I been having....Everyone knows your comm chages for private gated comm which is nither private or gated...you comm charges for pest control every month in which I Never seen them doo also gotten bug bites on the first weekend of move in helllooo can I get my money to go see a doctor..what more proof do you want...Wasent the doctor note good eno...My credit card taken out of Apartment Trash Compactor.......which by the I just gotten taken care of....appliances always breaking on you...and ohhh yes I cant have quest in my apt more 7 days a month...even if I have a quest room which I pay for...Worst parking area I half the park my car in Bummple Parking ....(FAAARRRRR)....always got rain water coming in from the bedroom window....And most of biggest B@@lS^$t of all is that your manager in the community is the far out worst then any I seen as of right noow....I really mean Now...And ohh yea I didnt know this apt community come with corner Car Shop that keeps on fixing cars...everyday ... Management can be Diffenrent but Company rules always the same... If you're looking for a better place, then you deserve it..not in these apartments. I would have a professional to look into their lease before signing. I took a tour of the place, and asked detailed questions. I'm glad I didn't move in.

Mid America Properties Stick it to Ya!
Before I moved in the Paddock Club I was shown a model apartment and around the amenities. Everything SEEMED O.k. Was I a sucker! Hook, Line and Sinker. The gates are always broken, the Jacuzzi is always leaking water and is literally caving in on itself, gangs of roving teenagers throwing trash and making noise looking into car windows. Just to mention a few of the fine surroundings that I'm paying nearly $1000 per month to live in. Yes just the other night I was coming home from work and had to walk nearly 3 buildings away just to find a parking spot and as I'm walking in our finely landscaped grass I stepped in a nice fresh pile of dog crap. Boy what more could you ask for. Chalking this up to apartment living, as what they tell you from the office, I went to the gym to work out and afterwards a nice hot sauna to relax in. Wow I could not have imagined the sauna was closed due to it was being sterilized because someone smeared human feces all over it. I tried to go into the office to complain but the manager was in such a hurry to leave for the night that she snapped at me and stated, "This is my time you're on now, call me tomorrow". What awesome customer service. So after a few days past I recently received a notice from the office stating that my lease was up for renewal and they were raising my rent nearly $50. I appreciate all of my quality experiences here at the Paddock Club but I think I will be moving on...

this place sux ---
this place has to be the worst environment in history!!!! no hot tub 4 alomst 2 years,no working gates 4 over 3 years, constant gangs comeing through here day and night, its not safe at all 4 any age watsoever, i nv minded the skateboarders because they were always very polite with me and other residents i have talked 2, it was stupid 2 make a big deal about the matter. wat they should be doing is trying to get there heads out of there asses and do something about all this ----, i am glad to be moving out of this ------- ---- hole soon enough!!!!!!!!!1 :)

Danielle (the manager) and the area and regional offices do not treat renters with respect.
I guarantee you that the area and regional offices will never return your phone calls. They do not have any consideration or concern for customer service. I would not move in, since Danielle has become the maanager. She has tried to find various charges to hold up against renters without cause or proof. Renters beware of her and the area and regional offices. Renters should be treated with respect and consideration, but they have not done so!

USED TO BE the best apt. I have lived in since I moved to Jax - UPDATED!
I have never had a problem living here EXCEPT that the gates are ALWAYS broken. Sometimes, they all stay open, sometimes just one, etc. The residents card reader doesn't work, so everyone (including visitors) have to use the same call box for entry. But, since the gates rarely work, I guess this isn't so bad. With that said, the overall experience has been great. The grounds are always kept immaculate (2 major repairs closed the hot tub, MAKE THAT 3, AND STILL NOT WORKING THIS TIME), the noise is almost always non-exisitent (the only real exception is the people in the subdivision next door sometimes have loud outdoor parties, but that has nothing to do with the management or tenants here), parking is adequate, and maintenance is GREAT! It was a Sunday evening about 7pm and my A/C stopped working, I called, and within 15 minutes, someone arrived to fix it. He was at Publix grocery shopping, but left his cart and came right over. The leasing agents are a little ditzy, but very nice. Well, I do have one more thing to complain about, I guess. The clubhouse is beautiful, but is not available to use for a gathering - EVER! Apparently it is just to look pretty for potential residents. Overall, though, I love it here, and plan to stay as long as the rent doesn't kill me. (At $924 a month for a 2bed/2bath, it's a little pricy, but you get what you pay for.) ***UPDATE*** Rent going up to $965. Hot tub broken for at least 5 months now, gates STILL do not work, potholes in parking lot getting worse, and undesirable activity has increased. What are you doing, Mid-America? Get your stuff together! I'll give them one more lease term to fix it, and I'll chalk it up to a bad hire, or I I'll go elsewhere if they can't get a manager in here that cares enough to take care of the place.

Only thing nice about the place is the amount of sq.ft. Everything else sucks!
It's only been a month since I moved into this place and I regret it already. The carpets are nasty, the gate cards they give you don't work, there is always a bunch of random kids running around and creepy guys standing around. The hot tub is always occupied--mostly by a bunch of kids that don't even live here! The only thing nice is that they give you a lot of square feet for the price you are paying. Other than that, I feel like I'm living in a government housing project.

Bullet Hole
I have been living in the Paddock Club apartments since Septmeber of 2006. In March of 2007 I had a random bullet come through my roof from the tenant above me. After investigation by the Jacksonville Police the tenants who were living there were not the people on the lease. Therefore they never had a background check which is one the selling points they stress when you apply. They claim to be a complex that looks out for your saftey and does background checks on all tenants but when you want out of your lease due to the lack of their intelligence and the fact they didn't do their job you have to pay about 2500.00 to get out. I would not recommend leasing with this company because if they do the right thing for you they will have to do it for everyone else according to the local leasing office. As you know people have bullets and unlicensed weapon carriers living above them using your roof as target practice. Fortunatley I was not home and unharmed but had I been I believe their outlook on the situation would be a lot different see as they would have been carrying my dead body out of the aprartment!!!! It's up to you if you want to be the next victim. Sincerely, a pissed off tenant who has to live in this unsafe environment for another 4 months. Thanks

Price is killing us - Raised our rent through the roof
I have lived in these apartments since they opened and boy just went downhill the last 12 months or so. The Managment company, Mid-America raised my rent nearly $100 dollars. That's right and extra $100 each month for what!!! The maintenance man Jacob is rude and never comes after hours. The new manager is a twit. Always trespassing strangers at the pool late at night. Many car break-ins over the years. And boy don't ever be late on rent. No mercy at all, fees up the wazoo. Dog poop everywhere. People don't observe the speed limit. The hallways are never blown, leaves, dirt, trash and bubble gum melted all around the steps and the walk ways. Laundry room is always dirty and broken machines. I'm leaving at the end of my lease. This place is really a money trap with poor service, strangers and teenagers always causing trouble.

best complex in mandarin
I live at the paddock club twice in 2004 & 2006 when the military station me in jax. I loved the place the staff was nice a little ditsy at times but the apartments were great. as far as the roaches welcome to florida i dont care where you live thier around , it took me a while to get use to the palmetto bugs as thier called in the south but i maybe seen a few the entire time i lived there. I also lived in st agustine at the lakes which was ok for the $ and victoria park which was a shoe box, friends of ours lived at coopers hawk & had many problems as well as one other complex on san jose i cant recall the name. anyway paddock club is def. the best safe community,great apartments always had nice neighbors. If I got restationed back to jax i would move back in thier no doubt. I lived in the 1bd w/den up front & the 1bd in the back of the community i have to say i loiked the back better for the view. but I loved this place

Great Place To Live
Me and my fiance have lived here for almost a year and it is the best apartment community we have ever lived in . Office staff is great and very helpful with any issues i have ever had . I would reccomend these apartments to friends and family . Plan to renew my lease for another year .

I've recently moved to The Paddock club because it offers the widest variety of services for the rent. I shopped a lot of apartment complexes and this one has the most. I do not agree with some previous opinions because my move in day went smoothly and my apartment was in great condition. I would recommend.

Happy as a Clam
As a long term tennant at Paddock Club I've experienced lots of changes. Some good some bad but overall I have been satisfied with the service and quality for the price. If I were the kind of tennant that expects perfection I would be unhappy anywhere. But I'm a realist. For the price, the paddock club offers the biggest range of ammenities, I've had good neighbors and have had no problems with maintenance. I have bought a house and am leaving the paddock club, my home away from home, with fond memories.
