It so far has been a rough start with bugs and maintenance not doing things the correct way. It seems to be one excuse after another. My mailbox keys don't even fit the gates still don't close so no the property is not secure

I used to live in the apartment complex in 2013-2014. I chose TPC because I lived there before and had a pleasant experience and wanted to stay in the Mandarin area. I was disappointed to move back this year. The apartment was not move-in ready. There was mold on the windows and walls, dirt and dust on the floor, broken fixtures, dirty A/C vents, dirty dryer vent, and roaches. Not a pleasant experience.

There is no pet deposit required to move in. This can be a great thing if all dog owners could be counted on to clean up after their pets. But they can not be counted on and thus it always smells awful outside my apartment. That's because so many people let their dogs relieve themselves in commons areas and neglect to clean it up. If there were a pet deposit, maybe fewer people would have such animals that require the use of the outside environment to relieve themselves.

Not Good At All. I was suppose to have new carpet/appliances moved into neither. Appliances was given but never carpet. There's a bad ant and big roach problem. Rusted sinks never replaced or have been tried to resolve. I have constantly called staff to resolve just the few problems of mane more, but is always told something just to get me off the phone never to complete or advise me of what they've tried to do. Meaning I get know replies back after I hang up the phone. I end up calling back again and again and again. IM FED UP!!!

My first day someone stolen my cell phone and wallet and the office did help me in my time if need . The office staff is wonderful it just they to fix minor things to make the community a great place to live .

Has been good but a bit disappointed with the gates that are always open, I don't feel it is very secure. I feel like there are multiple, looks like contractors that store there stuff here and even work late at night, I can hear sometimes a table saw cutting wood after midnight.

I can't say I love it. The literal only thing I love about these apartments is the woman who drew up our lease Cristal because she is always addressing issues with a smile and is so courteous. My husband and I are ready to move honestly.

The features in the apartment could use an upgrade, but are okay. The few maintenance issues we've had have all been addressed quickly. The major problem we have had is the extremely loud and unruly children (and adult) that live above us. For the last 6-8 months, our ceiling becomes a screaming and stomping ground from around 4pm until 9-10pm most weekdays. On most weekend days, the noise starts around 8am and lasts until 9-11pm. Once started, the noise is so intense that it rattles the walls, our dishes, etc. it interrrupts our sleep and the basic enjoyment of our home. We have complained to management via phone and in-person at least 8 times, knocked on the neighbors' door (no one answers) and left a note on their door, but nothing has changed. I am going to be transferred soon for work and now I have to pay the early-out penalty AND continue to be disturbed for the next 60 days (notice period). That is adding insult to injury, but that's how leases are set up, right? My attorney has requested to see a copy of our lease to see if there are any options that we may have to keep from being punished for choosing to live here and be given inconsiderate and disrespectful neighbors.

This has been the worst roach filled apt ever. The apt is not welled kept. The front office employee are very rude and when you put in a request it takes forever to get them to comply. The rent is to high for the quality service.

There are gates at the entrance/exit of the property, but they have only been working for approximately 2 days of the 8 months I've lived here. Concerns brought to management are not addressed in a timely manner, if at all. This is my first lease with The Paddock Club and will most definitely be my LAST! Too pricey for a neighborhood with lots of unruly neighbors, a lack of safety and receives regular visits from the police. STAY AWAY!

Nice clean quiet. Thats what we were looking for. Problems are taken care of quickly. Convenient to shopping work and restaurants. Nice area for walking. Love the screened in porch. Fireplace is a plus.

very poor security, bad neighbors, clothes are always broken, I do not recommend to anyone, the condominium has a great potential to be a reference in housing, but is very open to everyone and this is harming the living in the place.

This Apartment complex is centrally located to many shopping centers. Schools, both public and private are nearby. For those serving in the Military , this complex is nearby NAS Jacksonville. Interstate 295 runs next to this complex.

I would recommend this community as they are always helpful and reliable. The community is clean and doesn't have any problems or unwanted guests. The community is quiete and maintenance is always there when you need them!

The staff is amazing and helpful. They are always willing to help and take care of any issues. If something is not as it should, they will do everything in their power to make sure it is handled. Give them a shot.

They do not respond to maintenance requests quickly or in the most recent case, at all. I have had to go back and forth with retrieving packages I have ordered. One of which took the office 5 days to let me know my package was there. The most recent I only got because I called and a leasing agent I spoke with for the very first time agreed to leave the package outside the front office so I was able to pick it up. My boyfriend/roommate went to the office on Saturday 1/19 to pick up the 2 packages I had there and he was only given one and told that there was only one at the office but tracking showed that the packages were both there by Thursday 1/17 and then I picked the second one up yesterday1/22.

I am currently a resident at your community, The Paddock Club, in Mandarin (Jacksonville, FL). Myself, along with my husband and our two roommates have had numerous issues at this community and have not seen any improvement. In fact, things have just been getting worse. In a list below I will explain all the issues we have had in both our apartments here. Apartment 517: ? We had a water leak above us. The ceiling was wet and very soft. We called and put in a work order and someone just came and spray painted the ceiling to cover it up. ? We were harassed by our neighbors. We had the police called on us ATLEAST 10 times. All of them were before 9 p.m. and on Super Bowl Sunday we had them show up at 7 p.m. We are very respectful people. Yes, we do have a dog so that might cause some of the noise, but we are not loud people. ? My husband's car was involved in a hit and run in the parking lot. While trying to solve the case, we asked if we could see the camera footage to see what cars were entering and leaving around the time it occurred. Apparently, none of the cameras on the property work. Where is our rent money going to then? Apartment 310: ? When we first moved into this apartment (June 2018), we had put in a work order about our air conditioner vent leaking. The wall and the carpet by the vent were soaking wet. There was also rust around the vent. Maintenance came and "fixed it", supposedly. Then during the week of Thanksgiving, a piece of the wall under the vent had caved in, creating a hole. The wall was all soggy and wet. We later put in a work order and that took over a week to be handled. ? My roommate's closet racks collapsed late one night. We put in a work order immediately the next morning and it took them 3 weeks plus to come and fix his closet, but it wasn't fixed. They then had to come back again because they just put the screws into the holes that were already existing and it fell right back down. ? My dog has gotten VERY sick from the pesticides that are being used here. There are patches of grass that are labeled with signs that are stating pesticides have been used but not all the areas, not the ones outside my building where my dog goes potty all the time. There are very few warnings. She has gotten sick three times now and it is unacceptable. This complex states that they are pet friendly and love pets, but why aren't they being diligent on labeling all the grass areas? ? The master bathroom (my bathroom) has rust all along the bottom of the inside of the shower. It is so uninviting and so gross. ? We have a number of bugs in our apartment. We are clean people so it is not because of that. I went into the office and a lady that worked there said that we could have our apartment sprayed but it would be extra and would be added to our monthly bill. Really? Extra money? I walked back in a few days later after we had killed a lot more bugs and I asked someone else who works in the office and they said they could schedule a bug spray for the inside of our apartment and it is not extra money. So I am very confused. I proceeded to have them put on the calendar to come spray and they never did. ? We currently rent a garage. We were double charged 2 months in a row for our garage rental. ? Our garage door would not lock. I have my husband's car in there along with an expensive kayak and other pricey items. Finally, it was fixed. ? We had three of our cars broken into. I asked if there are cameras so we could see if we noticed anything and again, the answer was "we don't have any/they don't work." ? My husband's car was involved in another hit and run outside our current apartment, but no cameras ? ? I was verbally harassed one night as I was getting out of my car. I couldn't see which apartment it was coming from, but again, cameras could have helped me. ? My roommates' car was towed because there were supposedly no tags on the car. The license plate on the bag of the car did in fact have up to date tags. They proceeded to tow the car and break something under the car. My roommates had to pay for it to be towed back, when I strongly believe it should have been the complex who pays to have it towed back and fixed since this was all because they did not check the back of the car. (it's a corvette, so no plate on the front) ? We were charged for a trash violation of 50$. My roommate took something down to his car, leaving a trash bag by the front door. He then walked back up to take it to the trash and noticed it was gone. Someone had thrown our garbage back over the railing and into the back behind our apartment. We were told that we had to pay a 50$ violation fee because they searched through our garbage which is ILLEGAL and told us it was ours. I hope this letter helps you as a company to better The Paddock Club community. The people that hit our car the first time still live here after we were told they were asked to leave. I feel unsafe being here while my husband is deployed, even living with two roommates. Our rent money is not benefitting us. I believe we pay too much to live like this and it is unacceptable.

They are a great staff and maintenance staff has been excellent so far, the biggest opportunity is the front gate has been broke the entire time we have lived there, other than that the property is very clean and apartments need to be updated soon.

Can hear thru walls Maint. Is bad Fridge has leaked food frozen 3x had to thrown away. Rent is outrageous for shape Apts are Bugs No I am not happy with Maint. Nor the 30 year old appliances in the Apts. For the amt charged no great quality, gates do not work

It's enjoyable but I wish that the hallways in the buildings and outside the buildings were more lit up and I wish we had more parking space but that's honestly about it. It's a nice place the pool is nice.
