The staff is very friendly and made moving in a breeze. They went over everything from the complex, the gym and pool and smart locks. They also answered any question I had without hesitation. They made my daughter and feel very comfortable.

    The maintenance was great and extremely attentive, helpful, clear on response, and respectful, but I've only dealt with Zack since I've moved in. Office staff is very friendly but have not actually addressed the issues I have or given any clarification of how they will be resolved. If your upstairs neighbor sucks, you're stuck paying $1300-$1400 for an apartment you get no peace in.

          It's a great place to live. W e have been here over 3 years and we love it! We don't like the fact rent has gone up so much without many upgrades to our actual apartment but overall we love the location and the office staff is nothing short of amazing! Def a good place to be ??

            Not the best! Maintenance really sucks here, I have to call several times to get something "fix" because they are very sloppy and messy. The gate was supposed to be fix right after be moved and is being almost a year and nothing, my stove needs to be replaced but they just keep patching the problem and not fixing it!

              Our experience at this apartment was ok in the beginning but the last couple of years have been increasingly going downhill. The property is always trashed and dog fecal matter is everywhere, including the sidewalks. When we have talked to maintenance about it they do nothing. There is trash all over the area where the trash is collected which is in front of my apartment. The high school kids have been harassing us, kicking our doors and walls outside and throwing mulch, and spreading lotion all over our vehicles. The office staff have been notified and have done nothing. The property manager said it wasn't their problem. The recent flooding from the third-story apartment to our first-story apartment has been a nightmare and has turned into a health hazard, as no one has ever dried out the walls or ceiling or repaired the hole left in our bedroom ceiling from the constant stream of water pouring out. Maintenance pushed on the ceiling and said it was dry on its own. The fire department said it was going to be a mold nightmare....it already is as we have mold on our bedroom window. Also, maintenance didn't show up for two hours after I called the emergency line and it was literally raining in our apartment.

              Overall it is a pleasant experience living here. Depending on who is above you or next to you depends on how quiet your living experience is. Don't even bother trying to get to the recycling area on the weekends.

                The property grounds are very well groomed and the community is very welcoming! The community is near Publix, which is a bonus. The area is very secluded, definitely a hidden gem. The customer service is amazing from all leasing agents. The online application process was quick and easy. I am super excited to be a new resident.

                  It's been okay. Management responds pretty quickly to problems. There are some issues with irresponsible tenants that flare up occasionally. Things like leaving trash around or driving too fast through the complex or being too loud in the late evening.

                    The office staff is very friendly and helped me a lot. But it is just very expensive for how outdated the apartment is and for having an on going roach issue. I? pay an extra 40 dollars a month for "upgraded" appliances. Meaning stainless steal rather white.. and I? only agreed to this because they were unable to fix my oven which was having issues getting to the correct temperature.

                      The experience has been very positive. I've had a few maintenance issues that were all taken care of in a prompt, professional manner. The office staff is always friendly and nice when I stop in with general questions. I really like the location of the complex. It's very close to the highway, so I can get to anywhere in Jacksonville pretty quickly.

                        Good location close to many shopping centers as well as good location if you are military very close to NAS Jacksonville. Welcome to all pets no breed restrictions as well. Quiet and open community with enough parking for residents. Cant speak for all units but our unit was not clean and had many cosmetic issues when we moved in. Staff is very open and friendly and has been transparent throughout the process.

                            I love this community, very quiet neighborhood. The assistant manager here Melanie is amazing ! I love her personality and she is very friendly. The 1b1b is very spacious, lots of natural light comes in which I love.

                                    On 2/28/22 a portion of the advertisement for the unit said the apartment features include "kitchen and bath upgrades for the available date 4/24/22. We moved in per agreement on 4/29/22. There were 5 extra days, well over 2months from when my family originally inquired about TPC Mandarin. We did not receive upgrades. We walked into a unit that needed well over 30 work orders to repair items, a unit with walking roaches greeting us, used appliances not upgraded ordered appliances as we were told, the tub jets were not turned on prior to our arrival so we were faced with dead insects and dirty jets and the office held us responsible to clean up the jets. We walked into the unit with wood cabinets not sanded and refinished they were left as faded and worn wood cabinets. Maintenance completed a work order request to replace older worn, warped and welted cabinet drawers. The office has held us responsible to contract with pest control to get rid of the pests. We have told the administrative office the master bathroom mirror is cracked, the administrative office has not authorized replacement so we do not have broken glass in our home and we have a minor in our home. Our bathroom hardware is visibly rusted and painted over. We are still waiting on the administrative office's response as to when we are going to receive the upgrades they said in the advertisement that we were to receive.

                                      I love the central location; close to downtown, orange park, work, multiple grocery stores, malls and restaurants. Staff is friendly, attentive and helpful. With the location secluded from the main road, it's a relatively quiet community.

                                        DO NOT MOVE HERE. I'm writing this as someone who also reads online reviews and thinks "it's only a few, it can't be that bad." Trust me when I say, it is this bad. I've talked to multiple neighbors and they all have the same issues. These COULD be nice apartments if they rented all the buildings and actually upgraded the clearly originally plumping and AC units. There are constant leaks of the AC or for us, washer and they get a bandaid fix each time. I have pulled up the carpets MYSELF each time to make sure it dries properly and the baseboards are rotting off the wall. I finally got them to fix one of the baseboards after putting in multiple maintenance requests. Worse though, is the roaches. These buildings are INFESTED with German cockroaches. I have never been cleaner in my life and we still have them. Pest control comes basically every week and they still won't go away. They clearly live in the walls (probably from all the water damage) and just move from apartment to apartment. They need to move us all to a hotel for a weekend and tent the apartments. I also know that the giant company that owns this property is going to read the review and say "oh no please reach out to this email." They already did that to us once- it goes to some giant corporate email who aren't even local, they just forward the complaint to local management who handles it exactly the same way. Please save yourself the money and find a better apartment. These could be nice but the above two issues are not worth it.

                                          I would rate my overall experience at TPC Mandarin a 4/5. The office staff have been extremely friendly and understanding about unfortunate circumstances we've faced that have caused us to have trouble making rent. They've always responded in a timely manner and are always on top of any requests we make. The maintenance staff carry out requests in a timely manner (most of the time) and are also always nice. The community amenities are fantastic and the neighbors are friendly. My only issue here is the roaches, however spraying is available weekly, but only by request.

                                            My stay here at the Paddock Club has been nice. I love the staff. They were very helpful since the day I moved in and always assist when they can. The room sizes are larger than others in the area which is a plus as well as having walk-in closets in both rooms. My overall stay was very nice and I've had no major issues at all.

                                              Do not live here! I've lived here for 3 years now and it's gone down in quality significantly over the years. The AC units always either leak or run out of freon and you're without AC for a day until management finally comes around to fix. The windows are so thin that whenever it's cold, condensation builds up every hour or so and you have to wipe them down or else mold forms. But the biggest fault of this place is the unwilllingness of most tenants to pick up their dog crap. Every single patch of grass is littered with it and it's a minefield to walk through. All of the mulch in the dog park has been washed away, leaving only dirt that gets all over your shoes and your dogs feet every time you go in. Other tenants and myself have called the office asking for the mulch to be replaced and nothing has been done about it for at least 4-5 months now. They're also now raising my rent by 20%. These absolutely horrid conditions DO NOT warrant the amount of money you have to pay to live here. I repeat, stay away.
