Have been here 2 months so far so good. It is convenient to local shopping and church. There are roads to avoid traffic if necessary. Also close to major highways if you prefer that route. A great area of Jacksonville to live in.

My experience at this community has been average I would say. The staff is nice however, $1500/month for a 2 bedroom apartment with endless roach issues, mold problems and "upgraded" appliances is not worth it. An 18cuft top/bottom refrigerator, a 4 burner coil basic range and a contractor dishwasher with exposed top and side case are not enough to justify a 17% rate hike after the second year. Random gunfire, building-wide fire alarms due to someones constant inability to cook without smoke, revving engines, tenants with business running out of their garage working in the parking lot.

For the most part it's been great. Need to work on keeping community clean. Parking is a problem and Inside of units need to be updated. Entrance gate hasn't work since I've lived here. I give it a low B

the place is very dirty, a lot of dog ---- in the street. the service from the oficce is terrible. in addition to the thefts that occur in cars. the car cannot be left open. if everything inside is left open and stolen.

The staff is very helpful in this apartment complex. It was a smooth transition moving in from another state. The downside is that the apartments are not as updated as the leasing office. And the pictures of the apartments that are available on their website are not current.

the condominium is good, good location, staff are very attentive, but I have a problem with air conditioning and cockroaches that has not been resolved, maintenance comes and fixes it but the problem still continues.

I have the best experience in this complex, starting with administration and management and maintenance team, also the apartments unit are in really good conditions, and the social areas, pool, Gym, kids areas, everything is excellent

It's a quiet and smelly community. I have kids so I'm happy for the peace I've received although my apartment is in the back on the third flood which provides a lot of seclusion. Walking around this apartment you most smell the left out droppings from the residents dogs and trash from the compressor that almost always surrounded by trash. Most maintenance here come do their job and leave there is one however who will battle you to not fix the problem and come in through your front door extremely wrong and loud ? I would not recommend moving here for single mothers or families looking for their start. It's just another headache you should have while paying the amount of rent this community is not worth.

Crystal in the rental office was incredibly helpful, responsive, and accommodating when assisting us with a move from out of state. She stayed on top of everything and moved through the process quickly and efficiently to ensure that we had everything we needed and could move in on time. The maintenance team is also quick to respond to any inquiries and resolve any issues in a timely manner.

no washer or dryer, not move in ready cracks in my bathroom broken cat5 cord broken, sliding door broken, rust in sink that won't come out. i'm very upset about it and i need it fixed. paying 1300 a month is not worth this

I love living at The Paddock Club, my apartment is very nice, my neighbors are friendly . The maintenance staff are very fast and good at what they do and the two people that I've interacted with from the office Brandy and Crystal are so nice and good at what they do they really make you feel Welcome!

The apartments are older and run down. They are livable but I do not feel they are worth the cost. The community itself is dirty. The dumpster is always overflowing, the gate doesn't work, the stairwells are dirty and unstable.

This is not the place to rent without any inconvenience. But these are a few major obstacles you can run into like I did. Scheduled move in date was pushed out, bug issue, carpets where not clean??..

My experience has been less than positive. If you use the gym or pool you can look at the restroom doors but you don't have access to them. They keep them locked. The gym equipment needs new leg cushions, rack pins and more weirs in stack. 200lb max on bench. Only one ada parking spot in front of building within reasonable distance but 3 disabled drivers need it daily. Maintenance issues you must keep reporting to get done then request some more. Never had the move in checklist form to fill out for deficiencies noted. The windows are not energy efficient (aluminum single pane) The trash compactor area remains unsightly, people just leave trash all around it. Security gates inoperable. Paint in unit on electrical switches, outlets. Lots of caulking gummed up in unit, oh office looks great though! Walls, ceiling and exterior doors are not good noise barriers. Ac unit runs a lot to keep up. Appliances are basic, no microwave, no refrigerator water/ice dispenser on front door. Oven has coil heating elements. It does have new carpet for this unit though. Doors just have one deadbolt lock and a weak chain lock. It does have new washer dryer but they are not quite packs. Toilets are the smallest I've ever seen and the shower stall has cracked bottom that gives when standing in it. I'm gonna stop here cause this making me frustrated.

Not the best. Rent is way to high. Security gates do not work. Appearance is old and dingy. Outdated apartments. Pest problems and landscaping is not very appealing. No grass behind apartment just dirt and mud

Its nice but having issues with roaches right when I moved out to the apartment. Still need the terminix to come back and spray . Need this done as soon as possible. Having family coming in town . It not something I need I my life to live with

First off the front office is great. I loved Brandi and Crystal. Very informative and always available. Now, we have a 2/1(the Derby) and it comes with stainless steel appliances. Cool. Parking is trash. Every time we've came home they aren't any spaces by our building. One of the main reasons I chose this place is for the gate. They said it would get fixed and then I moved in they mentioned they aren't fixing the gate. Ok then. Now, we just seen the place when we signed the lease because someone was in it, roaches coming from the kitchen is not how I wanted to be greeted. Been killing those ever since and it's pissing me off more and more. I don't do roaches especially if we didn't bring them. Love the room space but still on the fence about this place.

The community is well maintained and all staff members are courteous and helpful. Shannon is a great manager. I have enjoyed living here, except for the noisy neighbors in 912. The other people are quite and respectful.

Initially I thought everything would be great. We came to view the property and knew this was where we wanted to rent. As we moved further along with the process after signing the lease it seems as though the front office was not as helpful and receptive to the questions I had. I would call and never get an answer and have to keep calling just to get help. Move in day was pretty simple but we never got an actual tour of the community, we had to ask. Brandie Bell was initially dealing with us then she seemed very discriminatory towards my boyfriend and I. Even on move in day she didn't handle anything the other lady in the office helped us even though Brandie was who we have been dealing with. On my end I made sure all paper work was sent but when we went to move in they didn't have anything and I was having to forward them emails we have already sent which was very unorganized. The apartment itself is great. I now have an email about a breach of lease for not having renters insurance but that was now sent to them 3 times. It's very annoying.

Brandi and Crystal, we're very welcoming and professional. I had no issues at all with the move. The apartment was spotless when I arrived, with a very minimum to be done before moving. I'm pleased with my decision to move to Paddock Club.

The lawn maintenance isn't very good. There are always leaves in the entry way. The neighbors are loud and play loud music in and outside of the apartment buildings at all hours. There is a lot of "condensation" from the A/C ( that is what maintenance has told me), that has ruined the paint.. that I will have to pay for when I move out. I have NEVER had that issue before at other communities. The carpets were torn and stained before I moved in and I discussed this upon moving in. I elected to keep the carpet as is and they can replace when I move out because I have a dog (service animal). However, they did not notate that and now I have to pay for replacements. The last community I lived at is newer and has nicer/more amenities. Also the gate has never worked since I moved in. I wanted a gated apartment community and was told at move in that the gates were being fixed. There has been a lot of car break in and theft of packages.
