This community has so much potential and for the most part we've enjoyed living here. The office staff are extremely kind and they do everything they can within their ability but I believe they are just as frustrated as we are with bad tenants. If you're looking at the community as a whole it looks very nice and maintained but once you live here and take a closer looks it becomes evident that a large number of the residents litter, unlawfully dump at the dumpster and overflow it, leave their animal waste EVERYWHERE, so much so that my kids can't even play in any common areas for fear they will (and have) stepped or fallen in dog poop. People trash the pool and break all of the rules, someone even brought their off leash dog in the pool area the other day. There is just no courtesy or class from a large number of residents which is extremely disappointing. The breezeways and doors really really need a power wash/cleaning. The pool was closed the other day for "power washing and cleaning" but when we went when it was reopened nothing was different. I would love to see new playground put in because the current playground's wood is deteriorating. I truly believe the staff are fighting a losing battle and would need 2x the staff to get any of the issues under control. Again, the staff are wonderful and hardworking and generally we do enjoy living here. They have organized really nice community events and are really trying. It's just things add up and cause frustration that I don't believe will get better unless some stronger disciplinary action is taken or bad residents leave.

Not the best the gate never really works. The staff is ok they half way do thing's. Maintenance is maintenance but they're decent. And there's definitely not 24hr security or over night security never see them in the 3 years I been staying here I never seen a security like they say they have

It's okay. I feel like it is but overpriced for what they have to offer. You really are paying for the location and everything being close. All in all the staff is very nice and pleasant. But for the price, and if location to living in mandarin isn't a priority, then I'd say find somewhere else to live.

Great community, awesome staff and very peacefully here. Nice,quiet, and clean. If you ever have an issue maintenance gets it taken care of very fast same for the office staff any issues and they take care of it.

In general the overall experience has been great. The only negative thing we are still dealing with is that no matter what sprays or cleaners we use we can't get rid of the little roaches. We've used our own pesticides as well has community pest control and roaches remain an issue.

Without a doubt worst community to live in, as nothing is ever done to take care of problematic neighbors or issues in neighborhood. Have made it know multiple times about issues with surrounding neighbors and nothing is ever done about it. The neighborhood is not taken care of and you feel like your voice is not heard.

For the most part I am happy. There are improvements that could be made. The dumpster site is mostly attrocious. Perhaps a rake under staircase every so often would help. I'll admit the maintenance crew does their best. People are just pigs sometimes.

It's a nice community. Neighbors are friendly. The garbage area is always a mess, and I know it's the tenants. Overall, I like it here. Staff is friendly on the premises. I really like that we are in a gated community.

Good environment for All. Good place to live. Staffs are knowledgeable and well dressed. I would recommend to all people that's needed a place to live in. The only thing that bothers me a bit is there are not many parking available at front of the apartment.

A great place to live. It really feels like home.

I truly feel at home here at The Paddock Club. The leasing office staff listen to us and we’re able to guide us to what we think is a perfect apartment for us. The move-in and process went without a hitch. We noticed a problem with the dishwasher and a leak under the sink in the kitchen. We use the portal to report these issues and made a quick call to the office to ensure that I had followed the correct procedures. Within an hour Matt was knocking at my door and was able to quickly correct and fix the problems. Who is very professional and took the time to find out if there was any other assistance I needed and gave me tips on the electronic locks on the door . It feels good knowing that the staff here really cares about me as a resident. I’m older with some health challenges, and for anyone of a certain age this would be a great place for you to move to. It’s quiet and the neighbors that I have seen in my building 200 all seem to be the nicest people, they’ve been friendly and respectful. They just seem like really good neighbors to have. As for me, I found a home. This is a great quiet place for families and older people. My cat and dog. Love it here also.

The staff has been very helpful and the apartment is pretty good as well. I do have a persistent bug issue in my kitchen, but other than that, my experience so far has been fine. The pool here is pretty nice, and it is in a good area.

The dumpster here is always overflowing. Roaches and spiders are everywhere although our apartment stays spotlessly clean. Maintenance ignores service requests. Our neighbors are loud and smoke drugs, which fills the air inside our home.. and no one can/will do anything about it. The Paddock Club apartments are well overpriced for what you get.

a very good community, i see a little trash here and there it stays around a little longer than it should. Usually after a few days it disappears but overall very good complex to live in. I am very happy with the office staff and the maintenance workers.

The experience was unpleasant. It stared with the apartment that we were approved for suddenly became unavailable after the agreements were signed. We were forced to accept another unit on a different floor than we had applied for. When we walked the unit it was not ready to move in. We had to push our move in back to the very last minute. We submitted a request for my daughters ESA and was denied twice after submitting Al legal requirements. We are now forced to file a formal complaint against MAA for violating my daughters rights under the Americans With Disabilities Act.

Honestly I have had exactly zero problems here aside from a few minor things that were fixed near immediately. I really enjoy being able to have a peaceful night and feel safe the entire time. The neighbors are really friendly and respectful to the entire community.
