The complex is pretty safe and quiet, and the pool area is nice. The trash compactor is always overloaded and jammed, plus the complex rarely has qualified maintenance techs on staff. Didn't know there was a dog park until last week and I've lived here for 6 months already.

Office staff has changed over multiple times. Requests for maintenance are forgotten about And/or never filled. Gates never work. Residents are rude. Parking is ridiculous, never enough parking for your building. People leave trash everywhere!!

Great team, from management to maintenance, courteous and professional. Property is well maintained and attractive. I've lived in MAA properties for 6 years (twice at TPC Mandarin) and will be for next several at least. I recommend it to whomever is looking.

The apartment wasn't move in ready. The carpets were still wet from cleaning and there was items such as broken closet racks and toilet levers that weren't fixed when we moved in. Someone said they would come back and they never did. Everyone is very nice and polite but they aren't addressing our maintenance requests.

Best place i have rented in a long time. Everyone was so nice and worked with me in the confusion of moving it. I only needed my ahower head replaced and i called first thing im the morning and by the afternoon it was fixed.

The staff is very professionally and friendly. They make sure you are enjoying the community and if you need anything they are there to help. It is a clean and very quiet property. The pool area is clean and homey

Management is horrible. The gate is never fixed. Maintenance goes in people's apartment when their not here. Certain tenants have been reported to management multiple times and the sweep it under the rug. Pest is terrible lots of spiders and roaches. And rent is too high for how terrible the community is. Maybe if you get the gates fixed peoples cars wouldn't be broken into

I prefer the old staff to the new staff. I feel dismissed anytime I call or have an issue. It takes several days for any maintenance request to be completed. In addition the rent is too high for the services and appearance of the apartment

my experience is being good, I had an infiltration problem, it took time to solve it but it was solved, my corridor is very dirty, I wish it was cleaned more frequently, I would also like the laundry to be fixed the machines and the dryers, they are the majority with problems and defects.

I feel very safe good neighbors it feels like home. all that work in the office are very friendly and are there when ever quiet here also plenty of stores and resteraunts. Walgreens. lowes Just to name a few.

We checked out this complex and it actually was recommended to us but is in need of repair and update very badly. They nickel and dime you for every little thing that you think would be required for them to offer. If you are looking in Jacksonville's Mandarin please consider looking around more.

It is very quiet and the neighbors are very nice and friendly. Area around building is always clean and the upkeep is great. We are in the back of the complex and there is never any noise from neighbors or traffic.

The staff is very courteous and helpful. The apartment unit is satisfying only few minor concerns such as some light bulbs are not working. Community wise, it is peaceful, clean and environment is friendly. We haven't tried to roam around yet to use the ammenities but my husband has used the gym several times before going to work. He just wishes there were some more additional equipment although he gets exhausted just using the thread mill! Haha. Thanks TPC for providing us a welcoming new home!

Overall experience has been good. Application process was fast and easy. Move in was ok, during the second weekend of moving in my plans when renting a moving truck has to be changed because I was unaware and was not told into a couple of days before that the parking lot was being repaved and the area in front of my building was being repaved the day I planned on renting a moving truck and moving the rest of my furniture. It was a little inconvenient for about 2 days. But the neighborhood is quiet and my neighbors are nice and quiet. Although sometimes I come across some dog poop on the sidewalks or on the stairs.

Typical apartment living. Turnover seems high with office staff. Have had issues with vandalism and pranks (pulled fire alarms). Either need more or bigger speed bumps as people do not stop at sins and drive too fast in community

The Paddock Club at Mandarin is an overly priced community.. you do not get what you pay for. The gates in the complex never work, the mailbox area is always trashy, and they are terrible in the front along with the mantinence or the lack of.. I will not be renewing the lease here. If you're reading this steer clear and find something more affordable and respectable.

The speeding on doing request order are super slow, even if you are on top of it. It's very unsafe community, the gate entrance is always open because is broken, the lights on hallway are poor, and the noise inside the apartment are insane.

Maintenance and Office staff are very attentive to our needs. I suggest more enforcement on other tenants who do not upkeep their apts or patios. Noticed several patio screens ripped which does give a presentable appearance. More lighting in parking lot is needed, especially in the back area where the trailers and boats are stored.
