The office staff were very helpful and professional. This is my first time however renting an apartment in such poor condition. The office and the model apartment gave me a high expectation. The apartment was filty with mold around the windows. I was very disappointed. It took me a while to clean it.

It has been very easy to make friends with residents at the Paddock Club Mandarin. This facility had easy access to hospitals, grocery stores, neighborhood pharmacies, shopping malls and churches of all denominations.

Very nice place to live and wonderful staff . Everyone on staff is always courteous and helpful. When I put a call in for things to be repaired if not the same day always by the next day it is repaired. The upkeep of the Paddock club is wonderful. Thanks for good service

The price is the best I have found for the quality of the apartment and amenities available to you. the office staff has always made me feel welcome and extremely helpful. Community is responsive to issues and requests. I do not have any major complaints at this time. Maintenance team is awesome. They are very friendly, personable and professional. Pest control company also sends good people who are friendly and willing to explain any issues.

Overall it has been a great experience living here. Although prices are a little high. The property is managed very well and kept clean. No noise complaints other than being so close to 295. A few stray cats but they keep to them self. Plenty of parking.

It's a home and great location with waterways minutes away. While the community and maintenance can improve, the current property manager knows how to run a complex and have seen numerous changes in the past 6 months for the better. Just far enough away from downtown, you miss the traffic, but have all the shopping, grocery, and leisure activities within a few miles of home.

It has been great for the most part. The gates have never worked. I have lived in 3 different blgs and #300 is roach infested. This last move was disappointing. There was no consideration for how long I have been here when it came to fees.

When I moved back to Jacksonville I looked at about a dozen of apartments. I really fell in love with these I made my decision from my previous location. I have only had two complaints my air and filthy neighbors. I'm always cleaning up behind them. Bowls and plates being left on the stairs. This can cause rodents and that makes me very uncomfortable. I hear all the sounds from my upstairs neighbors. not things my child should be hearing and I rather not hear it myself. I love the inside of my apartment. No complaints there. First site impressions usually don't work for me.

I have lived in The Paddock Club Apartments for almost 4 years. I have been very happy with how the office personnel are always friendly and helpful. So far it is a great community. It is quiet and seems quite safe and with three children, safety is paramount. The neighbors are friendly and the staff is very helpful! I like the playground and the common areas, they are well kept and the privacy of my apartment.

The stay is very pleasant, you are close too the interstate and not far from stopping areas, restaurants, groceries stores, very nice area to live. Going to stay for another year, and the rent is very reasonable, for a two bedroom apartment.

Overall we have had a very good experience. The apartment is nice, the employees are very wonderful. Maintenance guys are wonderful. A few changes would make this a very good place to live, especially cleaning the grounds better and opening the pool earlier.

We have been here for less than a week and we already are impressed with the staff here. A very clean community and very friendly place to live. We love the location as it is very close for us to shop for most anything we need. Also, when you ask questioon you get answers in a timely manner. We believe we will be happy living hear for a very long time. The only thing I would say would be helpful to seniors living here, that they could use golf carts to get back and forth to the office, pool and mailboxes. Perhaps a secure area to park and lock them. The garages are a little costly for us to rent. But we could really use one. I am sure most of the folks here are not seniors, so I do not expect this will be addressed. Just wanted to comment on this point. And that they would be able to enforce pet owner to use the dog walks. Some pet owners are too lazy to walk a few steps to go to the area where they are suppose to take their pet.

I will say that since Brian left as manager, the place is starting to go down hill. It does not appear residents are being screened as well as they were in the past. The property appearence is kept up for the most part, but it seems like it is a battle with some of the low grade tenants they are letting in. Dont let the presence of a gate at the entrance fool you. It only worked 2 of the 14 months I was living there. The window seals are well past their life span, so be prepared for your windows to sweat like there was a rain storm in your apartment. You will have mold issues if not cleaned weekly. The sweating may also be due to the excessive humidity level that the outdated A/C units do not remove. When I went to move out, I noticed a mold line on lower closet wall between the A/C unit area. I noticed having sinsus and respiratory issues the last 3 months there, that coincidentally went away 2 weeks after moving out. Coincidence? I suggest buying a dehumidifier if you plan on living there. There are a ton of add on fees that you will be introduced to you when signing your lease. monthly garbage fee, processing fee, paperless invoice fee, convenience fee....ect. You will get nickel and dimed for things most places already include in your rent. Staff is friendly..until you move out. If you are military and use your military clause to terminate your lease...be vigilant. Make sure your apartment is listed as available for rent once you give your intent to vacate. They will try and charge you until your original lease end date. Take pictures of before you move in and out. Do a walk thru and make sure all your appliances work prior to signing your lease. The maintenance staff is timely, but they really dont "fix" anything. Workmanship and knowledge is minimal. Kind of reminds me of that friend who starts projects, but never quite finishes them. I think it is their way to guarantee job security. If you plan on extending your stay.....be prepared for a significant rent increase.

I have to say that I have had an amazing experience here at the paddock club in mandarin. The staff is always friendly and they remember my name every time I walk into the leasing office. They really take pride in their community, I have seen the manager walking around picking up trash and he is always walking the community. He defiantly take great pride in his job, I have never seen a manager so much on any apartment complex I have lived on. Every time we have an issue in our apartment it is taken care of with in 24 hours. They even call us and let us know that it has been completed and to make sure we are happy with the service we received. Traci is always bubble and up beat she is always a pleasure to work with and she always has a smile on her face. Crystal was the young lady that showed us our apartment and helped us with the moving process, she is always very professional and pleasure to deal with. The only issue I have is parking; there are never enough spaces in front of my building for me to park close to my apartment. I have spoke to them about getting a garage near my build and they told me they are all full but put me on a wait list for December they have a few that should be coming open. I must say that I will be staying at the paddock club in mandarin for duration of my stay here in Jacksonville.
