I really enjoy living at this community, neighbors are friendly and never had issues with anyone, management are always helpful, they always make sure to solve service requests very quickly and rent price is super affordable considering all the amenities and everything they offer.

Carlton Arms of Magnolia Valley is a terrific apartment community. It is a large area comprising of 800+ apartments and the buildings and grounds are maintained meticulously. My wife and I have resided here for 6 years, and we plan on staying for quite some time.

My leasing agent, Annette was awesome! She showed me I wanted to see and explain everything very very well. I had some difficulties filling out the application and had to come down to have things taken care of and Lisa help me out and she was the best.!!!

So far I love my apartment and the community and plan to stay here till death do us part. And I'm 92 now and only got about 10 years to go. So keep my appliance up to date for me. Can't think of anything more to write. Thank you.Ray .

Outstanding service
Aside from the Carlton Arms being a great place to live, the maintenance crew are great. There work is outstanding, they are thorough and neat. All my service request were answered in a timely manner, and they completed all request. They are true professionals and friendly.

Shared a 2 bedroom with my daughter. She moved away after while and I got a garden apartment. I got a letter, I swear I went to month to month and it shows up in my credit report I broke a contact. Anyone else have this?

Nicest place to live in this part of New Port Richey but thats not saying much. With the exception of one leasing agent the entire office staff is rude rude rude, particularly a young man named James. I have lived here for several years and have not met a single person that has anything nice to say about him. I can't understand why he still works here; it seems like nobody has had a good experience with him. Rumor has it that he's having an affair with Chris, the person that runs the place, who is also a jerk. The "rapid response" maintenance that they brag about seems to be a bunch of cut-rate well meaning guys who mostly don't have a clue what they are doing and fix everything half-a**ed. Usually by the third or fourth time you call them out to fix something if finally gets patched up in an acceptable manner. The buildings are very old, they keep the outside looking nice for the most part but the inside isn't so great. When you move in they don't put new carpet in unless the previous people absolutely destroyed it ( I have never moved into a place that doesn't provide new carpet for each new tenant ) and they have some guys in a beat up old van that looks like it doubles as a mobile meth lab come out and shampoo it before you move in. Most of the buildings entryways have an unpleasant odor from the hot water heaters flooding and soaking the carpets. The security guards are all very nice with the exception of this Irish guy who seems to think he's a CIA agent. Like I said its decent for this area but considering your other choices around here are housing projects thats really not saying much. For what they charge I would say spend the extra couple hundred dollars and move to a nice new place in Trinity. When I moved in it was mostly older people that lived here and it was quiet but now its a lot of young kids with loud cars blasting loud music. Oh and lots of rednecks working on their trucks in the middle of the parking lot. They say they have a strict screening process but judging by the downhill quality of the residents moving in over time and the number of vacant apartments they currently have I would say they are getting a little lax with that process. I have a couple months left here and definitely will not be renewing.

Staff is 50/50 here Management is terrible will promise to take care of issues but in the end nothing is accomplished. I've lived here 4 years now and will not be signing another lease . Due to terrible maintenance and repairs . On top of that security can only take a license plate number they can't stop or prevent any one or thing so don't be fooled by what you are told. Maintenance has been out almost 25 times for water leaks in the 4 years I have a current one you see in the picture that I logged with them 4 days ago yet still leaking and no repair in sight . Also you can see black mold which I have told them about yet they say they check and see nothing . Faulty door lock that they have been out 5 times and still jams and you can push open . Safety concern exposed wires from exterior path way lighting and poor drywall repairs cracking at seems and interior so back dated it's falling apart. Please look at the apartment you will be living in not the model they show you . I promise you will see a HUGE difference in appearance. This place does not uphold all they say they offer.

I rented an apartment from here and thought it was beautiful well little did I know they had german cockroaches... I asked over and over again if they had german cockroaches before I even took the place and I was assured they did not. I paid the money I took the apartment and I regret ever doing that. I rented my 26ft uhaul loaded my things to move got to the apartment unloaded the uhaul with all my belongings into the apartment, I brought my last box in turned around and seen something crawling on the wall so o killed it low and behold it was a German cockroaches and not me just saying that I had Orkin confirm thats what it was. I loaded my uhaul back up and got the hell out of there. I unloaded and loaded my truck within 4hrs what an inconvenience. I went to the office pissed off got my money back and was told by the manager they had a problem with German cockroaches about a month ago but told it's not a big deal that they can have pest control come in, I'm sorry what that pest control ---- is not good enough for me I don't live like that really, so all I got was an apology really I said your lady lied to me I asked her 10 or more times if you guys had those his response was maybe she didn't know like really you work together she knew and flat out lied... so again I hope nobody ever rent from there unless you like living with the nasty German cockroaches and for some reason some people think it's no big deal well reality check it is a big deal it's ------- nasty and not normal... I cannot even dare to give them any stars but had no choice to click on 1 star but they are a 0 star I wouldn't recommend this place to anybody.

2/7/2017> One of my neighbors had a leak just before *Christmas 2016* & whoever came to fix it on behalf of CAMV apparently has dementia because as usual did not return to the scene of the crime to clean up or close up the hole they made.. If he can't remember what bldg it is let me help him out 7239 Mahaffey door is always open or RSVP for the tour.. Rats (?) Time for Code Enforcement Other sites too

Management and all other on grounds staff is absolutely horrific!! Have had to get our downstairs bathroom fixed SEVEN times due to a leak in a pipe IN. THE SAME ARE EVERYTIME! The director or head manager is absolutely rude and unprofessional!!! BEWARE if someone complains on you, truth or lie, they threaten you to be evicted. They do not follow laws, even though they like to throw law names in your face! I have had several outrageous electric bills due to the SEVEN times I had my downstairs bathroom fixed, and the head manager REFUSED to care nor do anytjing about it. They left their dirty towles behind and would disappear for weeks at a time, to where I had to me the phone call to REMIND them that my batbroom was STILL BROKEN 3 WEEKS LATER!!! It's a total joke to live here. It's definitely NOT what's on the outside that counts, It's definitely what's on the inside that matters the most. That goes for the people working here AND the living areas as well. I've had THREE boxes stolen right from my front porch!! WHAT is the point of having gates if you get robbed anyways!! Seriously the biggest joke of a place ever to live in!!!I'M so happy to get my family removed from here, total disgrace to this society!! Bogus people and bogus management running this complex. Oh yeah and you can never find a corporate number to complain. How convenient for them!!

Honestly, people...listen to all the 1-2 star reviews because they are all absolutely right about this place. Whomever is running this complex has no compassion or care whatsoever about the apartments here or the tenants. They put up a huge facade with the outside but once you move into the actual apartments.. prepare to feel completely ripped off and miserable. I am dreading ever signing a lease here. My money does not deserve to go into the hands of the person who is supposed to be keeping up with this place. Actually clean and update everything in the apartments, fix the broken workout equipment, clean the hallways of apartments, get new washers and dryers and maybe this complex would become worthy of our money. Other than that, it's a ripoff. Where is our money going because it's surely not going into making these apartments a good, comfortable place to live in. Very disappointed.

It was tough to get a unit here since everyone that lived here loved living there. My Husband & I wanted a Townhouse but would settle for a 2 bed/2 bath & so we remained in contact & on the waiting list for 3 years where we looked forward to move there. Having come from another one of their properties that did not compare to CAMV when we inquired & was shown around. It was an absolute opposite in every way. Having past the 5 year mark & can only say that 2 years right from the beginning was the best. Now with the kids not supervised, teens, litter, dog feces since many pet owners have moved in that do not clean up, loud music. I can go on. A big disappointment from what was for many years there. I have since moved out & at times think back when I was there enjoying the short time that I was there not ever expecting what had become & to also see the many residents that lived there much longer that also moved out. It is sad when it was nothing compared to the other property of theirs. It was an upscale Adult Community. Not now...... Very sad.ð??±

Renters beware!! Apartment management staff are much less than accurate with my money. I have lived here for past three months. Having paid my rent on/before due date, I have received late notices threatening eviction during two of those three months. Rent payment is placed in door slot of the office;however, it seems easy to take out checks when slot is full. The alternative is to pay on line, yet this company charges a premium to do so. It is difficult to have repairs done as well. To make a repair request, call the office, invariably, the request will be lost. If a tenant is problematic to management, office staff will respond immediately. Good luck getting a response from them if a tenant has an issue. Avoid renting here at all costs!!!!!

Unless you like hearing the guy living upstairs from you going potty, don't move here; sound is loud & clear. Unless you like hearing the guy living upstairs from you enjoying some horizontal fun with his girlfriend, don't move here; embarrassing to say the least. Unless you like seeing the paint on your car destroyed by the brain dead guy(s) walking around with the leaf blower, don't move here; someone needs to send him/them the bill for the paint jobs he ruins. Old apartments, very old appliances, hallways in the multiple apartment buildings stinks unbelievably; health issue. Unless you like stepping in dog poop, don't move here; no one cleans up after their dog(s). My neighbor blasts their TV at 2-4 am definitely not crazy about that; but if that doesn't disturb you then you're fine. Unless you like office staff that gossips about the tenants to one & all don't move here. Never did get some of my maintenance issues resolved so stopped asking; dirt from the prior tenant(s) still stuck in the crevices. Went to the office several months ago because something broke & the girl gave me the part to "do it myself" I guess.

My girlfriend and I recently applied for an apartment there and was denied. We both make plenty of money,and have an excellent rental history. She also has a stellar credit history, but because mine has a blemish while I recover from my ex wife destroying it they denied us. In retrospect, after reading the reviews of you poor people stuck there, they did us a favor. They will deny someone with a blemish on their credit even though they have a perfect rental history, but because they have good credit they will rent to people who deal drugs at the pool and in the parking lot.

UPDATED 5/17/13: Joni is no longer the manager there...be aware. Also, and this is not aimed at the residents or the staff, but be doubly sure to ALWAYS pay your rent on time every month. We had a couple of months we had to make payment arrangements and they opted to not renew our lease. (NOTE: To be fair, this is becoming a VERY common practice in the industry - more people are renting so as demand goes up and supply goes down, cherry-picking is becoming VERY common. Let me first start out with a qualifying statement: Carlton Arms of Magnolia Valley has AMPLE amenities and the buildings themselves are very, very sturdy. The Executive Director, Joni, IS VERY professional, and willing to work with you, within reason of course. The office staff has seen some turnover, and some of the ruder women working in there apparently are gone...there was ONE woman there who was VERY rude who EVERYONE in the complex despised...I haven't seen here in several weeks. That said, there are some issues, as all complexes have. The first issue, and I would have to say the most major, isn't even the leasing office, but some of the tenants who tend to be busybodies, and how other tenants have to pay for some tenants disregard for basic human decency. Next door to us were a couple of men who owned two large dogs-I have nothing against dogs, I prefer cats-who allowed the dogs to defecate all over the house and the back porch. This cause a cockroach problem: the poop got cleaned, the roaches began to migrate to our townhouse and we are INFESTED with them. Pest control has had to come out FOUR TIMES inside a month and a half. Granted, the roaches have declined, but they are still there (one of them even nested in our fire alarm, causing it to go off at weird times for what we thought was no apparent reason until on those ugly things popped its head out!) That problem aside, the only issue I really have with the complex is that "specials" on certain units are mostly because they are older, and in need of renovations which the complex isn't willing to sink money in on yet. Our unit has a very old refrigerator and stove, but they are functional. The carpet was new, and the unit was clean when we moved in. We do have a few nosy tenants who report every single violation to the rental office - one of them is a little old lady who believes she essentially runs the block. I avoid talking to her at all costs. Aside from that, however, it's a decent complex. The rule at this complex is simple: be courteous, pay on time, and the squeaky wheel gets the grease!

I just want to say that I read some of the other reviews before writing my own and I believe that there are people who just complain because they are not happy people. I have lived here for over 2 years now and let me tell you, this place is a much better place to live now that there is a new manager. She is very professional and nice and she has an open door policy which is a huge change from the old manager! She dresses like she walked out of a fashion magazine and she's very classy! Another welcomed change since the old manager was seen many times talking to tenants in his tight biking shorts! The property is kept up very well and there are many flowers out front and near the clubhouse that look beautiful. The entire staff seems happier now and it's a pleasure to go into the office whenever i need something. There are 2 pools and they are always clean and one of them is even heated in the winter months. I love living here and recommend it to anyone looking for a nice apartment at a fair price and wants to be treated well.

I have lived here for about 2 years now and I can tell you that this place is a complete waste of money. Take your money elsewhere and find a better place to live. The apartment has very old, worn down appliances. The staff here is very rude. Lived next to a guy who was always loud in all hours of the night. Complained several times to the office staff and got no help. Even called security because of the loud music and noises and still no resolution. If you are looking for an apartment in NPR then do yourself a favor and pass by Carlton Arms Magnolia Valley.
