The staff here is really nice. They are always listening to anything that I say and Whenever I have problem they fix it within 24 hours or less. They also do a really great job making sure that the grounds are well kept and everyone is happy.

Wow this place has gone to crap new management none of the employee smile. The new security guy has a attude of e super cop on steroids rent raised to high. Just not a nice place anymore

I have been living here for about 2 years and it's great! The staff always have smiles on their faces and are always listening to my corny jokes. The maintenance is great and on top of everything. I wouldn't change a thing.

cannot recommend
I live in a 2 BR and regret moivng here. I think the owners of this complex are in over their heads becaus nothing is maintained and the property manager doesn't seem to know what she's doing. The lawn work is now being done at the crack of dawn, the paint on the back fences and steps are peeling and faded, there are cracked and raised sidewalks all over which is very dangerous. I don't even know if they clean the common areas, I have a huge cobweb over the door in one corner and its been there for weeks. My oven has never worked right because it's so old, the toilets don't work right and either barely flush or get clogged, and my dishwasher leaves everything a greasy mess, I stopped using it after the first months and now wash everything by hand. The neighbors are usually pretty cool and its quiet most times but the whole comples just feels old and ugly and like the owners don't care if they ever replace or fix anything. Cannot recommend.

Terrible Complex! The Worst!
This place is nasty and going downhill fast. They are now cutting the grass at 6:30 IN THE MORNING! Do NOT move here! The new property manager Joanie is the worst, she doesn't care about your concerns and will tell you to your face. Fitness room equipment is broken and has been for months, washers in the laundry room never get fixed, and the appliances in the apartment do not work right. The countertops are bubbling and pulling away from the wall because they're so old, and the place smells like mold. I have never lived in a worse complex and cannot wait to move out.

Nice Place
Overall, I cannot complain about this apartment complex. The grounds always looked great, the neighbors were relatively quiet, and any issues I had with appliances were fixed in a prompt manner. The only complaint I can make is that the people who work in the front office are a bit strict. Honestly, in comparison to the place I live in now it's fantastic. The place I live in now is quite the Hell hole. I should have never moved out of CAMV.

Lived in my one BR apt. from Nov 08 to May 2010. At first I really liked the complex, everything was kept up nicely, security guards were all pretty cool, and the leasing people were nice too. Did not have many problems with maintenance, but their rules and regulations got to be demanding. Only two guest permitted with a resident in pool area's; cannot back into your parking space because it will ruin the lawn; my hamper was stolen out of the laundry room with some clothes in it. If you live on the golf course, expect lots off golf balls flying into your patio/balcony, and you have to pay for any damages caused by fly golf balls. Rent was raised on me twice. Biggest problem for me was pet weight limit. The manager gave me a hard time because my puppy grew out if the 35 pound weight limit. Never got my deposit back because of one stain...the carpet was never replaced before I moved in (you can tell because of the bad "patch" job in the middle of my dinning room). Would recommend this complex for senior citizens, not younger people.

Enjoyed living here..
We have nothing but great things to say about this place, the staff is wonderful we felt very safe living here and lived here for about 8years never had a problem .

Outdated Apartments & NOT SAFE..Don't Live here!!!!
The cabinets are from the 80's the appliances are from the early 90's the quality of walls and construction is poor and cheap there to strict if you drop a gum rapper they will write you a note and put it on your door, i am serious, dont ever back your car in not even for a second they will knock on your door and force you to fix it, it is ------, a neighbor near by was running drugs out of there apartment, had like five cops here and there was a murder here, everyone in office is rude, they don't EVER give you your deposit back, heard loud bass all hours of the day from my ------ neighbors since the walls are paper thin. I DIDENT FEEL SAFE THERE!!!

same here...
I'm still here and can't wait to get out. Old apartment. Old appliances. Too many rules, can't do much. Been here for 6 months and didn't see anyone using the tennis court yet. Locked up just for the new potential renter to see how nice and clean everything is. Personnel riding in their golf carts and patrolling everything. But they are not security. Not many people are enjoying the outdoors. And forget if you have a pet. You will have another list of rules just for that. It is nice if you are 55 and want the feel of retirement community. Not for the active want to take ride on a bike or walk in the morning or even swim in the pool (have been 2 times and every time have been asked name and where I live).

Not bad for the price
Great price, Great grounds, but poor quality apartments and thin walls. I lived here from Feb 2010-2011. The prices are very good and the grounds are amazing. I used to walk a mile everyday around the apartments. The outsides are really well taken care of and it's really nice especially in the winter. The bad side to these apartments is the noise, the appliances and the rules. The walls and especially the doors are very thin. If you have an apartment and not a town house you will share a hallway for your front door. These doors are extremely thin and you can easily hear your neighbors through them. They are also poorly sealed so all of your AC just flows out. The walls are thin and you can hear your neighbors TVs all the time. Like everyone else says, the appliance are ancient. They are all horribly inefficient and my ac was crazy loud. When it would kick on you couldn't hear the tv at all. Expect to pay an extra $50 on your electric bill. They can't park in a spot in reverse. I can understand weight for a dog but a cat?They are very strict on rules so be careful. Also the gate gets very, very, very annoying. Often times I would get home and see a line of 4-5 cars lined up waiting to get in while one person was being questioned. The apartments are not terrible but you get what you pay for. If you want something cheap and decent this is a good place but if you want peice and quite or quality apartments you might want to look some where else. P.S. I also got my security deposit back which was very nice.

Good and Bad
I moved here with my other half in Feb 2010, and i was very impressed when we came to tour the property, office staff was very polite, only had a 250 deposit, and the unit was pretty big for a one bedroom. The grounds are beautiful very well kept, if you ever have a problem they are there within an hour or two to fix it. On the downside the appliances and air conditioner are extremely old. The fridge in my apartment has a manufactures date of 1982 on it. Yes you may save $ on the rent, but even in the months when your electric bill shouldn't be over 100, we have been paying almost 200, and mind you this unit does not have a washer and dyer. My other half and i work 40 hours each so we aren't really home to have a bill that high. The stairs are on the inside, so everytime someone comes home you can hear it. The floors/walls are extremely thin so you can also hear alot of what goes on in your neighbors apartment. They also have alot of ridiculous rules around the complex, for one you cannot back your car up in a space, i had alot of groceries in my trunk once and backed my car up to get them out and i had a nasty note on my windshield stating to not back my car up. They also make you pay to get a key to the gym now which they did not have when we first moved in. Also most of the units do not have washer and dyers so they have a facility with about 10 washers and dryers, and tell you not to use more than two. So it is filled with good and bad. I'm ready for our lease to be up so i can find an apartment with upgrades from this decade.

DO NOT MOVE HERE IF YOU HAVE KIDS
You will never get your deposit back. They will say they have to replace carpet when all they have to do is clean it. The director Allan is the biggest ----. They cater to 55 and up...if you have kids do not move here...they cn not ride bikes, scooters, draw with chalk, etc. BIGGEST -------S EVER!!! The people who come to fix your stuff steal your stuff! Oh and you can hear the high school noise allll day long!!!

I lived in Carlton Arms of Magnolia Valley from February 2008-2009 and I loved it. I'm a female in my early 20's, I was looking to move into my first apartment by myself, and was nervous about moving into a complex that wasn't safe. I felt safe walking around this complex at 2 a.m. I did, however, have a problem with my AC unit for the last 4-6 months I was living there and had at least one maintenance call a week. Someone was always sent up right away and the problem was usually temporarily fixed that day. It seemed like none of them could actually permanently fix the problem and they refused to replace the AC unit, which was a huge inconvenience. After I complained about my problems and concerns with my apartment, they offered to move me to a different apartment for the same price as I was paying or a special new resident price, or I could break my lease with no penalty. Most of the maintenance guys were great and there have been times that I left them alone in my apartment without fear of anything being stolen or my cat getting out. Out of my $500 security deposit, I got back $380, which is pretty good considering I had a few minor damages. I don't know how much everyone's rent costs, but I know that mine was extremely reasonably priced (and I did my research) and a few people I know and referred here, same goes for their rent. The appliances are old and the apartments could use some renovating, but all-in-all my experience was a very good one and I would definitely move back there and refer friends, but before signing anything, ask for the maintenance history on the exact apartment you are moving into!!

Going downhill - don't expect your deposit back
Lived there three years. Nice environment and well maintained but saw a general decline in the quality of the complex. More riffraff moving in. Robberies in the complex. Fears of leaving things out on the patios. Vacancies rose, most likely because of the prices being higher than the prevailing area. Don't expect your deposit back. I think one of the ways they're trying to make up for the fact that they're unable to get occupants and letting to riffraff is by using your deposit for refurbished. These clowns claimed carpeting needing to be replaced, the whole "we've got picture" story. What they had was a carpet that could have been cleaned but either their people were too incompetent to clean it or they wanted to refurbish the apartment and figured that an outgoing tenant won't be able to complain. My recommendation: If you're looking at them for a temporary situation, walk away. You can find better. If you're retired and looking to be taken away in an ambulance, don't care about the high rent, don't care about being stiffed on deposits, then stay there.

Quiet, great maintenance & safe
Everything is great there, great maintenance, turn aroundtime is no more than 24hrs and for emergency's 1/h hr to 1 hr turn around time, need to update applicances, they work good, but old, lots of space for the money, rents rarley go up. although i am happy here i always take a look around to see if i can get any better for my money, and i always end up signing another lease for another year, once had really loud neighbors with there bass, but they took care of that, they have 0 tolerance for that so they got kicked out which was good. If you are a person that has a full time job and have to get up early every morning, you will appreciate them being strict with noisy neighbors that dont seem to have a job.

Very Surprised
My husband & I have thoroughly enjoyed our home here. It is very relaxing & scenic..... a vacation at home....... but just recently on a windy day to see litter that is rarely seen in my area.... but it was lying in areas & then also some blowing around from the wind. I was so tempted to go out & pick up the "10" pieces that were.... a soda can & rolled up napkins & tissues & take out drink cups & straws. It seems that some people either clean out their vehicles or stroll through or think if there are staff here that go around & clean up the grounds here..... then why not litter.... none of which my husband or I fit the description of...... but the litter laid there the whole day. Here & there a staff employee drove past & I couldn't wait to see if the clean up person would be coming past. I thought that by the time that would be that the litter wouldn't be visable. Then in the evening there was a heavy rain with more wind.... & so what ever will be noticed. If the litterbugs would refrain from the inconsiderate littering & keep a litter bag in their car or bring their litter in from their vehicles & while in their stroll to carry it home. Keep the grounds here the way it always was before the ones that don't care arrived.

With some sacrifice...
For the area it has decent pricing, very nice up kept grounds, and the security guys are pretty nice. But prepared for 10 yr old appliances, unclean dishes due to hard water and low heat temperatures, and maintenance that will blame the resident for any problems. Our neighbors have been very nice though, and the space we have is very comfortable. Our lease is up in September, and we're looking forward to finding somewhere else with better renovations. Like I said, if you're willing to install that "Pur" filter on your faucet and wash all your dishes by hand, along with the staining in the shower and toilet, then enjoy your place. Just be forewarned that they don't change out their carpet for every new resident who moves in, you might need to deep clean it. We got to find animal hair in every corner of the place when we moved in!

You have to understand a couple of things....
Apartment living is not for everyone. Carlton Arms is nice for this area, and they keep it in great shape. They do screen their tenants and I think this is a good thing. Initially I asked about an apartment and was told there was a waiting list, I came back a few months later and found it easier to get one. I had one bad experience with a high school kid spouting some obscenities out his car window as he drove past me, but I reported it to the office and the kid disappeared shortly thereafter. Apparently he was doing this to quite a few folks in the complex, so they do respond to complaints and attempt to keep things under control. I haven't had any noise issues with other tenants in my building, however the air conditioning unit for a neighbors apartment is right outside my sliding glass door and that noise makes watching TV difficult. Rent is not unreasonable, parking is adequate, two pools (one heated, although not very warm in the winter-they say 80 degrees, but I doubt it.) The garbage pickup is twice a week, and there are raccoons who raid the cans, but the staff does provide bungy cords to secure the lids. I'm amazed at how little I hear of my neighbors, and I am very sensative to noise intrusion. The people I've met have been nice, however I do think there is a woman in the office who could work on her people skills. All in all it's a good value. Security is at the guardhouse at night only, and they patrol the complex at night and make sure people coming in have a sticker. It's minimum security, but it's something. I don't plan on staying here forever, but it's a good place to come home to for awhile.

You're better off on a friend's couch
The grounds look nice, but the management is completely unprofessional and they pocket a lot of people's security deposits, including mine, without a legitimate reason. Also, don't be fooled by the application screening and the fences and the security guard: This place is no safer than anywhere else. In fact, a teacher who lived here was murdered back in 2004 - by a fellow resident. Barry Cohen is suing the complex.

Watch out for the maintenance man
The maintenance man seems to be in your apartment for no apparent reason other than to steal your possessions. He needs to be fired or sent to jail. It seems like you should be notified before he enters your apartment not just come home and find him there and your possessions missing............

the worse apartments ever
the personal is really rude, is only old mean pleople, the apartment i get is falling apart, so far i been here two months and the batrooms, screen door garbash disposal broke,they take forver to come and fix that<br>and yes they are racist im latina and every time that i go to the office they dont want treat with me only with my husband that is american,you can bring any thing to the pool, so if you have kids dont move here,you cant take food, water, cups, floties,that need be out the fences,people is rude, every thing is far for the apartment,and if you dont have a car you are in trouble public transportacion is never in time , or out of rute<br>please dont rent here is the worse place in New port richey

I lived here for 3 years until recently. I was due to have my lease renewed. I was turned down and according to them, they don't have to tell me why. I believe it is based on favoritism and whether the executive director, Allen Smith, is sleeping with you or not.
