UNFAIR Rental Staff
I called Carlton Arms a few times over the past few years. I was interested in renting a one-bedroom. I work as a teacher, but don't have the best credit due to a few indiscretions made when I was a university student. I am 28-years-old now. I have had a successful rental history and references from my past landlord. However, each time I called Carlton Arms, I was told different policies regarding deposits and rules. I was actually told that I needed to have a certain amount of money in my SAVINGS account, and proof of an active checking account with at least 1000 available each month. no joke. Then, when I drive by Carlton Arms and see some of the ------ trash that live there, it makes me wonder. The only conclusion I can come to is that public assistance checks talk, and the legit people trying to find a place are left out in the cold.<br>How pathetic.

Great Place to live
The staff is Wonderful. The grounds are beautiful. The fixtures are well made. All Appliances work well. Beautiful carpeting. Washer dryer in some.

some good, some bad
For the most part the staff is nice. The manager is the jerk. Kitchen appliances are old and do need to be replaced. The carpets are GARBAGE. They need to be replaced with a better product, maybe they should try tiling the floors, or stain resistant carpets. Since we have moved in there have been 2 fires due to electrical problems. Don't be fooled by the security gate, there was a murder right near the guard house. otherwise it is a relatively nice, quiet place to live.

Don't Move Here!
Carlton Arms just sucks. The rent is only low just to get you in there but it increases various amounts everytime you renew your lease. The maintenance here is pretty good and come when you need them, however, though they also don' know how to mind there own business. I called them to fix the garbage disposal on my apt.(which hasn't worked since I moved in and they blamed it on me that I broke it(they should have checked it before I moved in)along with other things like the tile in the kitchen and in the bathroom was in bad shape and shoould have been replaced. They also went back to management and told them that my apt was dirty and unkept(and I admit some of it was)but that is none of their business if my apt. is dirty or not, I pay rent here, they don't. So anyway I got a notice on my door saying they wanted to inspect my apt. on a certain date, that date came and they never showed up until a week later. Also, everytime someone moves out of an apartment the carpets are supposed to be replaced--that didn't happen with my apt. and I better not be charged anthing to replace the carpet because its their fault for not doing it to begin with. The only thing they did with my apt. before I moved in was paint it. I would say they never inspected it for any other problems. So I guess you could say I got a "Lemon" for an apt.<br>Also, if your a young person who wants to live here I would suggest that you continue looking elsewhere--because they only cater to the older people here(50-100)and don't care about its younger residents. I have been harassed by residents here and I know its because of my age. Older residents have complained about where I park my car(there is no assigned parking here)and I had notes left on my car telling me so. All the parties and events they have here are geared toward the older residents,they don't do anything geared towards its younger residents. The older residents think they own the place and Carlton Arms lets them get away with it.<br>The management here is pretty good but they act a little to quickly to get a lawyer when they have a problem. I was out of a job for three months and couldn't pay my rent on time so they went and got a lawyer and I had to pay the cost of them getting one. Obviously, if I couldn't pay my rent then how I will I able to get the additional money to pay for a lawyer, they just like racking on charges. How do you answer that one CA?<br>Living here and in Florida is not that great so stay where you are or find another apartment complex to move into.

Hold on to your wallet
The apartments are pretty nice and the price isn't bad - but you'll pay for it in the end. The management pocketed our security deposit even though we did everything by the book (didn't break our lease, documented previous carpet stains when we moved in, etc). And of course there's no recourse, unless you want to go to court. There's plenty of good housing options in New Port Richey, so keep looking.

Very economical
Ive been here 3 years now, and have had only one complaint about a noisy neighboor. The staff has always been great to me, even with my no rental history when I moved in.<br>The price is better than most Ive found, and my apartment was wonderfully clean and new when I moved in.<br><br>when i moved it, I didnt see a "model" like ive done before and been mislead. I saw the actual apartment, and since I had 2 days to relocate for a promotion in my company, they were fast and very kind at giving me all the information i needed to move in.<br><br>I worried at first due the majority of older residents here, that I would have issues since Im very young, but that was quickly squashed. Our security team has always been really nice to me, and if not for the need to move closer to tampa for work purposes, I would glady stay. The 10$ a year rent increase is more than suitable.<br><br>Ive had issues with plumbing that have arose, within 12 hours, they are fixed. Ants in the fall, fixed.<br><br>I highly recommend it.

If u dont look right..u wont get in
My fiance and i went and applied to live at carlton arms because it seemed a lot nicer than where we are currently. They took one look at us as an interracial couple and when we turned our application in on saturday before they closed, and 8am on monday morning she called and said that she was going to rip up the check i gave her because our credit wasnt good enough. I have great credit and so does my fiance...tell me this...she also said that she had nothing to do with who gets in and who doesnt, and that they send it out and it comes back already either accepted or denied. Well it must have gotten back pretty quick if it was send out on monday and return on monday at 8am already denied! They are very snooty and think that their S**t dont stink. I am glad we dont live there and have been from the time she called. Apply at your own risk, and if your anything other than white...dont even bother!!!

some things are good some things are bad
i've lived here for a little over a year and just recently married my husband while living here. i don't know about the credit stuff that others have experienced, we don't have great credit but were accepted into one of their townhomes. i think the models are really misleading, they show good appliances in the kitchen when they really are not. they should update the fixtures in the bathrooms and kitchen, and lighting fixtures. i really think that the prices are great and i like that they give you free cable and door to door trash pickup. however the gym is horrible, i have complained twice how they need to update the equipment or at least maintain it and repair the equipment but they say that they can do nothing because the residents don't take care of the equipment. that is the worst excuse they can give because i would really like to know what our rising rent (every year) cost goes too? i just wish they wouldn't advertise the gym cause it is so bad. the staff is not very friendly and there are a lot of fees for silly things and they make everyone park their cars in the same direction which is really silly. i'm hoping that we will not have to stay here after our lease is up next july, the prices are great at first but the raise in rent every year is not worth it and we would love a more updated townhome. <br>i would recommend it because of the variety of apartment sizes and the prices start out pretty low compared to other nearby places, the community is well designed and pretty to look at and it is pretty safe.

should i?
i called to request info on moving in in 6 months. i was told that my lack of rental history would hurt me getting a place here. i like what is included in the rent and the rent itself. the person i talked with sounded a bit snooty but nothing to really complain about yet...should i move in? not sure at this point, especially after reading reviews. <br> <br>tip for all first tie apartment renters: before moving in or wasting money applying, check with BBB.

Run away...FAST
Office staff is absolutely the worst people I have ever dealt with in my life. <br>Moved into an apartment with stains on floor - written on move in sheet. We moved to a smaller apartment and were charged for the stains that were already there. Office staff are also carpet experts and can tell the age of the stains!!!! <br>Had problems with smoke odor from the day of move-in, but office staff couldn´t smell it - no wonder they all smoke. <br>Stay away from this complex at all costs - better to live in a box under a bridge. <br>

Oh How The Times Have Changed
My wife and I lived there from 1994 to 1996. We got married while living there. We welcomed the arrival of our daughter while living there. Why did we leave? Could not afford the rising cost of rent, plus we wanted a house to live in, so we moved out. Flash forward to 2003...we applied to move in again, but were turned down due to bad credit. Yes we´ve had more than our share of financial problems, but we both work full time and could easily afford what they were asking for a townhome. So I´ll have to agree with the previous reviewer...whoever makes the decisions on whether a person lives there or not has got to be on crack or something. So our search for a place continues...

Pathetic Customer Service- I would NEVER move here
If the way that the people in the office treat you BEFORE you move in, we can only imagine how they must you AFTER you move in. We have never been treated so poorly before and are glad that they "rejected" us as tenants. When we asked to speak to the person who made that decision, the office person (Sue) told us that she was not permitted to give out that information. So fine. Somebody will be happy to have us as tenants for a year and to accept our money. I´d like to know who, in this day and age, has impeccable credit. That is what she said the "problem" was... yeah right...
