I have been at Sailwinds for about 4 years and the staff has been courteous and helpful. I can always go to the office and speak to someone who will help me with any problem. If you are looking for a place to feel at home and be greeted like a friend come visit and see for yourself.

          Sailwind's is a nice place to live and they are very affordable. I lost my job about a year ago and they worked with me. They allowed me to transfer to a cheaper apt and waived any fees associated with the transfer. Any other place would have kicked me out if I couldn't pay my rent

            I have lived here nearly 2 years and love the property, the office staff is always helpful, the maintenance is quick & friendly, it is very quiet, and comfortable. It's not the Taj Mahal but for the price you can't beat the value. It feels like home.

                My new wife and I moved in here in December of 2010. All I can say now is you get what you pay for, and this place now is way overpriced. I'll go through each rating and I also have picture of what the inside really looks like. These pictures were all from our arrival over 2 years ago. Parking is horrible, there is no assigned parking, it is first come first serve. Great if you get off before 4:30 but anytime after 5:30 your parking far away. Noise is so so. Most residents are quiet and try to keep it that way, but you always have that one car at 2 in the morning that has to come with radio blaring. That's one downfall of apartment living Grounds are kept up nicely, aside from the people who don't pick up after their dogs. My only complaint is they start the groundskeeping crew way to early, but you get used to it. Saftey again is so so. They keep it well lit to the best of their abilities, but I wouldn't go for a walk in the middle of the night. Construction is horrible. No insulation, can't open medicine cabinets (see picture), door falling apart, can't use porch area because it is rotting, windows fall out if you try to open them. Yes I have reported all of this to maintenance/management with no result. Maintenance/staff are ok when they communicate. Maintenance is only allowed to do what they are told, not necessarily what needs to be done. Thus my air goes out every 45 days without fail, and they dump more freon in it because management won't let them dig up the hose to repair the leak. Laundry room on site, however washers and dryers are TINY! 3 shirts and 2 pairs of jeans make a load. Overall I would not reccommend this place unless you have no choice. The problems you will encounter here are not worth the price that you have to pay.

                Do NOT live here...UNLESS you like living in a bug-infested, leaky ceiling, drug-dealing community and you feel safe with want-to-be-cop-excuses-for-security-guards, absolutely useless management, and don't even get me started on what they call their 'maintenance'!! Again, if this sounds appealing to you then by all means sign that lease, move in and enjoy!!!

                  crime crime and more crime

                  we moved here the beginning of january and within two months broke our lease. we were having things stolen off of our pourch,people vandalizing the complex, as well as dog fieces everywhere. they dont take care of the facility and also horrible customer service. unless your a gang banger or okay with people stealing your stuff, i would recomend to look elsewhere

                    This place is horrible. I moved in back in December & was promised a 4day/3night cruise upon signing a lease, but when I call about it, they always say they are waiting on paperwork from their coprate office. Also the toilets constantly run, the fridge collects water at the bottom, the dish washer is very loud, water doesnt get hot, corners of the doorway are rotting & I don't feel safe at all. Does anyone know how to get out of the lease early & what happens if you break it

                      Dont come here!!!!

                      This place is terrible. Its way over priced for what you get. There is constant bug problem and the office staff doesnt think anything is wrong with it. We were assured the living downstairs especially, there would be no noise issue bc we "are in the newer block buildings", but we hear the neighbors behind us when they take a shower or go to the bathroom. Upstairs we can literally hear their iphone vibrating in the bedroom and it sounds like they are running a constant marathon up there. My son and I have asthma and allergies and both of us have had numberous problems, even my healthy husband has been sick way more than usual since being here. Parking is absolutely terrible. Not only do you drive through the parking lot that makes us feel like we are on a rocky road adventure but then we cant rarely ever park near our building. Everyone around us has 2 or 3 cars and then friends and girlfriends are always taking up spots. We have one car and we always have to park one building over. The staff is so so i guess. Havent had to deal with them much but we obviously were lied to about a few things when we moved in. Not to mention, its not a huge difference but they advertise the price and says it includes water and then when it came time for paperwork, added $60 to the price for water. The only reason we came here was bc we needed a place asap at that time. I hate it so much and I cant wait to get out of this place. Trust me, there are planty of other over priced places that are at least better than this place!!

                        It's a nice place to live.

                        We moved in a little over a year ago. Its nice and peaceful here. I couldnt say anything bad about this place. Everyone is very friendly. I love the office people. Always very helpful. Maintenance is always on top and coming the day we have a problem. I'll be staying for a few more years or maybe more.

                          LOVING LIFE AT SAILWINDS APTS.

                          My husband and I have lived here for a few years now and we enjoy it, it is peaceful in and around our building and our neighbors for the most part are friendly and respectful. The staff goes out of their way to work with us when problems arise and the grounds are kept quite nice. we can alwaays find a convenient parking space and love the dog park as does our 3 year old shepherd/boxer mix. Of course there are ocurrences from time to time but that comes with wherever you live apartment or an owned home. We plan on renewing our least for several years to come.

                            there is a pet restriction yet there is at lease 8 pit bulls in my building and the surrounding buildings. Sailwinds does nothing to enforce any rules such as parking vehicles that are too large for parking spaces and should park against the fence. Injuries have been reported to the apartment manager from the equiptment on these vehicles with no results. I have been aproached by a pit bull that was aggressive and the owner had to hold on to the dog with all of her strength while I ran into my apartment. It smells terrible because of all the dogs and the owners do not pick up after them. sailwinds does not enforce this. They have rules that are on the lease and the ones that obey them are very upset that nothing gets done. It does no good to even complain. I have seen it go downhill fast in the last three months. I am discused and can't wait to leave.

                              well, here it is.. i changed my mind!!!

                              I wrote a review on 3/18/09. At that time I was very pleased with this apartment complex. I moved into a 2br with a roommate. About 3 months later, my roommate decided she didn't want the responsibility of an apartment, & bills and moved back to her mom's house. I however, was still satisfied with Sailwind and wanted to transfer into a one bedroom. ----- told me that would be no problem and that she would have everything done immediately. That, did NOT happen. The rent was $632 PLUS utilities and other bills. Having that all thrown at me was overwhelming. I was practically broke all the time because they were NOT getting me into a one bedroom. Keep in mind... I moved into Sailwind in March. My roommate left in June. I didn't get into a one bedroom until the end of August!!! They said they found one for me... and that I would be ready to move in at the end of the week... one night after work I took a walk around the complex to get my mind off things, and happened to notice that the apartment they wanted to rent me, was OCCUPIED! The next day I went up to the door, and those tennants lived there for 3 YEARS!!! How could they forget someone who lived there so long!!! They finally found me an empty one, and I payed the $200 "transfer fee" and moved in. Everything was fine, until October. They said I didn't pay my rent that month. I showed them my copy of the check they made me. I even went to my bank and got a statement that the check was cashed. They insisted I didn't pay it, and that they didn't cash it. I went to THEIR bank, bank of america, and told the manager my situation. She verified my check was cashed my a ---- in the office. hmmm. there's only ONE ---- in that office. ---------------. THey told me i had to REPAY the rent or i would be evicted and they would sue me for the rent for the remainder of my lease. I decided that I would repay the rent, against my better judgement, to keep out of legal disputes. I inquired about breaking my lease.... they told me..... let me rephrase that... --------------- told me it would be nearly $2500 to break the lease. --------!!!!!!! After a LONG argument with -----, she reluctantly removed all "late charges" from my "unpaid rent" and i THOUGHT all was ok again. THEN..... There was a notice of Eviction on my door... signed my --------------- saying i owed $600 and i had 3 days to get out. I went straight to the office and after an hour long argument, all was settled. Since then I haven't had any problems ... of that importance anyway. Of course my neighbors are loud an inconsiderate. Hearing them have sex is very distasteful. But I plan on moving out when my lease is over in August. They'll have to do some serious SERIOUS deal making! I will say this; the maintenence crew is always on top of things. I wouldn't reccomend this complex unless you like dealing with morons and --------.

                                Not all that bad...

                                I've been here in a studio for a few months and this place has it pros and cons: 1. The (special) base price of $400 is good. 2. They shouldn't charge an extra $20 for living in a downstairs unit. 3. The fixed rate for water is $30. 4. Utilities in my studio are $40-50. But I try not to use AC too often and I unplug appliances I am not using. 5. The ceilings are paper thin and I can easily hear whenever my upstairs neighbors are walking around or having sex. That's annoying. 6. The floors are covered in brown carpet which is so less attractive than laminate wood. 7. The laundry units are good and cheaper than other places I've been. 8. The mini-gym is only open when the office is open so it's less useful that it would at first seem. 9. The place was renovated recently. When I first moved to the area a year ago this place looked a lot worse from the outside. When I moved in a few months ago it looked a lot better with new paint, trimmings, etc. I also like the trees and shrubbery around the place. This is not a chic looking apartment but it feels safe and it looks generally attractive. 10. My unit had a lot of things that needed fixing when I first moved in but I have found that things get fixed within a few days after you let the staff know. 11. There are speed bumps throughout the parking lot that are really annoying and will probably result in damage to your car in the long run. These bumps are more obtrusive than normal speed bumps I have encountered. 12. Parking can be an issue. While there is always someplace to park your car, frequently all the spaces near your apartment are taken and you have to park 100ft or so away and walk. Not a big deal but sort of annoying. 13. I am still not sure how safe this place is. I have seen cops around in an official capacity a few times but have not witnessed anything personally. Overall I am happy with this place given the overall price I am paying. Once I have more money I will move on but for now it's not a bad place to call home.

                                  Well- i've moved in and finally got everyhing almost unpacked.. the place is really nice. everything works. even with all my stuff there is so much room!! i haven't seen or heard anything i've been warned of. everyone in the office was so helpful and nice on moving day! they explained everything and made sure i understood what i was signing. i read everything myseld too. i got copies of EVERYTHING including my checks and i didn't even get the chance to ask yet.. she just went and made them. which showed alot. being that people saposedly had problems with that issue. we did a walk thru inspection to make note of minor things needing fixing.. like a small scratch on a bathroom sink door. we took pictures with and without our things in the apartment. just incase. the only thing irratating me- is the dumb girls above us walk around all night and wrestle around... like now. walking back ad forth. i can hear every movement. and when they're being extra loud.. i can hear them talk. but that's my only issue. and there's not much i can do about that. it comes with being on the bottom level. and the pollen from the trees is making my car so dirtyyy! all in all this place is great! everyone i've met is really friendly. i'd stil reccomend Sailwind! and if that changes- i'll post another review!

                                    Unfair tactics

                                    first off i would like to say that these apartments were a great deal for my wife and i and our soon to be child in 2006. we liked the staff very much and for whatever reason they left and up popped a new staff team. NEVER sent a memo to the tenants about the new office and ----- the nasty rude person that she is, would come to your door without introduction and yell at you for something. i was appalled at today when my wife took time out to speak with ----- about money we owed upon moving out and we were hoping to set up a way of payment or possibly write a check for the full payment due minus some stupid charges that were unfair. ----- was extremely rude and was vicious towards my wife.My wife is so stressed and im amazed at how people conduct themselves that way.If i were there, ----- would have gotten a piece of my mind. Im glad my wife held it to the end and let her know how rotten she is and left before it got worse. ----- is an alcoholic and possibly bipolar.Fake creepy personality.Thats not just it either! not only do you have to deal with that "Thing" there are many drug dealings and sex on the back pier along with crack smoking. many people whom are not even tenants would fish off the pier and leave beer bottles everywhere.kids jumping the security fence and vandalizing, burglarizing,the place is awful looking and just now, its getting painted.after we moved out, our apartment has had about 2-3 new tenants?! can they keep anyone there? -----, you really are a crazy insecure woman with an ugly heart. you should be very glad that you still have your job and how you treat others will come back to haunt you. no man? i see why? you really need to lay off the booze and be there for your tenants.and get ----, if you can.good luck! were calling the better business bureau,consumer reports, and the property owners.

                                      I liked it here

                                      The apartment complex was great. I lived in a one bed room. The only thing i did not like is there where fat people that lived upstair so i would hesr everything that they did. But i loved the welcome package i called Chris from bright house and he took good care of setting up my services. His number is 863-206-9137. The people in the office where very help full.

                                          Sailwind management and grounds SUCK!!!!!!!

                                          You really want to know what the issue is? Let me just lay it out for ya! Where shall I start? First, Randy does not have a degree period, or if she does it is a degree in bull...! She cannot add numbers correctly. This management is completely inadequate and unprofessional. They will promise alot of stuff just to get you to move in a take your money. But in reality they will not live up to their promises and expectations they dream up. I have lived there for two years and in those two years every tenant around me has moved out in a matter of six months into their lease. We even had a drug dealer live and sell drugs straight from his apaertment. The management knew of the issue and did nothing to evict them. But find new and creative ways to evict and over price those people who do follow the laws of this state. There are very good at trying to make you pay more than what your apartment is worth, especially seeing how they do not keep up with the grounds. If you are a working family this is not the place for you. There are other apartments in Winter Haven that do not have the crime rate or horrible managemnet that Sailwind Apartments have.Anyone want to say "embezzlement"!!!! careful what you sign and keep copies of every check and money order you hand them beacuse they have a tendancy to forget what you have paid them and then want to charge that money AGAIN!!!!

                                            DON'T LIVE HERE!!!!!! SERIOUSLY, DON'T!!!!!!!!!!!!!

                                            This place is one of THE WORST apartments I've ever lived in! The financial manager is a -----. You can't talk to her about ANYTHING without her finding something to yell at you about or telling you that she can make you pay whatever she wants. Yeah, they have new office staff, that really doesn't mean much. The new staff they have are a lot ruder, and very impersonal. You could go in there everyday and they would still have no idea who you are. The grounds are disgusting before and after the management change. No one every looked at the landings to see all the trash left behind. And watch out where you walk, there are a lot of people with dogs at this apartment that no one ever cleans up after. The maintenance staff is pretty good about following up on requests, they're just not that apt at fixing what's wrong. We gave up a long time before we left on getting someone to actually fix our dishwasher, just started handwashing everything. If you do choose to move in here, which I highly recommend you don't, get copies of everything the instant you sign them. When we moved in they promised us a bunch of different things to try and get us to move in. Most of the things that we were promised they wouldn't type into the lease, they just added them in as an addendum. When we signed the lease, they told us that we could not have a copy of the lease right then because the leasing manager had to make the copy. Yeah, sounds like -------- to me too. When they finally got around to giving me a copy, they would only give me the lease and not the addendum's. They only gave me the run around telling me that they would put the copy on my door, which never happened. We eventually had the NEW office staff give us a copy, which of course was missing all of the addendums for the policies we were promised. Since they were on single pieces of paper and not numbered, it was easy to just dispose of and say that they never existed. Then after we moved out, they tried charging us for all kinds of ridiculous stuff AND "lost" our apartment check in sheet. Fortunately I saved the copy in anticipation of being screwed, so they took off SOME of the charges. They tried to charge us for a "dirty ceiling" when it was nearly black when we moved in! If you actually do live here, mark down every little last thing and make copies! This apartment sucks....a lot! Seriously, save yourself the time, the frustration, and the money and just don't live here!!!! I moved from out of state so I was really limited in where to go! There are some really nice houses in Winter Haven and Haines City that are cheaper than this apartment! Check that out before settling for Sailwind. (p.s. The washers and dryers are new, and look really pretty, but they suck at getting clothes really clean, and they're overpriced.)

                                              I know whats goin on in the office

                                              I am good friends with someone who used to work in the office and apparantly the property manager PC....has be STEALING and the entire office quit.....thats a shame people cant be more honest. I just moved out and I dare them to try to not give me my deposit back. Sailwind apts was the worst experience ive had with an apartment. I lived above a crazy old woman.....bad management putting someone who is 23 above someone who is a thousand years old and CRAZY<,,,i mean CRAZY......my car was broken into a bazillon times and some guy killed his baby in there and no one felt it necessary to inform us that these people were STILL living there... its the worst

                                                Never Again...

                                                Between the rough exterior, swamp smell, poorly kept grounds and laundry facilities, absolutely awful management and ownership, I would say there are far better places to live than Sailwind Apartments. If you are unfortunate enough to have to live in the sespool that is Sailwind Apartments, then get out and find a better place. You deserve better. So does your family.
