The front office team is abysmal to work with. Many maintenance requests went on for 6 plus months(dryer and dishwasher were broken) with no repairs or communication. Hung up on multiple times and no response to voicemails or calls.

1 bedroom closet size is perfect for my needs but…I don’t know if the fridge is going out, fridge is haunted, or it’s a dog downstairs whining because it doesn’t like being left alone. Kind of gives me a little anxiety every time I hear the noise.

Llevo viviendo es esta comunidad por alrededor de 3 anos y se lo recomiendo a cualquier persona que desee buscar un lugar tranquilo y acogedor. Sinceramente se los recomiendo. Habitualmente cuando mas personas se ven es en verano en la piscina y por las tardes en el gym para los que gustan del deporte, de lo contrario siempre es tranquilo y veran al personal de mantenimiento en sus labores.

1/10. Inefficient air system during the summer, constant roach infestations of multiple species type to which "pest control" doesn't do anything about besides spraying trim and leaving a single trap. The roaches breed in the air system/duct work and no one cares. Psychotic neighbor above imagines noises and calls the police on you at 4am when you've been asleep from 9pm to 10am. You know its bad when the entire staff is replaced in just a year and the new property manager purposely misspells your name when addressing you in emails where YOUR NAME IS IN YOUR EMAIL. Between the pests and lunatic neighbor to which NO ONE even attempts to help with, I wouldn't waste a single penny on this place. I was so excited to be able to be somewhere very affordable and close to work moving from MA to GA, but these people waited till the EXACT DAY I moved in after a 17hr drive to repaint the whole ------- bathroom, making the apartment uninhabitable due to paint fumes/smell. Who in the right mind does that? Imagine a 17hr drive and getting to your new home on time just to find out you need to get a hotel that night. Go anywhere else, save your money if you have to and dodge this actual disgrace and scam of a place. I have the photos, I have the literal bags of roaches still as proof in FEAR of retaliation for telling the truth about this place. Just look elsewhere, it isn't getting any better and I could write another 4 pages of issues but I'm sure they'll just delete this anyway. The woodland scenery is was pretty but very deceptive for the true nature of this place. They should honestly just close it all down and put in another year or two of remodeling and renovations and then maybe they'll be ready for people to live here. Or I could have just gotten the most neglected and pest ridden apartment by chance! I doubt it tho based on other reviews. The new maintenance team is the only good thing about this place and the only reason I'd even say this place is a 1/10. I'm sure they'll make a good dent in the problems here and I hope for the other residents sake it's enough to make some improvements.

This is an older property; Fairly quiet, the grounds are kept clean, and the maintenance requests are handled promptly. Pleasant neighbors, convenient to shopping and the city, and zoned for a good HS. The only downside is the revolving door of leasing office staff.

Havana Woods maintenance revolves around Hector and Felix. They are the best maintenance men. they helped me in my plumbing issue. A sliding door issue. It’s comforting to know that I live in a community that has all my maintenance needs up-to-date.

Very friendly nice understanding employee . The grounds are kept clean safe for kids play. Clean playground even thought I don’t have small kids. Pool area safe for tenants. Doing summer always have activities for community.

My neighbors are loud. The walls might as well be cardboard. The office never picks up their phone when you need them too. Maintenance, except for emergencies, takes forever to come out, and when they do they rarely finish the task. I've been dealing with a pest control issue since I moved it which tells me the apartment wasn't ready when I signed my lease.

Alana Woods does not care about it occupants just making and saving a dollar. I will share my horrible experience with others. I have been forced to live in an uninhabitable apartment since December 9th, from a leak in the bathroom ceiling, which is a 1bedroom/1 bath. Corporate declined my request to end my lease and gave the option to transfer to another apartment but I’m financially responsible for the costs associated with the transfer such as a new deposit.

I love living in Avana Woods for the most part. It’s relatively quiet and safe, but lately, the maintenance issues have been less than optimal. The staff however, is always pleasant and friendly and appear eager to help.

Great place to live, although there is a constant turnover in the staff, Greystar does a good job of managing this asset! I am enjoying my stay @ Avana Woods and I am looking forward to meeting the new Community Manager!

Avana Woods Apartments
My experience with visiting the Avana Woods property was more than I expected. The staff members were helpful and supportive. Ms. Kay customer service was astonishing. She answered all my questions and provided me with additional information about the company. Out of all properties I took time out to visit, Avana Woods is definitely the best one for my needs. Kuddos for the entire staff at Avana Woods.

My garbage disposal has been broken for 2 months and they have not sent anyone out to fix it and due to it being broken my kitchen sink is backed up. Any time we have an issue we never get a response from management and if we call or go up to the leasing office we get 7 different answers. This has hands down been the worst rental experience I’ve ever had.

My experience at Avana Woods has been very disappointing. There are ongoing maintenance issues that are never properly resolved, including recurring cockroaches, possible mold from poor ventilation, and constant paint peeling. The exterior areas are dirty, the pool and clubhouse are not well maintained, and the community lacks basic upkeep like pressure washing and safe sidewalks. Management has been unprofessional and more focused on hosting social events than addressing real resident concerns. Even the gym and shared amenities are neglected, with unsafe water filters and worn-down equipment. I would not recommend this community until major improvements are made in cleanliness, professionalism, and overall management priorities.

Quiet for the most part and a good location. Mgmt very friendly and plans various events for the residents. There is a heavy turnover of personnel in the leasing office and in maintenance. Sometimes groundskeepers could be better.

To sum it up- Avana woods doesn’t not care about its residents. Excuse after excuse as to why we spent nearly half of our lease with broken appliances. We have had water damage, broken dryer, dishwasher, missing bathroom fixtures and the community could care less they are too busy promoting muffin Monday or renewal events.

The rent is way to high to not have proper maintenance, I am also still stuck on the second floor with a disabled wheel chair bound child , with mold and roach infestations for almost 2000 bucks a month . Please please assist

Unprofessional and Shocking
I first moved to Avana Woods in 2022. The manager and staff at that time were very nice and helpful. By 2024 the manager and staff had changed several times and it was never the same. In August of 2024 I closed on a home. My lease was not up until December 2024. I would have to pay both mortgage and rent in November and December. The leasing contract states that you have to give a 60-day notice before moving. I went to the leasing office in September 2024 and advised that I would not be renewing my lease. The girl on staff said she didn't have any more forms but could take my move-out information and enter it in their "system" and that would suffice. Because of previous unrelated, unprofessional issues with this office, I didn't trust her word. So I decided to send a message to the leasing office from the Avana Woods tenant portal advising that I will not be renewing my lease and to also ask is it possible for me to move-out early. To no surprise I didn't get a response. Because my 1st mortgage payment was due November, I decided to just pay October month late and just pay the late fee to start preparing to pay my mortgage. When you are late, the late notice says you have 30 days from the date of the late notice to pay before the eviction process starts. On October 30 (only 26 days since the late notice) I went back to the leasing office to explain my situation and tell them I wanted to pay my late rent. I was told that technically I don't have 30 days, I have only 25 days to pay my late rent and after 25 days, it doubles because on day 26 they add the next months rent to the balance. So unless I was able to pay over $4000 within 2 days, I was gonna be evicted. I asked to speak to the manager, but she was busy. I had to move everything the next day. Fast forward to January. Before I could call and make arrangements to pay the last 2 months of my rent, I received a notice from Avana that I owed an additional $4000 because they advised that they didn't know I had moved and they are charging me a reletting fee PLUS an additional month. I couldn't believe this company would lie to this extent. The manager made no effort to communicate with me during the move-out process. And I never go an explanation on what happened the day they put my move-out information in the system. I would not recommend this apartment complex. I have no examples since my 1st year of 2022 that this complex/company does anything for the benefit of the tenant.

My major concern is cleaning. When i moved in apartment inside is good. But seen bugs here and there. But window meshes are full of spider webs. I requested for cleaning once again as i still have time to move in. But its been 2 weeks and no one came or contacted for cleaning. Coming to mail boxes. Worst ever i have seen. No cleaning. I cant even explain about the condition of the mail boxes. Other Swimming pool needs to be cleaned regularly. And no lights are there on the streets during nights as there is no foot path people have to walk on the road but no lights.

I thought I really loved living here I was always giving it great reviews and even telling people about it. I take that back now I’m so disappointed. I have put in work orders for a couple issues I’ve had and some haven’t even been worked on for over a month now. Not sure if it has anything to do with new management but I’m very unsatisfied with paying rent here. Luckily our lease is almost up!
