Its ok, maintenance couldve done a better job at getting this apt ready for someone to move in, I had to call for several maintenance requests for light bulbs, tub &sink clogged , water leak on the washer & dryer hook up, etc. that shouldve been completed before move in!

The community is nice and quiet. I appreciate that improvements are been made to the buildings and apartment. I enjoy my apartment and love the upgrade. The staff is very professional and considerate. However, people need to clean up after their dogs and put cigarette buts and trash in the garbage. Overall it's a great place to live.

In some ways it has been great! However, I live on the bottom unit that gets yearly water issues from water leaks from the apartments above. Its almost impossible to get the ceiling repaired from the damage. Lack of communication. The apt community does feel safe which is great! Lots of improvements and lots of inconveniences from constant improvements/repairs being made. Im ready to purchase something.

The community of Avana woods is nice, quiet, and so close to many things. I enjoy living here and the facilities in the apartment are very nice and clean. Ive had no issues so far except with communication with the office. Upon moving in, there was so much miscommunication on their part. Management and the leasing agents could be a lot more thorough and knowledgeable with new residents in order to make moving in smoother.

The staff has been wonderful but Avana Woods need maintenance do a far better job. We moved in on February 1 and already I am disappointed in the maintenance department. Doesnt seem like they want to do their job and find every reasons (came to our apartment twice about the same issue) not to do any work. No one has gone out of their way to make sure we are satisfied. Also one of the maintenance worker came in the apartment sneezing without his mask on and refused to excuse himself from the apartment where my family was in. Very disappointed.

The office staff are polite and very responsive . The neighborhood is nice . The complex is in the process of renovating and unlike a lot of apartments the renovation has gone pretty quickly. Such as the gym ( which is open with access 24/7 and with enough equipment to have a successful work out), the clubhouse is spacious , also with new balcony , a fresh paint job on the buildings. There are a lots of nearby stores ( Kroger's, Starbucks, goodwill , target , Aldi's , 3 PUBLIX's ) as well as activities in a walking distances ( movie theater, bars, tasty restaurants, two parks nearby , sky zone ). And "my rental place" is up the street , great for any celebrate. Coming from a different state , I feel safe here . My surrounding neighbors are very nice. They don't bother you for sugar but are the type to introduced themselves ,politely say good morning or a friendly wave while passing by. Good place for kids , the neighborhood kids from what I've seen so far are really nice . They don't play around cars , they don't damage things. They don't play ding dong ditch( which I did as a kid) . Good for singles too; no creepy people ( cross fingers so far ) and the is a safety officer ( she's a real sheriff ) who is very nice and is on-call duty. The apartment it's self is great for the price. Even better since the change of balconies, because we are in Georgia there's a lot of trees and I would constantly see huge rodents outside at night and would get in ,if you left the door open for a second. However there is pest control they come as frequently as called but I don't have any bug problems . (I still recommend leaving your a/c constantly) Didn't really have any minor issues that wasn't fixed within 24 hours . The maintenance team are usual nice and fast . (Replace the refrigerator, dishwasher and oven door and toilet without a hassle.) Overall I would recommend consider this apartment to to roommates, couples ,singles and families .

Avana Woods did not properly maintain the outside of the unit, 2 rodents have entered my apartment through the utility closet. I alerted the leasing office I could hear noises in the walls, but nothing was immediately done to resolve the issue.

So far it hasn't been a completely terrible experience. My apartment wasn't thoroughly cleaned out. My bf and I had to go thru and clean the whole apartment. I have a terrible allergy to dust and ended up congested the first week. Thankfully there were no insects but the cleanliness was poor. The dishwasher looked at if it hadn't been used in years. I ran it empty the first night just to clean it, and it went from yellow to white, which was utterly disgusting. Now it has this nasty hard water smell that leaves my dishes smelly. When maintenance came to check it the filter looked like it came out of a swamp, it was soooo GROSS. I almost threw up watching him clean it in my sink (which I scrubbed down afterwards). So far other than the cleanliness it's not too bad for my first apartment.

Could not recommend this apartment complex. Great location, but thats really the only positive. Rent comparable to homes of the same size..... astronomical! Fees inflated! Looking forward to moving soon!

If I could give this place more stars out of 5 I would. I have lived here just over a year and recently renewed my lease because I love this complex so much. Management is great, they are always welcoming and ready to resolve any issues and meet any needs. Maintenance deserves more stars as well because they respond to issues very promptly. I have not had to send it a lot, but with being clumsy they have fixed things very fast. This location is also a hidden gem. Right off of Holcomb bridge road, only a few minutes from Dunwoody and Alpharetta. My favorite is Canton St. which is local small business area to Roswell, and is only a 15 minute drive from here. I cannot say enough positive things about this place. Insanely quiet, have never had a noise issue. The neighborhood is incredibly friendly.

I was moved to this apt from another bldg infested with RATS. I have all the emails. I am filing a lawsuit when I get out of here. You moved me from rats to sewage infested! More than that a young lady was mutilated and murdered here in an apartment and management down played the entire situation.

The apartment was dirty when for the move in. Maintenance didn't come to fix the request from our move in 2 weeks later. There were spiders. Not small one but poisonous Ones throughout the whole building. Our mailbox doesn't close all the time.

Overall, my experience in Avana Woods is great. The office team is tremendous. They are very responsive when it comes to things that you need overall. The community is really good. I enjoy seeing children playing together and knowing that they are safe to do so in our neighborhood. I just love where I live!!!

When we moved in our refrigerator did not work, it ran but it only put out warm air. It took 3 days before maintenance even came to look at it, 3 days in 90+ degree weather with no cold drinks and having to goi to my old place to get my food. They did replace it but 3 days without a working frig was ridiculous. I haven't had any issues with maintenance since, but I still hold my breath every time I need them. Other than that I love living here. I'm starting to feel like that was isolated, but u still have some PTSD from it. It's a quiet place with very friendly neighbors and thr grounds are pretty and kept up well. I would recommend it to friends and family now, i guess I'm getting lost the PTSD, lol.

After living here for 14 years and 3 name changes, the only real problem that I have had is getting things fixed properly the first time! My AC bill doubled in one month because my compressor went out and I kept telling the property manager that something was not right with my AC unit because it was not cooling my apartment at all. It's finally cooling again.!!

Moved her 08/07 merely a week later a gun man tries to hi jack my car AND followed me while I tried to escape. I managed to escape and make it to my moms house. Scared to return for the weekend and when I came home I went to the front office to request a move to a sister property and gave them the police reporr. I no longer feel safe here for me or my 2 kids. I was told the manager wasn't in until that following monday. I have yet to hear ANYTHING from them about the incident and its going on 2 weeks. I'm highly dissatisfied in a complex as such youd think security would stroll around through out the night, I miss my last apartment at azalea park w/security and gates and timely response from the staff there.

Considering Im new to this community. I have had an overall good experience. The move in process was very smooth. I like that the community keeps all residents up to date on whats happening in the community like trash, pool opening etc. I also feel the staff and owner of the community care about the upkeep and appearance of the community which makes for a very welcoming environment when choosing a place to call home.
