    I have lived here for over a year and the place is safe, quiet and has excellent management. the office staff are super attentive and polite! a wonderful and familiar environment! I recommend it to all my friends and anyone who might be interested!

        This community is awesome! Monique assisted us, & she & was amazing. They have two dog parks, which is great because we plan on getting a dog soon! The upgrades are nice as well. Convenient and quiet location.

          I love the location because it's super close to my work and everything I need in shopping. The leasing office was so nice, they gave everyone a $75 gift card during the pandemic. If I ever have a maintenance problem, Jose takes care of it. Dereck and Alex in the office are great!

            Ha! Dont do it! This is by far one of the worst communities in Georgia. Its convenient to local shops but the living experience is definitely not worth it. The new management team never tries to work with the tenants because everything is about a policy. Hey Derek & Chasity! After 3 years, I wasnt even offered an upgraded apartment after over 100 maintenance and apartment issues. Its just not something they can do. Even with COVID-19, there primary concern was tenants paying rent (I was fortunate to be able to pay mine on time)....not our health....but rent and trying to verify when we got the stimulus checks. Nothing was done until I blogged and email them about. Then they gave us a $75 gift card. SMH Now, the bugs! These things NEVER go away and I requested pest control weekly since Im paying for it! Guess what?, they give peat control keys to your apartment without any of their staff coming with him. I have video proof because he always enters and triggers my alarm even though we requested to be contacted and other times he just says he came but doesnt (alarm can prove this). So were forced to pay fines because the police comes for false alarms and forced to deal with bugs! Oh yea, they claim youll deal with bugs no matter what because hey, its the woods! Its so much more that I can share but if this little info doesnt help then move in and get your own experience or you can learn from mine and others who had the same experience....your choice!

              For the most part my time here has been great. The staff is very helpful and friendly. One of my only complaints is how easy it is for sound to come through from other apartments. Every day I either hear my neighbors having a bad fight, or someone's speaker shaking the walls.

                    Improvements are happening and that's very encouraging. It would really be nice if all residents took pride in where they live and not throw trash in places other than their own garbage cans and the dumpsters. I think a camera should be placed facing the dumpsters and residents that throw their trash on the ground in front of the dumpster should be fined

                      The apartment area is excellent. The area is usually safe and noise free. The maintenance is slow and they never complete the work order. The office staff is usually rude with the exception of Nolan. Staff has changed in a few months. During the COVID Crisis they offered no assistance besides a call and we may try to work with you. Then they advised everyone to use their stimulus checks to pay their rent ahead of time.

                        We relocated from NY back in 2017. Im really happy we ended up here at Avana Woods. Ive heard some horror stories about other communities. I really have no complaints. If something breaks they fix/replace it. Its always clean. The people mind their business. The kids arent monsters. We really love it here. If youre looking for something close to the city without all the congestion Avana is the place.

                          As a resident of Avana Woods for five years, I've been fortunate to find this gem of a location in the area. The area is clean, quiet, and safe. Rates are fair and generally slightly lower than nearby complexes. Maintenance and upkeep is clearly a priority to the management team.

                              Been here a year, great location decent floor plans. Rented before the new management company took over. Maintenance is slow to respond due to being under staffed. They take forever to get things done.The rent is not justified for the age and condition of these apartments. The few amenities offered, some cannot be used. The one clubhouse that has pool table and fusball tables has been closed for nearly a 8 months. Not all apartments are renovated and the appliance's are Not top quality. The buildings are poorly insulated due to the age ofthe property,and you can here EVERYTHING going on with your neighbors(upstairs or down). It's not all bad but not at all worth the 1280 a month for a 1 bedroom. If you are considering living here, do your homework and consider another complex.

                                This place has went through new management and has turned into a disaster. Maintenance request take days to Complete. Water is shut off at least once a month from "Grounds issues". Rent was raised and it's just gotten dirtier. Apparently there has been multiple evictions this last week and yet nothing has been cleaned. I want to break my lease and yet no one can even give me an answer on how to do that. Because there is no paper trail from the last "management" team. It's a joke. Can't wait For my lease to end.

                                I moved in to Holocomb Bridge Apartments ( Now Avana Woods), on February 15 2010, the rental process was fairly easy, I was shown several apartments, and the condition of the apartment was somewhat subpar, I will give the Management leeway here as the apartments were just moved out of so I will extend some courtesy. Before I moved in we did a walk through, there were minor problems with the apartment, as a hole in the carpet, baseboard scuffed, wall paint that is so thin that you can see the under coat. The kitchen counter had huge white spots and the material it is made of makes it hard to tell if it is a stain or not. The Exterior was clean as were the grounds, no complaints there. After I moved in I had several issues, one of those issue was roaches. I had dry-rot under the kitchen sink, it was so bad that is was linking into the downstairs apartment. The Apartment fix was to just board it up, I had to go to the city Health and Safety organization to have them fully inspect the dry-rot, tear out all the under board and floor and replace it. Since then I have not had any roach problems. My second incident was with the Air Compressor for the Air Conditioner. My electric bill jump from $98 a month to $600, now I am a single person living in a 3 bedroom apartment, there is no way I could use 3500 Kilowatt hour per month. I had Georgia Power come out and inspect, their report indicated that the unit BTU rating was grossly under rated for the square footage of the apartment. That is why my apartment stays at 90+ degrees in the summer even with the air conditioner on. I later found out that my downstairs neighbor had been complaining about the noise coming from the air compressor outside their bedroom window, from what I learn this neighbor had been complaining about this for a year and a half. After using this complaint and Georgia Powers report they finally replace the shorting out air compressor and my bill has finally dropped to a reasonable level. Now you might think that this is a bad place to live after all of that, but I have been here for 10 years, and I can say that those were minor issue, yes unpleasant but not a determent. Yes there have been 6 owners in the past 10 year I have been here, and yes the promises that the last owner gave you is not honored by the new, yes these fact are all true. But I weight that against other factors, such as the location, the location you cannot beat, you are literally a quarter mile from anything you need, Mechanic, Banks, Theater, Grocer Store, Postal Service, Goodwill, all with in walking distance. The grounds are maintained, there is low crime. Noise is very little, as I cannot hear my neighbors through the walls, there is very little noise on the grounds at all. I can say this, things were on a decline from 2010 to 2016, then we were bought by BayFlower and things began to improve, this is now 2019 and we have been bought again and now we are under Avana Woods, and it is to early to tell what experience they will bring us. The only real complaint I have is pricing. I have been here 10 years and they are now pricing me out. If I could I would stay, look you may think this is an over all bad review, but is is not it is an honest review, the bad and the good. I am not loyal to Avana Woods, I am parcel to were I live and how comfortable I have been here, it is what I made it to be, to include the bad as well as the good. Look there are good places and bad places to live, but when you choose the live somewhere you choose then you also choose to except what comes with it. Nothing is going to be perfect. Yes Avana Woods pisses me off sometimes but for most part they have made an effort to correct it. Yeah Maintenance can be a pain and you have to keep after them, do you think that will not happen anywhere else. Bottom line weight the good with the bad, if you can survive with both and be comfortable then Avana Woods would not be a bad choice.

                                  I WOULD NOT RECOMMEND! PEOPLE STEAL PACKAGES, THE CHILDREN ABOVE ME ARE CONSTANTLY RUNNING AND SCREAMING EVEN WHEN YOU FILE A NOISE COMPLAINT THEY DO NOTHING ABOUT IT. THE PLACE IS INFESTED WITH ROACHES AND SPIDERS . I CALLED THE FRONT STAFF TO REQUEST AN EXTERMINATOR TO COME OUT AND I TOLD THE STAFF WHAT KIND OF BUGS I HAD IN MY HOUSE THE STAFF SHOWED NO INTERESTED. I TOLD THE YOUNG LADY THAT I HAVE TWO SMALL CHILDREN IN THE HOME AND IF ONE OF THEM GET BITTEN I AM SUING THIS PLACE. YET NO ONE HAS COME OUT. IT TAKES DAYS FOR ANYONE TO COME OUT AND SPRAY THE APARTMENT OR EVEN FIX THINGS FOR THAT MATTER!!! DO NOT RENT HERE! DO NOT RENT HERE!! DO NOT RENT HERE!!! UNLESS YOU ARE COMFORTABLE LIVING WITH BUGS THEN SO BE IT!!!

                                  I was originally really excited about this apartment community, but once we signed the lease, we started getting a lot of conflicting messages about important information from the office staff. Throughout the two weeks following signing our lease, they called four times to change the story about if the unit we signed a lease for was actually available. They told us they had our first month's rent check and we were good to move in, only to call while we were driving from out of state to move in, to tell us they didn't actually have it, and we would have to spend our first night in Georgia in a hotel. When we came to move in the next day, they weren't in the office and didn't answer phones until three hours after opening time. We waited from 1:00-4:00 just to get ahold of someone and didn't actually get into the apartment until 6:30 pm the day after our scheduled move in date. The worst part is that I left several voicemail messages and sent three emails to the manager, Crystalle, trying to get a straight answer about all of it. It's been over a week, and she has yet to call or email me back. At this point I don't expect to hear back from her at all. We haven't lived here long, but this customer service nightmare has me really worried about the next time I need support with something from management. I wish I'd never gotten involved with this property.

                                    Apartment Is nice and well up to date, But there is no excuse for the big --- roaches everywhere. Saw about 5 a day. they were as big as my Little sisters shoe!. Pest control comes out and tells me for as much as you pay you shouldnt have to have this problem. They disagreed with the living coditions and so DO I. When you mention it to the workers all they can say is they come from outside or your on the ground level. Well relocate me! Place is not worth more than 700 a month!

                                        It's been ok. Have been through at least 5 different management companies. Maintenance not always great on knowing what to do. To many water leaks to even remember . No one ever in the office when needed. Always get the answering service.
