My living experience here at avana woods complex has been really good it has given my family some of the best moments for all of us, for that I’m really thankful, but there are some minor issues here at the premises which I hope they can fix soo.

Terrible property old and not luxury

Looking forward to moving into my new home! Joseph was nothing short of Amazing! He always has a friendly and his communication is Phenomenal! Thank you so much Joseph ?? Update 2/5 after 4 months of being here I wish I would have went with another place! Paying over $1500 and it’s not worth it! They communicate what they want when they want with residents. Since being here the trash compactor is terrible on weekends and holidays to the point you can even get in! Back in December the mailbox center for my building was broken into and I had not received mail for 2+ weeks. I had to contact the post office to find out it had been broken into and they notified the front office yet when I contacted them, they claim they knew nothing about it. Then 4 days later they posted a notification letting residents know what happen. This month (February) on the 5th I tried to make my rent payment but was unable to because I was doing a split payment which I had been doing. When I contacted the company about it they said that this is the case for all residents going forward yet no notice was sent out about this. I was told this was the policy before Covid but I didn’t live here before Covid nor was I told this when signing my lease! It’s crazy that I’m told how to make my payment when I’m the one paying the processing fee which is 3.99 up to 54.11. But back in November when they sold part of the company and transferred ownship they announced and it gave a grace period but wouldn’t do the same now. know that they have strict stipulations such as you are accrue a late fee on the 6th and they will start the eviction process on the 9th smh. SAVE YOURSELF THE STRESS AND DO NOT MOVE HERE! Update 6/6 this is the worst ------- place ever! I had a black snake outside my unit which eventually climbed onto my balcony. I was told they would sent pest control tomorrow!!!! I found a place that would remove the snake for $450 I informed them that I was not going to pay for it because this is not my property. They told me they wouldn’t pay for it either so now I’m stuck inside my apt (ground unit) praying it doesn’t get mind you this my my second time encountering a snake. Pics below. 9/23/23 I will not be renewing my lease with property although the new manger is better my base rent is $1,486 and yet come October I will have to pay $1,671. The water has been doubling by the month and there is nothing I can do about it I was told by the company conservice that the property received a bill for the whole property and they divided amongst residents based on the sq ft of their unit and how many people are on the lease. I found a new property that has 2bd 2ba 1,024 with a base rent of $1,227 less than a mile away!

Terrible maintenance mark stuff done when it’s not. They don’t accept payments. Roaches are sooooo bad water heater old. The trash always overflowing. Someone is breaking into peoples cars, people not taking dogs to dag park. Someone is steal packages from door and out of mail room

I'm so grateful I found this community. Some of the neighbor or a bit loud on the weekends that is my only problem other than that I enjoy living here with my children. This is a great neighbor I wish they had valet trash and a gate but other than that im glad to call this apartment home

Everything BUT the maintenance at Avana woods is incredible. There’s a reason I ReUpped my lease. The community is clean, the front office staff is unbelievably kind and caring, my apartment overall is great, everything about this place besides maintenance is amazing. I love all the amenities and I love the community.

Avana Woods is a great place to live it's fairly quiet and it has a really good scenery of trees and open space. The prices are fair for the market and you're very close to a lot of different entities. The community is very welcoming. The leasing staff is really good and professional.

I move her to Georgia in 2011 , I choose the Area because is really nice everything is close to the complex, for the most part the area is calm and clean . the new apparmtne that I have a realky nice and clean .

The community is nice overall in a few aspects and lacks and a few others. Being in the woods it’s nice keeps it quiet but tons of mosquitoes. I enjoy the location. There’s a few malls and strip nearby.

The best, by far, of any complex i have ever lived in. Grounds, maintenance, office staff, communication, etc They have staffing problems like everybody, and maintenance is constant, hustling all the time. Pay them more!

Fair experience as oppose to somewhat meetable expectations the first year in a half or two of being a resident at avana woods apartments. Unaddressed/averted issues from a residents prospective (mine in particular). Nice property but needs far more attention/ preventative maintenance and repair assessment in place, a s.a.p.

Did not, neighbors are noisy and no help from management to correct issue, my roof leaked, reported to insurance as it damaged my property, 4 months later the property has still not fix the falling roof from the leakages. Raising rent beyond what a person is able to pay (come on no one paycheck is increasing) this place in under very poor management. I tried to stay but no more, it is just not worth it. Stop raising rent, you focus on the outside but do nothing for the inside of the apartments. I had a leaking which damaged my computer, that was 4 months ago, had to submit a claim with my insurance because you would not do anything (as it was your responsibility) and 4 months later you have not contacted me or even contacted me to fix the roof (inside the apartment) I still have a hole in the roof (inside) and you have done nothing. You want people to stay but you offer them no support but keep raising rent. I done, been here 12 years and this is the worst management company in my 12 years. I hoped it would get better, I was wrong, it will never get better, I stayed because of the location and put up with the crap, but I can no longer put up with it because you have showed my you do not care about me as a tenant I am on just a source of a profit for the owners. (the less they do for the tenant the more profit they make )

I have lived at Avana Woods for two years and have been pleases with the maintenance and the young men and women at the front desk profession behavior towards me when I identified concerns. However, it is difficult to meet with the manager when I wanted to speak her about anything. In the past the managers this was number one priority with all residents. This I feel needs much improvement by the present manager as I have had to contact the corporate office regional manager for concerns.

AVANA WOODS ALPHARETTA HAS A RAT INFESTATION THAT DOESNT CARE ABOUT ITS TENANTS OR CHILDREN THAT RESIDE IN THE COMMUNITY PAYING 1800 DOLLAR A MONTH. THERE ARE MULTIPLE REVIEWS ABOUT RODENT PROBLEM AVAILABLE ON GOOGLE AND YELP . NO ONE WILL HELP YOU. YOU CANT GET IN CONTACT WITH A LIVE PERSON SOMEONE IS ALWAYS PASSING YOU ON TO THE NEXT OR TO GIVE AN EMAIL. IT TAKES FOREVER TO GET A RESPONSE FROM GREYSTAR . EITHER THEY ARD WELL AWARE OR DONT CARE BUT IM TAKING ALL THIS TO COURT .

What is not to like safe for the kids to play outside no loud noise , it’s very clean the packages have a place to be stored if you are not home . It’s just a great place I am very grateful for it . The inside of the home is gorgeous All new appliance. When I put in a work order I do not have to wait a long time come immediately. They also have a park area for the kids , pool area that I wish to visit around summer time

Horrible don’t recommend at all they will add all types of fees to your rent to make it higher then they will start an eviction process if your 11 days late on rent please find another place to pay your hard earned money at this place is just money hungry and when you are late for 10 days they are ready to throw you out in the cold no if ands or butts no one communicates they care about no one’s well being or situation we are hard working people that have been residing here for 2 years this is our very first time being late like this and no we’re getting eviction without a note or notice

Overall I would say my experience has been good. The property could be kept up better specially around the pool area and it would be nice if the staff at the front office did not have such high turnover.
