I do like the community, except the fact that they have problems with trash, and also in 2 months living here I had to complain about noise 3 times and nothing is yet resolved .. I hope I stilll have the opportunity to rating this community as the best experience I had in 8 years living in GA..

Its ok it was better when we first moved in but it has been on a steady decline. Maintenance has steadily been getting worse and the trash compactor is always not work and getting overwhelmed . Trees have been falling on cars lately its like the ground and the people that live here have to fend for themselves and honestly I feel as if we are neglected. Nice place to live I love my building and a few of my long time neighbors but its getting harder to ignore the decline of the maintenance of the grounds and cars that are just sitting taking up space.

I remember the first time I moved in. It was during spring time and it was just beautiful! Expect I did encounter problems with maintenance. The apartment wasnt finished. The paint was still wet. The guest bathtub was clogged. Over time I got to know my neighbors and they were and still are super friendly. I have no noise complaint. I have commented before about the trash problem. It tends to overflow so much that trash ends up being left on the floor outside the dumpster. During summer it overflows so much that I get a whiff all the way to my apartment. Plus it look and make the apartment complex look ugly. Another issue I have is with the old AC unit! Its sooooo old that during winter time my heater doesnt work. And during summer I have to take over 4 baths a day because it does cool the apartment. Maintenance has come and tried to fix my issue and yet have to discover a way to make my heater work at night! It freezes so much at night I have to wear double blankets! My two daughters got a cold due to the heater not working at night! Maintenance has come check the AC over 10 times since Ive lived there and to this day have not been able to fix it.

In the beginning it was everything I hoped for. Then I realized Im being overly priced for a 1 bedroom apartment. To be honest I renewed my lease because I did not have another place in mind at that time. But I honestly do not want to renew this lease again.

By far the worst management staff on the market as well as an amazingly incompetent maintenance staff that takes over two weeks to fix something as simple as an AC. This apartment complex has dedicated all their resources to making the apartments look livable on the inside while having outdated water heaters and AC units. If you plan to start a family do not come here I have a five month old that literally sweats every night to sleep for the past two weeks. Our apartment gets hot even when the weather outside is cool so we need assistance from the AC, having waited for two weeks to get this fixed one can only imagine how my daughter must be feeling.

The apartments are old and hardly maintained. Ive never had so many issues with bugs in my home and pest control is ineffective. The communication for final notices was lacking, causing me a lot of inconvenience for my final month.

I have a good experience so far live in this apartment. Only a few couple of issues like the time response from maintenance a bit longer than it should be. They also didnt open their shoes off when entering the apartment so I have to tell them for health and clean reason. The dumpster also sometimes get overload so its not too healthy and bad appearance. Other than that, there isnt any big problem. I enjoy living here because its near the stores, parks, and get a nice school district.

We were not given what we were shown in the model apartment. We were given a filthy, horribly renovated apartment that is way overpriced. Upon move in we found old food that was painted over in the pantry, bottle caps and food remnants in the kitchen sink drain, and leftover food particles and mold in the dishwasher. In addition, the kitchen sink leaked and the dishwasher didn't work. Electrical sockets were falling out of the walls, there were holes in the walls, closet doors were falling off of their hinges, toilet seats and toilet paper holders were not attached properly. Some of the drawers and cabinet doors have holes in them or do not open properly. The insulation on the front and patio doors were completely chewed up and had to be replaced. The worst part is, we found old cigarette butts and a syringe in two of the windowsills. of my 2 year old daughter's room. My daughter could have easily opened the window and harmed herself. This apartment was not cleaned after the last tenant. It was disgusting, hazardous and barely renovated. We were scammed. I hope no one else moves here and saves themselves the heartache and injustice.

The staff is very rude, they dont know how to communicate with tenants , they always have an excuse and cant pick up the phone when you need help or have any questions . The property manager is never available.

Listen. Do not rent here. Not worth the price that they charge. Roaches galore. I switched apartments due to loud neighbors that the whole building complained about. All for them to do absolutely nothing but put a violation notice on my door for weed smoke when I wasn’t even there for months because I’m a travel nurse. The office has a revolving door of staff. All they care about is money. I’m breaking my lease due to the pandemic. I’m a Registered Nurse so I’m being sent to Nevada to work. I was told that my apartment was “new”, yet I just seen a baby roach crawl behind the light switch! Cabinet door fell clean off after I tried to open it normally for some cleaning supplies. I can’t get out of here soon enough. It’s not worth the money AT ALL.

Great, so far! Bugs do come in from outside, other than that it is a nice area. Great location and the new staff is really good. There is a Kroger, ice cream shop and other helpful shops. There is a tire place near by and an auto zone.

The customer care relationship is the poorest I have ever seen. 1)The manager is very rude and cruel to immigrants. She treated my issue like trash. The landscaping company dislodged pieces of stones to crack the window glasses of my car were it was parked and she initially refused contacting the Land scaping vendor, when I persisted she did. They initially agreed to take charge of the expenses but later refused despite a police report showing the damage most likely came from the Landscaping cause they did not break into the car to collect any property which ruled out theft. I have pictures to prove this but she sarcastically said why should the police give such a report when there are no security cameras. She does not reply emails. She does not reply my calls on time and even when you go to the leasing office and insist on seeing her she tells those on the help desk to tell you she is busy. 2) Microwave broke down and I complained and for over a month it was not fixed nor replaced. I was told to wait till they get the part to buy. I had to put pressure on them before I got something temporal. The managed even asked me to be using the gas since the microwave isn't working as if they serve same function. Very rude and unapologetic. 3) I left the apartment since July 27 till date I have not gotten the check of what is left of my security deposit. When I call I keep getting conflicting stories or they will say leave your number and we will call you back but I never get calls from them. The only nice and caring staff in the help desk that I know is Jason or Jadon not sure of the exact name. He gives clear and accurate information and always willing to help. The other guy at the help desk is not interested in the warfare of residents and gives false information concerning your complains or questions. Very very disappointing.

We love our apartment and where we are. Just dealing with heavy smoking from neighbors and currently dealing with loud music at night. Other than that we like our place. The staff and team are really nice here as well

Gate behind the office leading into the pool (near package room) is never closed, should have a self closing latch on it. My neighbor has an obnoxiously loud car that he starts at 11pm and just sits and revs the engine in the parking lot for 30 minutes.

Parking and Staff is great! Overall it is a quiet neighborhood. Improvements the the property can be made. In the apartment some fixtures need fixing and now for new residents there is no washer and dryer.

It has had its ups and downs just depends on the property management company. Currently it's down for me and I am unfortunately deciding to leave after over 13 years and 3 different apartments on the property. This has been my only residence since moving to GA.

A lot of things were broken when we moved and we have had to call maintenance several times. A lot of the appliances seem outdated and poorly working. We had a huge bug problem at the beginning. I had to purchase items to resolve myself.

The property itself is ‘okay’, and the maintenance team works diligently and responds quickly to your service requests. I’ve included a picture of the pool next to my apartment- it literally stayed this color or other shades of green for most of 2021 (from January-June). I have no idea why they didn’t maintain it. It became loud at night with frogs and literally looked like an algae pond, which was kind of amusing. When I left in August they had no plans of opening the pool for the summer. The main pool is smaller and was the only pool open this summer. I’ve noticed they have raised rent on units by $300 since I rented in 2020 (from initial $1075 that I paid to $1400 for the same units) My main complaint is I paid rent on time every month for 15 months. I made no fuss or and caused no complaints for others, and planned to vacate at the previously agreed-upon time. However, this place requires 60 days notice (most places ask 30 days) and sent NO notice or warning to me. I take that back- they called me once, let it ring one time, and hung up, which gave me a clue something was up. When I contacted them 1 month prior to vacating, they replied that I would pay an additional $1700 for giving my 30-day notice instead of the 60-day notice of vacating. I was horrified and immediately wanted to discuss this further. I emailed, called, and heard nothing back. Finally, the staff member Alexandria replied and I explained my situation- that during the 60-day notice period, I was living out-of-town at my parents’ home and dealing with my father’s sudden death to stage 4 cancer. I would not have thought during the weeks after my dad’s death to check my lease for the 60-day stipulation, and no one from their office contacted me regarding this period. Alexandria said she would “ask her manager”, then replied they would still require an additional $1700 for giving 30-days notice instead of 60-day notice. Management staff is impossible to reach, and when you call the office phone number you’re directed to different out-of-state employees who fail to communicate with each other. In addition, there is off-and-on construction, while they struggle to maintain contractors to paint the buildings and parking lots are left as construction sites. I lived in the 1600 building and all of my clothes and bedding reeked of cigarette smoke. When I moved out, I took all my clothes to a laundromat to try to wash the smoke smell out.

Pool behind building 27 is sometimes green and is closed. Not sure whats going on but it looks like the swimming pool is in need of repair and maintenance. Maybe send buildings in this area an update because if we do want to use the pool, we have to go all the way to the pool behind the leasing office in our cars instead of just walking to the pool in our area.

Great complex! I've been here for almost 18 years and still love it. The location is convenient. The management and maintenance staff are all professional, friendly and responsive. The grounds are generally neat and clean.

Experience has been well overall! Very friendly community. Only flaws would be the amount of bugs that get into our apartment and when initially moving in it was VERY dirty. My favorite part is how dog friendly it is!

Avana Woods is a nice community. Its relatively quiet and so close to everything you need. The apartment itself is not as updated as advertised. Nevertheless, its affordable and close to so much; and management is doing a better job at communicating and handling any concerns.
