* Largest security deposit ever - $3,000 is extortionate and inappropriate * Massive hidden fees - My total out of pocket for minimum required fees charged by the complex is $400 more than rent. This does NOT include DWP. $400 in community reimbursement fees, not advertised with the rent or lease in advance. * Unsafe - there are routine public area shootings, and rampant theft. ALL day every day. And the secure doors are routinely broken, with no repair. * Retaliatory - I once submitted a maintenance request, and they actually turned off my HVAC for 6 weeks. It was not until I threatened legal action that, the very same day, my heat was fixed.

So far the experience has been better then any other apartment complex I have lived in from the move in to the now. There is security on site 24/7 and they’re also friendly. I have met a few of my neighbors and everyone is really nice.

If I could give this place negative stars I would. Management never picks up the phone. There is dog feces everywhere. People smoke weed right on the property. The hallways stink of weed and cigarettes. People park on the side of the building or wherever they want. Management will not do anything that requires actual work. One work order took 2 weeks.

Very pleasant sage and secure. The corridors could be cleaner, and roaches are a menace. Intense pest control needs to be done. Very well built property and well maintained, though bathroom cabinets need to be changed.

Avana City North has a very nice community. However, the security could do more. I had a stalker neighbor and I tried to ask for help from leasing and security and they said they couldn’t help. They didn’t even try and make an effort to help ensure my safety.

Best place to live..

I absolutely love this place I like to think of it as mine own private resort I have the poolside view, and every time I look out my window or off my balcony it feels as if I am in a resort the staff is extremely friendly. They are easy to talk to, they make you feel comfortable they work with you and I am very understanding the regional manager is awesome. The first time I met her I knew she was a great fit for this particular site. Security guards are great. I love having them on duty the agent she is really sweet. She’s very engaging And she always has a smile on her face. I love pulling up to my special resort that go wrong into my unit. They come and fix it right away. The longest I’ve ever had to wait for them to fix anything in my unit was four days and that’s because it had to be specially ordered , I love this place don’t plan on no time soon. I’m glad I reside here.

Don't be tricked by these people!

Horrible application process from the start to the end. For starters I was not able to see my apartment until the day of move in. I was told that the apartment had hardwood floors and brown cabinets. I came in almost everyday to try to see the unit or one like it. I couldn't see any units that were exactly like mines. On the day of move in I never received my welcome letter or lease. But I did receive a call 30 mins before move in and was told the apartment had carpet throughout. I was baited and switched on this unit and it's not okay! I asked for all my money back and only got my $250 administration fee. This was completely unprofessional and a bad look for Greystar properties! Let's not forget about how difficult it is to reach the office. There was no updates I had to call in multiple times for follow-up. Make sure you see your unit before you apply!!

I have never lived in another rental so I can't say how it compares. The overall upkeep of the breezways and garage has gone down. The security of the doors not being locked especially on the visitor parking level makes it security a risk. The garbage not being picked up on the days stated is not consistant. The workers in mgmt. are very nice as are the maintainence team when they come to do work in the apartment, the last time it took 11 days though. It is quiet in my experience. It is supposed to be a luxury dwelling and the apartments are lovely but the upkeep hasn't been up to par. It's embarrassing to invite people here and they have to walk through such dirty hallways and the garbage in the dumpsters overflowing. Calls to the office are not responded to many times but when you go to the office the staff are very accomodating. I don't know if the call center is delivering the calls.

Already regretting my move in. When I moved in the apartment was filthy, trash every where. So many things didn't work and still don't. Calling to reach the front desk for help is a nightmare. Even when you go to the office and talk to them, they will say someone will come but no one will show up. If they do they don't complete the work. There are things that needs a fix but I just gave up and am just counting my days to move out.

The leasing agents are very rude, Takes forever to open the pool Alleged unsolved murders So many evictions, terrible place for the price. Not luxurious at all! The grinds are covered in animal feces, not a secure place to stay, the gates are always broken. Oh and the gnats the gnats are aggressive and all over the place. They’re in the fridge, freezer kitchen bathroom just nasty. They don’t care either. I mean the leasing office ppl are just useless.

Avana City North is a good community, really quiet, no noises will bother you at night here. I’m in a renovated apartment and the floor plan and white details are really nice. One thing to improve is the wait time for maintenance orders.

I REGRET THIS DECISION

All the issues I thought I was escaping in my old apartment, are happening here. Trash left under the stairs and in the parking garage, constant aroma of marijuana, dog poop everywhere. Walking my dog is not enjoyable at all. It seems like someone gets evicted weekly and all of their belongings are just piled up in the garage blocking parking spaces and causing an eyesore. My apt does not look like the model I was shown, and my "courtyard view" is a huge tree that blocks everything, which is sad when I only have 2 windows in the entire apt. My a/c didn't work for about the 1st 9 days of living there. My advice to anyone considering moving here is DON'T. If you still decide to move here, walk the entire property, not just the front that they keep clean and beautiful. Don't sign a lease until you see the actual unit you are getting. Make sure all faucets, outlets, lights, keys, and key fobs work. Maintenance is super slow, if they come at all. Some days it is impossible to get someone on the phone at the leasing ofc and when you do they talk to you like you're stupid. Emoni in the office is a real piece of work, will lie to you just to get you out of her face or off the phone. Everyone is really sweet until you sign that lease and they take your money. I will definitely be moving as soon as my lease is up. The only bright side is I have a short commute to work.

Nasty, unsafe, poor quality tenants, fraud in showing model because apartments are not representative of model, air didn’t work, electrical plugs didn’t work. Breaker box was shorted. Bugs, smelled of pot. Dogs pooping on balcony next door, trash in halls. Marshal evicted several people while we were there.

I have been without a working key fob for over a year. They have replaced it twice and it still does not work. The managers state that the system is down. Which is a security issue on its on. But why give me a new key fob if it still does not work. Its like I bought shoes, you gave me the box and told me the shoes are coming someday. I find this highly disturbing.

Don’t recommend

People let their dogs pee and poop in the hallways. Gates broken regularly. So that means car windows getting smashed regularly. Elevators broken regularly. Front doors look beat down and they won’t paint them bc apparently they don’t have any black paint? Paint jobs in the units look like a 5th grade art class did it. AC units broken regularly. I have never lived in an apartment complex whose maintenance team lies about ordering new items to replace broken fixtures. I went the last 4 months of my lease without a cabinet door in the main bathroom of the apartment we moved into after pipes burst. Most of my time there the AC didn’t work. So unless u like living in a sauna DO NOT MOVE HERE. The apartments come with fans that have no light fixture unless u get an “upgraded” unit. The entire maintenance team quit the first few months I was there. Should’ve known something wasn’t right. New maintenance is SLOW. You’ll put in a request and they might come next week. The deck is absolutely filthy. Apparently we have groundskeepers but nobody is keeping these grounds let’s be for real. Anyway, managers change regularly which is always a bad sign. Was informed sex trafficking was going on at this complex by a security person. Apparently someone’s been impersonating maintenance and robbing ppl in their homes. 0/10 I wouldn’t do it again - forget the convenience of 285.

Recently, my experience has been awful. I fell of the steps in my building where constructions was being done, no signs, nothing. Had to go to the emergency room, prescribed pain meds and wore a knee brace. Contacted leasing office twice and no response. Still have issues with pain and discomfort. You can't use the gas grills as others have transformed them into charcoal grills. People drink alcohol and smoke around the pool. You can smell weed in the breezeways and in your apartment. Parking garage is full of trash and the security doors don't have locks.

Overall it has been decent. I don't like being forced into the valley trash program and the level of inconsistency it has but to be fair the new service is better. The road noise from the highway is to much. And a number of other small things that could be fixed. The staff has always been really good here especially with getting some issues. The parking kind of sucks for those who live on the bottom floor and outer apartments. And the cleanliness of the hallways could be much better, they used to have someone come with the machine for cleaner and it always smelled pleasant. It's a pretty spot overall

My main concern with this property is security. Property and management are unprofessional and shady. I believe human trafficking goes on here. Be careful in parking garage (especially during late hours) because "security" seem to be a part of a sex trafficking ring and will harass you, hold you at gunpoint, and attempt to kidnap you.. literally. Property recently fired security team after a young girl got killed here randomly and apparently "no cameras are working" yet again. Old manager Tyler T. is a part of this (I believe he's been fired). No resolutions from property mgmt at all. They now have at least 2 police SUVs stationed here every night due to a number of recent crimes. Tried reaching out multiple times but I keep getting connected to offsite leasing agents who don't know much about the property. I will continue to follow up.

This complex has some of the most unprofessional, rude and non hardworking people. Everytime there is an issue I wait forever for it to be fixed and then it still isn’t fixed, causing me to have to put in another order. They also lack communication PERIOD!

I absolutely love my apartment. Beautiful ,spacious, great community, great staff. The application process was easy and quick. Moving day was also really easy. Location is perfect and convient for me and my children!!
