I’ve only been living here for less than a month and I honestly hate everything about the way this property is managed if I could give 0 stars I would imagine everyday you order packages an they are supposed to be delivered in a luxer locker and they never are so you come home to no packages and no one cares about it this is by far the most ------ apartment I’ve ever lived in needs better management and staff no one seems to have any empathy for paying tenants I’ll definitely be ending my lease way sooner than I expected

Parking garage is so loud all day. Sounds like people sit in there doing donuts 24/7 ontop of those loud mufflers extremely horrible. I just moved and the constant racing noises in the garage might be the deal breaker for me renewing my lease or not. I have not had a good sleep in months from working third shift and everyone wakes up and mario kart race in the garage all day.

There is always trash left everywhere. Residents seem to be younger so there is more noise than usual. The biggest issue is residents not cleaning up after themselves and leaving trash in and out of the complex.

Nice place, grounds and courtyards are amazingly beautiful staff is really nice and helpful , have lived in five years now will stay as long as I can I love the area feel of small town but within major metro city, nice, sometimes noisy traffic noise mostly but can be quite and peaceful also, location is perfect.

I moved to complex in 2010. I would have recommended to anyone the first six years. The location and convenience to entertainment, shopping, and local services are unmatched on this side of town, not to mention access to expressways. The last four years have been a steady decline to say the least. The property is largely unkept as theres trash in parking areas, hallways dirty, sometimes even dog poo. Oh, should I mention the murder in June 2021. It will be a great day when my lease ends.

$1700 for a 725 sq ft bedroom with a bedroom window you share with your neighbor and a balcony with absolutely no privacy because its 9 inches from both your neighbors. Complex design is poor cant even get in and out the garage without almost being in a head on collision. Garage has too much noise and racing all damn day so i honestly barely even live here. Aint nobody tryna hear that ---- every day. Also a girl was murdered in the garage but the complex is doing nothing to assist with the investigation. The inside of the apartments are nice though.

Its been good so far I really like the apartment and the convenience of using the resident portal. I wish the club house was open I am still learning the property but so far I am pleased. My leasing agent was amazing

Mixed thoughts Lack of security, dont feel safe here, lack of not being able to speak with staff, residents speeding, Dogs not kept on leash. Violation of ADA. Grounds are not being kept up. Inside hallway is not being kept clean. Walkway are covered with heavy green slime. Not enough lighting throughout property.

My carpet literally been flooded for days and no one seem to care like its my fault the water heater broke. I asked to see the u it before even moving in and was told no and that the until would be PERFECT upon my move in. Its literally been problems since day one. When I first move to Avana it was awesome. Over the last year things have change. I personal haven’t had problems but a lot of things have went on. The type of residents has truly change. Unprofessional, unorganized. Terrible experience overall. Too many miscommunication in the office for this to be a professional establishment. Management changes several times and things went down hill! We have an awesome officer that patrol the community/ Complex. At this point I am very disappointed in Management and I love the area! Please don’t get me wrong things are going to happen but at least keep your residents up to date. Praying for change!

Overall nice place to live and raise kids.maintenance is efficient and friendly.The office staff is professional and approachable.The amenities are nice. Pool area is beautiful. The floor plans are designed well. I like that there is a choice of 4 different one bedrooms apartments.

I have been very pleased with the community, staff and maintenance team. I plan on living here for a long time as long as everything is still well maintained. I was very pleased with the maintenance team who have taken care of my needs when I have filed a request. The hallways could be better cleaned with the dust, pollen and webs. Otherwise, everything else is perfect

Its just an ok property but the office staff and maintenance could be more helpful and accommodating. Staff make or break a property and a residents experience. Some of the staff are cool and others ruin it completely. Its not terrible but its certainly not the best experience Ive had.

The leasing office is a nightmare. Management doesnt return or answer phone calls. Vehicles are always sitting on bricks inside the parking garage. The hallways are disgusting. A man was murdered by his brother a few months ago and they did not provide additional information. Also found out that a sex offender lived three doors down from me.

Iam leaving in this community for almost 7/8 years its a good place to leave everything is close by and convenient maintenance staff if very good they do they work nicely most importantly they dont have an attitude they are friendly work is always done one thing manager has change some things about the light bulbs if you want to replace it we have to buy it or pay for it which I didnt like it when your paying so much rent still you have to pay for bulbs thats some thing Iam not happy we dont change every we do it only its needed and they are out any ways over all its good thank you

The maintenance is not good. Nobody follows the trash rules. There is poop EVERYWHERE outside. Maintenance is not prompt. A mess is often left by maintenance. Maintenance can get testy with you, demonstrating a lack of professionalism and courtesy. Not to mention that every time they try to fix something, they have to come back to try to fix it again because they don't do it right the first time.

I've lived at Avana City North for almost 2 years and I have to say that my experience renting here has been overall a pleasant one. The grounds are kept clean, the maintenence team is swift and reliable, and the leasing office staff is kind. The complex offers a great rate for the area and size of the apartments. The amenities and common areas are generally clean and well kept.

Very pleasant experience living here. Very friendly staff. Maintenance is best I have ever had in an apt complex in Atlanta. Love how easy the resident portal is. Nice amenities. Clean grounds. Friendly neighbors. Pretty quiet for the most part. Never had a real issue with neighbors being too loud.

I have lived here for a couple of years now mainly due to convenience. I originally had no problems the first year until all these maintenance issues started popping up. They have been extremely unhelpful, the staff is standoffish, and maintenance has fixed NOTHING. The only thing they are good at is saying what theyre going to do and dont actually do anything!

Too many outside fees that make my 1259.00 rent go up to 1460.00 and that's not including lights and anything else you have to pay. I don't think we should be forced to pay for cable. If I want cable or not should be my choice.

I moved into this property over a year ago. It was one of the most recommended properties in the area. I fell in love the beauty and location of the property. The apartment itself is absolutely beautiful. Its right off of highway 285 if you work downtown and surrounded by great stores. I started to give the property a one but I couldn't if I'm going to be fair. The reason for the low score is below: The leasing office and personnel is the WORST. They are very poor in communication and following up on important items. COVID-19 has been a traumatic experience for the world and this property and there workers response was very poor. Social Distancing is important but what I cannot for the life of me understand why four staff members are sitting in a leasing office while tenants are outside steering in and trying to get their attention and the only response you get is to call. Don't bother calling them either, you ALWAYS get the answering service with little to no follow-up. The cleanliness and upkeep within the complex is non existent. Since March of 2020 I've walked the hallways and found the same filth for months. However, I'm sure when you drive into the complex you see the lovely flowers and clean pool. They will walk you around and show you the nice little apartment off of the leasing office but deeper within the complex its filthy. Back to COVID-19 the pool and other amenities were closed to residents however monthly we were charged the amenity fee. WHY??? No credit was offered nothing. Why are we the residents paying for a fee that we couldn't use. On a positive note the best aspect of the property is the maintenance team. Those guys are awesome and so polite. They should be in the leasing office and the so call leasing agents should be in training for customer relations and client retention.

Ive enjoyed my years here no issues except the delays in maintenance and the pet owners who allow their dogs to urinate in halls and elevators. Its gotten better with resident complaints thankfully. Staff changed pretty often but always friendly
