City North use to be a very clean place who actually responded to its residents issues and concerns. But, ever since Avana / Greystar has taken over management, you might as well take your 1k-1500 a month rent to someone that treats as if you pay that amount. We noticed a disconnect from the very first day. Lets start with the trash and hallways! The hallways never get cleaned further than the leasing office area, I guess that how they attract new business. Dog mess is always lined in the hallways with additional trash on top of that. Did I mention, We have been here for 3yrs. You can tell the front office but they don't care, they will state management will get back to you or something regarding someone is unavailable. NO ONE WILL CALL YOU BACK EVERRRRRRRR. If you read the reviews, you will notice that all of the good reviews are from the past. Our trash use to get picked up everyday between 6-9. Now they don't come on Fridays and Saturdays, therefore your trash will just build up from Thursday evening normally around 11pm, the hallways are still filled with trash, till the next pick up time of Sunday at 6pm which means they not coming till after 11pm again, and mind you, they will leave trash at your door if you have a lot. If you come to the complex, just look around you will see the things I am speaking of that don't equate to the Luxurious prices they charge. And ALSO, We referred a close friend to City North prior to the management change, 60 days amount was taken off the rent. Now, I referred someone thinking the service was the same since it was right at the beginning the management change. Management acted as if it would be taken care of and they not sure what the amount was but someone will get back to you.. Sept 8-9 begin date, its now 10/23 and I had to contact the corporate office just to get someone locally call me back and basically listen to my problems provide reasons for these problems. Now the office person whom I want to name but every bit of Jesus in me would not allow me, tells me to go and fill out two forms and its 300.00; also it will take 2-3 weeks but she will see what she can do to speed it up. After listening to this person I was not afford any apology or form of empathy to what is going on at this complex. CITY NORTH IS NOT WORTH THE PRICE.... I RATHER YOU PROVIDE ME GREAT SERVICE AT A HIGH PRICE .... THAN NO SERVICE AT HIGH PRICE......

Avana City North to the general public and, possibly, an intentionally guided potential resident appears to fit "luxury" status. Don't be fooled. The walkways from the parking deck to my home are stained with gum and debris. The deck has hanging cobwebs and at times huge spiders which are also found in the stairways and interior walkways. Trash is strewn around and on top of the garbage compactor; bagged trash is also left by residents in front of their doors at all times of the day for "valet" trash pick up. Residents also choose to leave empty fast food bags and other discarded items in the deck. The garage's security gate and callbox door are broken far too often for my comfort or "security". Greystar is the new management company, this is their second month. I had high hopes that changes would be and I've noticed minor efforts. However, several complaints by myself and others to this team have been met with seeming ambivalence. Especially by tbe new manager who has not spoken to me neither of the three times I've seen her in the leasing office. Her answer (to a fellow resident) regarding all these issues is to price out certain residents - meaning make it unaffordable for them to live here. I'm sorry. I don't pay high rent already to live in a "luxury" complex to which I'm embarrassed to invite family and friends. I need Greystar to start enforcing the rules and to get this place cleaned up. TAKE ACTION NOW!

I've lived in these apartments for over 4 years and have not regretted my decision. The location can't be beat as its centrally located to the Atlanta airport, Perimeter, Midtown, and Downtown. The unit amenities are great with granite countertops in the kitchen, stainless steel appliances, and a nice cherry wood frame surrounding the mirrors in the bathroom. The pool area is well kept and the weight room is clean and neat. The management company does a great job by responding promptly to issues and providing good customer service to existing and prospective residents. I'm glad to have lived here as long as I have and would definitely recommend it to others.

Overall, I would not recommend anyone to move here. My experience thus far has been sub standard at City North in comparison to other communities I've lived in. The value is not good for the price you pay for rent and all of the other additional fees. You are also forced to have Comcast as a cable provider as they bundle cable and all other utilities into one bill, which is sent to you by a third party company. The bill includes several fees that are not explained in detail. It just seems like a company that has the goal to get every penny they can out of the resident.

From the moment I walked to me signing my lease has been a great experience! Mel worked with me and my crazy work schedule to make signing my lease and moving in work for me. Its very convenient to many great places to eat and shop. Best of all, moving here just cut down my work commute to less than an hour!

I was a victim of home invasion on Friday August 26th at CityNorth, in which I highly believe was done by maintenance/pest control, because I have been told by the police that there was no force entry and I had a work order for pest control (in which no memo was left in my home stating that someone entered while I was away). My home was invaded, door left open, and $700 was taken. I have brought it to the staff's attention of the leasing office, and I without a doubt feel like nothing has been done for me. I was reportedly questioned as to why I would leave such money in my home, I was left in the waiting area after being told to come back the following Monday to speak with the manager, once spoken to I was told there are no cameras, they require a 60 day notice to vacate (even though the theft that took place seems to be on the communitie's behalf as well as I feel unsafe with all the security around), I was told that the staff does not steal, the pest control man that came (I was first told he came on Friday the 26th then ----- changed her statement and said he came Thursday the 25th but the date in the binder stated the 24th; very confusing) was the owner of the company so it was doubted he would steal, and they could change my locks (locks changed the 27th). No one from the pest control company has reached out to me with an explanation, nor has there been a notice to the property about the act of crime of my home invasion. Everyone seems to have no care or regard towards my situation. I spoke with the manager as well about how I could I be able pay the money for my rent, seeing that all my money was taken, she says I could pay $400 and the rest could be set up in a plan. I arrived at the office today (9/3) at 3:38 pm and the office is closed. I also called and someone hung up in my face. I came to the office to not only pay but to also question the reason as to why my online rent portal says I owe $933 when my rent is $922 as well as the payment I paid on the 1st of $183.05, but the paper statement says $182.34. I feel let down, afraid, and disregarded as a customer. I never cause any problems, I pay my bills on time, and I keep to myself, but for some reason my community is treating me like crap.

I love this place. Its Atlanta's best kept secret honestly! I've been here for 6 months now and I so glad I chose this place. The Leasing office ladies are marvelous! The prices are super reasonable as well as well as a non expensive utility package :)

My boyfriend is suppose to be moving in November but so far the service has not been that great. They never answer the phone and it seems like they close whenever they want to. My boyfriend applied for his apartment like 2-3 weeks ago and they never called him back. He had to call them to find out how the application process was going. The office has no idea of what you are going get in the apartment such as counter tops or whether it has washer or dryer in the unit. I think this is something that they should keep track of. He asked them what color the counter tops were and they could not tell him. He also went to the office a few days ago and they thought he moved in already. I hope when November comes, there won't be any issues because it seems like they don't follow up or keep track of anything. I cannot really rate correctly because he has moved in as yet.

*MAN CAUGHT MASTURBATING ON BALCONY* Do NOT move here. There is absolutely no security and the management company doesn't care about the safety of its residents. We FEAR FOR OUR SAFETY yet the office staff makes it seem like the residents are the ones with the problem when we complain! Yesterday, a man exposed himself while standing on a balcony and started masturbating while looking into our apartment. After calling the Dekalb police dept, an officer arrived and told us that MANY sex offenders live in this area, which makes me believe that staff isn't running background checks when screening people who want to live here. When the incident happened, I also called and emailed the office courtesy officer and property manager. They did NOTHING. It's now 24 hrs later and I still haven't heard back from either one of them. My husband also went to the office and was told by a very rude staff member that there was nothing they could do...nothing they could do about a man unzipping his pants and masturbating on a balcony...in an area where CHILDREN live. When my husband said he wanted to speak with the property manager, the staff member told him that she wasn't working and that she couldn't be bothered b/c "she has a life". Also, when I moved here in April 2015, the grounds were beautiful. Now, they look horrible. Everything is dirty, garbage cans overflowing, etc. Lastly, re: the incident below in which a resident saw another jump out of third floor window, I can attest that it is true b/c I saw it as well. Again, this is NOT a safe place to live. I used to love living here and I no longer do.

I just moved in. I'm a stickler on cleanliness and I must say that for the average person, they had the apartment cleaned well (except for the filthy mini-blinds). Kudos to the leasing staff and cleaning vendor. However, I still did my deep/spring cleaning, but it did not take me too long. I was grandfathered in for a W/D in my unit. A business policy change occurred between the time I signed my lease and my move-in date. After much persistence on my part (including contacting Fogelman corporate headquarters in TN) they finally got my W/D to me 5 days after I moved in. Given this business policy change, it appears there was some lack of communication among Fogelman employees and with me (the tenant). They were apologetic, but I should have had the W/D in the unit on my move-in date. I am glad it is now resolved. Major concerns: 1) it appears they are grossly understaffed (a management issue!!) with maintenance personnel (otherwise, the maintenance staff are friendly and helpful); and 2) last week there was vandalism in the parking garage during the early morning hours. I am hopeful corporate will address the maintenance understaffing issue. As far as the vandalism, it is Atlanta and the property is near a major freeway. Local property management appears to have taken quick action (involvement of local authorities) on the vandalism matter.

City North looks nice, but this place is not safe. There have been several car vandalisms and staff hasn't done anything about it. On the surface it seems like a very nice place to stay, but when you actually live here you know that it is a different story. People are always tailgating into the property and there is no way of knowing if it is a resident or outsider. There are remotes used on the property and some residents are not required to purchase one, so some residents tailgate into the complex. Thus, it is very hard to tell who lives here and who doesn't. They recently put pool rules in place, because a lot of outsiders were using the pool. This is great, but the major concern is the ability to keep outsiders out of the complex. My biggest fear is that my wife may be going to her car and end up assaulted or shot by the intruders who frequent our garage. Furthermore, our garage is attached to our apartment complex, so it is very dangerous that we don't have security. They may say that our area is secured, but I never see the officer.

As a new, out-of-state resident, I am not prepared to make an overall rating of the complex as I have only resided here for one week but I would like to thank Lori (Leasing Consultant) for assisting me while waiting for final touches to be completed in my apartment, C.C. (Property Manager) for recognizing an issue and properly compensating it, and Jeff (Maintenance) for completing my many work orders within 24 hours. Overall, my one-week experience has been positive.

Security sucks....a woman was assaulted on the property a few weeks ago and a lady was sexual assaulted in the apartments across the street. My neighbors car was broken into and they stole all four of her tires. Cars are broken into all the time. The management seems to be doing nothing about our safety or security. They say the have a security officer on duty but I have never seen him/her. Also, I witnessed a man jump out of the window from the third floor. If you care about your life I would not move here.

PLEASE PLEASE PLEASE reconsider before moving here. This place is full of it. The management, security, and maintenance are horrible. If you want things stolen from you..move here. Someone stole my tires in a "secured" garage that only residents have access to. And when you tell management about it they seem to not care at all. Oh yea, and there are only cameras on the first and second floors of the garage so if you park elsewhere they have no way of obtaining footage of what took place; if anything was stolen. Not to mention that this happened 3 weeks ago, yet when I got home yesterday I saw someone else's vehicle sitting without tires/rims..RIDICULOUS. My fiancé and I have lived here for 5 months now and things that we put in a request for on day 1 remains unfixed. Needless to say..I can't wait until our lease is up...HORRIBLE COMPLEX..

Beautiful Upscale Apartment Home!! CityNorth Apartments are very lovely and upscale living. Wonderful walking area, absolutely perfect location from the down town Atlanta. CityNorth apartments are upscale and elegant living. It's very clean and tidy, well kept. I love living here and telling my friends about CityNorth apartments. The property business manager (CECE) is very professional and caring for CityNorth renter tenants. Also, she goes out and beyond to make sure the issues or complaints are solved. The assistant manager (Elena) she's great and always follow back with you if you have any problems or concerns. The office consultants staffs are wonderful very friendly, helpful and always on time when you need anything. I wanted say thanks to (Lori Ghassedi) for all of her help. The maintence team are great and fast response to work orders and (Jeffrey Smothers) awesome and amazing maintence man. CityNorth staff always keep the residents inform about all upcoming events and actions by email, that's an amazing communication line.

My fiancé and I viewed the property and were shown an upgrade model, which the young lady explained granite counter tops. she never explained anything else besides the granite counter tops then allowed us to walk around with another gentlemen whom was also viewing. When we decide to move in (approx. A week later) we knew we we're not getting the upgrade, due to us wanting the balcony apartment. We we're also going to receive two gate fobs. On the day of move in the young lady no longer worked there and the new office personnel, said we're not going to receive two fobs. We were going to have to pay for a second fob even though it was written on our payment form with my signature(I have the copy). The apartment was nothing like we saw, the closet space and contrasting colors. The contrasting paint as we were informed was also an upgrade. The new staff member couldn't believe that wasn't explained. When I did the walk through the apartment looked as if someone did a botched paint job, dirt around kitchen sink (old / used floss stick) Low water pressure, sink didn't drain, marks on the wall, grease stains on upper counter, broken microwave door, chipped counters, ripped carpet, and other things. The lady in the leasing office wanted me to write a statement and send an email with pictures, so it could be rectified as soon as possible. 3.5 weeks later I have two maintenance forms one stating there getting a new microwave door and the other stating they reset a GFI. The crazy part was nothing had been fixed. Our bedroom outlet (connected to the light switch) still does not work and the desk light second light bulb was still out. When I brought this to the Leasing office attention I was fortunate enough to speak to the head maintenance lady. She explained the carpet was an outside contractor, and she said they would try to fix everything as quickly as possible. I let the office know maintenance was no longer allowed when we were not present. We are currently experiencing slow draining tub, drafts (slight opening where rubber on patio doormeets frame) , cable and internet (comacast which we pay through the property) are out and we're currently waiting on Comcast to come. The only good part of living here for a 1.5 months is that it's quiet, valet trash, washer and dryer in unit (which was not conveyed when viewing), location, and friendly office personnel. Side note: The garage gate was broken when we first moved in, then the exit gate, the front gate for about 2.5 weeks. Once fix the exit gate broke again 3 weeks later.

I warn you. DO NOT MOVE HERE! The maintenance is horrible. So glad my lease will be up soon. They have the nerve to try to increase my rent over $50. Ha, what a joke. The staff in the leasing office is incompetent. The manager (----) is rude and never wants to speak directly to the residents. She will brush off your concerns and try to make it seems as if you are the problem instead of fixing any issues. Trying to speak with her is like trying to speak to ------------. The manager before her was much better. They change leasing staff like crazy. Since living here there seems to be a new person in the office every other month. No joke. I have been having issues with roaches since I moved in on top of maintenance issues that takes months to complete. The hallways are filthy. They never clean them, and for the amount of rent I pay I expect better living conditions. My neighbors leave dog poop every where, I've heard other residents have gotten their cars stolen/ boken into. The fire alarms always go off waking u up in the middle of the night. Living here has been a nightmare. I warn u if you looking for luxury this is NOT the place. If overpriced project trash is what you want then by all means consider this place. I wI'll never lease a Fogelman Property apartment again. The staff doesn't care about the people who pay rent!

------------------- - 1 starThose who are giving this property 5 stars probably never lived here, just friends of the staff sharing false information. The motto definitely does not fit the establishment: "Let go of the responsibility. Throw out your to do lists. Get back to basics. We'll handle the rest. Live carefree. Stress-free. Live Life Made Simple at cityNORTH." I have been stressed since I moved in. My blood pressure will not go down and I am a vegetarian: I will not even eat spicy foods, I have migraines every night and each day my neighbor decides to through things around and stomp around in his apartment. Management is the worst. This property does not deserve a star but to post my comment I have to rate it. No stars!!! Do not move here if you are concerned about issues regarding your place of living resolved in a timely manner. I have had noise complaints since I moved in around October 4, 2015 and no one has been to my apartment to verify the noise exist. Here is the problem: if no one from the leasing office (who does not live on the property) hear your noise complaint, it does not exist and of course the noise continues. I have contacted corporate and received less than a poor response as well. They offered to move me but do not have any apartments available in the same capacity as mine or better. But are eager to move me to a lower grade apartment that will not fit me or my property comfortably three weeks from my complaint of not being able to sleep during the night and to live during the day or evening because of my neighbor's violation of the noise ordinance. (Not because I am picky but because I want to sleep from 9:30 PM to 6:30 AM and watch TV or talk on my phone or to my guest without being interrupted by loud thunderous and disturbing sounds) They also informed me that a bigger unit is available but I would have to pay more simply because they have #1) refused to do their job to come to my apartment to verify the noise at the times that I have given them it happens, #2) refuse to take responsibility for what goes on in and on their property #3) they simply lack operational and over all management skills to handle situations such as mine. The manager, ---- (real name???) has basically ran out of the office on several occasions and asked someone else to deal with me (in those choice words). She did not ask another agent to take care of ------------, but rather said to me; "You always come when I am leaving," (mind you I work during the day and cannot take off to meet her needs as the tenant she leased an apartment to and is suppose to handle all issues regarding my lease in a timely and professional manner) and she proceeded to say to another leasing agent, "You deal with her." Never mind her has a name. I was also told by a leasing agent that I was maybe delusional in regards to my complaints of hearing noises from my neighbors apartment. Keep in mind no one from this office has a license or degree to practice medicine of any kind or to make a diagnosis. I am living in pure hell. My neighbor is loud and stomping around in his apartment from as early as 4 PM to 4 AM. But again no one from the office staff has the time to come to my apartment during these times. The courtesy officer stopped responding to my calls and informed me to not call her but to call the actual police.Because of their lack of units available to move me to so that I may live comfortable and in peace as they promised before I moved in, I have asked to be removed from my lease without penalty and that they also return my deposit because I have not slept in three weeks. Management (----) assured me that would never happen. In essence they do not have to do an even okay job but tenants will have to suffer due to a lack of management and piss poor morally conduct of the staff. In addition, no one from the leasing office has apologized for any of my inconvenience but rather treat me as if I am an intruder and should not be concerned about living in peace or sleeping at night. In addition, the building is not as it seems as well. I just realized my window in the living area does not close. How on earth did I miss that. Maybe because of the noise from upstairs did not allow me to hear the heavy outside noise from the window. My front door is missing pieces and finally the entire lock fell out of the door onto the floor. I reported the door issue when I moved in but had no idea it was as loose as it is. My front door not locking at this place is not considered an emergency maintenance issue. They were refusing to come out to fix my locks and the open widow that was broken and would not close and lock. The faucet on the sink just fell off in the sink the other day. This is nevertheless a sad situation that I have put myself into. City North is a City Dump!!!

I had reservations before about my new unit. However has kept their promises and my unit is now beautiful everything that I complained about before was fixed in a great timely manner I will recommend his apartment complex to everyone. I'm loving it now!!!
