The remodeled homes are beautiful throughout and surprisingly quiet. I have been here two months and have yet to hear any of my neighbors. The courtyards provide tranquil views. Im looking forward to seeing the community amenities as soon as Covid 19 compliances are no longer necessary. The pool looks very inviting, it will be nice to use it when we can.

Im not sure who Avana just let move in. It sound like a race track in the parking garage through out the day. A lot of residents are work from home now. The sound of engine revving is interfering with trying to do my job.

The manager Paola has been great! Had an issue that needed immediate attention and she was on it! Thoroughly pleased with the staff! I have been here for 3 years plus and I would recommend this property to anyone looking to move into the area.

The old manager was awful. Recently this property underwent management change and the new manager is outstanding!!!! She is really working hard to turn around the issues from staff and new maintenance people are great too. The manager is there late all the time whereas the old one lived right here and was never hardly there. I really appreciate the new managements efforts and the office staff is completely different experience now. Good job and keep up the good work!!!!

I have been through HELL since moving into these apartments. The apartment and location is amazing it is the unorganized staff and continuous maintenance problems I have been experiencing in just 1 month. When I initially moved in the process went smoothly one of the leasing agents showed me the place, I explained that I am in a hurry to move because I will be leaving the country soon (the next week) and he ensured that he will handle everything. Everything seemed AMAZING at first, I was sold a beautiful apartment on the 4th floor. All of that quickly changed once I moved in. I did not receive a key to get into the gated parking deck till 3 days after move in so I spent all night moving all my stuff from the bottom floor to the top floor manually, rather than having the luxury of driving it up to the 4th parking deck. So now I am moved in and, I leave the country as I told them numerous times. I believe I had set-up autopay for my rent while I was out the country so my rent could get paid worry free. I received an email stating that the system has changed and I needed to pay my rent. I went in to pay, however the amount wasn't correct. So I sent an email saying this is not the correct amount, although I said I wanted an email response, one of the agents continued to call me while I am OVERSEAS. This numerous back and forth calling added a whopping $200 to my phone bill, and the best part is I didn't even get to pay until I got back because someone lost my leasing paperwork, and couldn't find my move in date to pro-rate the rent. Once I get back I immediately go to the office to pay my rent, I spoke to the property manager who said that he needed even more time to fix my account so I can pay my rent this is May 6th, I have been trying to pay my rent since April 29th. I go back to work the next day and life gets busy. I ended up missing two missed calls from the office, on the second missed call the finance supervisor left a voicemail threatening to evict me if I didn't pay my rent....even though I have obviously been trying to pay rent for a week now. Finally my rent is paid through their e-check system, unfortunately the check bounced because I missed one number on my bank account. I was charged $150 for the "electronic check" bouncing, even though I showed proof that I missed one number at the end. Then there's the key phobe situation their gates to get on to your floor doesn't always work, I have been through two keys since I moved in a month, each key sharing the same problem. When the keys don't work you are either locked in or locked out of the garage deck. Think you are on your way to work and you get to the gate to be released to the street just find out that it's not working, you then have to wait 20 mins for a random car to pull up behind you to open it (if their key even works). I also didn't get any information on my guest code or the location of my mailbox until I went up there and asked them, in my experience this is information that should be given upon move in. I am so disappointed and hurt by this apartment complex. I thought I was going to be starting this brand new life in Atlanta, in a LUXURY apartment and I have had the complete opposite experience. This is stressful as hell having to go back and forth with them, especially being young and in a new to the city. I signed a 15 month lease and hopefully it gets better, if not I'm likely going to figure out if I can take legal action because this is just not right.

This is the worst apartment complex ever! It is not luxury at all ! The hallways have been 1/2 painted for over a year. Mold in the windows, maintenance fixed my noisy refrigerator and wasn't a success! Jonda the leasing officer is rude! The main issue I encounter was the rats! There were rats running around on my balcony & what did they do? They didn't call pest control; they put stray cats on the premises. I highly do not recommend this apartment complex! $1400/ month isn't worth it. Attached are videos of rodents on the balcony

My partner and I applied for an apartment at Avana City North back in June. We were not approved which is fine but we paid for two application fees and their administrative fee. On the application it states that if we are not approved the administrative fee would be mailed back to our address listed on the application. It is now October, my partner and I have visited the office, called numerous times, and sent emails because we have yet to receive our money back and this is highly disappointing. I had hoped at a later date we could apply again because I did like the apartment that we saw but now I would not even consider or recommend them to anyone I know this issue should have been resolved months ago.

Not really sure where to start with this complex. I have been here 6 months and each month has presented a problem. These range from: broke ac (2 times in 6 months), broke washer/dryer, fines for putting trash out too early ( due to work schedule otherwise I would have had to keep all the trash for 3 days until next service date), roof leaks, no referral payout, urine in the elevator (several times - we even received office emails about it), and incompetent staff. My relative that lives here too has had a/c out over 2 weeks and staff had no sense of urgency. They request a hotel or credit but nothing was done. For what you pay, this apartment is not worth it. Your already going to pay $200-$30 over base rent. This is a fake luxury apartment that paints over everything to make the interior look presentable. I highly recommend going across the street to a quieter and cleaner complex. I'm not even going to mention the pool, which is packed with no residents on weekends and broken gates to let them in.

I love my new apartment home! My move in was quick and easy. Not to mention the staff, Ruben and Jeremy are professionals and very friendly. They just hosted a pool party over the weekend, my family and I had a blast. My new home is a great location and easy access to the interstate. I highly recommend Avana City North. Thank you for the great and easy experience that I had for my move.

These people who work here are TRASH!! Three weeks ago I was searching for apartments. I got seriously ill the day I was applying and I was flown out of state to another hospital. I am and have been stranded and homeless in another state with no means of transportation because I left my drivers license at Avana City North with Jermey. So I send my cousin to go get my DL and they were not able to give it to her because of some "legal BS" which is fn dumb. Because who is randomly going to go to a specific location and ask for someone's random DL? WHO??! And my name is very rare!!?? The odds of anyone just walking into a leasing office and asking for "chaviante Newsome" DL Is probably less than . 001 % chance .. the dude Jeremy RECOGNIZED my voice over the phone and still refused to give it to my cousin. Now it is near the end of the month and I looked at these apartments at the beginning of the month. I can't believe I had to experience homelessness all Because of some lazy crackers!!!

Please read this review carefully if you are considering this APT as your future place. It was the worst leasing service ever and let me share my story for you to make a better decision. They could give you a good impression before you sign the lease but after signing the lease they are totally different people. There are a couple of things I want to point out here. 1) Unable to communicate (no answering phone calls, emails, or etc.) -Again, after signing your lease, you won't be able to get hold of them easily. If you have any questions or issues about your lease, please prepare yourself to attempt at least 5-10 times of phone calls to speak with someone at the leasing office. When you finally get a hold of someone, either of their leasing specialists (Susie or Ruben), they put you on hold so long to make you to give up to wait and disconnect the phone call or tells you they'll give you a call back with an answer and never happens. It has to go through this cycle at least 2-3 times to get a response. Also, whatever your question is, the answer is usually "we don't know". Then who knows? 2) Changing the lease condition without agreement. Even though you already paid your application fee, administration fee and security deposit, your lease is not secured at all. I signed my lease two months before my move-in date but they changed my APT unit, which is way worse than my original signed APT unit without my agreement even with higher rent fee for that unit. You know why? They said the APT unit that I am supposed to move in is not ready yet, which I signed up for two months ago. Even I admit what happened as what happened, the worst part was they didn't notify me before my move-in date. So, basically, they changed your lease without your agreement and didn't let me know until your actual moving date and make you to take it as it is. Of course, they didn't apologize at all, which is very expected. So, I kindly told them that the newly assigned APT unit is not the APT unit I want to move-in and asked them full refund of my app fee, admin fee and security deposit. And guess what? They said they cannot do that. Even though I didn't do anything wrong, they cannot refund the full amount? What's wrong with you, Avana City North? 3) Fraud of APT price Even if you find a really good deal of APT unit available on their official website and try to submit an application through online, you cannot get the approval because it is a fake price. The leasing office said the price listed on their official website is an error and they cannot approve it. Are you kidding me? It is your OFFICIAL website. Please think about the word 'official' means! If you want to hear about more, please feel free to contact me. I'm happy to help you make a better decision. -alex-

DO NOT RENT HERE Maintenance is the absolute worst. It takes them way too long to respond to maintanence request and when they do come to "fix" the issue it still remains broken. It is 85 + degrees outside, 84 degrees inside my apartment, and my air conditioning has been broken for weeks despite me calling and reporting this issue. Avana city north needs to learn it takes more than granite countertops to be considered luxury apartments, as their customer service leaves much to be desired. Please take your money and rent somewhere they actually value your business because this place is definitely not it.

I moved here about a month ago, i am from out of town working in Atlanta for a few months. I am very happy that I found Avana City North the staff was very accommodating and helpful, especially Jonda , She is the one who helped me through the whole rental procedure. She was fantastic and very helpful. They are in the process of painting and upgrading the whole complex right now but its still very easy to get around . If I'm ever back in town to work again i will definitely come back to Avana City North

The maintenance professionals here are great!! Cleve Varner is one of those great people. He's always kind, gets the problem figured out and is highly professional! I'm not a big review writer but had to write on his amazing personality and customer service.

I love this property because the office staff is welcoming. In a time we live in where reviews are everything to a business reputation and their employee's job. Times have changed where a good or bad review can literally make or break a property. I would like to post a fair review. I moved in most recently within the past two weeks to a newly renovated apartment. I did find some issues but my concerns were quickly addressed by the Maintenance Supervisor Julian. He was curteous continued smiling through out the entire time of completing the items that was concerning to me. I was even asked if there was anything else to let him know so he could address. Nothing is perfect unless you build it your self and even then it's going to have some flaws. I've lived at many apartments for the convince of traveling and not having to be concerned with maintenance is always important to me. Customer service should always be priority and the customer should always feel like it's genuine and that's how I was made to feel. It amazes me to see how people can leave these 1 star reviews but the company they keep trash this community at night. Then in the mornings the staff arrives has to clean up behind the mess as parents would behind their children. I appreciate the office staff for always making me feel welcoming in the few times and not making me feel as a bother. Thank you.

I moved into this community in October and have loved every moment since. My apartment is very spacious and the high ceiling make it look even bigger! I’ve only had to put one maintenance request in and it was answered in a timely manner! I am already referring people to my new neighborhood!

DO NOT MOVE HERE!!! The only good thing about this place is the rent is cheap but honestly it’s not even worth the trouble. The management is terrible. They don’t return phone calls/emails/they close the office early without notice. They can NEVER find your packages. They have a terrible package system where they organize by building number... it doesn’t work/they don’t actually do that... it’s a mess. I walked in the office one time to pick up a package and the staff was having a meeting. They were gossiping with each other and saying how the tenants were lying about the complaints we have made! They are the WORST!!! They have had several different managers since we have lived here and it just keeps getting worse and worse. The gym is outdated and the TVs don’t work. The parking here is horrendous. Whether it’s the gates not working/keypads not working/keynfob not working. The grounds are TERRIBLE. They don’t clean up or pick up trash and they only way they will refill the puppy bags is if you email them. Again, do not move here. You will regret it the day you do. We do not plan on renewing the lease and can’t wait until it’s over. SAVE YOURSELF THE HEADACHE AND DO NOT MOVE HERE PLEASE!!! IT IS MISERABLE.

Picture are worth a thousand words. I would not recommend Avana City North to anyone who values a high standard of living when it comes to residents and property management. Some of the residents are trashy just like the trash they flood the property with 24-7. Hood rats live here for sure. Please disregard all of the positive ratings... they are far from the reality of this community. I don't like giving bad reviews, but something must be done to steer others away. The principle issues at this property are... 1)Hood Rats, 2)Poor Property Management, 3)Filthy Property throughout (dog feces, food on the grounds, beer and liquor bottles scattered in the parking deck, nasty breezeways and stairways, mattresses and other furniture left near dumpster upon hood rats moving out), 4)Broken Gates, 5)Hidden Fees, 6)Forced Cable and Internet 99.00 per month 7)High Charges for Common Area Utilities, 8)Unresponsive Maintenance and Property Staff, 9)High Staff Turnover, 10)Some Crime, 11) Disorganization/or Loss of Package Deliveries at the Leasing Office., 12)Just an Overall Mismanagement of the Property. The focus is filling vacancies and collecting fees from current residents, not outstanding managing the property. RENTER BEWARE!

I am staying in this apartment from past 3 years, I always feel very secure and happy. The peaceful atmosphere is the most attractive thing, I am going back to my home country and missing this place so much. I specially want to thank Jennifer and Jonda D Bess for helped me during my stay in this apartment and made things easier. I strongly recommend this apartments for a happy stay and excellent Hospitality.

I've lived here about three months now and I can say that I'm really happy with my decision to move here. I rent a one bedroom here - The closets are MUCH bigger than my old apartment. Kitchen has a lot of counter space and the finishes are beautiful. Bathrooms could have had a few more high-end touches, but it works for just me. I work 3rd shift, so I haven't met my neighbors - but it's quiet around here. It's always dark when I leave for work and as a single woman I've never felt insecure walking to the parking deck. It's a great pet-friendly community and my Boston Terrier Tessie loves it. Overall a nice place to live and convenient to 285 so if you work outside the city, you don't have far to get to the interstate!

This is the biggest mistake I have ever made. There is trash EVERYWHERE on this property. The management is horrendous, there are thousands of bugs, trashy neighbors, and it's not worth the money. Both entrance gates have been broken for quite some time, there is no SECURITY, and you will be paying high priced rent to live in a subpar community.

I was looking to move into a new apartment. I had lived in a Greystar apartment before in another city and had a great experience. I went to the leasing office on a Saturday. It was not a holiday or anything like that. There were two people available and over 12 people waiting to view the apartments. I'm not sure why it was staffed this way or how they let it get to that point, but I was told the wait would be over 45 minutes. I figured I could come back the next day. I went back to the leasing off the next day, which was Sunday. I was there at 1:00 PM, the stated opening time. I saw that it was closed, so I waited in my car. Others came and waited in their cars. A young man who appeared to be an employee came to open the leasing office at 1:10PM. At 1:15PM, I approached the office, but it was still dark and locked. I knocked on the door. Eventually, the young man opened the door slightly, poked his head out, and asked if I needed anything in a rather condescending tone. When I said I was interested in touring the apartments, he said that I was welcome to wait in the office (in the dark), but it would be several minutes before he could help me, because he was still setting up. He seemed annoyed and acted as if I was bothering him. I was a little offended. This person showed up 10 minutes after the stated opening time. Then, he had the nerve to poke the head out the door and act like I was causing problems for him by wanting to view the apartments. I waited ten more minutes, but the office never opened so I left. So basically, I wasted over 30 minutes to view an apartment in this complex. Maybe I should've stayed and waited the 45 minutes the day before. I was interested in renting one of their larger units too. Oh well, they lost that opportunity. In addition, to the unprofessional being unprofessional, the grounds were not well-manicured, the hallways that I could see were dirty, and the gym was tiny (it was in the leasing office building). It was in no way luxurious and the area was not great.

Have lived here only a month. Maintenance Requests are not answered as quickly as I would like. That concerns me. I LOVE my apartment thus far... we'll see how things go... hopefully, the new management will begin to really STEP things up. Overall...I need to give it more time before I really see how things go. I'm about 60% "Good" and 25% "Not So Good" and 15% "Unsure". I hear my upstairs neighbor walking like a Horse all the time. Ughhh... But what can I do or say?

I have been a resident since March 2017, and I love it just as much now as the day that I moved in. The property is updated, modern, convenient, and so cozy! I love it here and would without hesitation recommend it to anyone looking for a community to live in/call home.

G H E T T O ! All that glitters is not gold! You would think from the outside looking in that this is an upscale apartment community, well it's not. I am not sure what the criteria they use for selecting residents but from my experience it must be very low! There has been a recent change in management and everything has gone more down hill than before. Avoid this so called luxury apartment complex it is not worth the money. They force you to have cable and an additional bill called conservice that comes with valet trash but you never know if your garbage will be picked up or not. Packages you expect are always lost or "delivered but never recvd.
